SIAM ORIENTAL The Siam Oriental Trading Company Ltd. is one of the Eastern Seaboard’s leading developers and excels in design and innovative construction.

The company was founded in 2004 by Finnish national Juha Timonen and their first project and building was Siam Oriental Condominium which was completed in 2007. Today, Siam Oriental has completed or started nine more projects most based around the popular Pratumnak area of Pattaya including; Garden 1, 2 & 3, Elegance 1 and 2, Plaza, Tropical Garden, Twins and Green Cascade in Bang Saray. Over the last eleven years Siam Oriental has become one of the largest and most influential developers in Pattaya and the surrounding areas of the Eastern Seaboard. UK ‘war’ on buy-to-let investors Yesterday’s Autumn Financial Statement by the United Kingdom’s Finance Minster (Chancellor) George Osborne had a large amount of property-related measures that have the potential to impact overseas buyers. Here, Dot Property Group talks to some London-based property experts to gauge their immediate reaction to the news. When George Osborne announced a couple of years ago that he was closing the loophole that allowed foreign owners of U.K. properties to avoid capital gains taxes, the move was applauded even within the property industry. When he announced increased stamp duty for those buying through companies, as many foreign buyers, do, the move was met with unease, however, yesterday’s move to impose a punitive extra stamp duty on both British residents and non-resident foreign investors has sent shockwaves throughout the industry. Although it is widely assumed that foreign buyers have snapped up most of the homes in central London, reports from leading estate agents stating that up to 75 percent of buyers in prime areas are foreign buyers are misleading. The reports fail to disseminate which of these foreign buyers are U.K. residents and which are second homeowners or even speculative investors. Industry analysts suspect the true number of foreign buyers who have purchased in recent years is closer to 20 percent and anecdotal evidence suggests that in the wake of falling returns, the current number of foreign buyers is even smaller than this, making up less than 10 percent of buyers. Benham & Reeves Lettings highlighted the plight of investors who may put a deposit down on new-build U.K. property several months ago but will now face unexpected additional costs amounting to thousands of pounds once the property is completed. Of greater concern to the lettings industry, the firm said, is that the Chancellor is actively targeting buy-to-let landlords. While foreign buyers may not attract that much sympathy from the British public, buy-to-let landlords are crucial to the health of the property market and economy as a whole. Marc von Grundherr of Benham & Reeves Residential Lettings said: “The Chancellor has unilaterally decided that buy-to-let landlords are responsible for pushing house prices beyond the reach of first time buyers. “This is ridiculous. A lack of homebuilding has pushed up prices, and we also have to look at first=time buyers themselves. We’re also seeing a shift in expectations from the Millennial Generation. They’re less willing to go into ungentrified areas, renovate properties themselves or even save for years for a deposit. “I couldn’t afford to buy in Chelsea as a first-time buyer, either. Don’t blame buy-to-let landlords who are simply trying to supplement their derisory pensions.” Mark Parkinson, Director at Middleton Advisors, added: “Many in the London and south of England property markets had hoped in vain for a ‘soothing pill’ to ease the pain of last year’s stamp duty hikes, however the Chancellor appears to have gone the other way by increasing stamp duty on second homes and buy to lets by 3 percent from next April. “The full detail is yet to be published but if the effect of the last stamp duty rise is anything to go by, there will be a rush of second home buyers and buy-to -let purchasers trying to close a deal before next April. “Obviously this means the top rate stamp duty for someone buying a large weekend or holiday home rises to an eye watering 15 percent.” Alex Newall, Managing Director at Hanover Private Office said: “There will be a 3 percent increase in stamp duty for buy-to-let properties and second homes, effective from next year. Corporate property development won’t be affected so new investors will need careful structuring and advice, and we could see single investors using this time to acquire now and hold. “Existing single landlords will most likely hold, rather than sell, meaning less stock on the market. “Overall we’ll see more regional growth and more homes being bought at the lower levels of the market, providing an even stronger base for the U.K. housing market.” Charles Curran, Principal at Maskells Estate Agents, commented that: “The additional 3 percent stamp duty to buy-to-let homes and second homes is an interesting move. “We will need to see the details before making our final analysis but our initial thoughts are firstly for second homes, if you are in a civil partnership or married, it is easy enough to buy a second property in the spouse or partner’s name. For example, if you spend the week in London and your spouse in the country, each property could be argued as being your primary residence. He said: “Overseas buyers will now be indifferent if they buy into a SPV or Trust versus buying it individually as the Stamp Duty payable is the same as the Additional Stamp Duty. The upside of buying into a ‘structure’ is that it allows you to better plan for IHT and the financing of the asset the downside is the annual charge. Simon Barnes of H. Barnes & Co, said: “The talking point is the 3 percent increase to Stamp Duty on second homes and buyto-let. As always the devil will be in the detail, and it will be interesting to see how the Chancellor proposes to police this levy. “From the outside, I am always sceptical of any legislation that relies on peoples’ honesty, unless this is targeting ‘property investing clergy’ then we shall have to wait and see how the Government will enforce the charge.” Lucy Morton, Head of Residential Agency at W.A. Ellis and JLL, felt that news was very disappointing and discouraging for buy-to-let investors by increasing stamp duty land tax on such purchases. She said: “With the average age of first-time buyers now circa 40-years-old, renting is the only option for an increasing number and the Government should be promoting ‘generation rent’ and assisting with the housing crisis where demand is outweighing supply in many areas. “The investment community, particularly the individual buy-to-let landlords, will not trust this policy and it could have a negative impact on the demand for off-plan purchases and new homes.” Richard Bernstone, Director at Aston Chase, added: “I guess we will just have to suck it all up and get on with it and no doubt our resilient property market will adjust and adapt over time.”

M

aking use of good lighting techniques can transform a property for very little outlay. That’s because light can affect large areas of the inside of a property from simple installations that are relatively inexpensive. LED lighting is certainly in vogue now. This has replaced the relatively (and ironically) short-lived long-life fluorescent bulbs and is considered more durable, even longer lasting, brighter and more economical than its prior-generation counterpart. LEDS are by their nature very small and although they have been around for decades, it is only recently that there was a drive to put together multiple LEDS to create large light bulbs. With some other advances in LED technology such as brilliant white light LEDS and some perfection of reflective surface technology, consumer based LED light bulbs have come into existence. These range in size from ultra small to as large as regular light bulbs of yesteryear. Even larger LED clusters are used now in place of super bright halogen lamps that used to be rated at 1000 watts or more. Multicoloured LED lights are also available. Still, some people prefer the more traditional wire filament lamps citing LEDS as too white and not warm enough. Unfortunately, it is likely that these relics of the past will soon go the same way as cassette tapes and become unavailable in the years ahead.

With interior lighting design in mind, it is now easy to have multiple spot lamps in various places and for these to be controlled by both wall mounted switches and a central computer switching system. Consider using ceiling mounted spot lamps as well as floor-mounted up-lighting to give a space an even look. If these spots can be angled towards a wall then the wall can benefit from direct light effects from both the floor and the ceiling and all of this will come at virtually no cost. Light coloured painted walls can accent the look of lighting that has been set up in this way with the colour of the wall being part of the look and feel of the overall lighting design.

A central computer can allow you to control lighting and store various settings for multiple light units all in memory for quick recollection of distinct mood settings. With even low cost systems you can set different colours for lights as well as their brightness to ensure that the atmosphere is just right. It used to be that an expensive control unit would need to be purchased but now many systems allow you to use a tablet such as an iPad or smart phone to control the various settings. This makes lighting automation much less expensive and there are a number of applications and hardware add-ons that can complete the system exactly to your requirements. Shadow lighting is also worth exploring. For this you can use ornamental grates to project images onto a far away surface such as a far wall. You can change the shadow images

| PROPERTY TRADER quite easily by changing the grates periodically. For example a wire mesh grate may give an interesting bubbled look to a wall, whereas a grate with angled bars might give a nice striped look. Light boxes are another way to spread light over large surfaces. You may see these used in hotel bathrooms or bedrooms. Usually they consist of a walled area with various lighting set behind an opaque glass or Perspex surface. As the light disperses it makes the opaque surface light up evenly giving a more soothing feel as compared to a direct lighting unit. Hidden up-lighting is an extension of this idea but instead of using Perspex or glass the light is bounced around wall or ceiling areas that are ordinarily hidden from view. This means that the lighting is smoothed out by way of the reflective nature of the painted surfaces and can give a nice glow effect in the areas where the light escapes. By dimming the light the area affected can become smaller so you can have control not only of brightness but also of the amount of surface covered. You can see hidden up-lighting in many places especially shopping mall open spaces and restaurants or coffee shops. Strip LED lighting is simply a flexible strip that has LEDS mounted along it. This can be cut to any length and then placed in hidden locations or can be used in light boxes to provide similar effects as above. The good thing about this kind of lighting is that it is extremely small in size, is economical, and typically produces very little heat. Some experience of soldering may be required to join various strips together and to connect up a 5v or 12 v power supply but often you can easily find someone who can do this for you so that it can all be taken care of by an approved installer. For those with grander styles in mind the word “chandelier” comes to mind. A traditional chandelier may well feature traditional filament lighting but increasingly there are LED chandeliers coming on to the market that are making their mark as the next generation of hi end lighting. Some people consider the LED chandeliers to look a bit gimmicky, but if you want to avoid that stigma then it is worth getting a traditional chandelier and then upgrading it to use LED bulbs in place of incandescent or fluorescent bulbs that it might have come with originally. Chandeliers typically sport crystals or cut glass to refract the light making the reflections on the ceiling more impressive and adding to the grandeur that they already have in place. Some LED chandeliers are made of Perspex or plastic, but you can find that certain models still retain traditional cut glass style aesthetics. In a bathroom bright lighting can make the space feel uplifting in keeping with a refreshing morning shower. Look to use a mirror that has lighting installed in it. Once again LED technology has lead to many innovations in this regard and mirrors can now be bought with side lights or inbuilt backlights in them so that they provide an smooth white light emission around the edges. In a kitchen look to use the above strip technology under shelves to light up workspaces and also be sure to have lamps in any overhead extraction fan units. That’s because these will light up the hob area and will make quite a difference when cooking. Spotlights in the ceiling will make the overall tone of the kitchen bright and clean. In a bedroom or lounge, apart from the aforementioned up-lighting and shadow lighting techniques, it is worth giving some thought to the not so humble table lamp. Table lamps can be quite ornamental and by choosing the shades carefully you can use table lamps to produce some excellent mid height lighting effects. Desk lamps, wall lights and other mid height lighting can be added to make a more complex theme come alive. Even after a good system is installed you can tweak it and add improvements to it over time to keep up with ever changing requirements. With lighting so inexpensive and yet so versatile, you can continue to experiment with different lighting techniques almost ad infinitum.

By Jan Nuyten Instead, we are discussing projected rates of return, maintenance fees, developer’s track record and dozens of other factors that have nothing to do with actually inhabiting the property. Because they are unemotional buyers, there is an entirely different set of priorities. It is refreshing and challenging at the same time. Now I have to stop worrying if they will “like” the property and start thinking about how guaranteed their income will be. If someone ends up unsatisfied with a property I sell them because they don’t enjoy living there as much as they thought … well it’s not completely my fault. But, if I told them that an 8% return was guaranteed and it doesn’t show up … well that is my fault. My job is to perform due diligence for my buyer. This “investor’s agent” hat is quite a bit more demanding than the others.

During my nine years as a property agent in Pattaya, I have usually worn two hats. I have my buyer’s hat and my seller’s hat and normally I wear them at the same time. But, in most of the countries we come from, property agents only wear one hat. If a buyer is looking for a property and an agent locates an acceptable one … that broker is the buyer’s agent and negotiates on their behalf. If an owner wants to sell and lists the property exclusively with an agent, that person is the seller’s agent and represents them. Buyer’s and seller’s agents negotiate a sales agreement and split whatever commission has been agreed upon by the seller. On some occasions the seller’s agent finds a buyer and represents both sides and is known as a transaction agent. Well, this is Thailand and almost none of that applies here. There are no exclusive listings. We are almost always acting as transaction agents representing both buyer and seller. It is the system we have to work with. It has its advantages and disadvantages.

The reason for the increase in my investor inquiries has a lot to do with the popularity of guaranteed return schemes being offered by Pattaya developers. Guaranteed returns made the scene a couple years ago and now several developers have followed suit. Part of my job as an investor’s agent is to sort out which are the best for my clients. This has become such a large part of my business that I’ve formed a new company to handle the workload. This month Milestone Investments began operation full swing. For most of my career, I’ve been driving buyers to houses and condos, listening to their comments and objections … negotiating with the owners … trying to create a transaction. As you might imagine, having a deal blow up because the wife doesn’t like the tile color or the property is too far from the husband’s favorite bar can be frustrating. And more than once a seller has had a sudden change of heart, no transaction occurs and poor old Jan is left out in the cold with only his two hats to keep him warm.

I must admit, performing as a traditional property agent has its rewards beyond the commissions. Seeing my clients happy and enjoying life in Thailand as it was meant to be always buts a smile on my face. But, this new hat I’m wearing can be even more rewarding. Last month I got a call from a 75 year old pensioner thanking me for the income to support her dream retirement. Wearing that hat keeps me sleeping well at night.

In the past year or so, I find myself wearing yet another hat; “investor’s agent”. Buyers come to me and express an interest in buying a property they will never live in. Their only purpose for this purchase is an income producing investment. They don’t care what color the tile in the bathroom is. How far the condo is from the closest gym is irrelevant. Accolades and Acknowledgements for Pattaya-Based Developer, Heights Holdings

Interior design can make all the difference to a property. Whether it is old or new on the outside you can make it modern and chic on the inside with relatively little outlay as long as the design concept is right. For a condo, consider a larger than normal entrance door as this will add grandeur. For open spaces inside, a pale yellow colour scheme for walls will be well received since this will allow the rooms to be bright and airy and will move them into a more futuristic look as compared to white only which is more a colour of yesteryear. Accessories will be very important so well chosen paintings, mirrors table lamps and other artistic extras will go a long way to changing a room from quite nice, but plain, to very classy. The correct choice of furniture in a lounge setting is key. Be sure to choose a wide sofa. High backs on the sofa and chairs ooze class but low-slung sofas are considered more modern. Much depends upon whether you want to go with a classic interior design or a more modern one. Cream and red are good colours for sofas as they fit well with bright walls. Try to consider laying a wooden floor in dark tones or light tones, avoiding the mid browns where possible. A rug that sports a design that has straight lines or arcs would go well. With it you can almost mix modern and classic designs in one stroke. Skirting boards make all the difference in any room and so it is important to have these fitted in the same colour as the floor. If you have tiles already on the floor then it would be worth considering fitting skirting boards with tiles using a dark wood finish so that there is a contrast between the walls and the floor itself. In a kitchen, appliances will be instrumental to any interior design but so will the cabinets themselves. A sure fire colour scheme is a black granite work surface with light or dark wood cupboard doors for above and below the working area. If granite cannot be used then a dark word veneer or resin covering can also be used and although these are not as hardwearing as granite they should last quite a long time nonetheless. The most up to date colour for appliances is silver, and particularly a brushed aluminium or steel finish. You can see this is in vogue due the shift from white goods to silver goods in electrical home ware outlets such as is the case with the microwave market and the refrigerator market. Whereas most microwave models used to be white with just the odd silver model on offer, now there seems to be shift from manufactures to create silver models and these are arguably in the majority with white units now left to linger on the shelves. Fortunately you can choose a silver microwave and fridge and find that

it will match all other appliances in the kitchen including a built in oven, hob, overhead extraction fan, coffee maker, toaster etc. Silver looks good with black so this fits in well with the black worktop. The two colours have been good long time bedfellows. Accent the workspace by using stainless steel bars and silver coloured utensils hanging from them as a finishing touch. A bathroom can also benefit from interior design even though it mainly entails fixed assets being in place. For tiling look to incorporate floor to ceiling tiling in white with white grout or if possible choose tiles where grout hardly shows. Other colours such as very light grey or very light cream will also look good. You can add a touch of class by breaking up the tiles with ornate strips in a graphite or green colour or just mosaics of light and dark tan designs. If you want to make a departure from white then grey tiles look elegant as do green and orange colour schemes. For the floor look to use rustic clay style tiles which can make a good contrast to the walls and can also be chosen such that they don’t get so slippery when wet. The all-important mirror should be as large as possible taking up the entire width of the room and should have backlighting around all sides so that it forms a modern centrepiece. The shower door should be in frosted glass so that there is opacity to it. Look to fit an oversized bath if there is room, one with a slight L shape to it will make the bathroom look classy as it is unusual and will highlight the fact that there is a larger than normal bathtub in place. A corner bathtub can be installed but some care is required to ensure that the bathroom is large enough to accommodate it without it crowding the space. Look to ensure the bathtub doesn’t take up more than thirty per cent of the floor space of the bathroom. Modern taps and other fittings such as soap and shampoo trays and towel rails should all be in place and matching with each other. These can make a big difference in the look and feel of the space, as they will become focal points in what is otherwise is a fairly monotone space. For a bedroom, the bed is all-important. A mid height bed will look grand in any room and if it has some classic design embedded in the head board and base board then it will ooze grandeur. Look for carved wooden beds that will be able to become a centrepiece of the room. Pushing the head of the bed into a sunken archway in the wall will also complete the look and make the room appear as if it has been fully thought out before any furniture was purchased. For this you can build an archway directly into one of the walls by adding a false wall across the room. The archway need only be 30 cm or so thick to give it that chic feel. Wooden carved bedside cabinets that are similar to the bed design will look elegant. Choose the same wood colour so that everything matches. Glass tops on top of the wooden surfaces will ensure the bedside cabinets are hardwearing but will also add a touch of class to them. Be sure to consider a built in wardrobe in the room. Sliding doors in a wardrobe will mean you wont have to have extra space in the room itself to open the doors, and are at the same time quite a nice touch. Using mirrors on the doors will allow you to make the room look larger. Other mirrors can be wall-mounted or as part of a make up table that can be incorporated into the room using the same design traits as the bedside tables and bed itself. There are plenty of publications on interior design but the best way to get a good feel for it is to visit some condo showrooms. Developers want to sell their condos and they have large budgets directed to interior designers in order to make their properties show up in the best light. Each developer is trying to improve on their competitor’s offerings and so you can be sure that what you see will be the most up to date interior design ideas on the market.

The real estate market in Thailand is very much unregulated: you don’t need a license to sell real estate, act as a broker or agent. Furthermore you don’t need to have any training or need to be member of an organization, not even the registration of a company or working from an office is necessary. So how can the customer be protected? Since I began writing columns for magazines 4 years ago I have received many e mails and telephone calls about property related matters. However, in many cases I had to refer to a lawyer, as often the investments were not properly secured. Regarding the properties I was offered for listing, I found that in many cases the buyer had not been consulted properly. Not that the properties were bad but they did not match the purpose and intentions of the buyers, did not reflect their lifestyle. Many but not all buyers are aware that a commission of normally 5 % will be paid by the seller , so the assistance of a real estate agent is free - for the buyer anyway. OK, some buyers, who know this, contact the seller directly and demand a discount of 5% as no agent is involved. However this does not make sense when later on they want to sell again and find out that they paid too much, the property is difficult to rent out, the building quality is inferior, the location is not popular etc. The loss might be 20-30 % compared to the initial “saving” of 5 %. What I don’t understand is, that I know some people who make this mistake again and again, every year they sell a property with a loss – but they have never bought through me! Some property buyers engage a “discount broker” whose actual function is being an overpaid taxi driver or works from a booth in a shopping mall. Would they do the same in there home countries, where probably the consumer protection is much better than in Thailand? Approximate 10 years ago some real estate agents in Pattaya met to discuss the situation with regards to the market in Pattaya, I was one of them. In the meantime Pattaya still has the only local real estate association in Thailand, REBA ES (Real Estate Broker Association Eastern Seaboard), registered with the Thai authorities, set up properly with a president, a board and Rules and Regulation. The model for REBA ES was the American National Association of Realtors (NAR), from whom we took over the “Rules and Regulations” and then “Code of Ethics” with only small alterations to adjust to local particularities. What are the benefits for the buyer of using a REBA ES broker? The procedure to buy a property is transparent, REBA ES brokers inform the customer about all costs involving the purchase and up-keeping of the property. The process, the paperwork including contract, deposit etc. is standardized and according to the laws of Thailand. REBA ES members accompany the customer through the whole process or even do most of the paperwork for them. For a real estate company to become member of REBA ES at least one of their staff has to complete a training course with the Real Estate Training School in Bangkok. If they pass the examination the company can then become member of TREBA (Thai Real Estate Broker Association) and TREBA memberhip is one of the requirements to become a member of REBA ES. Other requirements are qualification, experience, reputation etc. Any application will be screened by a REBA ES committee who will report their findings to the members who then decide to accept a new member. From my memory and without going backwards through our files we have rejected as many applicants as we have accepted new members -quality vs quantity! Should you ever get a problem with one REBA ES member, the association has an arbitration process to mediate between customer and broker, faster and much cheaper than any court case. T

he amazing thing about feng shui is that it can frequently explain the unexplainable. Take, for example, someone who’s reasonably intelligent, educated, ethical, and works hard. Why doesn’t his or her life go well? Sometimes it’s their feng shui.

Someone living in a house that has a serious slope behind them or whose bed is over the stove that’s on the first floor, might question themselves. They might wonder why life is so hard or why higher powers have got it in for them.But it might have nothing to do with that person, but rather, the house they live in. To me, this is a great relief to see that a house could be the trip wire in your life creating difficult finances, relationships that sour, health problems or career issues. It gives you a key to solving some of life’s biggest riddles when you’ve done everything else you can think of and you’re working hard to improve your life. It may seem far-fetched to imagine that your house has that much of influence over your life, but why not? You can tell when you’re being stared at from behind. You can feel it and your suspicion leads you to turn around and look only to be validated that someone is, in fact, staring at you. But how did you know that? Some would call that act of staring an invisible force and you act on that invisible force by turning around to confirm your suspicions. But the forces of feng shui are often more subtle than an intent person’s glare at your back, but no less great. In fact, I believe the feng shui forces are greater. That’s because we’re in our homes so many hours of the day, surrounded by “our things,” the symbols and elements of our life, such as sofas, the picture of our wedding day, the sheets we picked out last week.We also sleep in our homes, a period of the day when we are most vulnerable, and when the energies in our homes can act upon us with even greater force and influence.Our house represents our life – in all ways – good and bad. Below are some of the worst feng shui house features. Some experts will tell you that it’s toilets and staircases that are the worst features, but truth be told, it’s also about placement. Feng shui is, after all, the Chinese art of placement. If your home isn’t well placed in the environment, it doesn’t matter where your staircase or toilet is located. If you have some of these features, you could be suffering in your life because of them, and if so, it could help explain some of the difficulties in your life.

Below grade. When a home is below street grade, this creates problems because the house literally looks out to a wall. This means that life feels like one giant obstacle. That’s because there is no bright hall or rear support. A bright hall is open space in front of the house. This open space, such as a pretty green lawn, allows chi to gather gently and enter the home. Instead, it rolls away. Life feels stagnant and like it’s going backwards and that everything is so much harder than it should be. Being below ground is for the dead, not the living. The fix: Unfortunately, not everything is “curable” in feng shui. Try to lift the energy of the home by keeping the front well-lit, and if possible, think about moving. This is a very serious problem that can only be overcome by living in a new, above-ground home. Houses that face oncoming streets have more problems and are frequently for sale

Poison arrows are caused when something, like a street or a tree, is aimed at your house or front door.Upon entering the neighbourhood you usually come to a stop sign and then have to either turn right or left. The house directly opposite the stop sign is the house that suffers from the poison arrows from the cars and the street that is aimed at the front of the house. Because of this intense energy, homes in the neighborhoods opposite the stop sign often have higher turnover and resale rates. That’s because that poison arrow aimed at the house takes a toll on the occupants, causing health, relationship or financial problems. There is a way around this using 5 Element Theory, so speak with a qualified feng shui consultant on ways to manage these arrangements.

Northwest fireplace or kitchen. In most families today, but not all, the man is the breadwinner. The breadwinner is represented by the northwest corner which is called the “Heavenly palace.” When this corner is affected by fire, such as a fireplace, kitchen, or even a gas water heater or outdoor grill, this is called “fire in heaven,” and can cause a severe loss for, the man of the house. An arrangement such as this can cause the man to leave, difficulty holding on to a man or attracting a man if the woman of the house is single, or causing severe loss for the man such as by accident, major illness, or job or financial loss like bankruptcy. This is especially true if the kitchen has a gas stove. The important element is fire and having an actual flame. This is what creates loss. Replacing a gas stove or water heater with an electric one is a good step toward helping solve this problem. When the problem is a fireplace, avoid using it or even keeping the pilot light lit, and add a picture of water over the fireplace.

Funnel shape. A house that’s shaped like a funnel, larger at the front and growing smaller toward the back, will see life as constricting like a boa constrictor snake tightening its grip on you. Finances and vitality will slowly drain away, accumulating money will be very difficult, and health problems can crop up. To handle, consider creating a faux wall at the middle of the property.

The bed aligns with bathroom door/fixture. A very serious arrangement is when the bedroom is aligned with a bathroom door, such as an ensuite bathroom. Or worse, the bed aligns with a bathtub, sink or toilet. There are some home designs with grand double doors in the master bedroom that align with the bathroom and may often have a large tub in the middle of the room. When there is an alignment like this, there is a potential for very serious loss – such as cancer, stroke, major accident, death, or bankruptcy. It’s vital that the bed is moved so that it is not aligned with the bathroom door or other bath fixture. In the 1970’s it was a common feature to place the bathroom sink out in the bedroom, while the toilet and shower were enclosed. This creates major problems and serious loss. Bedrooms should be completely walled and closed off from bathrooms.

Front door-back door/window alignment. Chi enters the house through the front door and when it’s aligned with a back door or window, energy will rush through the house (read: money), and it will be very difficult to maintain a job, accumulate savings, create good health, or keep relationships smooth and harmonious. Most of the time this creates major spending problems. Unlike a below grade home or home with a northwest fireplace, this is one of the easiest situations to solve. Simply blocking the view from the front of the house to the back will help slow down chi, and in turn, help you retain your income, hold down spending and boost savings and preserve your health and relationships. When it comes to feng shui, energy flows where the eye goes, and if the eye goes out the window to the view of your swimming pool at the back of the house, that’s where your money will go too. Block the view to the back door by adding a piece of furniture here, a plant, a curtain or other obstruction. Some feng shui experts will recommend placing a crystal ball or a wind chime in the middle between the two doors, and while this might help, it’s better to block the view entirely. As long as your eye can see out the door or window, energy will move to quickly through the house – but the problems will stay.

Although repainting the interior of a condo may seem an easy job, especially when considering how quickly you can cover various areas using a paint roller, the task in its entirety will likely soon become a more challenging proposition. Still it is a sure fire way to give a tired looking property a new look since dirty walls are unsightly and will immediately be associated with an older and tired looking space. The correct tools are required when it comes to painting the interior of a condo. The aforementioned paint roller will be essential but also you will need a selection of paintbrushes, a stepladder, a roller extension, a paint tray and plenty of masking tape and sheets to protect areas from unwanted coverage. The paint itself should be a durable interior emulsion and whilst white is good for a neutral look, cream and yellow colours are becoming more in vogue. You might also consider painting one wall in a contrasting colour such as red or plum to give a room a unique feel. Paint needs to be well stirred prior to application. Larger tubs are easier to use since you can stir more paint in one go. You can ask about the number of tubs required for a given area at a local paint dealer who can also advise the best paint for the job as well. To start you will need to protect the floor especially if it has a carpet or wood finish, since paint spots will be hard to remove. Use large bed sheets to cover all of the floor area if possible, or at the very least the part of the floor where you are planning to work. Make sure that if you are covering only part of the floor that you do not step onto a sheet that has paint spots on it and then transfer these to the uncovered part of the floor. Full coverage may well be a wise investment of time and expense. Next, mask off the areas that you don’t want to have any paint on them. For example in a kitchen the cupboards, work surfaces, shelves and appliances will all need to be covered with masking tape and sheets of newspaper or sheets made of linen. Newspaper or other paper will adhere more easily to masking tape but is more fragile than sheets. It is worth noting that whilst the paint roller will be your quickest and easiest application tool, it will not reach into corners. That’s because of the diameter of the roller when using it in a forward and reverse direction as well as the fact that the ends of the roller won’t apply paint. It means that all edges and corners will need to be attended to using a paintbrush. For a main room such as a living room or studio room this is the best place to start. Use a small gauge paintbrush to apply paint to where the ceiling meets the walls and the walls meet each other. Consider painting to a width of around 1 to 2 inches into the broader spaces so that the roller can meet your newly painted edge work.

If old paintwork is dirty then it is worth remembering that new paint will often cover the dirt quite well, apart from greasy spots that is. So for example if a kitchen backsplash has oily marks it may be worth a cursory clean with detergent before repainting. Yet all other areas of paintwork, which are dirty but not greasy, can be left alone, as the new paint will cover them nicely. Overall dryness is important so this is why dirty marks can generally be left. When attacking greasy marks with detergent use a soft paper towel to ensure that the old paintwork dries out well. You will need to wait a day or two before painting over any recently cleaned surfaces, but for areas that are not being wetted then you can paint over marks straight away. Whilst you may feel you can cover small areas quite quickly using the roller, the ceiling will be quite a vast area to paint and will require you to stay in uncomfortable positions for some considerable time. As time passes it will become more and more of an arduous task. It is worth painting the ceiling first as it is the most difficult area to cover. 

Remove light fittings and other items such as curtain rails that may be ceiling mounted. If there is an air-condition unit also mounted into the ceiling area then this will need to be masked off using masking tape and paper. When painting, look to use the stepladder where possible instead of a roller extension. This will stop you from stretching and give you more control of your roller painting since your hands will be closer to the actual point of contact where the paint meets the ceiling. A step ladder with a shelf at the top of it is a good idea so that you can place the paint tray on it and so avoid walking up and down the step ladder every time you want to refresh the roller with new paint from the tray. The ceiling of an average studio condo will likely take a single person a day to paint, so it is worth ensuring that you have plenty of time put by for the job. With the ceiling complete and the edges also painted you can then start on the walls. If different colour walls are chosen then it will be necessary to carefully mask off the edges and use a paintbrush in each of the different colours to make the edges smooth. The same goes for where different coloured walls meet a ceiling that has a distinct colour. Then be sure to remove all light switches and electrical outlet cover plates as well as other wall fittings so that you can paint behind them and then refit them after the wall is dry. A top down approach is a good way to go when painting walls using the stepladder for the highest areas and then a small extender for mid areas. Keep painting evenly all the way down to the floor and you may find you can cover all the walls of your room within a day. Allow another day or two for painted surfaces to fully dry. They may be dry to the touch earlier but it is best to allow the paint to fully dry out. Unmasking all the areas and refitting electrical outlets and other fittings should be done with care so as not to mark the newly painted surfaces. With all this in hand your newly painted condo can be fully enjoyed. It will be bright and clean and will give even an older building a modern interior feel. Painting should be done once every 5 years or so, or as required if paintwork is becoming worn or marked. Overall repainting of an interior is a relatively inexpensive thing to do and yet it will add considerable value to any property.
