EIA Approval for New Pattaya Developments Two of Thailand-Property.com members in Pattaya were recently given the coveted Environmental Impact Assessment (EIA) approval. Both the North Beach Pattaya project by Nova Group as well as Onyx Development Co. Ltd. Both are condominium towers that are suited just right for the environmentally conscious buyers of Thailand. Joining the emerging demographic of buildings in Thailand that have cleared EIA approval, North Beach, The Nova Group’s flagship project was granted EIA approval in April 2015.
“Our customers are obviously delighted that EIA has been granted, and we thank them for their loyalty and trust in us” said Keith Storey, Group Sales Manager for Nova. “Our existing sales office will remain where it is and the piling works will start soon just behind us, the land has already been cleared to make way for the construction team”. Construction on North Beach will start in June and is due to complete within 36 months. Shopping Centres For The Darkside One of the most popular places for expatriates to live is East Pattaya otherwise known as the Darkside. A large number of people (in the tens of thousands) have access to almost everything they need in this area. This includes a variety of bars, restaurants, doctors clinics and banks as well as a selection of shops and mini markets. However, the one thing missing is a shopping centre -until now that is with not one but two of them being built in this area. The first which is now under construction, will be located in Soi Khao Noi. The second - still at the planning stage, will be located out towards Mabprachan Lake. The shopping centre in Soi Khao Noi is being developed by the Chok Chai group who have built many housing projects in the surrounding area as well as a recent condo development with almost a 1000 completed units. In addition there is a further proposed development consisting of two 15 storey towers due to commence later this year. The shopping centre which will be called Chok Chai Shopping Plaza will be 2 storeys high with a large underground car park. The centre will be made up of commercial retail units, restaurants and other food outlets. As of yet there has been no announcement as to which stores will be featured here but you can expect a number of major high street brands to locate here. The second centre as previously stated is still in the planning stages. However if the rumours are to be believed this project will also incorporate 4 condo buildings as well as a large shopping centre. It is also believed that this centre will be aimed at both local major retail outlets as well as international brands.
No start date has as yet been given for this project but it is not expected before the last quarter of 2015. Major road infrastructure has been planned for a while now with a route running alongside the lake out towards Huay Yai and the majority of the road comprising dual carriage way, All this construction and major development will be received with mixed views by local residents and businesses. Whilst there will be ess hassle and greater ease of getting to major stores without having to cross the Sukhumvit Road, the local shops and restaurants will not be so welcoming to new competition. It is after all an area where they have had a monopoly for many years. Home owners will also have mixed feelings as many moved over to the Darkside especially to get away of the hustle and bustle of Pattaya. However, at the end of the day the added amenities ithin easy access will make properties more attractive and increase the desirability of the area

Do You Have Investor-Vision? How to Choose a Buy-to-Let Property On a weekly basis, people contact me and lay out what seems like a simple plan. They want to buy a property, usually a condo. They want to rent that condo out for income and, at the very least, pay for the cost of the condo. It seems easy … people do it all the time right? To make a buying decision that will return the maximum investment, I think the first issue to resolve is the mindset of the buyer. Most of us go out looking at condos and view them through “emotional eyes”. We shop as if we were going to live in the place ourselves with little regard for return on investment. We like a low-rise building, so we assume everyone does. We like a rooftop swimming pool, so we think this is a desirable feature. We are partial to the direct waterfront buildings, so we think that is the place to be.
amenities, experience of the management all play a significant role in your final return. Once you’ve got your priorities defined and focused, choose a location. Pattaya is conveniently chopped up into several very distinct parts of town. Naklua, Wongamat, Pattaya Beach, Pratumnak Hill, Jomtien, Na Jomtien and more far flung southern beaches all offer a variety of options. Again, prospective tenants choose locations based on what attracts them to the Chonburi Coast in the first place. All locations have their pros and cons. What I’ve been telling my clients who want to test the buy-to-let market is to choose locations that appeal to a wide array of tenants. My favorite spot is Pratumnak Hill. Even though there aren’t any absolute beachfront condos on the hill, it has many advantages. Pratumnak is strategically located between the frenetic nightlife of Pattaya Beach and the more family oriented Jomtien. Because of the elevation of Pratumnak, almost all condo buildings enjoy a magnificent sea view. Transportation in and out of the hill is in good supply and cheap. Also, residents of Pratumnak Hill enjoy an impressive supply of restaurants, bars and cafes without the late night noise of some of the other locations in Pattaya. Choosing Pratumnak as the site of your buy-to-let investment would certainly have you fishing in a large and well-stocked pond of prospective tenants. There are also a lot of choices in terms of building styles in this area. Super chic high-rises with every amenity imaginable to quaint little low-rise boutique buildings populate this popular locale. If I were shopping for a condo investment that would return the maximum income and yet involve the least amount of effort on my part, my choice would be anything from New Nordic. This prolific developer has 39 projects on Pratumnak Hill alone. What’s more … the offer a “real” guaranteed return of 10%. Here’s the deal: - 10% guaranteed return for 5 years in VIP condos, 10 years in VIP hotels and 20 years in The Castles. - Maintenance/Service fee paid 50/50 between buyer and seller. - 3% cash back to the buyer based on payments during construction. If the buyer pays in full, 10% cashback will commence the following month. - The seller maintains and insures the property. The seller is also responsible for upkeep and renovation. - The seller offers to buy back the property after 5 years for 100% of the original price.
Would-be investors should initially define which market they want to serve. Do they want to target a tourist market? Would they prefer long term expatriate tenants? This decision alone will seriously affect which buildings should be considered. In Pattaya, tourists usually want to be as close to the water as possible. They also want lots of amenities and convenient transportation like baht buses and motorcycle taxis. Resident expats aren’t so keen on being in areas considered tourist zones. They tend to want more space, lower rental rates and more peaceful environments. It is also important to be realistic about how hard an investor wants to work. The idea of “passive income” is a myth. Someone has to make sure tenants are attracted and serviced. A landlord who lives in town may hustle around generating and servicing tenants themselves. An absentee owner will most likely need a property manager that will charge a fee. So, buyers need to rearrange their priorities and start looking at properties through “investor’s eyes”. They need to spot and calculate features that can affect their returns. Features like location,
- The buyer can sell the unit and transfer the remaining income guarantee. And just to make it extra easy and attractive; buyers can pay in their home currency! Put on your “investor goggles” it’s easy to see projects on Pratumnak Hill are the obvious choice for Buy-to-Let investors.

PEST CONTROL if you have been living in Thailand for a while this will not come as a surprise, but our lovely tropical, warm and humid country is home to a wide variety of critters and vermin ready to share your home with you and your family. Most of these are just a nuisance, causing minor damage not always perceived, others however will actually damage your property and could cause health problems like rashes or allergies (especially in the youngest and oldest members of the family ). Pest control is a very important aspect of keeping a property in a good condition in Thailand, it should be done regularly and by professionals.
How often should you call pest control? Most experts will suggest your do general pest control every 3 months, luckily, most houses won’t need a deep cleansing, but rather, a generic spray to keep ants and cockroaches (the most persistent and common pests you will see everywhere in Thailand) at bay. That said, termites are also a very common pest that does very well in our warm and moist climate, so do keep a close eye on your wooden structures and at the first sign of trouble (look for wood dust accumulating in little piles around your furniture) call the pest control experts immediately before these insects damage your property extensively. On a similar note, wasps and bees will also require an emergency call to the exterminator (especially if you have children in the house) as their nests can get impressively large, holding hundreds of thousands of individuals.
What kind of insects will you encounter? We have mentioned some of the most visible insects you are likely to encounter throughout the country, but many of these 6-legged critters are actually invisible to our eyes and still causing damage to our property (and health) without us even realizing what is going on. The most common pests you will encounter are:
Centipedes: Ok, these ones you will definitely notice because they are huge. We have to mention them because they can bite, and worst still, they can produce very strong allergic reactions. They are poisonous and tend to hide in dark places (like your shoes) so you must pay extra attention. Though they live and lay eggs outside, they will venture into your house looking for prey as they are extremely avid hunters. They tend to be more of a problem for houses than condos as they normally come from the garden. If you do a regular pest control every 3 months or so you should be able to keep them away.
Mites: I have seen horrible consequences to people sleeping in a mite infested bed as the tiny bites can quickly become infected leading to pus filled abscesses. Given the fact that some of these critters can be of microscopic size does not make spotting them any easier. Your best bet would be to buy new mattresses, pillows and linens as you move into a new property as many houses and condos that remain empty for a couple months could become mite infected quickly, better to be safe than sorry. After that regular pest control will be enough to destroy eggs but always keep an eye out for little red, itchy spots appearing on your skin after a night of sleep, they might mean it’s time to call the exterminator for a check up.

Crickets: They can become a pretty big problem for houses because they actually like laying eggs inside. They will find small crevices and dark places around your house and live there indefinitely. Add this to the fact female crickets can lay up to 700 eggs in their short lifespan and you can see why these musical insects can become a huge problem very quickly.
You can tell you might be suffering from a cricket problem (apart from the fact you will be hearing them) because of their taste for clothing. If you keep finding small holes chewed into your favorite garments you should start considering the possibility you have some of these guys staying with you.

Common Building Problems Developers face when Building in Thailand
B
uilding developers face unique problems no matter where in the world they are building. Builders in Pattaya are no exception. Identifying issues before running into them and preparing possible solutions in anticipation of known issues can be the difference in a successful build and a build that never gets completed. The challenges outlined in this article are in no way inclusive but are designed to shed light on some of the most common problems faced by builders in Pattaya in todays market.
Small Projects
Delays due to Weather Thailand has a very long rainy season and rain can cause delays to any construction project. Pouring concrete in the rain is virtually impossible, as are many other construction related tasks. The funny part though is that in Thai culture they are are so ingrained to halt construction in the rain that you will even have indoor workers such as tile setters pause their work due to rain even when they are working inside a roofed building. The solution? Have clear policies regarding halting work, and attempt to stay on top of it. Employing a foreman with experience negotiating between western developers and Thai workers can be the winning ticket.
The budgets for small projects are typically smaller and developers may try to save costs by contracting with a small construction company to complete the labor. Thai’s are masters at saving face and keeping up appearances. This can be a serious issue when planning a construction timeline. One of the biggest challenges developers face when using these smaller companies is that they never know how many workers are actually working on their project. There are regularly scheduled inspections by the developer and when inspecting the site it will be buzzing with workers and activity. On the flip side drop by a site unannounced and it is not uncommon to find a veritable ghost town. The small contractor often double or even triple books his people then plays merry go round with inspectors to make it appear as if all the projects are staffed all the time when in reality ⅓ of the time your project may be totally neglected. The solution? Make sure that whomever you contract with has the actual labor force available for your needs, check early and often without announcing yourself. Better to know what you are dealing with than getting slapped in the face by huge delays that will cost much more than your initial savings by using a contractor that is too small for your needs.

Losing face can be detrimental to morale and workers will go to great lengths to not lose face or cause their superior to lose face. An extreme example of this comes to mind where an architect forgot to put the window into the drawing. The builders followed the plan to the letter, no window was installed, and no one said a word to anyone about it. When questioned the workers agreed they thought it was odd that there was no window but would not have even considered questioning things. The solution? Check, double check, and triple check the plans, and encourage workers to let you know if they notice oddities, even if they do so anonymously.
Immigration - Laborers from Cambodia and Myanmar Thailand has been cracking down on immigrants and increasing penalties for those in the Kingdom on overstay. Regular raids are conducted and when workers are found to be here without work permits or proper visas then they may be deported without notice. Thailand’s Residential Reptiles By B.S. Across the width and breadth of Thailand, whether your habitat is an urban jungle, a balmy beach, or a tropical rainforest, the Dtúk Gae or ‘wall gecko’, and the Jîng-jòk or ‘house lizard’ is a common enough sight. To the faint of heart, these little lizards can be terrifying. To many a Thai they’re either a blessing or a curse. But to the intrepid few, they are, well … food and in some cases drink. If you didn’t already know, both of these diminutive dinosaurs frequently reside in or near Thai homes – one inside, and the other out.
Wall Gecko
The dtúk gae is the larger of the two. It’s also the least seen and the most often heard. If you’ve never laid eyes on one, the odds are that you’ve at least heard this reclusive reptile coughing out its distinctive din. Its loud mating call of – “dtúuuk gaawe” is frequently heard during the hours of darkness. Its noise was also the inspiration for its moniker. The wall gecko’s natural habitat used to be the rainforest, but with the increase of urban sprawl, they’re equally at home on the walls and trees of your garden. During daylight, they hang-out in cool dark places, but as soon as the sun sets, besides the occasional bellow, these nocturnal nuisances busy themselves nibbling on insects, consuming mice and devouring the odd small lizard. As the world’s second largest species of gecko, the dtúk gae’s robust and formidable form is maxed out at around 50 cm in length. Externally it can be identified by its bluish-green hue and its amber to red spotted complexion. Extremely territorial, the wall gecko is harmless until cornered. Capable of inflicting a painful bite, the dtúk gae is not venomous, but has been known to hang on to its tormentors for as long as an hour. In the event that it mistook your hand for a tidbit, to coerce the reptile into moving its maw, submerging its head in water or dabbing some vinegar on its snout is said to do the trick.

In addition, a wildly superstitious Thai will swear that if a wall gecko wails, just as they’re exiting an edifice, it’s a bad omen that heralds either bad luck, bad news or the imminent arrival of something unpleasant. Fearful of tempting fate, true believers will immediately cancel all plans and remain indoors. Don’t ask me why, but it’s also said that when a dtúk gae falls, and clings to one’s body, only the sound of thunder can cause it to release its grip!

House Lizard
Milky-brown in color, and capable of ever so slightly changing its hue, the spirited jîng-jòk is far more common than the larger dtúk gae. At approximately 10 cm in length, these tiny terrors silently roam the walls and ceilings of virtually every Thai dwelling in search of insects. Often mistaken for a gecko, the house lizard is in fact, a lizard. The average Thai considers it to be both harmless and helpful as it rids the room of unwanted pests such as mosquitoes and ants. In exchange, it uses every surface in the residence as its personal toilet. Because they’re nocturnal, they’re seldom seen, but on occasion they’ll produce an odd clicking sound. In addition to the free insect removal service, Thai folklore claims that the common jîng-jòk is blessed with some rather unusual attributes. For example, swallowing a live house lizard is said to sooth an upset stomach, and doing likewise will also put an end to bed-wetting! Who knew?
Vicarious Victuals
There’s no place like the Land of Smiles for a bit of edible oddness in the form or creepy cuisine. Did you know that in the more remote areas of Thailand, a scrumptious plate of gecko fried rice is considered to be a delectable delicacy by the locals? Well it is. Just like chicken pork or beef, after being gutted and cleaned, the Thai dtúk gae is often incorporated into a savory stir fry or a fiery curry. In case you’re wondering, it can also be deep fried into a lip smacking snack. I also have it on good authority, that whether it’s fricasseed, flambéed, or fried, the common jîng-jòk is not thought to be a source of great grub.

The Thai wall gecko frequently turns up in both home brewed and legally sanctioned Thai rice whiskey. Known as Lao Khao or ‘White Spirit’, this moonshine is produced in abundance without government approval throughout the Land of Smiles, but especially so across the plains of Northeastern Thailand. Due to its high alcohol content, low cost, and popularity amongst Thailand’s working class and rural folk, rice whiskey outpaces both beer and other more traditional spirits, as it accounts for some two-thirds of Thailand’s total alcohol consumption! White Spirit, when customized, is considered to be much more than just a cheap intoxicant. When it’s been combined with medicinal herbs, it’s somehow magically transformed into an elixir with the powers to heal a wide range of maladies, energize those who are weary, and pump up the volume of one’s limp libido. Concocted from a whole host of local herbs comprised of assorted roots, spices, insects, animal blood, and even whole scorpions, snakes, and lizards, in its, ahh … curative form, Lao Khao goes by the alias of Yaa Dong. One of the more extreme forms of Yaa Dong is a variety containing a full sized dtúk gae slowly dissolving away in the confines of its container. Whether it’s homemade or commercially distilled, this reptilian themed potion will surely give pause to even the most intrepid of imbibers. The theory behind the gecko infused intoxicant is that a dtúk gae’s strength and power is absorbed into the alcohol. Upon consumption it then passes into the bloodstream of anyone in desperate need of a serious dose of lizard liveliness.
