H

istorically, many of the world’s tallest buildings, such as the Empire State and Chicago’s Willis Tower, were built to house offices, at a time when people weren’t accustomed to living in high rises. Very-tall residential high rises began growing in popularity as middle-class and upper-class residents moved into the cities’ urban cores and developers looked for ways to maximize their returns on prime real estate The vast majority of residences in central Bangkok for example are high rise apartments and condominiums, as houses tend to be older. Bangkok is an amazing city full of offices, and condominium blocks and when visitors first arrive, they are amazed at the sheer number and density of high rise buildings. What many don’t realise is that most of these were built between 1987 and 1997, when Thailand had one of the fastest growing economies in the world. Land prices skyrocketed due to demand vastly exceeding supply, and suddenly the value of property in the Sukhumvit, Sathorn and Silom regions, for both residential and commercial purposes, meant that few people considered building a traditional house with a lawn in these areas. Bangkok also became notorious for its traffic, among the world’s worst, and the economic losses due to inability to move goods and people in a time efficient manner, resulted in a vast network of elevated tollways designed in the early 1990s and built between 1996 and 2002. Also the skytrain was completed in 2000 and during rush hour it is the only way to get anywhere quickly, though it may take you a while to get to/from the skytrain stations and sometimes the trains are too packed to squeeze on to during the rush hour. Soon it became evident that living in the centre of Bangkok not far from your place of work, foregoing the car and travelling by skytrain was a sensible option. It’s good to know the history of Bangkok’s property development in order to best understand the current market. Many people and companies got vastly rich in the property market between 1987 and 1996. Investment poured in from Japanese banks and also Hong Kong magnates until Hong Kong switched from British to Chinese rule in July 1997, and suddenly there was a glut of properties in 1997, the landlords couldn’t get the prices they needed to just break even or pay their bills, and the subsequent Asian Economic Crash happened in 1997 which started in Thailand and quickly spread to the Japanese banking system and Hong Kong financial center and beyond.

Few people gave up on the Bangkok market but they did get much more sophisticated about turning a profit at it. Building resumed in earnest around 2002-3 in the central business district, with construction on many abandoned buildings being resumed and new ones started. Apartments and condominiums built after the year 2000 were much smaller than those built in the 1987 to 1997 period. Developers simply calculated that they could make more money that way in the market. Today there are not many very large new apartments and condominiums yet the market still favors newer properties. Only a few canny investors are buying the older and larger units and totally refurbishing the inside according to their custom tastes. Perhaps because it involves more work and a delay to the move-in date this is not for everyone but certainly worth considering. For tenants whose preferred location is usually determined by the location of their preferred school family sized units are popular. And for those who enjoy socializing with the general expat community of Sukhumvit, Silom, Sathorn and Pathumwan living in the central business district has great appeal.. Also in terms of security many feel that living in a high rise condominiums affords infinitely better protection than houses. The logistics of someone getting into a condominium being such, that it is far more difficult to physically access a high rise apartment rather than say a house or ground floor accommodation. Often tenants require a keycard to get access their particular floor and today many developers are using biometrics technology such as a scan of a thumb print, to allow use of the lift. In addition there is usually 24 hour security on hand with a concierge desk in each high rise lobby. There is also no “back door” from which the burglar could make his escape and neighbours on the same floor may well hear or see any intruders. Then there’s the difficulty of the would-be robber actually getting the loot out. No chance of pulling a car up to a front door but rather taking all the ill gotten gains back down in the lift which again would run the risk of being seen by neighbours and the concierge in the lobby. Plus many condominiums also have cameras in the elevators. Maintenance of a condominium is generally a far less complicated affair than that of a house. No garden or upkeep of such to consider – just a few plants for the balcony if desired. All important considerations for a busy city worker.

A

verage monthly rental rates for foreigners opting to rent apartments in Bangkok increased in the second half of 2015 compared with the previous year according to research from Plus Property Agency. The average monthly rental rate of apartments for foreigners during the second half of 2015 increased slightly by 0.6 percent or, THB 2 per sqm compared with the first half of 2015, and 5.2 percent or THB 17 from the same period of the previous year to reach THB 345 per sqm. The agency said this is as a result of the launch of new projects in the Silom-Sathorn and Sukhumvit areas where rental rates are higher than market averages due to high project development costs caused by rising land prices. Considering area-byarea as compared with the same period of the previous year, it was found that Silom-Sathorn saw the highest average growth of rental rate at 5.2 percent to THB 367 per sqm. The next highest increase in rental rates was in the Sukhumvit area at 2.8 percent to THB 369 per sqm. The research also found that some areas had reduced the average rental rate, such as Rama 3 area where the average rental rate dropped 2.2 percent to THB 305 per sqm, while the Ploenchit-Chidlom area saw average rental rates declining by 1.7 percent to THB 354 per sqm. Also Phaholyothin area saw a decline of average rental rates of 1.5 percent to THB 257 per sqm. Taking into consideration the average monthly rental rates as categorised by the quality of projects, the Grade ‘A’ market showed an increase in average rental rated of 2.6 percent, or THB 11 per sqm over the first half of 2015, and an increase of 3.8 percent, or THB 16, compared with the same period of the previous year, to THB 434 per sqm. As new apartment projects were launched in the Silom-Sathorn and Sukhumvit areas, average rental rates moved upwards. When considered area-by-area compared to the same period of the previous year, it was found that the Silom-Sathorn and Sukhumvit areas posted the highest increase in average rental rates as a result of new project launches pushing average rental rates in the Silom-Sathorn area up by 9.9 percent to THB 421 per sqm, and in the Sukhumvit area by 3.2 percent to THB 458 per sqm, respectively. Only the Ploenchit-Chidlom area saw a slight drop in the average rental rates – by 1.2 percent to THB 423 per sqm. The average rental rates of Grade ‘B’ apartments were almost the same as in the previous year, with a slight increase of 0.3 percent over the first half of 2015, and a 0.3 percent increase over the same period of the previous year – to THB 300 per sqm.

The trend of the apartment market for foreigners The situation of the apartment market for foreigners during the second half of 2015 remained similar to the same period of the previous year for both supply and demand. The more stable political climate has encouraged developers to push forward their projects, but they were still hampered by locations and the increase in investment in construction. The demand side showed just a slight improvement as a result of the inflow of foreigners – both tourists looking for long-term accommodation and experts whose number was higher than in previous year. Some rental rates moved upwards due to some newly- launched projects with higher rental rates. During 2016 the supply side will not change much, according to the firm, because the apartment for rent projects require a longer period to recoup the investment, and if developers do not own the land on which to invest, they may find investment costs so high that they could decide to develop another segment of the real estate business. However, there may be some new demand as two-three years following the AEC inauguration, demand may increase due to the inflow of the foreign labour force, supporting clearer activity in the apartment market for foreigners.

here I come from, real estate agents are walking-talking directories for the territory they serve. They are experts on everything from school districts to traffic patterns. Realtors don’t just sell you a house … they help you move. Generally speaking, I have not found real estate agents here in Pattaya who command the professional and well-rounded game it takes to compete in the west. That is, until I met Julia Socha from Pattaya Prestige Properties.

Successful Career

The amount of information Julia claims is necessary to properly serve a client is impressive. “If the husband has a boat, I can tell him about the marinas, fishing, sailing, licenses etc. If his wife wants to take kite-boarding lessons, or yoga or find a good dentist … I need to be ready with helpful recommendations. Information about schools, hospitals and other essential services is a given, but it’s all the little real-life details that make a difference in my customer’s experience”. “I like to think I am “Wiki-Pattaya” ”Julia said. “No detail is unimportant”.

Before coming to Thailand, Julia enjoyed a successful career starting in the hospitality industry at the Strand Palace Hotel in London’s Trafalgar Square. Julia then followed her husband’s career in the marine business and moved to Indonesia working on a marina project. The project bogged down, but the flexible young couple changed gears and built a successful dive resort on an island near Sulawesi.

She also points out that in a world suffering from information overload, relevance that is the key. Julia is the mother of two school age children, a homeowner and a full-time working realtor. She is living a full-on expatriate life totally engaged with the community on a daily basis for the past nine years. “I have the real-time real-life information people need when they come here” Julia said. “Not brochures”.

“That resort was our dream” Julia said. “We would have been happy to stay forever”. After 2 years, Julia and her husband found themselves expecting a baby and plans changed. Because the island was so remote, the family would need to relocate in a place with proper medical facilities, schools and social infrastructure. With her husband’s family running a successful marine business in Thailand, they moved to the brighter lights and bigger city of Pattaya nine years ago.

Julia claims she is dedicated to making her customers happy, not just collecting commissions. At first I dismissed this as a bit of salesmanship, but when she explained her reasoning I understood completely.

Expat Housewife Julia spent two years as an expat housewife in Pattaya. “I hung out with other expat wives, attending social functions and becoming involved in the community” Julia said. “I found myself familiar with all the major real estate projects and neighborhoods just by being a resident”. After three years in the city, Julia found she had the desire and need to work again. She began as a freelance real estate advisor, but quickly progressed to full-time sales associate with Pattaya Prestige Properties. She has been the sales manager for the past 5 years.

“Of course I get great satisfaction when I match people to a property” says Julia. But, also remember, Pattaya is not such a big place. I don’t want to see some unsatisfied client at the gym every day, or run into someone at the grocery store who thought I didn’t give my full effort. I live here. I want everybody happy. More important is the fact happy customers bring many of my new clients”. Her logic is infallible. Her priorities are in perfect order. And, in a city where it is sometimes hard to tell posers and fakers from the real thing, the down-to-earth Polish girl puts the “real” in real estate. Barton Walters

oing any kind of DIY or home improvement can either be a great boon to your property as an investment or a complete disaster needing costly corrections.The main thing to consider in any refurbishment is planning. Plan, plan and then re-plan, it can save you great expense and give a great look to your property.

However, if you live in a small apartment or studio the considerations of your planning are far different than if you were redesigning a large kitchen or bathroom. So how do you make the most of a small place? Start by zoning and mapping out your space and design how you want your property to flow. Make the most use of corners etc for the large items of furniture such as beds, refrigerators, tables and sofas.It is a good idea to draw up a schematic or floor space of what you have to work with, then place scaled furniture or drawings of your selected furniture. This will give you a true representation of how your home will look. The first step is to throw away absolutely everything you do not need and put the things you want to keep, but do not use regularly, in storage. Give what you can to charity, it is amazing what you can do without. Make your storage places a feature of the room, for instance floating shelves look terrific over the bed but choose carefully what you display on them. Think of utilising vertical or stepladder shelving for books, arrange the books in blocks of colour this will bring an extra dynamic to a boring feature. Look at any nooks or crannies and make full use of them, study’s or computer desks under the stairs look chic and very useful. Make the most of your furniture for work spaces, sofas can often double up as offices. Drop down tables can often sort a desk problem and can easily be folded away once used. The use of colour cannot be more exaggerated, use contrasting colours to mark out defined areas. You do not need screens or internal doors / walls to divide spaces, simply use colour. Contrasting flooring is also a good idea for the same effect or perhaps use both. Use the space behind any shelving to bring a contrast of colour to the room, use wallpaper or contrasting paint. Make use of any height, take the shelving right up to the ceiling, cutting it off three quarters of the way up only brings more attention to the space you do not have. Perhaps use drapes or exotic fabrics to hide the shelving when you do not wish it displayed. Forget the large sofa, perhaps go for a beanbag or loveseat instead. Wall hanging, flat-screen TV’s save a lot of space. In the kitchen area opt for space saving appliances, look for compact counter-top appliances, a single bowl will give you more counter space.

If the space you are working with is too small then try to be more imaginative and perhaps try to fool your eyes. Light certainly helps, add windows or enlarge existing ones or perhaps add a skylight. Replace doors that form barriers between rooms and replace with an open archway, in older properties revert to the original high ceilings. Here are some tips of the trade to assist you in fooling your eyes: • Paint your space with bright colours, this will make the room appear larger. Paint old furniture the same colour and it will add to the overall enlarging effect. • Make the most of mirrors, consider mirrored panels on walls as well as standing or hanging mirrors, this will give the illusion of more space. Mirrors positioned opposite each other give a seemingly endless space. • Reconsider adding glass surfaces to furniture, using stainless steel appliances in kitchen or bathroom areas and generally using reflective surfaces. • If your ceilings are low then choose artwork with vertical lines and place them higher than eye level, plus also hang curtains and blinds as high as possible. • Look at your flooring and coverings, diagonal patterns will make the space look much wider. • Choose your furniture to reflect the space, choose sparingly and don’t opt for large items. Remember above all, that although your space is perhaps limited you still have to live there and it is your home. So do not design it like a dolls house or a show apartment, make the space work for every day purpose.Although selecting items of furniture to fit they also need to be comfortable, practicable and durable enough for daily use. Think of hosting guests and visitors, do you have enough furniture to make them comfortable? Having a solitary chair in the corner may look bijou but is a fat load of use when dinner guests arrive. So achieving the correct balance between daily use, functionality and chic design is the key. Use the walls, mirrors, windows, flooring and colours to bring space into your home. Be creative with areas that you might not usually think of: for instance, behind doors, above radiators, above cabinets, beneath open sinks, around electrical wiring and pipes, behind a sofa, behind built-inns and many more nooks and crannies. Size as they say is not everything, plan you space appropriately and fit for purpose. Then enjoy living in your home and adapt to a less cluttered lifestyle. Using the tips and ideas detailed in the article will amaze you with the transformation they can make.

A

s always happens after Songkran, everybody is now expecting heavy discounts for everything and real estate is no exception. Indeed there are fantastic offers on the market - clever guys visit Rome the week after Easter and experienced buyers are coming to Pattaya NOW! When I moved to Pattaya 21 years ago probably half of all businesses related to tourism (bars, restaurants and hotels) closed for several months after the Songkran holidays. And Pattaya was EMPTY, you could feel it everywhere, no traffic jams, empty restaurants, no pushing and squeezing on markets. Times have changed: yesterday was not only according to our sales staff but confirmed by several friends and customers a “nightmare day” (nice word play btw.) with traffic jams, accidents etc., and it was not even a long weekend! Probably half of all number plates of cars responsible for these were not from “Chonburi” - Thai people continue to discover PATTAYA, a place only a few years ago regarded as “for farangs”. Thai developers (Lumpini, Major, etc.)have been developing condos for several years already, now there are more and more private investors looking for bargains and rental investments. “Anything better than the bank rates” was the answer of a Bangkok Thai-Chinese when I asked him, what return he is expecting from a rental property. Not a very difficult task for me as the interest rates are maximum 2 % for huge amounts and 1.5 % percent for the average time deposit. 2 % return of investment on a 2 M Baht studio is just 40 000 Baht, there is maintenance fee to pay plus some repair, an agent etc. so the fun for the investor starts at 5 500-6 000 Baht monthly rent. And you still have the capital gains on your side!, No matter, how large the amount is, what bank you chose or what interest rate you negotiate or how long you keep your money on the account, the amount will never increase! The good news is that the studio might cost only 1.6 M Baht for a quick cash deal and the “low season special promotion price” for the monthly rent is 10 000 Baht. Doing the Maths on this gets you a ROI slightly higher than 6 %. Do some future planning, let’s say 5 years, rent out at only 10 000 Baht but therefore continuously and sell the property on a “high”,. maybe 2 M Baht.

Now we are already at more than 10% - sounds nice, doesn’t it? Normally now the pessimistic nature of human beings gets fully exposed with a lot of “BUT”s:: “But I have to pay TAXES!” No excuse, interest on bank accounts bear taxes and your bank’s gonna send it directly to the tax office on your behalf! “ I might not be able to sell it in 5 years”. Could be, real estate moves in cycles, the peak might be a year before or after, but we talk about a thing that is called “immobilia” in several languages, originally from LATIN, meaning something that cannot be moved. So be aware, you are a bit further away from CASH, but in the good old times (some will remember) when the banking system was still working properly you got more interest when fixing for a longer period. “Maybe property prices will not rise!” Wrong assumption, history and statistics show you the opposite, 200 years ago you could buy the whole of Manhattan for the price of a studio in Pattaya.Furthermore although the condo prices went down the land prices continue to rise as they have been doing for every year since I moved to Pattaya in 1995. Consider the world population is rising, the amount of land is not! Money can be printed, property not. For those who are familiar with the stock market: land prices are the “futures”, indicating the direction of the property prices – property needs land to be built on! “I” - or “I know a guy who-” lost money with properties!” This can happen, wrong timing, wrong adviser (no or useless agent), etc. The last time I tried a root canal treatment myself it went terribly wrong, now I let my dentist do it, more experience. Some people make a LOT of money in real estate and even run for President of the US! “Thailand’s political situation is unstable!” What is more stable, maybe the membership of Britain in the EU, Merkel’s reign in the face of the migration crises – can you predict who will be the next US president and what her or his political agenda will be? “Thailand has to return to democracy”. This will happen, but you don’t need to wait. The whole world is investing in China and you cannot even google the word “democracy” there!

I

n Asia a rising number of companies are sending employees on short-term secondments to fill skills gaps and save on relocation costs.For the business travelers spending weeks, if not months, away from home it’s presenting something of an accommodation rethink. Staying in hotels may work for a few nights but ultimately many prefer a different type of space to call home over longer periods of time – one which comes with comforts such as private outdoor space for hosting friends or an oven to cook their own dinner. This is where serviced apartments come in. In Asia, they’re increasingly the preferred housing option for the region’s business travelers on short-term work assignments. “Serviced apartments fill the gap between leased residences and hotel rooms by offering flexibility, strategic locations, up-to-date modern conveniences and value-added services to tenants,” said Tasos Kousloglou, who leads JLL’s Hotels & Hospitality Group’s asset management arm in Asia.

Asia’s business travel boom The business travel market in Asia is thriving. According to Global Business Travel Association (GBTA), Asia Pacific has the largest share of the business travel spend market followed by North America and Western Europe. GBTA expects that Asia Pacific will have gained another 5 percent market share by 2018, while the US and Western Europe will lose three percent and two percent, respectively.This business travel boom, combined with the war for talent in the region and rapid economic growth is fuelling demand for serviced apartments across the region. According to PWC’s Talent mobility 2020 and beyond, the need for companies to shore up skills in key disciplines, regions and projects is creating a sea change in short-term international assignments. In contrast, the number of relocations that last three to five years and are followed by a return to headquarters are falling.

Home-style living For the modern business executive, being away from home doesn’t mean completely changing their lifestyle. Modern conveniences such as high-speed internet connections, iPod docking stations, up-todate kitchen appliances and state-of-the-art home entertainment systems at serviced residences help business executives with work-life balance while they are out on short-term assignments, according to Kousloglou. One request from embassy staff from the U.S. on short-term assignments in Beijing over the December period was for a serviced apartment with a fully-equipped kitchen. Across China, serviced apartments are booming as staff on short-term work contracts make the most of home living without the need to spend time or money kitting out their new abode. Serviced apartments also tend to be located in key business districts, which helps to cut commuting time to work. Flexibility is another key reason why serviced apartments are so popular, said Kousloglou. “A noticeable trend is that the average length of stay is shortening and increasingly one-bedroom apartments are becoming very popular as business travellers are predominantly single travelers,” he says. “Changing social-economic trends such as the increase in the number of dual-income families where both spouses work are contributing factors to more travellers embarking on work trips without their family.”

Airbnb: A friend or competitor? While some serviced apartment operators regard Airbnb as a competitor, others are increasingly looking to Airbnb to drive bookings. BridgeStreet Global Hospitality Group, for instance, plan to make its serviced apartments available through Airbnb’s recently launched corporate travel portal, Airbnb for Business. Singapore’s Ascott, CapitaLand’s serviced residence business unit, wants to have 2,000 units under its new Tujia Somerset brand of serviced residences in China by the end of the year. Tujia Somerset is the product of Ascott’s joint venture company with Tujia.com, China’s largest online apartment sharing platform equivalent to Airbnb. “Branded operators are tapping the Airbnb platforms to widen their distribution network,” said Kousloglou. With the rising popularity of serviced apartments, hotel operators are increasingly looking to include serviced apartments as part of their offerings. Others are expecting increased demand for one-bedroom and studio apartments as a slowdown in the global economic leads more companies to cut back on longer-term assignments and relocations. “The serviced apartment industry in Asia looks set to grow in the coming months as the region continues to drive global growth, leading to more overseas assignments and work projects,” added Kousloglou. It’s also providing a good opportunity for investors. “The serviced apartment asset class with its high profit margins, stable cash flows, high space efficiency, conversion flexibility and lower development cost provide investors more flexibility in their hospitality real estate investments,” Kousloglou concluded. hilst focusing on Bangkok this month we have to mention that the new MRT Purple Line is opening to the public for a two-month free trial period.

Although the line is not due to be officially opened until Mother’s Day August 12 Khun Peerayudh Singpatanakul, Governor of the Mass Rapid Transit Authority of Thailand, has issued an announcement stating that passengers will be able to use the services of the MRT Purple Line from 7am-9am and 4pm-6pm daily for free on the route between Khlong Bang Phai and Tao Poon during June and July. Once officially opened the fares on this line will range from 16 to 42 baht. After the official opening in August the line will also join MRT’s Bang Sue station. Thus connecting Nonthaburi with the city’s first MRT extension to another province. This also means a direct route for central Bangkok residents who want to head to the new mega-mall Central Westgate Bangyai whilst also serving travel demands between Northern and Southern parts of Bangkok and its vicinities.
