KINGDOM PROPERTY NOW OFFERS 20 YEAR VISAS FOR SOUTHPOINT. One of Pattaya’s leading developers has recently joined forces with “Thailand Elite” in a totally unique initiative aimed at potential foreign buyers and investors. When purchasing a unit in Kingdom Property’s Southpoint development, located on Pratumnak Hill, the purchaser will now be entitled to a 20 year visa, which amounts to a renewable 5 year multiple entry visa. There will be many benefits to visa holders including fast track immigration clearance, assistance with driving licenses, discounts at selected hotels and duty free and also a bilingual helpline. The new venture was presented by Mr. Nigel Cornick, the CEO of Kingdom Property who stated “The long stay solution will overcome many of the barriers that we see when selling our properties. Generally unless you have a business visa, retirement visa or marriage visa, you are not permitted to stay for any length of time.” Nigel Cornick went on to say “This exciting partnership is akin to Malaysia’s My Second Home program and has massive potential.” The visa will come as part of the purchase of a unit at Southpoint whether the unit is brought in foreign of Thai company name. It will also be possible to add an extra name to the visa. Should the owner sell the unit they can also sell on the visa with the property. However the visa is only valid alongside ownership of the property and cannot be transferred to next of kin. This offer is currently available to new purchasers with the situation regarding existing buyers currently under review. As mentioned Kingdom Property are working with Thailand Elite, who are 100% owned by the Tourist Authority of Thailand (TAT) and under government control. Being part of TAT’s exclusive club gives access to privileges that money alone cannot buy. This is the first country membership program with benefits for immigration, leisure, business and much more.
Currently this property with visa initiative is only applicable to the Southpoint project. However, I am sure that many other developers will be looking on with interest to see what impact this has on overseas buyers with a view to offering similar initiatives for their own developments. The Southpoint project is a Two tower development housing 655 units and s due for completion in the second quarter of 2016.

Sitting with my co-worker and longtime friend at a bar on Beach Rd, just south of Pattaya Klang we got to talking about our arrival in Thailand. We came here together in 2012 and spent a month together in Koh Samui obtaining our TEFL certificates. From Samui we went our separate ways, I spent two years in the country and he went to Pattaya. We were reminiscing about my first visit to Pattaya in 2012 when we did our first catch up session after taking the plunge to go abroad. We were doing the same thing three years later and he was facing the skyline toward Naklua and he said, “Wow! look at the difference in the skyline, remember just a few years ago that was all flat? There was like one tower I think it was the Dusit Thani, and the Holiday Inn was there, and that was about it.” I turned around to look and he was right! The skyline had changed drastically. It’s funny how immune I can be to changes like that after spending a decade in Las Vegas. I watched them erect the 44 floor Palms Casino in a mere 15 months from grading to grand opening. I guess you can say construction doesn’t phase me, until I actually decide to look at it. That conversation inspired me to start poking around to see how much Pattaya has changed over the last few decades and this is what I found.
The Search Rooting through old issues of the Pattaya Trader, during the first year the magazine was running 14 years ago they did a photo contest. The photo of the year award went to Peter Komada, United States for the photo of Wong Amat Beach. The photo was taken in 1964 (2507). In the same year the photo was taken Naklua was still a sleepy fishing village famous for the salt flats from which it took its name. The Vietnam War was raging nearby and Chonburi home to a deep water port. Airmen were stationed at nearby U-Tapao Airfield so the military had presence by land and sea in close proximity to Pattaya. The American military began to use the port because of it’s proximity to Vietnam. With the US military now in town, Pattaya and the surrounding area would be changed forever. The beautiful curve of Pattaya Bay that stretches 4 km was ideal and service men began to spur the need for goods and services and so the development to cater to foreign visitors began. Unlike Ayutthaya that has had a healthy foreign population for hundreds of years Pattaya really didn’t. It was established in the late 1700s but it remained a sleepy fishing village all the way up until the post Vietnam War era.

As with any port town the world over, when foreign sailors come to shore they have usually been at sea for months and are aching to drink, gamble, get tattoos, find women and participate in general mischief. The seeds were sewn to Pattaya becoming the next Sin City by the US military in 1964. This photo marks the end of an era, or perhaps the beginning of one.. The once sleepy fishing village and salt flats making up Pattaya, Na Klua and Jomtien comprise the greater metro area of Pattaya as we think of it today. The first Go Go Bar opened in in 1978 on Beach Road, called the Tahitian Queen. It is still open today, look for it on Beach Road between Soi 12 and 13 about 700 meters before Walking Street.

As you can see by the photo above of Walking Street in Pattaya taken in 1980 it was already crowded with businesses. The sacred fig tree that can be seen in the background of this photo. is still there. These trees can be found throughout Thailand, they are mostly present on temple grounds but wherever they end up, everything is built around them. They are ringed in fabric, flowers, and often have relics at their bases. Locals leave offerings of food and drink to appease the spirits that reside in the trees.
Now Today Pattaya barely resembles these photos of a bygone era. The curve of Pattaya Bay is now dotted with high rise hotels. Where once there was only the Dusit and the Royal Cliff, now there are dozens of high rise condos and hotels. The Hilton, Holiday Inn, Pullman, Sheraton, The Hard Rock, Centara Grand, and Cape Dara. Right in the center connected to the Hilton is the Central Festival Shopping Mall offering high rise views of Pattaya to the general public at no charge. The view from the top floor of Central Festival is breathtaking indeed. The development stretches south now to Pratumnak Hill and on to Jomtien Beach with the View Talay condo hotel combos, and D Varee and Na Jomtien beach all the way down to the Ocean Marina Yacht Club. The high rise hotels stretch north into Naklua with the Amari Grand, and Bella Metro.
In the Future There are more developments underway all the time. One of the latest hot topics is the legalization of gambling. The National Reform Council (NRC) and the National Police Chief have both come out in favor of the legalization of gambling and Pattaya would be the place where the development would happen. If Vegas style casinos are brought in to Pattaya will definitely change the way Pattaya looks once again.

The Rise of the Themed Hotel in Pattaya Pattaya has been a popular destination for tourists since the 60s transforming from a sleepy little fishing village to the world class tourist destination it is today. This was mainly due to the arrival of the US Military. During the Vietnam war Thailand assisted US troops in both the ports of Sattahip and Chonburi, as well as at the airfields in U-Tapao. Pattaya with it’s half moon bay stretching a full 4 km was the big draw coming from either military installation. Through the 60s and 70s bars, restaurants, hotels, and shops began to grow up in the sleepy little village, and by the late 70s and early 80s Walking Street was in full swing.

Wheelchair users are able to access everything without having to use the lift. The theme of the rooms themselves are opulence and luxury. Staying at the A-One is the closest thing you can get to taking a cruise while keeping your toes on dry land. The swimming pool is see through, and there is even a lighthouse of the property. Many of the rooms have sea views and ocean views, and the resort overall is quite peaceful.
Royal Cliff Hotels Group The Royal Cliff Hotel was one of the first international hotels to open in Pattaya. Right from the start they recognized the future potential in Pattaya and purchased plenty of beachfront in order to be able to expand continuously for years to come. The buildings that make up the hotel are separated into four distinct five star properties. This tropical resort offers some themed rooms with enormous jacuzzi tubs and balconies from which can be viewed wonderful sunsets over the Gulf of Thailand. The other side of the hotel offering breathtaking views of the sunrise over the mountains. The themed rooms available at Royal Cliff come as 1 or 2 bedrooms with a variety of themes to choose from. Themes that include nautical themes such as “The Admiral” and “The Harbour” and also Thailand themed rooms such as the prior capitals of Sukhothai, and Ayutthaya, and other international themes such as Mandalay, Shah Jahan and more.
A-One The Royal Cruise Hotel Taking the nautical theme to yet another level is A-One Royal Cruise Hotel. This entire hotel is in the shape of a cruise ship and overlooks the beach. It is also worth mentioning that this

Having spent a decade in Vegas when the assignment of the themed hotel came up I was excited to do it. I have been to many in Las Vegas and I was delighted to learn there was a Mirage property right here in Pattaya. In true Mirage over the top fashion the Centara Grand Mirage Beach Resort Pattaya is an amazing themed resort. The Lost World is the official name of the theme for this resort. The water is coke-bottle green with interesting rock formations jutting out into the Gulf of Thailand. Many of the resorts along the shore have funky little bars and cafes playing mellow beach tunes and serving fresh seafood all day and night. Fans of Naklua’s northern location talk about the convenience of getting to the airport or Bangkok quickly being a big attraction. Others just want to be close to Leo Blues Bar. Life is easy, comfortable and as chic as you can afford in Naklua.

North vs South
Where to live when you’re over Pattaya’s bright lights Everybody comes to Pattaya for the first time at some time. For many of us, the not-so-inviting shores of Pattaya Beach and Beach Road were our first introduction to Pattaya-style tourism. Most of us got involved in the 24/7 party that has defined the Pattaya experience for decades. For a long time, there was no other reason to go there. But, after the first few visits (okay … for some of us it’s more) we longed for a kinder and gentler way to enjoy the Eastern Seaboard. We got tired of the noise, the lights and being of being offered a massage every 20 meters. We have graduated to “frequent visitors” status. We may even aspire to being “parttime residents” or ultimately achieve the lofty goal of “retired expatriate”. Eventually we ask friends and long-time Pattayans where we should find a place to stay. That’s when the trouble starts. The camps are much divided on this issue. You’re either a Naklua person or a Jomtien guy … that’s it.
Naklua
Travel north from Pattaya Beach, and on the other side of the headland facing north is Naklua Beach. It is easy to see who the first farang inhabitants of this area were by the type of restaurants you find remnants of. European influences are everywhere in Naklua; there should be an especially homey feel there if you are German. Parts of Naklua look like they probably did 30 years ago. Many of the inhabitants of Naklua like it that way. More recently however, five star high-rises and luxury resorts have sprung up driving property prices significantly higher. Now this part of town has a kind of layered urban feel. You can see the old-and-comfortable right next to the new-and-shiny-luxury … like a real city with some history.
Unlike Naklua, Jomtien is a non-urbanized horizontal community rather than vertical. Stretching out south of Pratumnak Hill between the Gulf of Thailand and Sukhumvit Road is the area generally known as Jomtien Beach. Jomtien has always been a favorite of Bangkok Thais in years past. The beaches are long and flat with a wide walkway and coconut palms. In Jomtien, nothing is directly on the beach, but across Beach Road. The business model followed between the water and Jomtien Second Road is pretty much old school Thailand, baht-busand-beach-chair tourism. There are all kinds of guesthouses, restaurants and bars. Restaurants from every country are represented. There is something for everybody. But, further inland Jomtien gets more interesting. There are several desirable private housing estates and boutique condo buildings. At night, just minutes from the festivities on Jomtien Beach, residents enjoy peace and quiet. What’s more, recent development further inland has spawned dozens of residential support business like restaurants, shops, fresh markets, saunas, gyms, and all the things that make living in Thailand so easy. And, with several major roads leading into and out of Jomtien, the location couldn’t be more convenient. It’s easy livin’ in Jomtien too.
No Contest
For me, asking someone if they like Naklua or Jomtien is like asking if you prefer apples or chicken … they’re both edible, but not necessarily in the same category. It occurs to me that Naklua fans desire a more urban environment with a city-within-a-city vibe. Naklua is built for luxury living, but be forewarned … property shoppers should be prepared to pay handsomely for a spot near the water. With very few building spots left in Naklua, scarcity rules. Jomtien used to fall in the category of purely a resort destination. But, the southern beaches have added a layer or two of residential history of their own. High-rises on the beach, low-rises to the East and several well hidden housing estates make Jomtien a more complex neighborhood than meets the eye. And, since serious development in Jomtien only started a few years ago, property buyers in Jomtien enjoy still affordable prices and get a lot of house for their money. Both these places are great alternatives to Pattaya Central. If you want to know which is best for you, it doesn’t take any real estate savvy. You just have to know yourself.

If you live in or have been to Pattaya over the last several months, chances are that you’ve noticed a new structure that’s being built near the famous hillside “Pattaya” sign and Bai Hai Pier. Property Price Drop! The Time to Buy in Pattaya is Right Now It’s no secret that over the past decade, the demand for real estate in Pattaya has been especially high among Russian investors. Prior to 2014, an estimated 100,000 Russians were either living in or investing in Thailand, and over 60% were in the Pattaya area. Out of this 60,000 population, a significant number had recently purchased off-plan units in modern condominium developments. In recent months though, the demographic in Pattaya has started to change. Due to low oil prices, the crisis in the Ukraine and sanctions against Russia, their ruble currency has collapsed, thus causing many Russians who are still making their income in rubles to either make twice as much to afford their recently purchased properties, or sell them before the next payment in their payment plan is due. While the financial crisis in Russia is not an ideal situation for property owners in Pattaya that are directly affected by it, it’s a huge buying opportunity for everyone else. Buyers are eager to sell quickly and are being very flexible with sale prices. One real estate agency in Pattaya, Beli Slon is the largest agency dedicated to the Russian market and is currently listing dozens of new-build properties that have prices slashed by as much as 30% off the market value. Others are selling for 10% less than what the initial pre-sale price was. According to Beli Slon’s managing director, Verona Konrad, these opportunities to buy at prices so far below the property’s intrinsic value have never before been seen in Pattaya. “Buyers in this market have a strong upper hand at the moment with the power to carry out sharp negotiations on truly highvalue properties, and all with little time and minimal effort,” Konrad said. “Many of the available properties from our Russian clients are still unfinished and are selling for even less than what the original presale price was. The deals are basically unheard of, and Pattaya has no shortage of them.”

In India Prime Minister Narendra Modi planted a sapling at his official residence at 7, Race Course Road New Delhi to mark the occasion, media and celebrities came out to endorse and take part in World Environment Day Celebrations and Pattaya decided to hold its own celebrations a day early at Jomtien beach.. So on the 4th of June at 9 a.m with a merciful breeze blowing, Pattaya Trader and Green Pattaya joined Pattaya City Hall, many children from local schools and an assembled throng all gathered at Jomtien beach (just in front of Soi 5). The Deputy Mayor gave a speech with the Thai flags fluttering above while the children waited – anxious to do their bit. It was good to see that someone had had the presence of mind to mercifully put all the fish – ready in plastic bags - in the shade of the trees. These bags containing a mixture of snails, squid and sea bass that were all gathered up by the children to be released into the sea. Looking at the colour of the water nearest Jomtien’s beach one might imagine that there would be soon be a litter of dead fish on the sand shortly after the release but asking the representatives from Samutsongkharm Marine Shrimp Cuture Research Development Center in Rayong who supplied all the snails, squid and sea bass - they advised that around 70% would be expected to survive. BIZ PAYE AUCTION HELD AT COLLINGBOURNE’S SOI CHAIYAPRUEK The ever charismatic John Collingbourne was on hand to preside over the Biz Paye Auction on the 11th of June. He kept the lots moving quickly through with great humour and his signature banter, if anyone was in any doubt that he originally hails for Wales – he even threw in the odd “Boyo”!
The items for auction included everything from barbecues and radio controlled helicopters to floral arrangements, vases and ornaments. It was held in the outside “hanger” usually the area for the car and bike auctions but on the 11th used for all kinds of treasures and all bid for with the exclusive use of Biz Paye Points. In fact everyone in attendance, especially those who were at an auction for the first time, were very conscious of not moving, twitching or fanning themselves – just in case they made a bid under John’s “eagle eye”. For those that did bid there were some real bargains to be had, for example a day’s scuba diving for 4 people, worth 18,000 baht went for half the price at 9,500 baht and 3 beautiful tall vases – perfect for housing umbrellas in the rainy season 3,000 baht for the set. Moving into the main warehouse laid out for the next weekend’s auction it was very interesting to see the range of furniture, antiques, electrical goods, jewelery and host of interesting items numbered up ready for viewing. In fact there were people frantically making notes on any items they liked the look of prior to the next auction.
