New Nordic Palace
Putting the “Over” in “Over the Top” If you are a frequent visitor or resident of Pattaya, it is likely you’ve witnessed a transformation on Pratumnak Hill. Right in the middle of this ever-changing seaside neighborhood is a phenomenon known by many as “The Nordic Village”. The New Nordic Group exploded onto the property development scene a few years ago and has proceeded to take over a large sector of Pratumnak Hill transforming it into a holiday destination in its own right. Restaurants, bars, spas, shopping and a dizzying array of accommodations. A few months ago New Nordic announced they were breaking ground on two uber-luxury projects called The Castle I and Castle II. I remember thinking to myself, “I guess the only thing better than having one castle is to have two”. I thought wrong.
Latest and greatest
From the mind of CEO Kurt Svendheim comes New Nordic’s latest and greatest offering … “The Palace”. The Palace will consist of seven floors and sixty-one suites of mind-blowing unadulterated opulence. I’m not sure of where “the top” is, but it is readily apparent that New Nordic intends to go “over” it. The base floors of The Palace are dedicated to fine dining, shopping and entertainment. The heartbeat of this magnificent structure will be the massive stage set in the middle of 700 square meter lobby surrounded by a swimming pool connected to a stream that winds its way through other New Nordic enclaves. All suites will face inward with balconies that offer a bird’s-

eye view of the stage. On show nights, residents and guests can sip champagne while enjoying the opera …or ballet … or live country music … or any of the shows New Nordic’s entertainment division dream up right from the privacy of their own suite. The Palace is the newest addition to the New Nordic VIP family. Earlier this year construction began on New Nordic Castle I and New Nordic Castle II. Both these buildings feature a medieval theme with luxury suites and a private club on the top floor. These were the first of the VIP family of accommodations.
Shrewd move
The creative minds at New Nordic had so much fun designing these projects they just couldn’t stop. At first glance one might think a project of this magnitude is “a bit much” and rather extreme. But, a closer look reveals a shrewd move by this developer to advance the all-inclusive concept New Nordic is famous for. When visitors come to Pattaya, they have many things on their agenda. Some want to enjoy the warm sunshine and outdoors. Some come to eat and drink. Some want to shop until they drop. Some want to be entertained. And most want it all. New Nordic’s Palace attempts to meet all their needs in one elegant setting. If it’s sunshine you want, then the swimming pool complex offers a unique experience. The Palace will be connected by a 200 meter long pool to other New Nordic projects. It’s not just a rectangular hole in the ground with water in it; it’s a water lover’s dream.

Entertainment chops

The Festival included nightly performances by many popular bands including a spotlight show from Chris Jagger. For the shoppers, New Nordic has designed space for a number of special fashion outlets and souvenir shops. So, guests can come to The Palace, enjoy the great outdoors, eat & drink to their heart’s content, enjoy worldclass entertainment and fill their luggage with gifts for the family back home; all without leaving the property. Like I said, a shrewd move … and a brilliant plan.
But, if I’m blissfully bubbling away in my Jacuzzi suite, sipping champagne and preparing for a night at the opera on my private balcony … I might think “over the top” is OK. And, “Yes … I do deserve it!
Don’t be distracted
But, all this all-inclusive luxury shouldn’t distract prospective buyers of Palace suites from what they get. I
n this month’s Green Property Trader we thought it would be a good idea to highlight how new technology can save energy around the home and be a good investment. At present this sort of technology is usually used to bring a Wow factor to your home but to coin a regularly used phrase in the property world :ROI (Return on Investment), this technology can be used to conserve energy in the home and save money. The ROI would be the time it takes to recoup the initial cash outlay for installation and product by the reduction and savings in fuel bills. For instance one of the more popular products to create energy is that of Solar Panels, on average a 5 kw system costs US$ 25,000. It could take a matter of three-seven years depending on usage to recoup that outlay but once recouped it would then produce. in effect free electricity. However even without solar panels there are things you can do to immediately to cut energy costs and conserve energy. Heating, cooling and lighting being three of the most exorbitant ways to burn power and money. Simply turning off lights and turning down thermostats will automatically reduce your energy consumption. The problem usually being that as fallible human beings we often forget to do what is necessary. This is where technology can help, take out the human element and often you also reduce mistakes. What if your lights automatically turned themselves off when nobody was in the room, or during daylight hours were timed not to be on ? The same with your heating and air conditioning, if your thermostats could adjust themselves with climate change then you would never need to touch them. In reality all you need in order to have control of these elements are timers, thermostats, relays and dimmers. In a new build property installing such items is relatively cheap and ROI is pretty quick. Most mortgage companies are now happy to include this technology as part of the mortgage as it is perceived to add value to the home as well as cutting monthly bills. The monthly energy savings will more than compensate for the extra increase in the mortgage. However the big problem occurs when you try to retro-fit this type of equipment in an existing dwelling, quite often it is necessary to wait for a major refurbishment or upgrade as usually cabling is needed to connect individual components together.

Really self explanatory, a timer will control the times when a specific piece of hardware is turned off and on.Timers have to be used in conjunction with relays or dimmers to be really effective and to control several appliances at the same time. For instance an oven timer will switch your cooker on to have your dinner ready for you when you return home. This is usually a stand alone bit of kit that only controls your cooker but if it were also connected to every light circuit in your house then you could switch on or off your lights with it as well .
• Relays
Relays are switches that open and close circuits electronically, they control one electrical circuit by opening and closing contacts in another circuit. What is connected to the relays can therefore be controlled either remotely or electronically.
• Dimmers
Dimmers are devices to lower the brightness of a light, if connected to your lighting circuits they can reduce the amount of energy used.
• Light Sensors
These devices measure either internal or external light and then send a signal to the relays or dimmers to respond in a programmed reaction. With the above items installed in your property you can start to make your home Smart and this means you can set off a series of pre-programmed events in response to external influences. Light sensors can be set to turn off lights in a room if nobody is present or to reduce the brightness as the ambient light increases. So if you know that nobody will be at home at a certain hour then a timer can turn off all the lights at a specific time. If thermostats are connected to relays and timers then this enables you to control the heating accordingly. And if this equipment is connected to the outside world via web access then you can control your house remotely. Installation of such equipment will dramatically reduce your energy usage and if you also have solar panels installed then you are really talking about serious cost reduction. As a consequence, if your energy usage is lowered significantly then only a relatively modest solar panel system will be required to power the system and then the ROI is pretty fast for all the equipment. This technology is available now there are many manufacturers and installers who will guarantee its performance and durability. It may be a step into the dark for the uninitiated but really the way past this is to do as much research as you possibly can. Learn to understand the technology and what it is capable of achieving and then look at your own home. What uses the most power? Where are you throwing money away? How much would it cost to address? And what is the ROI for your outlay? Believe me the days of going around every room to turn the lights off after the kids have gone out is gone. Let technology take the hassle out of your energy consumption so you can focus on more pressing matters.

I tell them about myself and my life here. Usually we find some common ground right away. Sometimes it pays to be a down-to-earth Polish girl” Julia added.

here I come from, real estate agents are walking-talking directories for the territory they serve. They are experts on everything from school districts to traffic patterns. Realtors don’t just sell you a house … they help you move. Generally speaking, I have not found real estate agents here in Pattaya who command the professional and well-rounded game it takes to compete in the west. That is, until I met Julia Socha from Pattaya Prestige Properties.
Successful Career
The amount of information Julia claims is necessary to properly serve a client is impressive. “If the husband has a boat, I can tell him about the marinas, fishing, sailing, licenses etc. If his wife wants to take kite-boarding lessons, or yoga or find a good dentist … I need to be ready with helpful recommendations. Information about schools, hospitals and other essential services is a given, but it’s all the little real-life details that make a difference in my customer’s experience”. “I like to think I am “Wiki-Pattaya” ”Julia said. “No detail is unimportant”.
Before coming to Thailand, Julia enjoyed a successful career starting in the hospitality industry at the Strand Palace Hotel in London’s Trafalgar Square. Julia then followed her husband’s career in the marine business and moved to Indonesia working on a marina project. The project bogged down, but the flexible young couple changed gears and built a successful dive resort on an island near Sulawesi.
She also points out that in a world suffering from information overload, relevance that is the key. Julia is the mother of two school age children, a homeowner and a full-time working realtor. She is living a full-on expatriate life totally engaged with the community on a daily basis for the past nine years. “I have the real-time real-life information people need when they come here” Julia said. “Not brochures”.
“That resort was our dream” Julia said. “We would have been happy to stay forever”. After 2 years, Julia and her husband found themselves expecting a baby and plans changed. Because the island was so remote, the family would need to relocate in a place with proper medical facilities, schools and social infrastructure. With her husband’s family running a successful marine business in Thailand, they moved to the brighter lights and bigger city of Pattaya nine years ago.
Julia claims she is dedicated to making her customers happy, not just collecting commissions. At first I dismissed this as a bit of salesmanship, but when she explained her reasoning I understood completely.
Expat Housewife Julia spent two years as an expat housewife in Pattaya. “I hung out with other expat wives, attending social functions and becoming involved in the community” Julia said. “I found myself familiar with all the major real estate projects and neighborhoods just by being a resident”. After three years in the city, Julia found she had the desire and need to work again. She began as a freelance real estate advisor, but quickly progressed to full-time sales associate with Pattaya Prestige Properties. She has been the sales manager for the past 5 years.
“Of course I get great satisfaction when I match people to a property” says Julia. But, also remember, Pattaya is not such a big place. I don’t want to see some unsatisfied client at the gym every day, or run into someone at the grocery store who thought I didn’t give my full effort. I live here. I want everybody happy. A
lthough houses and condos have the same 4 walls and a roof here in Thailand, when it comes to the selection of a property, the process of buying and its legal ownership, there are significant differences compared to the same situation in our home countries.
How to find the right property? The USA has a Multiple Listing System and most European countries have agencies with exclusive listings but the market in Pattaya is not transparent for the first time buyer and seems to be very disorganized. Sellers list their properties with 5-30 agents but when they change the asking prices often forget to inform all the agents and after several months the property can be with 3 or 4 different prices. Sounds bad in theory but in reality the better properties are listed with premium agents who take care of their listing system. As the commission is paid by the seller the buyer should use a qualified agent, for example a member of REBA ES (Real Estate Broker Association Eastern Seaboard). Every member is highly qualified, follows strict Rules and Regulations and a Code of Ethics, has many years of experience and has taken part in several seminars and passed examinations. REBA ES members have many quality listings and work together. If the agency does not have the right property they can use the listings from other members and share the commission.
No zoning! In Pattaya (as in the whole of Thailand) you can find a luxurious villa next to a worker camp or a chicken farm . You won’t find this in Beverly Hills or Kensington where zoning, building regulations and urban development planning normally assure that there are no high rise buildings overlooking your garden or trucks clogging up the road in front of your house. Such laws probably exist in Thailand but their enforcement is sometimes rather relaxed. You should know how good the management of the condo/housing project is and who your neighbors will be. Do they pay maintenance or like to sing karaoke on the terrace all night ? A badly maintained condo/housing project will not only make living there uncomfortable, the re sell value of your property will be affected as well. Local knowledge is essential, if you haven’t got it, ask your agent!
House or Condo ? This is a question of personal lifestyle as well as legal security. A Condo can be bought under certain but easy to fulfill requirements in the name of the foreign buyer (“foreign quota”). Foreigners cannot own land in Thailand, therefore their investment has to be secured via a Co.Ltd. or long term leasing contract. This is a very complex issue and should be discussed with a qualified agent and/or lawyer. Other issues will affect the choice such as will the buyer live most time of the year inside the property or only visit for a holiday? Does the buyer want to go to nice restaurants or clubs several times a week? If so a house in east Pattaya might not be the most convenient choice of property. If the owner only spends a few months of the year in Pattaya or just visits for an annual holiday, a house will be difficult to maintain. The owner would have to spend a significant time of their holidays renovating or upgrading their house and to control the gardener from thousands of miles away is not an easy task! You need good village management or some friends nearby - just in case. But if you have an extended family, a dog, like to sit on your terrace, have a barbecue and jump every day into your own pool, then you can find quality houses for very reasonable prices in Pattaya.

A foreigner, who wants to buy a condo in his/her name needs proof that the money has been transferred from abroad to Thailand. Some readers might remember the expression “Tor Tor 3/ saam” but today the procedure is more flexible and there are several options to get this kind of document and generally to buy a condo a “visa on arrival” is sufficient! Thailand does not know the institution of a “notary“ like many European countries. The transfer of ownership happens at the land office with both parties and/or their representatives present. But before you meet at the land office, seller and buyer should agree upon and sign a contract clearly stating what will be sold/ bought, when this will happen and when the payments should be made. Everything at the land office is in Thai language but the contract can be made in any language. Make sure that there is no misunderstanding, otherwise you may start to argue at the land office! Generally a deposit of 10% of the purchase price has to be paid when signing the contract as the seller has to take it off the market and might need to book a ticket to come over for the transfer – and therefore must be sure that the buyer is serious. Copies of the title deed and passports of both the seller and buyer should form part of the contract. At the land office you need to show certain documents, for example the already mentioned document to show where the funds come from, and the original title deed (chanod) as well. The seller also has to provide a document from the condo management showing that all maintenance fees have been paid. If all documents are present and correct, the land office will transfer the ownership. This is also the moment that the final payment will be made usually a mix of cash money and cashier cheque.We strongly recommend you use an experienced and honest agent for this or a lawyer. The process of buying property in Thailand is very safe but many things can go wrong if the buyer is not experienced in the process of buying in Thailand and cannot read the Thai language! As we write regularly columns for several newspapers many buyers approach us to check their documents or to complain about several points regarding the legal aspects or the quality of the condo – most times we can only refer them to a good lawyer. But keep in mind, the legal process in Thailand takes a long time, costs money and doesn’t guarantee any success. As a buyer you can avoid a lot of headache by using an agent who is paid by the seller anyway!

K
eeping with the theme of this month’s Pattaya Trader Magazine, we take a look at some of the technology that can help to reduce one’s’ carbon footprint. As we know, technology has moved on at a frantic pace and shows no sign of slowing down anytime soon. However before we dive into the techpart, perhaps we should first have a brief round up to understand a little more about what is meant by the term “Carbon Footprint”.
The Definition
Well, put into simplistic terms, a person’s carbon footprint is the sum of all carbon dioxide (CO2) emissions, which have been induced by your activities in a given time frame. In most cases, a carbon footprint is calculated over the course of a year. CO2 output is measured in kg. Most people associate the biggest CO2 generators as motor vehicles, and to be fair they aren’t far wrong. However, it is important to remember that there is some form of carbon footprint attached to everything, for example: For every liter of petrol used, 2.3 kg of CO2 is emitted. The production of 5 plastic bags and 2 plastic bottles would generate 2 kg to your personal carbon footprint One could argue that the bottles and plastic bags are being produced anyway; however, choosing to use them is the element of importance. This is perhaps why the big UK supermarket chains have been charging people for using plastic bags - or is this just another way of making increased profits?
Does it Really Matter?
Many people feel that they are too small to make an impact in the fight to lower CO2 emission levels and in some respects they might be correct. If everyone felt the same then of course, that statement would become a self-fulfilling prophecy. Thankfully there are large sways of people that are starting to take responsibility for or at least learn more about the impact their actions have. Also a number of websites have sprung up that have some form of carbon footprint calculator on them, allowing visitors to estimate levels of usage under certain situations. The reality is that the world needs some assistance in reducing levels of CO2. Nations and corporations are being brought to task to reduce the damage that is being caused by all this carbon dioxide production. Bottom line is, the more an individual can do to help, the bigger the impact on reducing overall sizes of carbon footprint. Yes, it does really matter!
The Paperless Office?
It’s not uncommon to see notation at the bottom of an email that reminds you about not printing the message out. These messages have been around for some time and really do make excellent sense. Aside from a the carbon footprint of paper and ink and of course the manufacture of the printing device used there is also a massive benefit of space saving. Lest we forget, all paper (recycled or not) is approximately 40% carbon by mass. Paper consumption contributes massively to forest degradation, not to mention the huge volumes of chemicals, raw energy and water that is required in the manufacturing processes.Think about it. A paperless office means less filing cabinets taking up precious office space. Less piles of paper lying around and, a much needed reduction in your carbon footprint.

The added bonus to reducing paper in the office is that for every tree that is not used in it’s production there is another tree saved that can “consume” CO2 in the atmosphere.Surely it’s a win / win situation?
Busy People can Care!
Getting organized in your life can make a difference when it comes to reducing carbon footprints. Using a diary app on your phone rather than a physical notepad is not only going to help you become more efficient, it will also cut down on paper usage in the process. No matter if you are using Android or Apple there are plenty of applications that you can download for your “to-do lists”, “calendars”, “appointment schedules” etc, Certain age groups will not doubt have a sentimental attachment to their first “Filofax” type organiser. Of course, like most things, technology has evolved and played its part.
Avoid Traffic
Given that we have already talked about fuel being one of the biggest culprits when creating harmful CO2, it probably makes sense to look at some of the technology that could potentially help.Avoiding traffic is now much easier than it ever has been, thanks in large to some of the navigations systems available on phones. Regular readers might recall an article on the the evolution of Google Maps? Even if you know the route you are going, why not use Google Maps?. The benefit here is that down to the volume of other people on the road using the same system, Google is able to let you know in advance of any traffic congestion. So rather than sitting around in traffic, you can keep motoring using an alternative route. Less stress for your journey and less CO2 being produced because you are not idling in stationary traffic.Taking things to the next level, Google have introduced an app called “Carbon Footprint for Google Maps”, this extension will be able to estimate the total CO2 emission from driving the route suggested by Google Maps. Handy if you do quite a bit of driving and are keen on understanding your potential impact on the environment. Another great app that you can download is TripAlyzer. Here you can update the app when you fill your tank and it will report back projected CO2 emission info, not only that, you can also get all kinds of budget-friendly data about your fuel spending costs.There are even apps being developed that look at lifestyle choices, purchasing patterns and food intake. These new apps will have the power to combine a whole host of information and streamline the data output. It will even have the ability to look at spending data activity, so might not be what some of our readers are looking for, if you know what I mean!
