Are you aiming to create a place of retreat or perhaps an open-plan bathroom? First you must decide on a style as this will make it far easier to search for suitable products and combinations. Avantgarde, Modern or Classic ? . Take your time and be inspired! There is nothing like a fresh new coat of paint on the walls and as a typical bathroom is not usually that large a room from start to finish, it should really only take a few hours or less if you just decide to pick out one wall. As bathrooms are often white or light-colored you may want to think about adding a pop of color on one of the walls as an accent. Green was seen as a very popular accent last year for 2016 many designers are favouring grey. Also the black and white combination is very popular – especially in tiles.

As the green plant trend of 2016 will make having greenery in the bathroom a must. However in Thailand you may just wish to consider using the great artificial plants that are so much more realistic now than they once were, easier to maintain and far less likely to attract ants and bugs !
ADD A NEW RUG OR SHOWER CURTAIN
Florals are another big theme for 2016 but you may find it challenging to pull off this look or find that after a while it is something you tire of. Therefore the use of a floral shower curtain or rug can mean an instant trend change for this year with a chance to move onto a new one for 2017. Or for an easier fix just introduce colour through accessories such as new towels, ornaments – glass beads in a jar for example – as seen with the use of turquoise and lavender..

Walk-in showers are increasing in popularity especially no-threshold walk in showers. However the desire for free-standing soaking bath tubs is certainly growing not just the style of Victoriana that we’re quite used to now but more modern, avant garde shapes Natural stones and minerals are also going to be big this 2016 . No longer just as decorative elements but as functional pieces as well. Instead of the usual porcelain, a sink made of polished stone will give your bathroom an elegant and interesting touch

Also the use of open shelving is a key look. If you find this hard to pull off because of the constant need for tidiness and perfectly folded towels look to buying baskets and wicker holders to keep everything neat and tidy. But, after closely observing the marketing strategies of international developers and broker agents, we weren’t so sure. There are a lot of guaranteed return programs out there. There are deeply discounted luxury properties offered in places like Mexico, Greece and Malta. When we engage prospective investors for the first time, it is almost always via the internet. I’m not sure what the average attention span of a person shopping property investments on the internet is, but for sure we don’t have a lot of time to peak their interest.
Here in our little Pattaya bubble, we think there are a lot of properties for sale. To the casual observer, it may seem like we are over-supplied. Maybe we are. Maybe we are just involved in the predictable cycle of developing and catching up. It’s a great time to be a buyer. If you want to get some perspective, check out the rest of the globe. For several months now, my partner and I have been looking at the international property market. Good deals on really nice places exist all over the world. And, good returns on investment take many forms and cross all borders.
Not chasing tourists
Our company, Milestone Investments, believes that just sitting here in Thailand chasing every tourist that gets off the plane is a bad strategy. We also believe that the value and stage of development here in Pattaya is perfect for international property investors. We think Thailand, and Pattaya in particular, compete very well with real estate offerings in Central and South America, Europe, The Caribbean and a host of other palm tree paradises. But just how do we get investors to consider Thailand? It isn’t easy to pull someone halfway across the planet to look at a condo. Attracting a client base from even the nearest of European countries still means long distance air travel and considerable time. Our offer would have to be pretty sweet to make an American on the east coast take than 24 hour plane ride to look at property in a country they’ve never been to before.
Finding the Chinese
And then there is the Chinese market. No, I don’t mean those schools of fish getting on and off the big buses. I mean middle class to wealthy mainland Chinese that travel here independently. I mean Hong Kong, Singaporean and Taiwanese.
Offering the 10% return in a big and bold fashion is certainly a strategy we employ. We think our website gives an accurate and attractive picture of what investing in Thailand is all about. But again, when you are competing with countries that are less than a few hours from your prospect, convincing them “why” Thailand is worth considering may not be enough.
Why Not?
So, my partners and I came up with an offer they can’t refuse. We’ve already shown everyone a bucket-full of reasons “why” to consider Thailand. Now we are going for the “why not?” response … as in “why not take a look?” What will it cost to take a look? We offer to pay the airfare to any new buyer on any of our featured properties. That’s right … we will pay to fly our clients here. We’ll even have them picked up at the airport and arrange accommodations. So, when some guy in Canada is watching it snow sideways and surfing the internet for a place in the sun, he might look at our offer and say, “why not?” A bargain hunting Shanghai investor would certainly appreciate such a risk mitigating offer. Everyone we want to reach with this marketing strategy should respond in a positive way. Qualified investors will feel like that long trip just got a little shorter. Thailand is on many investor’s and second home buyer’s wish list. We just want to make it more attainable. I suppose our informal message is “Look, you always wanted to see Thailand anyway”.
End of discussion
We hope this offer takes down some of the barriers we face when attracting international investors. We hope it makes Thailand seem closer. We hope that 10% return and a plane ticket are an offer they can’t refuse.
Reaching the mainland with a persuasive marketing message is difficult. Truly wealthy Chinese families traditionally invest in proven markets like the US or UK. Many of them are “prestige” buyers, choosing a higher ranking brand over value. Making an offer that gets their attention is tough as well.
Attractive Enough
To be quite honest, we thought some of the properties we offered are attractive enough. A 10% guaranteed return with a generous buy-back program should get someone’s attention. Some of the deeply discounted luxury property we feature should definitely come up on the global investor’s radar.

hailand has been ranked as the seventh most attractive place to retire in the world by the leading global websiteInternational Living. In its annual list of best places to retire, Thailand is ranked second in Southeast Asia – behind Malaysia which was ranked in fifth position. Contrary to several media reports over the weekend that the BBC complied this particular ranking report, it was actually the International Living organisation that ranked Thailand highly in its annual survey.

The ‘Land of Smiles’ was ranked among the best in the world in the ‘Entertainments and Amenities’ category, and scored 90 out of 100 in the ‘Buying and Renting’ section. In this category the survey looked for the best “bang-for-yourbuck” real estate to rent or buy abroad. It looked to answer questions including “how easy is it to find a rental?” and “How affordable is it to buy if

The survey noted that in the colonial city of Cuenca you can rent a two-bedroom apartment for US$ 500 or less, while the same property in the popular mountain town of Cotacachi will set you back between US$ 450 to US$ 600 a month – although it noted that you can find rentals for much cheaper if you shop around. Malaysia scored strongly due to what the report described as “the great-value rentals you can find there”. International Living’s Malaysia correspondent, Keith Hockton, said: “My wife and I pay US$ 950 per month for a 2,100 sq ft, three-bedroom, three-bathroom condo with gleaming marble floors, high ceilings throughout, and polished parquet floors in the bedrooms.” He added that there’s a shared gym, a landscaped garden, a golf chipping green and a swimming pool. Elsewhere in Southeast Asia, the Philippines, Cambodia and Vietnam also ranked within the top 23 positions in the 2016 survey.

This is conceptual, right? No! This is technology that is widely available now and can be used by everybody from the rich and famous of Hollywood to the everyday man with his one bedroom apartment. Smart home technology originally started as Big Boys toys for the affluent to show off their wealth and to enhance their dwelling to really annoy their friends and neighbours.
SO WHAT MAKES A HOME SMART? Smart Home technology should not be confused with Eco friendly technology. Installing smart home technology can make your home run more efficiently and therefore reduce energy consumption. However, for most people it is more of a case of keeping up with the Joneses. The problem with the technology at present is that it is not integrated. This means that the systems in the house that you want to control are stand alone systems.
WHAT CAN YOU CONTROL? The things in your house that you can control are: Lighting, heating, entertainment, curtains, blinds, security, doors windows and utilities. All these things are normally made by different manufacturers and have different control technologies. So how is it possible to take all these technologies from different manufacturers and make them talk to each other? Otherwise you would have to be armed with twenty different remote controllers strapped together to make a smart home system, a bit like a Ghost-busters back pack. There has been a growth in manufacturers extending their technologies and adding associated products and systems to their core product base. A classic example is somebody like Apple who are now extending their product profile with the benefit that new additions can either talk or can be controlled by others in the portfolio.
What is the solution? The solution to the integration of systems is to make each component intelligent and enable each entity to communicate and interact with the other entities. So your lights can speak to your sound system and your sound system can talk to your heating etc.

| PROPERTY TRADER In effect the controllers of all individual systems have to have intelligence and one way of doing this is to give each one a unique IP address. Then by connecting all the IP addresses together you can use software to send controls for the devices to interact together. Even mechanically operated things can be connected to a relay and the relay in turn can be allocated an IP address. So in theory you can open a valve electrically by a relay that is controlled by software. Therefore filling your bath tub remotely without having to actually physically turn the taps on. This is the same with almost every compliance in the home and with software you can design programmes to produce certain events. Imagine coming home and taking a control panel, possibly a tablet and pressing an icon saying “party mode�. Then a preset number of instructions are sent to the devices you have selected to be a part of your party mode. The lighting will come on at a pre-set level, the sound system will play a selection of pre-set tunes, the TV Screen will show pre-set videos and the heating or air con will come on at a pre-set temperature.  This technology is available now, the drawback is that it is expensive to install and is difficult to retro-fit. However, when you are considering a new home or the refurbishment of an existing property then this technology should be considered. If used correctly it can save you money, for instance light sensors can reduce luminance of the fittings or turn the fitting completely off if there is enough natural light in a room. Or the same sensors can turn off any lights if nobody is present in a certain space.
How does it all work? Firstly it is best to imagine a blank space, easy enough if you are moving into a new house, condo or apartment. This is your canvass and then you have to prepare the canvass for whatever you are going to paint. This means ensuring your cabling and circuitry can effectively link the devices you wish to connect and control. For instance if all your light fittings are connected together on one circuit then you can only control all the lights at the same time, if you split the circuits up then each individual circuit can be controlled either separately, together or a selection of circuits combined. Thus now you can achieve mood lighting, different circuits illuminated at different light levels depending on what you want to achieve and when. These circuits can be programmed in any number of ways to display different effects for different occasions; Party mode, TV mode, Romancing mode, Economy mode, Security mode etc. etc. Different home devices like home cinema, curtains / blinds, heating, water, door and window locks, oven and just about any electrical or mechanical device you can think of can be controlled in the same manner. All connected together either by a computer control cable or wireless operating an individual IP device. This in turn connected to programmable software. Your controllers can be normal on the wall switches, mobile tablets or phones or touch screens. So in effect you can control your house remotely by external phone or computer. Imagine driving home from work and pressing the At Home icon on your mobile phone. This could trigger a series of pre-programmed events that act together; Opening the security gates to your property and also opening the garage doors, then turning all external lights on for ten minutes whilst you find your way in. Then the A/C would click on and also the TV for the news channel and all the blinds would shut.............and so it goes on and on. This technology is becoming more affordable and some developers are using it for new build homes. So if you are going to see the New Star Wars film pay attention as it may not be as futuristic as it seems.

There is no point having your bathroom cluttered with pipes, cables, bricks, fittings etc whilst workmen are trying to install the equipment. And by the same token, having workmen standing around when there is nothing to install is a costly business. Appointing a project manager might save money in the long run and will give the flexibility for you to concentrate on design and aesthetics. Having a professional running the job will ensure the work and building practices conform to the relevant standards and legislation. Taking all these points in mind will help the build throughout it's different stages. The key to a successful revamp or new construction is planning. Spend as much time in the planning of your project than the actual build. If you do this then the problems will be minimal and the whole project should go without any major glitches.
