Matrix and Nova Group Develop Freehold Luxury Project in Pattaya Pattaya based Matrix Developments and Nova Group, two of Thailand’s most prominent property developers, are combining efforts this year to develop a new freehold project called The Orient Jomtien Resort & Spa. The Orient Jomtien Resort & Spa will be a development of three low-rise buildings with 526 luxury condominium units. In addition to the picturesque landscaping and outdoor facilities, The Orient Jomtien Resort & Spa offers comprehensive security coverage systems, and units can come fully furnished and fitted. Pattaya’s First Kosher Hotel Part of Centara’s Luxury Brand
Boutique property brand, Centara will be adding a fourth project to the Pattaya skyline. Created by the luxury property developer Tulip Group, the project will be an affordable luxury project called the Centara Avenue Hotel Pattaya. Centara Avenue Hotel Pattaya aims to provide quality and affordable accommodation, appealing not just to the masses but to some select groups of people within the growing community. For example, the project will be the first ever Kosher hotel in the city. “It is a small property but with a big attitude,” says Tulip Group Vice President Jason Payne, “We have added a lot of smart luxury features in order to give our guests the best guest experience.” As a Kosher hotel, or rather a hotel that serves food which follows the Jewish dietary law, Centara Avenue Hotel Pattaya will have a full restaurant, coffee shop, rooftop swimming pool and gym. In addition to serving Kosher food regularly, it will also have a synagogue onsite, catering to the continuously growing population and tourism market of the Jewish community in Pattaya. Centrally located behind Pattaya Second Road, close to the Avenue shopping complex, the hotel will sit directly behind Tulip’s luxury condo and hotel project Centara Avenue Residence & Suites. It will be built in 2015, less than two years after Tulip Group opened the Centara Grand Phratamnak hotel.

The First of its Kind: Onyx Residences South Pattaya Onyx Development Company Limited, a well-known developer in Thailand has announced a shared use building project with Marriott Executive Apartments. To be known as Onyx Residences South Pattaya, the development will be the first of its kind in Pattaya in that it will exceed the current standards for both construction and hospitality. While others may try to imitate the new standard of Onyx Residences South Pattaya, the companies involved in this joint venture are confident that there are very few who can compete with Marriott’s 87 years of history and innovation in both construction and service. Marriott’s management company will manage the building, a quality that extends to service as well. At all times, the company plans to employ 120 staff members who will tend to the building at an elite level every hour of the day, every day the year.
Kingdom Property Keeps Broad Outlook with Southpoint, Pratumnak Admittedly, it hasn’t been an easy year for Thai real estate. But by exercising a little due diligence, potential buyers can still see the call signs of projects that are worth investing in. One company that is keeping to its schedule and sailing full steam ahead is Kingdom Property - with its flagship condominium venture, Southpoint, in Pratumnak, Pattaya. In October 2014, a topping-off ceremony took place at Southpoint, as construction work on the 30-storey Residence tower was completed. Celebrations included a ceremony with Nigel Cornick, Chief Executive Officer of Kingdom Property, present, among other key staff. Meanwhile, down below on the 15th floor, mechanical and electrical work continued apace to keep the project on track for completion in the summer of 2015. As for his broad market outlook, Mr. Cornick says: “I believe things are a lot better than this time last year when we were entering the phase of political uncertainly, so we have come a long way since then and I think that given time, the government will continue to push things forward.” The market has taken a substantial shift in the last year, and so has the demographic. Mr. Cornick raises an important factor: “If you look at Bangkok, projects are selling out on launch and there’s a fair number of Singaporeans, Hong Kong and Chinese buying into those projects, but here, it is not quite the same. The worry for me is the volume of buyers not being able to soak up the supply in Pattaya, which is why we try to do something a bit different and with a different location.” For Southpoint, the key market focus is more on Thai buyers, as opposed to foreign buyers. “This is because we will be finished by the middle of next year, which means customers will be able to get their bank financing, and for Thais, they don’t necessarily have to put a lot of equity into it, and I think for a weekend retreat, holidays and investment, our product is very well located,” Mr. Cornick explains. However, it is a wait-and-see situation with foreign, especially the Russian and Chinese investors.

How to invest in property in Pattaya By Matias Berra and CANDO Property Just be careful and do your homework/research, remember there is no need to be rushed. This is, after all, a decision that will affect the rest of your life and it’s up to you to make it a good one or a haunting one. The first thing buyers need to watch out for is real estate brokers pushing pre-sold properties (those that are sold before even starting to set the foundations for the building) a bit too hard. Yes, there are projects that are pre-sold that will likely be finished (given the track record and reputation of the developers), but there are those cases where people will find their investment going up in a cloud of dust.

There’s sadly no magic bullet to accomplish this. It requires a lot of intuition and human reading from your side, but there certainly are brokers in Pattaya that do have your interests in mind and not just their commission (though they might be a dying breed). Things to watch-out for are insistent brokers that are pushy towards certain projects without providing real, numeric and relevant information about the property (specially with presold modern units that don’t even exist yet). Even their pools will more likely be built with stronger and better materials than all the pre-fabricated modern versions. Pay attention to the thickness of the walls. Seriously, have your spouse stay outside with the door closed and scream a little bit. Can she easily hear you? You will be amazed as to how paper thin the walls of new condos are. Another great overlooked advantage of older properties is the size of their balconies. In modern developments a balcony is a waste of material, but they used to be a big part of the apartment design and are truly gigantic compared to newer versions.

Think of the maintenance: Many people make the horrible mistake of being blinded by the shiny and decorated surfaces of many modern developments without even giving second thought as to how the place will look in 5 or 10 years. This is another great thing about older properties: If they are still looking good now it means they have good maintenance and will likely keep doing so for a long time to come.

Renting out for the long term Getting a tenant for the long term is one of the golden aims of those looking to let out a property. It provides for a more predictable yield than having tenants move in and out of a property all the time, and if all goes well, will be a breeze to manage. Simple steps can be taken to attract, close and withhold the lease with a long term renter

Tenants that are looking for longer terms stays have their needs and it is important to entice tenants to stay for longer periods by meeting these needs and also by offering something extra so that they choose your property instead of someone else’s. Careful attention to detail is a must as any omissions will be easy to spot on the part of any would-be tenant. Technology plays a key role in day to day living so any technological improvements that you can make to the property to offer to those viewing might make all the difference. Things such as high speed uninterrupted internet services will be very well received, as this is a must-have for most people. You could even offer this for free if the rental contract is signed for two years or more as this will help to clinch the deal.
Help with name change on bills
Be specific in your advertising
As long as your concessions don’t amount to more than about ten per cent of the total rental income this would bode well, since it usually costs this much at least to change a tenant. The costs of agent fees, press advertising, lost income due to the property being vacant and cleaning the property ready for a new tenant all add up. Being particularly helpful as a new tenant moves in is also important. You would want to make sure that everything is taken care of. Moving home is quite a big transition and if things were left out to the point of being frustrating to the person coming to stay then it wouldn’t bode well for a good start. Take care of all the name changes for utilities such as electricity and water as well as ensuring that keys and locks are all new and ready for your new tenant. A follow up after the first week or so would be a good thing to do since you can take that opportunity to iron out anything that has not gone to plan.
When it comes to advertising, it is important to let longterm would-be tenants know that there are enticements. Be sure to specify special rates for long-term stayers, or free extras such as cable TV at no extra charge. If using an agent, be sure to communicate any special deals for longerterm tenants to them so that they can try to find someone to rent for an extended term. Normal rentals are for six or twelve months, but you can look for tenants who might stay for 24 months or more. From the tenant’s point of view, if they can fix the rental rate for a longer time then it means that there will be no likelihood of rate rises at yearly renewal intervals. This can be shown to be a plus point giving the tenant peace of mind. Tenants have different needs to buyers so on a viewing for example there are distinctions to be aware of. Tenants wont care too much about the long-term appreciation potential of the property but more so about living there and enjoying the place without any interruption. They will also be concerned with immediately moving there so everything should be in place just right for them at the viewing so that they can gauge how their living experience would be.

When lease renewal comes up If you have an existing tenant and it is time for renewal, then there are plenty of things you can do to ensure they stay on for another term. Worth remembering is that moving is quite a hassle for a tenant so just the fact that they wont need to pack all their things and go elsewhere is a plus point for them to stay. Not raising the rent is also a good thing to do and further concessions such as new furnishings or other extras would be good to offer. It would be good listen to the tenant to identify any shortcomings that may be evident during their prior stay with a view to putting them right. They may be very inexpensive jobs but they could make all the difference to the tenant. If you have been happy with the tenant from the point of view of them looking after the property carefully etc., then it would be wise to do anything possible to ensure they stay as there is much less risk on your side as compared to finding a new person to stay in the place. Even a month’s free stay might be an inexpensive way to entice a tenant to stay on for another year or two!

LOCATION SPOTLIGHT The Dolphin Roundabout The Dolphin roundabout in Pattaya is a well-known landmark in the north of Pattaya city that marks the junction of five major roads all of which are well travelled. It is one of the very few roundabouts in Pattaya city, with almost all other junctions being traffic light affairs. Its name comes from the fact that there is a statue of intertwined dolphins set onto a high plinth on the roundabout’s central island From time to time The Dolphin roundabout is dressed up and there is a fountain that looks very appealing at night time when it is lit up by coloured lights. The statue was built in 1988 by the Rotary Club of Pattaya and cost around 300,000 baht to construct. The roundabout is located at the very northern end of Pattaya sai song, Pattaya’s main second road. As you approach it from this direction, you will pass a number of well-known establishments including the Big C festival Plaza, one of Pattaya’s premier shopping arcades, and Tiffany’s dance show theatre. The relatively newly built Ibis hotel is situated on the way to the roundabout in Soi 1. This is a budget hotel that is backed up by the world-renowned Ibis branding. Rooms are of a medium size and the building is set far enough into the soi to ensure the rooms are quiet and to provide for ample parking.
The Amari Orchid Hotel If you approach the dolphin roundabout from this direction you will be faced with four road options. Hard left will take you into Pattaya’s northernmost stretch of the beach road. It starts slightly inland at the roundabout proper. On the way to the beach you will pass a minimart and coffee shop that serves patrons of the nearby Amari Orchid hotel. This hotel is also a landmark in itself and is set into grounds that have their boundaries reaching the roundabout and the beach, taking up the entire inland stretch of the beach road. The Amari Orchid hotel is split into the garden wing, a low rise building that is set into elegant landscaped gardens, and the ocean wing, a newly built high rise building with more modern rooms, set on the other side of the grounds. There are two swimming pools set into the gardens and the Amari also features the beach side restaurant called the Mantra, a classy place serving international cuisine.
Restaurants, eateries and pubs As you round the corner of the beach road and see the sea you will pass by Henry J Beans sports pub and then the next hotel, the larger than life Holiday Inn, will make its self apparent. Back at the Dolphin Roundabout the second left turning is in fact the last soi on Naklua road, called Naklua Soi 24. Take this soi and make a left turn at the first opportunity to arrive at the Dusit Thani Resort Hotel, nestled into the northern faces of Pattaya beach. This five star hotel is often booked out in high season. It has an opulent lobby area and a number of restaurants and eateries on site. Take the third exist from the Dolphin Roundabout and you will find yourself on Naklua road proper heading towards Naklua and providing access to a number of the sois on the left

hand side of the road that lead down to Naklua beach along with hotels and condos galore. Amongst them, between Naklua soi 16 and soi 18, is the Pullman hotel nestled in its own stretch of beach. The hotel hosts some great themed buffets on certain days of the week, and the location is stunning allowing you to enjoy the sunset as you eat. The Centara Grand Mirage Resort hotel can also be found in this area in Naklua Soi 18 as can the Cape Dara Resort in Naklua Soi 20.
Pattaya City Hall Take the right hand turning from The Dolphin Roundabout and you will find yourself heading east towards the main Sukhumvit highway on the North Pattaya Road. Anyone travelling to Bangkok by bus will likely have travelled some way along this stretch of road as this is where the main bus station for Bangkok bound express buses is located. Also along Pattaya north road, as you head away from the dolphin roundabout, is Pattaya City Hall, a number of seafood restaurants and some major gemstone retailers. The Mantra Pura Resort can be found on the right hand side of the road as you travel east as can the Trio Hotel.
Dolphin Roundabout as meeting point As a meeting place the Dolphin Roundabout is hard to miss. Although some roads from the roundabout are gated off at times, the roundabout provides access to five main routes that all have plenty of attractions. You can use the Dolphin Roundabout as a location marker to direct friends or family who may be unfamiliar with Pattaya’s road layout and from the main five routes they can just about get anywhere in the city from this important landmark.

So you want to be a landlord? Rental income done the easy way I’m not sure when it started, but recently I’ve noticed a phenomenon in Pattaya I had not seen before. Guaranteed rental income from properties is all the rage these days. It started with a few international name-brand condo buildings that use this business model worldwide. But I was shocked when I saw some newer villa developments using it for single family homes. “Guaranteed” rental agreements are a marketing tactic aimed directly at a certain segment of the buying population. Buying property and making it work for you as it appreciates in capital value is a pretty solid plan; especially in a dynamic market like Pattaya. I’m not the first genius to figure this out, so that piece of the buyer’s market pie is a pretty big one. What’s more, these types of buyers are usually very serious and have cash in hand. So, it should come as no surprise that developers would attempt to lure them in with such a simple solution as a “guaranteed” income for a certain period of time. With that said I don’t know a single person who has ever purchased one of these properties and have no idea if it really works. I should have absolutely no opinion about guaranteed rental deals at all … right? As you might suspect, I have plenty to say. As I’ve said before; I’ve never personally seen it work. If it was such a great deal, there should be dozens of people bragging about their 8% guaranteed income rolling in right? Secondly, there is absolutely no way a developer could afford such a promise unless they built the cost of this payout into the purchase price. Most people figure that out right away as there is absolutely no negotiation room when it comes to properties on offer with guaranteed income contracts. The final objection I have to the guaranteed income deal is a very old business axiom; “if it seems too good to be true” … well you know the rest. Annual guaranteed return deals range from 6 to 10%. A 66% variation seems like a lot doesn’t it? But the old “me too” bug seems to bite all the developers here in town constantly trying to outdo each other until it gets ridiculous. Here are the facts: free markets regulate themselves and the property market in Pattaya is no exception. Research entities like Global Property Guide, International
Living, Colliers International and others all agree that average net rental returns in Pattaya are around 5.5 to 6%. This figure is a little misleading as it does not breakdown the type of dwelling and length of rental contracts. Easily the best buy-to-let properties are medium to large one bedroom units as they enjoy the best of both worlds; attracting long term tenants and a higher average return per square meter. I can personally list a dozen customers I know that consistently earn a 7% net return. My point here is; why overpay for a property promising an 8% return? The extra income you think you are earning gets eaten up by retarded capital growth. Perhaps the smartest thing a buy-to-let investor can do is purchase a property with the tenant already in place. Tenanted properties are a far less mysterious investment. You know what the price is … you know what the return is … you can negotiate to achieve your desired return. Buying a 1 bedroom condo at market price and making 7% is far better than overpaying for one and being promised 10% I can “guarantee” you that! What would I buy if I planned to enter the “buy-to-let” game? Why, this month’s Property of the Month of course! Jomtien Park Villas has long been a favorite development of mine for several reasons. The location in the middle of Jomtien is strategically superior. And now with all the new development, the neighborhood had finally come to JPV. The house I am featuring this month is 4 bedroom 4 bathroom, 220 square meter open plan villa that is just about as comfortable as it comes. I could personally see myself chilling out in the cobalt blue tiled swimming pool and roaming around the 608 square meter tropical garden plot on lazy Sundays. It is quiet, it is secured, and the value of Jomtien Park Villas has a great history of appreciation. But, most importantly, there is a shortage of this type of housing for corporate clients on the beach side of Sukhumvit Road in Pattaya. And, many corporate clients are unconcerned about paying a little more because their company is footing the bill. Gorgeous house, good location, capital growth, stellar income … that my friends is what being a landlord should be all about.

Pattaya’s condo supply reduced in 2014
According to Colliers International’s Pattaya Condominium Market Research Report, The Pattaya condominium market saw a reduction in supply in the first half of 2014 with barely 3,800 units launched during the period. The reduction was blamed in part on the political upheaval in Q1. The number is a reduction of around sixty per cent from the second half of 2013. Associate director of research at Colliers International, Surachet Kongcheep, said that across Pattaya there was a significant fall in supply, but that supply of new condo units in Jomtien actually rose quite significantly due to some large project completions in that area. Jomtien new supply was up by 48 per cent. Surachet says: “There are more than 28,200 condominium units under

construction in Pattaya city that are expected to be completed by the second half of 2014,” he said. “Nearly 18,850 units are scheduled to be completed in the second half of 2014 in Jomtien, and approximately 4,290 more in 2015. Other locations have dramatically lower figures than Jomtien, because many large condominium projects, some with more than 1,000 units, have been launched in Jomtien in the past few years.” The lower supply could be seen as good news for the market, reducing over supply and allowing prices to rise. Even with the gyrations in the supply numbers, the take up rate for new condos has been the same for the last few years including the most recent period. Indeed for the first half of 2014 the take up rate increased slightly from the prior six months to 73 per cent. Surachet said that many foreigners who sought to buy a condo in Pattaya did so for residence as a second home, whilst local buyers often bought a condo not only as a second home but also for investment. He says: “Local Thais and foreign developers and big names from Bangkok are trying to attract more buyers through marketing campaigns such as a guaranteed yield in one to three years, which has attracted a lot of buyers.” Average selling prices of new launches was around 62,000 baht per square meter, reflecting a buoyant market and also taking account of higher building costs and higher land costs.

Outdoor water makes a welcoming home
Outdoor water features are often a statement of opulence and in contrast with indoor water décor that is typically low key, you can go all out with outdoor water displays. Fountains are a good example of water features that can form an eye-catching centrepiece outdoors. One only has to look at the Bellagio Hotel in Las Vegas that featured in the movie Oceans 11 to see how their fountains make for a larger than life splash. Not that you have to create something as expansive as this. Still it gives a good indication of how far you can go with an outdoor water feature

A fountain can make a great addition to a driveway or a garden. If you want that Bellagio look, look for high-pressure devices that can shoot water higher than normal. By carefully pre programming the pumps to shoot water with different amounts of power you can create different arc effects. Many different nozzles can be synchronized together with a computer-controlled system to provide for some interesting patterns of water flow. Gravity does quite a lot of the work too, so you can tweak the system to make the best use of gravity and the entire fountain can look very impressive indeed.

Artificial waterfalls Waterfalls also make for a good centrepiece outside of a residence. Here you can look to create a longer waterfall than the ones you might make inside your home. Look to fit a fourfoot or six-foot waterfall in a single drop, with rocky faces and plenty of greenery around the edges. You can combine a waterfall with a fountain, but it makes sense to make a waterfall in a corner area and/or a fountain as a centrepiece. You can also buy ready made stepped waterfalls that have several levels and these can look good if installed in the right place. Look to ensure that the area that the fountain is in is well landscaped so that it can look as natural as possible.
Ponds and basins Ponds are all the rage and you can make these any shape you like. Consider a figure-of-eight shape that has a narrow area in the middle then you can have almost two ponds joined together. In the centre of them, where the pond is at its narrowest you can install a small wooden bridge and enjoy both sides of the pond from it. Adding coloured pebbles around the edge makes for an interesting look and adding water lilies and other water plants into the pond will lend it a more natural feel. Most outdoor ponds have fish since these can be admired more readily in a larger pond. A pond with a waterfall at one end of it makes for a nice combination and will aerate the water also as a natural side effect. You can make this a mid height or a full height waterfall with a simple pump that will transfer water to the desired level.

Decking is perfect for outside use as it can provide very usable seating areas. A water feature surrounding any such seating area will hardly go unnoticed and will elevate the design concept considerably. Even in a small garden or driveway area, water features can be put in place with ease and these will give the place a more homely feel. Use corner spaces for smaller ponds with a rockery around it, and consider a small footprint fountain that is free standing or one that rests on a plinth for better elevation.

WATER IN YOUR HOME Vintage style swimming pool
Swimming pools and their associated pool sides are a relaxing area as much as a place for swimming. It goes without saying that if you can create a zone that is rich in decór and art, it will be all the more enjoyable

First is the paving around the pool. This will set the tone for any other additions you may wish to make later. Look to use irregular style paving for most areas with mid tones to give the place a vintage look. You can also use smaller tiles that are square shaped with grout lines visible. Or consider wider light tiles that have an almost art deco look to them. It is worth having brickwork around the pool area exposed and look to use a deeper line for cement grout so that the edges of bricks can appear in some, though not all, of the bricks in the brickwork area.
Use dark colours and slate Next is the tiling of the pool itself. Whilst light or mid blue is the theme for a modern design, consider using multicoloured small square tiles for a vintage look including green, white and brown tiles as well as blue and turquoise. A random application of these will give the pool itself a more traditional feel to it. You can even use irregular shaped tiles for the floor of the pool or for some parts of the floor to provide for a unique look. Otherwise you can elect to add lines to the pool floor by using different coloured tiles as compared to the base colours. Slate has a great vintage feel to it, so if you can arrange to have slate features either in the walking area or as the basis for water features around the pool then this will work in perfect harmony to the look you are trying to achieve. Slate is black or dark grey in colour normally so it will contrast well with other tones that you may have used for the floor

or the pool tiling. By having an area of gravel or pebbles between the pool edge and the start of the pool seating area you can create a colourful authentic vintage look just by choosing the correct size and shade of pebbles. You can even use these pebbles to create a distinction between the border of the pool and the more widespread floor tiling that is in place for the rest of the pool area.

| PROPERTY TRADER Pool plants and rockery elements Plants play a big part in any pool area and so look to ensure that there are plants around the pool, both in the foreground and in the background. If employing the pebble approach as above, you can add plants in the border area that this creates, right near the pools side itself. You can also add larger plants and trees at the perimeter of the pool area so that wherever you look there is some well chosen greenery in place. A rockery and waterfall element to the pool will lend itself to the more natural look that is sought after and if using rocks that have a mid tone to them, then these will blend in well with the surroundings.
Rustique bridge in brickwork Adding a Jacuzzi area that is next to the pool, but still separate from it will look good especially if you use the same separating techniques that are employed in the rest of the pool area. If this is a raised pool then you can consider using deep red brickwork to highlight the area, as it will contrast nicely with the natural greenery. You could elect to build a bridge at one end of the pool or over the centre of it. Much depends on the size of the pool for placement of any bridge. Again using rustic brickwork for the main elements of any bridge will bode well to give your pool an arty feel to it. You can take cues from Italian or Spanish architecture and make a bridge that has a number of shallow arches underneath to ensure the design looks enticing.

Statues and lighting
Furniture around the pool will make all the difference when it comes to gaining that vintage look. Look for antique style sun loungers that have ironwork beneath the seating and large wheels on the back. Look also for sun umbrellas that have ornate woodwork and that would fit perfectly with any outside wrought iron dining tables and chairs. Cushions can be chosen with colour themes in mind, with crème and orange both looking elegant. If you have space for a brick or wooden built sun house then red or brown brick faces work well as does ornate woodwork in white, such as for panelled doors and changing screens. You can also use Italian or English style pillars to make the structure stand out. Given that this is a permanent structure you can furnish it using antique style furniture including a sofa, chaise long and carpets.
Adding statues to the pool area will lend it grandeur and will provide some much need artwork to the place that will make the area feel more relaxing. Lighting plays an important part especially as the sun goes down. It will enable you to relax at your poolside at dusk and into the night time, and will also be perfect if you are hosting poolside parties. Look to use yellow and green lights and avoid blue and white, as this will keep the colours in check that you have already chosen for daylight use. Floor or table standing lights can be used as reading lamps if you just want to relax in the open air after dark and these can incorporate vintage style lampshades as a finishing touch. You can even place chandeliers in a freestanding sun house to make the picture complete.

Of course, there needs to be some care in the planning of a water feature and some allocated space for it so that it can blend in with the surroundings seamlessly

Indoor water features should not be used as a center of attention, but more as an addition to an already luxurious interior. You can combine water features with elegant tiling and woodwork. Some pieces come ready made and can be placed up against a wall with all the pumps and other fittings built in. Be sure to buy the quietest electrics so that the interior water feature is virtually silent, except for the gentle sound of the water itself.
Rainfall style waterfalls
Indoor ponds for small rooms
Waterfalls are always well received, also for indoor decorating, and yet you can achieve a waterfall in many ways. Consider looking at multiple waterfall levels adjacent to a flight of stairs that have a true waterfall look to them. Ornate jugs could be used at the top to get things started and a natural rocky formation may look appealing. Or a more elegant stepped design where water is channeled through various stages at various heights. This can look similar to a flight of stairs but can have a lesser number of levels on it. Indeed three or four levels as a maximum would be worth considering. 

Look for surface style vertical waterfalls that use a pain of glass or a tiled backdrop to receive and channel the water to an ornate trough below. These come as straight or slightly curved to allow the water to run down at a constant rate. Other waterfall options to consider are rainfall style pieces that have water traveling along thin strips of plastic or fibre. The strips act as guides for the water to travel along and if transparent enough the entire feature can look like controlled rain. This variant is often seen in shopping malls, with the start of the falls emanating from the ceiling area. In a home it would be wise to do the same since the idea is not to see the commencement of the droplets from above.
An indoor pond looks elegant but its size should be constrained to be a small area of the room it is in. In a lounge setting you can have a pond made of vertical ceramic sides in corner of the room. In some ways, whether you elect to have fish in it or not, this will be akin to a larger than life fish tank and will not look out of place in an indoor setting. Look also to install narrow channels of water that feed into the main pond area as these can fit into small spaces and make even a small room look inviting.

Rotating stone ball Amongst the more innovative water features are bubble creators that utilize the space between two sheets of glass and provide bubbles of air that gently rise upwards through the water. Sometimes there are obstacles in the way to spread the bubbles out and make a more interesting display. A rotating stone ball display can also feature indoors though it is often used as an outdoor feature. This consists of water pumped into a semi circular stone cavity with a solid stone ball in it. The ball can be quite large often with a diameter of twelve inches or more. The action of the water rotates the ball and the installation may come complete with a small waterfall into another cavity carved out of stone on a lower level.

HOW TO FIT A KITCHEN INTO A STUDIO APARTMENT
With a budget of 80,000 to 100,000 baht you should be able to fit a kitchen that makes a studio feel less like a single room and more like a fully functioning condo With studio apartments typically not coming with a full kitchen, one of the most beneficial upgrades to one of these types of properties is to fit a dedicated kitchen room. The reason is that since the main living area is also where the bed is, cooking all in one room means cooking in the bedroom and this is not ideal, especially if your meals are “aromatic”. Fortunately, fitting a full and separate kitchen into a studio is not too difficult. The main reason is that it can take up very little space as compared to other rooms. Many studios have an entrance hall area near the front door where the bathroom may branch from, before leading to the main room. This entrance area is an ideal place to build a kitchen room, since 3 sides of the room will normally already exist. Erecting the 4th wall at the far end will usually be all that is required.
You only need 1.5 metres length LA kitchen will typically need to be three metres long to accommodate an approx. 2.4 metre or so work surface and a refrigerator of a typical width of 60cm. In fact it would be sensible to design the new kitchen room around the refrigerator as a wider refrigerator will dictate your work surface length and/or the positioning of the yet to be erected far wall. It may be that the bathroom partition wall will need to be extended if the hallway is not long enough. One good thing about kitchen rooms is that they don’t need to be wide. If you take the galley style kitchen approach you can get away with 60 cm deep work surfaces and as little as 90cm of walking area. Thus the entire width of the room could be as little as 1.5 metres, well within the dimensions of most entrance halls. If you have a wider space then this will be good for extra walking space but it is unlikely to change the depth of work surfaces.
and the fridge all in one go. Erect the wall by using pinned brickwork. Use a door or archway as the new entrance to the main room. A builder will usually be required for this work. The placement of the wall will be critical. You should have everything measured out in advance so that the wall is in the perfect position such that the kitchen units and the fridge all fit in perfectly. The builder will take cues from you so it is worth marking out on the floor the exact position of the wall and provide diagrams for the dimensions of the doorway or archway.
Mark on the floor for the new wall A trip to a kitchen design studio will usually be required so that you can ascertain the ideal length for work surface. Add this dimension to the width of your chosen refrigerator and you should be able to accommodate the fitted units

| HOME & GARDEN Add electrical outlets and lights Next is to add ceiling lighting in the form of spots or a main lighting fixture in the centre of the room. You can add extra lighting in the kitchen at head height by way of a lit hood or other spots later. The addition of adequate power outlets will also be important. You should have at least 2 double electrical outlets, one at each end of the work surface. A third would also not go amiss, and could prove useful. Be sure to arrange additional low-level electrical outlets for the fridge, the hob, the hood and any other fixed electrical items to be installed in the kitchen. Flooring is also important. A fawn or white coloured tiled floor will look good and will be easy to keep clean. Try to choose grout-less tiles without chamfers, as it is the grout that will show any signs of wear in the future. A wooden style floor might also be worth investing in. However even in condos that have solid wood floors throughout, kitchens usually have ceramic floors as they are harder wearing especially where possible liquid spillage is concerned.
Paint before fitting in the kitchen units A trip to a kitchen design studio will usually be required so tAfter the wall is built, the tiles are laid and the electricity is in place, it is time to prepare the finish. A new coat of paint is certainly well worth thinking about at this time. You can do this yourself and it will be a much easier job to do before the kitchen units are fitted since there will be less masking. Use white or a pastel shade to fit with the units you are going to choose. White looks good with white units or with pine coloured cupboards and a black worktop. The kitchen room preparation should be complete. You should have an approx. 3-metre long room with the width dictated by the size of the entrance hall area. With it all painted and the floor tiled you will now be ready for the kitchen fitters to come and install the units. Hopefully all your careful measuring will have paid off and you can slot everything in place perfectly. Extras that you can do after the units have been fitted include adding a tiled splash back, adding hanging rails for utensils and putting up shelves.

More lights improve the use of a system When embarking on a quest to fit intelligent lighting, the first step is to appraise different systems. The intelligent lighting set ups that allow you to use your iPhone or iPad are a boon as they will give maximum flexibility and may work out cheaper than those that employ an expensive bespoke control panel. The next thing to be aware of is that the systems works best when there is a plethora of lights in place so that different moods can be achieved. Spotlights in the bedroom and living room as well as in the dining room should make for a flexible lighting plan. You can also co-ordinate floor standing lights, table lamps, ceiling lights, floor mounted up lighting and even exterior lights on your property. Look to install coloured spots behind frosted glass to give a flat filtered light effect in some rooms. This works well in the living room and dining room to the extent that you may wish to extend the theme into bedrooms also. Other lights such as shaded lights or hidden up lighting works well in rooms such as a study or a bathroom. Also in the bathroom you can look to install back lighting around the main mirror, as this always looks elegant.
