iving in a condo or an apartment does bring its challenges to growing plants and forming a green haven outside your window. But it does not necessarily mean that it is impossible to have a great garden full of colour. There are a number of ways that you can turn your small space into a spectacular garden area with a little hard work and some imagination. In this article we look at some of the more original and wonderful ideas that may give you some pointers towards raising your very own balcony oasis. Because many balconies have limited space, you must take a different view of the space available and perhaps look upwards.
• Vertical Gardens
Look upwards as often this is the largest space you have. A shoe organiser is a great way to build a vertical garden, it can look great and the plants and herbs can cascade down in a wall of colour.You just have to fill each of the shoes spaces with compost and then add your favourite plants. The hanger must be placed somewhere that will get enough sunlight and of course water.
• Gutter Gardens
This is a great way to utilise old guttering or cheap inexpensive plastic guttering. The amount of guttering depends on the size of space you have. Guttering also allows you to take advantage of your vertical spaces around your balcony, these types of gardens also form natural dividers between spaces.
• Vertical Pallet Gardens
Sometimes even the most unusual discarded items can be great for Savvy Gardening. Who would think an old pallet could look superb adorned with plants. Pallets can give you loads of vertical hanging space to attach your terra cotta pots. Perhaps paint the pallets first with a bright glossy colour that will complement the types of plants you are going to grow.
• Tiered Gardens
Tired gardens are ideal for small spaces as once again they focus on height. Simply put a range of stacked pots and fill them with whatever takes your fancy. Plastic pots can be used but terra cotta are more sturdier and look much better, this is a great idea for annuals, particularly if you want something colourful on the balcony.
• Hanging Old Tin Can Garden
Don’t throw out your old tin cans, recycle them to make a unique garden. Simply paint the cans a variety of bright colours and use them as planters. You can join the cans together or in groups with twine. These hang nicely from a trellis or wall and are most portable so you can move them around your balcony to change the effect.
• Raised Box Gardens
Often to use the most out of a limited space you have to be creative and by elevating your garden it can bring stunning effects. Simply raise the garden boxes to whatever height you want, configure them as you want. For a casual look, stack the boxes in a haphazard manner and pot trailing plants for the ultimate effect.
• Soda Bottle Gardening
Ideal for those of you that have good wall space, this is a modern and chic

| PROPERTY TRADER way to hang your garden vertically.Again this idea is great for recycling old plastic pop bottles. Simply cut the side out of the bottles and plant anything you like. This idea is particularly good for herb gardens and brighten up the dullest of walls.
• String Gardening
Perhaps the cheapest and easiest way of creating your own vertical garden. Simply suspend different lengths of string from the ceiling and hang plants on it.This is even more effective if you create a mesh for the plants to sit in so the whole plant is visible. These suspended string gardens are a great way of bringing the garden indoors and leading the eye to the outdoor space where similar plants are growing.
• Living Pallet Table
This is a superb idea for a balcony as the pallet is dual purpose being a piece of furniture and a part of your garden. Adapt the discarded pallet as a table, remembering to sand off rough edges and paint well to give a strong but rustic finish. Remember to create enough space in the center of the pallet to enable you to plant your favourite greenery or annual flowers. The finished result will give you something unique and definitely a talking point of your balcony.
• Window Boxes
Do not dismiss the original idea for outdoor gardens in limited spaces, namely the good old fashioned window box. For gardening and saving space, nothing is easier than a window box. Window boxes are extremely easy to make and you can grow everything from flowers to herbs and even vegetables.Paint the boxes a variety of colours to add extra brightness and fun, remember your limited outdoor space needs as much help as you can give it. If you do live in a condo or an apartment with a balcony you can still create a lush garden area that will be perfect for cocktails or simply relaxing outdoors.Contrary to popular opinion, you can use full, mature plants for your balcony garden. Simply plan your design from some of our suggestions and mix larger plants with smaller ones for variation.You will find that creating a beautiful balcony garden area is fun, very rewarding and it will definitely get your neighbours jealous.

aving pets when you’re a tenant looking for a new rental property is a problem – trust me because I’m in exactly that situation myself at the moment. Even my two middle-aged cats that have been living in a fifth floor condo for 99 percent of their lives are stopping me, in the nicest possible way of course, from choosing from the entire Bangkok rental property market. I decided to investigate to see whether my own experiences that there are some condos and some landlords that do not accept pets of any kind are indicative of the Bangkok rental market as a whole. Real estate agent Justin Sirias Chan of Bangkok-based FAT Property Asia Co. told me: “Rental agreements usually do not mention if pets are allowed in the unit, however with most cases I handle, the landlords do not have much of an issue with pets in their units.“It is more about the Condominium House Rules; if the condo allows pets in the building then usually you will not have any issue with the landlord.”
That seems to be the problem so far as Bangkok is concerned.
Many condominiums, especially newer developments, simply have a carte-blanche “no pets” policy. I’m more than happy to pay a little but more to have my two cats with me, and if they cause any damage of course I’d pay. Justin added: “We do not charge any higher rental premiums due to pets, however we do ensure to inform tenants that they will need to pay for any repairs and major cleaning costs for the unit, which usually they are willing to do. Perhaps I’ve just been unlucky with my property search so far? But what about elsewhere in the world?
What are the rules regarding pets in rental properties? Ella Sherman is a Singapore-based property agent for Premiere Realty, and she is also on the management committee of the Singapore SPCA (Society of Prevention of Cruelty to Animals), so is perfectly placed to understand both sides of the story.She told me: “With the fast growth of pet ownership in Singapore, landlords are now much more open to having a pet stay at their rental property.
“As a property agent I always inform landlords in advance if the client has a pet. Individual landlords, on the whole, are fine with pets – especially landlords of landed properties. However corporate landlords still have clauses in their tenancy agreements stating no pets allowed, and in my experience they are non-negotiable on this.” She added: “Unlike the United States, in Singapore there is no premium for keeping pets at a rented property. However normally there is a clause in the tenancy agreement relating to damage caused by pets.”
So there’s no real differences between Bangkok and Singapore. How about further afield, London for example? Marc von Grundherr of London-based Benham and Reeves Residential Lettings said: “The most important thing is to establish ground rules with the tenant. If the tenant already has a pet, ask the tenant’s former landlord if it was well behaved. Some tenants even have written references prepared from landlords, neighbours and vets.“If, as a landlord, you do allow a pet then take a much higher deposit to ensure you’re covered for any damage, require the pet be groomed regularly and have the managing agent make regular inspections of the property to assess wear and tear.”That’s certainly more stringent than in this part of the world, and in my case I believe at least one of my two cats would have a problem with the ‘grooming’ clause.

Again from the U.K., Louise Reynolds, Director of award winning overseas property agency Property Venture is someone who understands both sides of this issue. She said: “Whilst I help investors buy property abroad, I also own buy-to-let properties. I let tenants keep cats in one of these as it has a cat flap and a garden. This helps keep void periods to a minimum as there is not a huge selection of pet friendly properties on the market, or landlords who allow pets. My property tends to be a bit smaller than others of a similar rent level, so this helps balance the playing field a bit when attracting decent tenants.” Citing one bad experience, said added: “I had a tenant who has not trained a cat, which clawed the carpet and caused damage. That’s okay as long as the damage gets paid for by the tenant, or a sufficiently big deposit has been taken to cover the additional costs associated with pet damage.“Tenants don’t tend to like admitting they are at fault if that costs them money, so invariably it means a battle to get the damage paid for.”
Perhaps U.K. tenants have a different mindset.
If my pet caused damage I would certainly feel obliged to pay for it. Viv Harris of U.K. lettings agency Heathgate recently had a situation where the landlord permitted two dogs in her house in Northwest London. She said: “These two dogs were both large animals and caused an immense amount of damage to the property. From deep scratch marks on all the wooden floors, gauges in the doors where the dogs have scratched at the paintwork to general mess and mud sprayed up the walls from the animals shaking themselves off when having been for a walk when they were wet.“It ended up costing the Landlord approx. £12,000 to repair. The tenant was obviously liable for some of these costs but a certain amount have been put down to wear and tear.” Viv added that the key to a successful letting with pets, in her view, is to ensure the landlord has taken enough deposit to cover any extra damage, and she recommends that a larger than average amount is taken to account for any extra dilapidation due to the animals.
Larger deposits do seem to be the norm in London.
Nicole Ratzker, Head of lettings at Aston Chase, said: “Some properties, particularly in new apartment blocks, simply don’t allow pets to enter the building which rules out tenants with a pooch in tow.“It’s true that there are landlords who refuse to accept pets in their rental properties; this may be down to a previous bad experience, or the property is in a terrace so noise could disturb the neighbouring residents.“As agents we include a clear dog clause and will usually request a larger deposit from the tenant in order to satisfy a landlord’s concerns.” My own search for a new home for me and my cats in Bangkok will continue, hopefully without the need to pay a significantly higher than average deposit, but an obviously understanding in the contract that any damage will be paid for.

hen it comes to Pokémon – you gotta catch ‘em all – and the real estate industry is capitalising on this concept with the latest release of Pokémon GO an application that allows users to find hidden Pokémon monsters in real world locations utilising Google Maps technology. Local business takes advantage of Pokemon GO as a marketing strategy. If you haven’t already heard about the app, Pokémon GO is a game available on both IOS and Android smartphones and it sets players out on a real life treasure hunt to collect rare Pokémon. Even more, the app was designed with pre-selected locations to be used as Gyms and PokéStops – and these sites are a big deal.
Once a player reaches level 5, they can battle at Pokémon GO Gyms and potentially become the leader of the site. The Gym locations are easy to spot on the map, just seek out the large white platform lined by spotlights which are typically placed in prominent real-world meeting sites such as malls and popular landmarks. PokéStops are notable locations where players gain valuable items to enhance their inventory such as better quality Poké Balls to catch more Pokémon, eggs that will eventually hatch into a full Pokémon and even installations that will lure extra Pokémon to them. Understanding the level of importance Pokémon GO Gyms and PokéStops have to offer, some real estate listings have included their vicinity to Gym sites whilst established businesses like coffee shops have altered their marketing, once they realised their business is a Gym, to invite players inside to catch the little monsters… and purchase goods too. The augmented reality game is changing the way people interact with one another, travel, conduct business and even plan out their life. Here, at Dot Property, employees are exchanging their smartphones for a different model with the correct processor just for the opportunity to download Pokémon GO and one employee’s family member is now seeking a wedding venue that features a Pokémon GO Gym. The game is currently only available in the United States, Australia and New Zealand but it’s rumoured to arrive in Thailand this coming week. Who knows what price loyal Pokémon GO fans will pay for the perfect Gym or PokéStop location in order to catch ‘em all – especially something as rare as a Mewtwo.

The real estate market in Pattaya has been under pressure in recent times and new agents seem to be popping up all of the time. Combine this with the dramatic events of the Russian currency slide and you can see why a great many agents are struggling to even tread water right now. However, it doesn’t have to be all doom and gloom. Perhaps it is worth asking yourself, this pertinent question.
Are you doing enough of the right marketing? Many realtors will automatically respond with a yes, of course we are. But, very often that’s a stock response and doesn’t reflect the reality. So, what is the right marketing? Well, here we will take a look at some of the ways that you can get your business in-front of ready to spend customers. These are the ones you must reach out to (before your competition does). Remember very often you are competing with other businesses in your area that have pretty much the same property listings, at much the same prices.
So what is going to separate you from your competitors? If you are about to reply something along the lines of “your customer service” then please take a step back for a moment. Remember, at this point your “new customer” hasn’t found you and cannot testify to exactly what customer service you are going to offer (or not), as the case might be. First you must engage with your new potential client. Easy, huh? Given that everyone is on social media these days you would be right in thinking that this is a great place to start. However, we probably need to slow down a touch, before we join the hordes of boring realtors who only bother to share property posts. Let’s take a quick look at some of the best social media channels for the realtor who wants more business. • Facebook • Twitter • Pinterest • YouTube • Google+ • LinkedIn

However, they all share the ability to drive volumes of traffic to your website, providing they are managed correctly! [Spoiler Alert] Without question, Facebook is the powerhouse of social media. But, are you maximizing your channel, or are you just simply posting countless new properties and boring people to death. # FACT - While people might click on a picture of a house or condo out of “interest”, very, very few of them will engage with the post. Put simply: • They won’t comment on it • They won’t share it So what are they going to do? On the whole, not a lot! If you are one of these realtors that pump out property listing after listing then now is the time to stop and review what you are doing…..Of course, there is a value for directly marketing your properties; however, this is most likely to be your website, rather than a social media channel. If you have some form of property system in place then this will also help as you can invite the reader to leave their email details and be updated when new listings match their criteria. The big difference with this approach is that you are now providing useful, valuable, high quality information to a potential new customer. When they are ready to make an enquiry they will be more confident in the standard of information that your website provides.
Share Your Posts Into Relevant Groups What is the Answer?
Ideally you want to attract people to your business at the early stage of their “buying cycle”. If you are able to do this then there is less chance that they will be shopping around all of the other real estate agents (who have the same properties). Imagine for a moment, a potential client who doesn’t know much about the area. Maybe they need to find out about schools, hospitals, where to eat, what’s on when and generally more about the new location that they plan to live in.
