entral Festival Shopping Mall played host to the third Pattaya Property Show From the 6th to the 10th May. Organised by Exact Trading the show was open from 11.00-23.00hrs to enable both home buyers and investors alike the opportunity of viewing a selection of properties from leading developers and realtors under one roof. A team from The Trader went to have a look and were interested to see that there were about the same number of stands promoting areas outside of Pattaya , such as Bang Saray, Huay Yai and Rayong as there were projects located in Pattaya. With a mix of condo and housing developers as well as real estate agents and also a home security company. The majority of exhibitors certainly seemed to be aiming for the Chinese market.

KOH CHANG –THE GREENEST THAI ISLAND
Over the twenty years that I have visited and lived on Koh Chang, its evolution has been predictable but thankfully sympathetic. In the early days, I’d arrive with my wife and friends, it was another new frontier, rickety over-laden wooden boats and a hazardous journey across the mountains to the west coast and White Sand Beach. We were booked into a 50 baht bungalow, shared showers and toilets, the scenery was beautiful, but my wife, more familiar with the Ritz, was unimpressed. The next day I trudged along the beach, feet sinking into the sand bearing the weight of Louis Vuitton and champagne until we found a compromise and fell in love with the island. Nowadays it’s easy, from Pattaya it should be a three and a half hours drive to the ferry point. I tend to leave early, around 6am, avoid the traffic and three hours is comfortable. Mini-buses are readily available, costing between 300bt one way and 700bt depending on how gullible you are and where you buy the ticket. Once on the ferry, you can relax and enjoy the spectacle of this wonderful island as it nears. It’s presence, it’s rain forest, a distant power, increasingly defined with shadows, sun or storm clouds, I hope it will remain a lasting memory for you, as it always has for me. The dirt tracks have been replaced with an asphalt road, widened year by year, crossing over the mountain range to the popular west side of the island. Some might say we’ve sold out, building, playing with nature, but I’m sure the hardest of hearts would agree that a road could be justified on Thailand’s second largest island. No traffic lights, no roundabouts, just a simple road with a few tracks into the jungle. Koh Chang has always been known for its beautiful rain forest, mountains, waterfalls, beaches, clear seas and untouched islands and fortunately its development has lagged way behind Phuket, Samui and Pattaya. The authorities have learnt lessons, I hope, and Koh Chang will never become another concrete jungle. They enforce regulations for both the National Park (90% of the island) and the Marine Park, strictly, no building can be higher than 12 metres anywhere on the island and efforts are being made, along with incentives, to create a showpiece for Thailand. Plans are firmly in place to use alternative energy, waste re-cycling, solar/wind power and a number of schemes are already agreed for self sustainable organic farming, in other words, treat the island with respect, care for it and it will be a better place.

Even on a small scale, groups of locals meet every Wednesday to tidy rubbish away from a designated area, often helped by police volunteers, a small group of ladies run a charity to look after stray dogs, it’s a small society, we all care, and more to the point, the authorities finally care.In terms of activities, it’s the sea, the mountains and nature. No jet-skis, no go-karts, but the best of sea sports, diving, snorkeling, sailing, surfing, trips to islands, treks through the forest, swimming with elephants, bathing in the waterfalls, and a simple sundowner cocktail to round off that perfect day, probably that per-

fect lazy day on the secluded beach. Demographics have changed dramatically in the last five to ten years. The old dog kennels that my wife so hated, have been replaced by stylish yet subtle and classy resorts, she’d approve. Good restaurants and cocktail bars abound for the new post backpack generation, the ones who fell in love here as students and are now married with kids, have senior exec jobs, and can afford to re-live their youth and memories with a little more comfort.Not surprisingly, there is an increasing demand for residential property on the island, mainly for investment and holiday homes.
We are currently building a mixed development of low rise condominiums and exclusive beach villas in Kae Bai, on the west side of the island, with bespoke designs, 200m of private beach and full resort facilities, you can
find more information at cirzislandlife.com. Several years ago, Siam Royal View launched an immense project at Klong Song, housing, a marina and short hole golf course. Tranquility Bay, another up-scale condo development on the southern tip of the island has great views and is now almost completed.And so the evolution of Koh Chang continues in a slow steady way, working with nature rather than fighting it, making the most of a beautiful, natural setting. And for the curious, why the name Koh Chang? (Elephant Island). Elephants are not indigenous to the island and the lazy answer is that the island looks like an elephant. I’ve tried, sideways, from above and with difficulty from below and no, I don’t get it. Some months ago, I raised the subject over tea, sitting crossed legged on the floor of a wooden house near Bang Bao with an old lady, ninety plus years of age, one of the original settlers here and still a major landowner. Through my interpreter, she told me the story of the ManChang, a primate ,half man, half elephant, hirsuit, with arms and body like a man but with an elephant’s head and a trunk used for fishing. Her uncle and many of his family lost their lives to the Manchang, but with the force of numbers, this savage tribe was finally driven into the jungle and away from the shores and the fruits of the sea. The old lady began to sob and then broke down uncontrollably, flaying her arms, gesturing about the trunk, how her family were slaughtered and finally, piercing screams until we slowly brought her back to today, Chinese tea and the gentle wash of the ocean waves. She was at peace once more, ridden of the spirit of the Manchang. I have heard of occasional sightings since and it is believed by many that a small tribe, Manchang, still exists in the deepest heart of the island, hence, Koh Chang.

Designing Greener Pastures
In today’s challenging property market, home buyers are demanding more and more from architects and home builders. Because of this, forward thinking developers are turning green – not literally, but “green” in regard to energy efficient and environmentally friendly homes. These days, statistics show that approximately fifteen per cent of all projects started by home builders are slated to be “green properties”. Due to the increase in demand, by the year 2018 that number is expected to rise to as high as eighty-four per cent. Prior to this, “going green” was thought to be nothing more than the trend du jour. As such, a green hued developer could get by with simply including energy-efficient appliances. Today however, going green has proven to be more than just a passing trend. It has become a way of life. Fortunately for our planet, modern home buyers have become much more eco-conscious. With the increasing awareness on all matters green, each year consumers have come to expect builders to exceed the previous year’s green standards without compromising either comfort or style. Now that everybody agrees that green is good, enterprising homebuilders and suppliers have been working around the clock to devise new and innovative ways to improve any homes energy efficiency and reduce the overall carbon footprint of the property. Whether you’re looking to buy or simply want to make your neighbors green with envy by adding certain green upgrades to your existing home there’s a long list of environmentally friendly products to choose from. By going green and incorporating some or all of the following eco-friendly principles into your home, condo or apartment you’ll be able to mitigate greenhouse gas emissions, eliminate excess waste, lessen your energy and fossil fuel consumption, conserve water, improve indoor air quality, all while saving both the polar bears and your pocket book.
Energy Homes and businesses waste billions of dollars worth of energy annually, almost all of which can be avoided. Wind and solar power are the most obvious green energy alternatives. Unfortunately they are not always

Low VOC Paint Paint related products are one of the worst enemies of the environment currently used in any home. Typical household paints can contain up to 10,000 chemicals, 300 of which are known toxins, and 150 of which have been directly linked to cancer. The worst offenders are known as “Volatile Organic Compounds” or VOC if you prefer acronyms. Over time the VOCs vaporize into the air further polluting the atmosphere. Safe alternatives include either “Low” or “No” VOC paint, both of which are sold by most quality paint manufacturers. Reclaimed Products Recycled building materials are playing an ever increasing role in both home construction and renovations. These materials can range from treasured old growth hardwood timbers and antique architectural details salvaged from dilapidated dwelling, to more mundane materials and objects such as bricks, stone, plumbing fixtures, doors, windows, hinges, decorative moldings, and countertops to name a few. Aside from the quaint and singular splendor and low price of repurposed parts, the environmental benefits of using material salvaged from deconstructed structures will noticeably reduce solid waste, improve air quality by not being burned, and use less landfill space. practical or affordable for the average homeowner. The easiest way to improve your home’s energy efficiency is to prevent air leakage through walls, windows, doors and ceilings. Experts claim that cool air leaking out and warm air leaking in, or viceversa is responsible for up to 40 per cent of a home’s energy loss. In a tropical climate such as Thailand’s – that’s an important thing to consider. Even for the greenest do it yourselfer, it’s relatively easy to make any home “weather proof”. Simply seal every crack and gap in the wall, replace all worn, cracked and broken rubber seals and gaskets around windows, and by add or replace the weather stripping which seals every entry. It’s also not a bad idea to minimize the gap at the bottom of the door by installing a threshold. Other high tech energy savers include high performance windows, programmable thermostats, and the now obligatory energy efficient appliances.
Water
Our planet’s population is growing steadily but sadly our supply of fresh water is not. Therefore, green water saving technologies are a must have if your edifice is to be eco-friendly. Here are a few green gadgets that are simple to install: low-flow aerators for the taps – these will reduce water consumption by 55 per cent; a low-flow shower head that’s designed to increase water pressure and maximize water savings is also a gadget worth getting. If you let the water run until it heats up to your preferred temperature before showering, be advised that some 9.5 liters of warming water will swirl down the drain for every minute that the water is running. If you really want to impress any guest bathers, the addition of a ‘smart showerhead’ which reduces the flow of water to a trickle until the pre-programmed temperature is reached, will save the average household over 1,200 liters of water annually. By utilizing a countertop water filtration system, which can be attached to any tap in seconds, you’ll effectively eliminate the need for bottled water. This will not only save you some green, it will also reduce the number of empties that wind up in a landfill.
Green Building Materials Many of the traditional building materials such as wood, metals and stone have been replaced by a variety of eco-friendly options. Some of these include composite countertops and molding, alternative flooring, and even sustainable landscaping! For example, instead of installing a hard wood floor made from timber cut from an old growth forest, why not opt for bamboo flooring instead? Bamboo is a great green substitute because it’s readily available. It grows quickly. It’s comparable in terms of beauty. It can be finished in a variety of colors. Plus, it’s equally if not more durable.

Converting a few meters of your homes garden space into a yard that yields is an excellent and very simple way to go green. By dedicating just a small area of soil, potted or otherwise, towards a green garden in which you can organically cultivate, harvest and enjoy the produce of your choice will do a great deal to improve your family’s overall health and your bottom line at the check-out aisle in the grocery store. If your abode lacks a garden, just about any type of herb and vegetable can be grown in a planter box or flower pot on the balcony, veranda, porch or windowsill.
Green Literally So as not to disappoint, in the off chance that you were expecting the word “green” to literally mean color … according to those who are in the know emerald green is the new “it” color as far as home interiors go in 2015. Another shade of green that is to die for is olive green because it’s considered to be warm, organic and neutral, which makes it easy to use with a wide variety of other hues. In addition, sour greens mixed with anything, along with mint green, and vivid greens paired with aqua and turquoise are all said to be in vogue next season.

But, every now and then, I get to show a customer a house that enlightens me a little. On a few lucky occasions I’ve had the pleasure of matching a house to a customer who says, “I don’t care how much it costs or how much maintenance it requires”. Then, when I’m rambling around in a spacious, well designed and artistically decorated Mega-house is when I get “house envy”. Property Problem Solving real estate riddles
Probably the hardest part of my job is empathizing with a customer who is looking for a property that would not interest me personally. The client’s taste and lifestyle may not match my own, but I still have to get in their heads and find the perfect place. For me, it is similar to a math equation. You simply need to figure out what property problem you are being asked to provide a solution for.
House Envy This is particularly hard for me regarding houses. I love really nice houses with big gardens and swimming pools … I just wouldn’t want to maintain one. When a client wants to look at houses, I have to figure out what their motivation is. Do they have kids? Do they have pets? Do they want a house just because their spouse has always wanted one? What is it that made them decide they need a house? Sometimes the answer is as simple as “I just don’t like condos”. Once I figure out what utility this house will serve, I can close in on the best properties to look at. Most people would say the difference between single family home living and condo living is convenience vs privacy. Owning a house; no matter how small, will always entail an element of maintenance. House owners are responsible for maintaining systems like air-conditioners, hot water heaters, electrical, plumbing, doors and windows … the list goes on and on. And, if the house has a big garden and swimming pool, the maintenance chores and/or costs could double.
Sometimes a client’s tastes do match my own and I have the pleasure of showing off a bachelor’s fantasy crib. One particular condo comes to mind at View Talay VII on Jomtien Beach. A massive corner unit that looks custom-built for James Bond or some other such international playboy. Yes, my job can be fun and I do not apologize for enjoying myself. But, more often than not, I’m given a handful of requirements and desires that are very specific and sometimes hard to find.
Tall Order Not long ago, a couple contacted me for help finding a new home around Pattaya. They wanted a place they could either rent long term or buy. The husband recently transferred to work near Maptaput. His wife and two school age children would accompany him. Right away I thought for sure this family would want a house, but the wife set me straight. She said that their family was very busy with all types of activities like football for their son and ballet for the daughter. She had landed a position at one of the local international schools and would be teaching 30+ hours per week. They needed a big space but had no time or energy to maintain a big house. The husband piped up and added a few other criteria. He said his ideal place would be a big condo, away from the heavily touristic area, with a nice swimming pool, preferably on the ground floor. “Let me get this straight” I said. “You want to either rent or buy at least a 3 bedroom condo, away from the congested tourist area, with a nice pool on the ground floor”. “Yes” the husband said timidly … realizing he had placed a pretty tall order. “No problem”, I announced. “I know the perfect place”. My mind went directly to a gorgeous 3 bed/3 bath place at The Residence in Jomtien Beach. And this is why I’m in the real estate business … the satisfaction of solving a complicated property problem. Way back in September 2011 Pattaya signed a Sustainable Tourism Master Plan, designed to transform the city into a world class ecotourism destination. The plan over a ten year period planned to open up 15 billion Thai baht for 132 different projects from the government. The funding to be used for “greenovative tourism� projects. The initial part of the plan includes a massive house cleaning effort across the province. Authorities are actively working on this now. We are seeing beach clean ups, garbage removal, and organized efforts to lower crime. Authorities conduct regular checks of Go Go bars, nightclubs, karaoke bars, and pubs to ensure all girls employed are of legal age, there are no drugs being used or sold on the premises, that all licenses are kept current, and that the establishment operates only during permitted hours for the type of venue. One notable statistic that shows some real improvement in the way Pattaya conducts itself was the crime rate over Songkran for 2015. Crime was reportedly down 80 % for the nine day festival this year. Much of the decrease was attributed to two factors. First the new rules banning water cannons, and ice, and second the enforcement of the rules by uniformed police that monitored the entire city from end to end. To help with the festive mood police began an exchange program for water cannons, to traditional Thai water bowls. True Thai brilliance. Some of the projects in the Greenovative Tourism effort that broke ground this year or will in the near future include the Sukhumvit tunnel, the Thappraya Royal Park, the ferry connecting Pattaya to Petchaburi, the high speed rail link and the Sports Center being built on Chaiyapruek 2.
The Sukhumvit Tunnel
The purpose of the Sukhumvit tunnel is twofold, it is intended to decrease traffic congestion which in turn will help cut pollution from cars stuck in traffic idling, and the beautification of the area with an island featuring dolphin sculptures and beautiful landscaping. The landscaping will further help battle carbon emissions by adding plant life where there was once nothing but concrete. Although the delays are frustrating to drivers now the end result will be less traffic, more greenery, and an easier road to navigate the streets that are becoming more crowded with each passing year.
Thappraya Royal Park
Pratumnak Hill will receive the Royal Treatment! A large portion of Big Buddha Hill will be converted to an ecological tourist destination. The first part of the project is underway now and will take ten months to complete. Feel Green Design Co Ltd. won the contract worth 6 million THB to conduct the feasibility and project study. The first things to be completed will be improvements to existing features, then new attractions will be added, and finally the

| PROPERTY TRADER religious area will receive upgrading and improving. Added to the Thappraya Royal Park will be cycling paths, walking paths that will be accessible to persons using wheelchairs for mobility, tram tracks, and viewpoints that will yield breathtaking photo opportunities with Pattaya Bay as the background. The pathways will allow you to explore the 285 rai of undeveloped land in the heart of Pattaya. Serenity in the city center. Eventually more flora and fauna will be added, as well as birds, and butterflies and other naturally occurring wildlife for the climate. The project is expected to be completed over the next four years. All the objectives will be met slowly and the interest of the public will determine what projects get completed first.
Ferry Connection
In a massive marine effort to reduce travel time and emissions for tourists travelling between port cities the Minister of Transportation says that travel time from port to port will be reduced from 6-7 hours by land to only 3 hours by sea. The three ports to be added by the Marine Department are at landmarks in Pattaya, Cha-Am, and Huahin. The planning for these ports began in 2012 and construction is expected to be complete sometime in 2016. The private sector has invested in this project and there is another 400 million baht to raise before completion. The plan will be to use a Catamaran Ferry which can carry 450 passengers, and 33 cars travelling at a speed of 82 kph. These three routes are expected to provide green transport options for up to 3 million people and 200,000 cars annually once fully operational.

The first high speed rail link to connect Bangkok with a tourist destination will be the Bangkok-Pattaya-Rayong route. Charoen Pokphand Group and two investment partners from Hong Kong and China have decided to invest 1.2 trillion THB into the high speed train service.
Once the first three ferrys are complete and functioning to capacity successfully there are more routes to be added in the future connecting port towns all over the Kingdom, making travel even easier in the Land of Smiles.
Design and construction will be handled by CITIC and HNA will develop and manage all the facilities for port, airport, and rail stations.

The transport Minister was to receive an updated plan for construction and train station facilities sites on the 9th of May. The outcome of the review of the plan will be submitted to the Cabinet for approval. They hope is to receive a green light from the government by Go Green June!
Sports Center Construction The Mayor announced that there will be a new sports center being constructed for extreme outdoor sports such as skateboarding and BMX. The construction is to begin this year. The Ministry of Tourism and Sports and the The Sports Authority of Thailand are working together on this project. Pattaya goes green. Four years into the Greenovative Tourism Initiative there is a lot of progress that is very obviously being made even with the extreme budget cut that was passed down only a year into it. I know that some of the projects are causing traffic delays and other issues but if we don’t tackle the issues now it will only be more challenging to fix in the future. Green Pattaya decided that they would do a full month’s Spring clean in the month leading up to Songkran. Here is their diary: Green Pattaya started 2 years ago focusing on the Pratumnak area where the first cleaning took place with over 200 staff from the Dragon Group and Kingdom Property. Since then Green Pattaya has carried out cleanings all over Pattaya, from time to time returning to Pratumnak and the area mainly owned by one company and known by the name of many of the streets there: “Kasetsin”. Most of the rubbish here comes from coach drivers cleaning out their vehicles while waiting for tourists visiting the temples around Pratumnak. Since there are few residents here the place is also a popular dumping location for “pick up cleaning companies”. You know the ones that charge 500 thb to remove your trash - then drive it here to dump it. Soi 5 in particular has become a big dumping ground and a health hazard for passers by. Soi 1 19th to the 22nd March 2015 Starting off at Soi 1 on the 19th we cleaned everyday from 16.30-18.30. Since this is a busy street many Thai people came to thank us for our efforts and the couple selling gasohol provided free drinks for everyone that came to clean. The people in the Burmese camp, however, just stood looking at us while we cleaned up their mess. Each time it rains the flooding cleans out their camp but the trash floats out on to the street. Soi 3 23rd to the 26th March 2015 From the 23rd to the 26th Green Pattaya Cleaned Soi 3 where there is a bus stop that is particularly busy at night time. Since the only construction here is Orion Condominium, the buses just dump trash here. Megan from Pattaya People came to help and that was a big help getting media attention and showing Pattaya how dirty the streets really are. We think any property company would make sure their streets are free from rubbish to make it look clean for potential buyers don’t you agree? There has been a big problem with a water pipe leaking for over two years. It took a few phone calls to determine if the leak was grey water or fresh water and once it was determined that is was fresh water we called the local water company and they closed the leak in a day. Funny how nobody local to the area has ever thought of fixing such a simple thing.

| PROPERTY TRADER Soi 5 27th March to 30th March We had a few volunteers on this street coming down from the 27th to the 30th but even with all the help, this street is still too polluted. We probably picked up 20 bags of trash each day and did not get anywhere close to making it clean. In the morning fresh garbage was left by the parking coaches and we made a few videos of them cleaning out their vehicles and sweeping the trash into the street. On the way down from Soi 3 to Soi 5 there is another construction camp but this time some of the workers actually came out to help us clean. Back to Soi 5 on April 4th We took a break and went back to Soi 5 on the 4th April with the help of the Child Protection and Development Center and Pattaya City Hall. 60 amazing kids helped us to clean the Soi as best as we could and we managed to get 4 trucks of rubbish away from the street. Soi 7 31st March to the 5th of April The truth is we never got down to Soi 7 there is a big parking area behind a makeshift restaurant and they collect rubbish that blows to the street between Soi 5 and Soi 7. The area is so polluted that even though we picked 20 bags each day in this area there was layer after layer of rubbish to go through. Everyday we met a guy who collects bottles and each day we gave him the plastic we had collected. We could see that made him very happy - even though he didn’t speak much English ! Soi 9 6th April Most of the trash in this Soi is behind a fence and most of it comes from the workers in the camp and the parking vans. The coaches have no space to park her. We got help for most of the day from a lady who had a small restaurant in the corner and the taxi drivers also helped us brought over cold drinks and cleaned up their corner. Jomtien beach April 7th We took a break from the parks and headed down to the Jomtien beach with the help of the 60 kids from the Chinese International School of Bangkok. They came to help us clean up Jomtien beach collecting rubbish both in the sea and on the beach itself. None of them had ever done anything like this before so the teacher was very happy to see them helping Thailand get cleaner. At Surf Kitchen KOTO (Keeper of the Ocean) gave them a small lecture about Ocean Safety while they enjoyed lunch. They will be sure to come back. Cosy Beach April 9th to April 11 Green Pattaya has carried out 6 huge cleaning operations in this area already and last year we also fixed the pump that had been broken for a long time. For many years the pump had been faulty but thanks to Green Pattaya it is now fixed. We also tried to talk to the beach vendors to ask them not to use the place for the parking old boats. One agreed to remove the boats but simply set one on fire and then moved 10 jets ski there instead. Sadly she won’t listen and almost threatened us. She claimed she was the owner of the beach and could clean it by herself (obviously not true) . So we just cleaned the area around the new FFLIC club and Cosy Beach hotel and avoided going to the beach below. Soi 7 21st and 22nd of April We decided to give Soi 7 one more go since we had not been able to do it before. Most of the problem comes from the construction camp. Some people living here just dump their food and plastic. 99 % of the rubbish we collected was from plastic dishes. Really sad to see so much rubbish from probably just one food cart that is no longer here. The person who had previously sold food had just dumped their left overs before leaving. Soi 5 23rd April Kasetsin Group, Pattaya City Hall, Green Pattaya and The MAYs Urban Thai Dine Pattaya took a really deep dive into the dirt on Soi 5 this time. City hall brought an excavator to dig down deep because there is really too much rubbish on this street. We also took a big swing at all the signs that blow down during the storms and were littering the area. Why don’t city hall ask the companies that put out the signs to also take them back? Put a phone number where people can complain and ask them to take them to take them back. Each day City hall came to pick up the rubbish bags on set location. Green Pattaya just sent them a line location and a photo and it got picked up. Many Thai people also came up to take photos of Green Pattaya cleaning and it ended up on some Facebook and got over 1000 likes. Too bad these 1000 people did not come down to clean ! COMPOST BIN …........information supplied by Green Pattaya Most of us have old rubbish bins left standing around from a the last Songkran party or maybe you have recently bought a new bin.? What can you do with the old bin and 1x1 meters of land in your garden.? Well you can make a compost bin that will save maybe 60 % of your waste and give you black soil as a reward. A rubber garbage can is best although if you have a metal can that already has holes this is fine as well as long as the lid locks.
Directions:
Drill holes in the bottom and on the sides of the garbage can to provide plenty of air circulation. Place the garbage can on bricks to raise it off the ground. This allows air to circulate under the can and prevent the composting material from becoming stagnant. Some gardeners prefer that the garbage can sit on the ground so earthworms can help with the composting. Add uncooked vegetable scraps, dried leaves, grass clippings, and diseasefree plant material. It is helpful to chop the vegetables into small pieces so that they will break down quickly. Keep the compost moist and turn it every two weeks. To turn, just put the garbage can on its side and roll it around but make sure the lid is locked in place ! What can you put in your composter? • Uncooked vegetables and fruits. Be sure to cut them up into small pieces so they will break down faster. This is helpful with a small compost bin. • Grass clippings. • Dried leaves. • Disease free plant material. • Shredded paper. • Avoid sticks and woody plant materials because they will not break down.
