Air Asia boost for Pattaya Air Asia’s launch of three new air routes from U-Tapao Airport could not have come at a better time for the Pattaya property industry just 40 kilometers away. The low-cost airline will be introducing flights to Macau, Singapore and Udon Thani following the success of the U-Tapao – Nanning and U-Tapao – Nanchang routes. The airline is promoting U-Tapao as a fullyfledged flight base and is aiming to attract Chinese and Singaporean travelers to the Kingdom’s east, as well as presenting new travel options to the Thai people. Tassapon Bijleveld, Chief Executive Officer of Thai AirAsia, said the airline is ready to launch new routes from U-Tapao-Rayong-Pattaya International Airport, the airline’s fifth flight base. Its three newest routes will see daily direct flights to Macau, Singapore and Udon Thani. He also confirmed Thai AirAsia’s belief in U-Tapao as a commercial flight base, ready to handle the east’s growing tourism sector. “The reason we are continuously launching new routes from U-Tapao Airport this year end is because we see its potential and the opportunity to draw travel and investment to the eastern region, whether it is to the popular entertainment destination, Pattaya or to Rayong’s industrial centre,” he said. “We especially want to allow Chinese and foreign travelers to conveniently access the eastern region while affording residents of the area new exciting ways to travel with AirAsia.” To celebrate the launch of the three new routes, AirAsia is now offering promotional fares from U-Tapao to Singapore and Macau for travel from the start of service on November 27. The U-Tapao – Udon Thani route will be available soon. The inaugural Nanning – U-Tapao and Nanchang – U-Tapao flights were very well received by Chinese travelers, with load factors of between 70 percent and 75 percent and continual bookings. To offer convenience for passengers connecting to other destinations, AirAsia also offers transfer services that take passengers from U-Tapao to destinations including Koh Samet, Pattaya City (Central Festival) and Rayong – and plans to offer transfers to Koh Lan soon. “By the end of 2015, AirAsia will have stationed two Airbus A320 planes at U-Tapao Airport, which we believe will grow quickly as a flight base with a steady stream of new routes and travelers making their way to the eastern region,” Tassaporn said. Pattaya real estate agents and property developers will have no excuses to promote these new services to potential overseas property buyers and investors who will be extremely keen to cut out the increasingly congested Don Mueng and Suvarnabhumi airports when travelling to Pattaya.
Chinese still intent on Thailand The intention of Chinese citizens to buy property in Thailand has grown by more than 55 percent with developers and agencies warned to expect more inquiries from the country before the end of the year. Simon Henry, the co-Chief Executive Officer of the largest Chinese overseas property website Juwai.com, said: “The Juwai.com Thailand Residential Purchasing Intent Index for September 2015 was up 55.7 percent over the prior year. This reflects strong growth of Chinese interest in Thai residential properties during the past 12 months. “The Juwai.com Thailand Residential Purchasing Intent Index was down 5.4 percent from August which is well within the range of normal monthly variations. Our forecast remains bright for Chinese investment in Thailand over the next two years.” Henry added that Thailand is now the third-most visited destination for mainland Chinese tourists, and tourism is one of the big drivers of property purchasing. “From our past experiences we expect to see a jump in inquiries later this month and next month, as tourists return to China and search for property in the destinations they visited and fell in love with.” He noted that Airports of Thailand reported that during Golden Week at the end of last month, Greater China tourist visits to the kingdom were up 30 percent over the same time a year ago. “That bodes well for property sellers,” he concluded, referring to the proven link between tourist visits and subsequent property investments globally.

| PROPERTY TRADER To invest or not to invest that is the question! Not really true in my opinion. The real question is how to invest. Here are some guidelines: 1. Purchasing pre-construction from developers with ‘proven track records’. The advantages Investing in a new development project such as City Garden Tower (3rd Rd.) can be very profitable. When you buy condominium units during the pre-construction and construction stages, even from a ‘major’ developer like Global Top Group, you will have the opportunity to purchase them at very competitive prices. The key factor here is to invest in projects from developers who are well known and respected, those that have ‘proven track records’. A second key-factor for making good investment returns on your money is to buy units in the better locations, the more desirable living areas of the building. For example a corner unit with seaview facing Jomtien Beach is sure to be a good investment. The disadvantages When purchasing pre-construction you must do your research so as to be very sure of the developer. There have been developers in Bangkok and the Eastern Seaboard in the past that have not completed their projects on time…..choose your Real Estate Broker very careful and you will end up with a great deal! 2. New developments under construction or just completed. The advantages: When investing in new developments you will not have to wait long to sell or rent out your property ( your investment return is much quicker than with the first category). The second advantage is that you can be much more confident that the project will be completed. In addition, you will know exactly what the quality is of the materials used. This is most definitely a more secure path, especially for the new or short term investor. The disadvantages You will pay for the convenience of security with a less profitable investment return than with units during pre-construction. 3. Owners who need to sell their properties. The advantages At this time the real estate market has some very attractive investment options with many in Pattaya declaring a ‘buyers market’. This is due to the impact of the financial crisis and the Russian market decline. These two ingredients have brought to light a good number of property owners lowering their selling prices and we have also seen a good deal of ‘owner financing’. Terms and conditions always enter the arena during markets such as we are now seeing here on the Eastern Seaboard. At least a few times a week we receive emails and/or calls from property owners that are lowering there selling prices. Not all of the properties are ‘investment winners’, but after doing your research, there are some real good deals on properties that come available. Also there are a good number of fire sales around! The disadvantages These types of ‘deals’ tend to come up unexpectedly and usually sell pretty quickly as well. You must have quick and available cash to be able to take advantage of these types of property sales……and the ability to make that decision. Remember…..be prepared for opportunity! 4. Purchasing a home with a tenant and rental contract. The advantages If you are looking for a real estate investment that will provide a reasonable and steady income right from the start, this is your kind of investment. The prices for detached houses compared to condos are much lower but the rent you get is the same. For example when you have an 17 Million Baht Royal Cliff condo you can get approximately 65,000 Baht Rent a month, but when you have say a 14 Million Baht house in a good secure expat village,

like the Vineyard, you can get 85,000 Baht. You pick your deal ….again ask your realtor for advise! The disadvantages One important issue here is ‘knowing’ who is currently renting the property (pays rent on time, clean and neat, low maintenance to the premises, etc.) before you complete the purchase. 5. Purchasing land in areas which will be ‘positive growth’ areas in the future. (long term investments). The advantages This category is a bit more insecure then buying land in an area where your money is not ‘tied up’ for longer but you can make a lot more than with short term investments. Some very good examples would be as in plots in the Bangsaray area, Phoenix Golf Course,Silverlake Vineyards/Buddha Mountain. The disadvantages You ‘must’ be ready to wait the necessary amount of time to realize your investment. People that have made long term property investments only to find they ‘have to’ sell early for some reason are sure to lose money. 6. Purchasing land as short term investments in up and coming areas of ‘positive growth’. The advantages There are a number of areas which already show good ‘short term’ investment possibilities. Examples are Naklua, Pratamnak Hill, Wongamat, Na-Jomtien and Soi Chaiyapruk, etc. Both commercial and residential plots of land in these areas have been going up steadily in price the last several years and will most likely keep on doing so in the coming years. The disadvantages Make sure you know all the necessary information concerning building codes, zoning rights, utilities available, etc. The best plot of land in the best ‘positive growth’ area without any of the basic and necessary building codes, zoning rights and/or utilities available could make or break your investment returns. 7. Development of your own condominium or housing developing project. If you are looking for a highly profitable and challenging investment return, this one has shown to be reliable in Pattaya. The advantages After organizing the proper design/architectural, construction and marketing teams, there is no better way to make as much as 50% to 85% profit and more on your investment. The disadvantages Location, design and materials are absolutely critical for success in developing your own project. You must know what you are doing and have the right ‘development team’. The profits can be extremely high, but when investing in large development projects but mistakes can be very costly. Know what you are doing and know who you are working with and you too can make the ‘Big Money’ !

Accolades and Acknowledgements for Pattaya-Based Developer, Heights Holdings Pattaya’s real estate market and tourism is going through significant changes: a little more than a year ago the Russian language dominated Pattaya so much that one English newspaper called Pattaya “colonized by Russians”: nearly every restaurant menu was available in Russian, sales people in shopping malls could speak a little bit of Russian, every real estate sales office had at least one Russian staff, several TV programs, magazines and newspapers were available in Russian. Many people expected the property market in Pattaya to crash similar to Spain, when the economic crises started there.
This did not happen: Pattaya, Thailand and the whole of South East Asia are still growing and although growth rates might fall for one or two years the overall tendency is still going up. Even better, Thailand and especially the East Coast around Pattaya will be at the center of the upcoming Asian Economic Community. Different from Spain, where unemployment is high and the job market for young people is desperate, Thailand has to import workforce for construction and farming, young people leaving universities have hardly any problem to get a job. The investment into infrastructure in Thailand and as well in Pattaya is rising every year: just last month the government published its plan to improve the air port U Ta Pao. It is projected that the annual capacity will rise from 160 000 passengers to 1 M within 3 years; this could even rise to 3 M within 7 or 8 years. Many developers substituted Russian buyers with Bangkok Thais. As Thais who have a permanent income can get a bank finance quite easily, they only need to pay 30% until completion, 70% will be taken over by a bank and then developer gets his money. Not all Russian were unable to pay for their properties because of the weak Ruble, sometimes new payment plans were negotiated or the buyers borrowed money etc. The ones who could not or did not want to continue with their off-plan properties offered them with discounts between 1030%. Considering that the Ruble declined by more than 40%, losses could be minimized or even brought to Zero! As all other currencies (EURO, Pound, some Dollars, all Krone/Crowns) except the US Dollar declined, similar opportunities were offered to non-Russian sellers: prices could be reduced so in foreign currencies the prices remained the same. We at Siam Properties notice that buyers now are convinced that the prices “bottomed out”, currencies stabilized or even got stronger (UK Pound for example). The result is that “it is the time to buy!” The demand for well-priced properties, with exceptional “value for money” has been rising for several months and we even had the fastest sale in our history of 15 years Siam Properties: we just sold a very nice house listed with us within 24 hours, the house never made it even to our web page! Investment properties are under pressure especially because the rental market is the worst for many years, but the discount a buyer can get at the moment is in the dimension of 1-2 yearly rents, so who cares if the property is empty for several months? A nice 2 bedrooms house with private pool and big garden for 3.5 M Baht, 84 sq.m. condo with tremendous sea views in good location for 2.7 M Baht – these are gone but we have several similar bargains, so pick up the pone and give us a call! “Be fearful when others are greedy and greedy when others are fearful”: with this strategy Warren Buffet became the most successful stock market investor ever and the richest person in the world.

How to upgrade your property into a luxury abode. Making a regular property into a luxury home is not too difficult and may cost less than you think. Indeed any money spent will be easily recouped since the resale value of a luxury property will increase and will cover any upgrade costs. For a house, a swimming pool will enhance any property. As long as there is moderate space in the front or rear garden a pool can be accommodated. Look to use around sixty per cent of the available space for the pool itself as this will maximize the pool size whilst still providing enough surrounding space for pool decking and lounging areas. Thus the pool itself will not look overbearing especially if space is limited. Decking in dark wood with dark wood loungers in place will look elegant. By using light or medium blue tiles for the swimming pool floor and walls you can project a luxury feel and the water itself will take on an azure look, which will be an enticing selling point for any property. Landscaped gardens look elegant and can be of any size so along with a fitting a swimming pool it is worth considering making some parts of the remaining space into landscaped garden areas. This will give the pool surround a natural feel and if the landscaping is done well then it can also provide an orderly look to what may have otherwise been just an ordinary and unimpressive land area. Inside the property it is worth considering making rooms bigger by knocking smaller rooms into larger ones. This can be done on both levels. For example you could open up the lounge area by removing the dining room wall and creating an open plan space. You might also consider opening up a kitchen such that it opens out into the lounge, however it is important to make sure that the kitchen does not encroach unduly into other areas. To make the separation more pleasing to the eye consider using different floorings and a stepped effect even if separating walls have been removed. This will make the kitchen area somewhat distinct from the rest of the lounge whilst still giving you the benefit of a large open plan feel that will be synonymous with a luxury property. In the lounge itself a low-slung sofa in a red or beige colour will look elegant against a white tiled or wood effect floor, in either mid or light tones. You can improve the look even more by having one or two strategically placed rugs in place to soften the feel of any hard floor surfaces. A wall mounted LCD TV will fit well with the emphasis of a luxury home as will well placed audio / visual equipment. Upstairs if there are four or five bedrooms it might be worth reducing the number of rooms and making some of the already good-sized rooms even larger by removing separating walls and using the space that a smaller room can provide. You may find that you can create an L-shaped master bedroom or widen an otherwise narrow room so that it exudes spaciousness that may have been lacking before. Luxury also includes some unseen things such as soundproofing in bedroom walls and windows to ensure a peaceful night’s sleep. Double or triple glazing can be very effective in cutting out street noise that can be quite prevalent even in smaller sois in a city setting.

In the kitchen, technology is all-important, as it will provide the feel of newness and luxury. Look to install one or more induction hobs. These are typically single ring units so by ensuring there are two or three side by side you can cover the option of cooking multiple dishes at the same time. Although the induction hobs come as standalone units it is best to look for ones that have a ridge around the edge such that they can be slotted into a cutout in the work surface. Be sure to check that the cable can exit from the bottom of the induction unit and not only the side since it will be important to have a clean finish and exposed cabling will look unsightly. You could even place two hobs together and have one extra one set into the other side of the work surface to give a feeling of space and also to put in place the look of an extra auxiliary unit being available. This will improve the grandness of the kitchen overall. Be sure to place overhead extraction hoods above the induction hobs. These often have spotlights in them and so will provide welcome lighting for the work surfaces. Other technologies to include are an up to date digitally controlled oven, a microwave oven with touch controls, an Internet fridge complete with front-door display and a coffee machine that has the ability to remember automatic settings. Finishing touches could include a wine cooler with a glass front or an open wine rack to show off the most recently acquired vintages.

The automation can be extended to include curtains and blinds that are controlled by a central computer as well as some moveable surfaces such as work desks and cabinets. Home automation can also include remote security systems that are linked to CCTV cameras both on the external perimeters of the property and within the property itself. Consider hooking this system up to intruder alarms and other movement sensors in the property that can be positioned along window frames and door entrance areas. These security devices can be monitored from any room in the house and even from a remote location away from the property over the Internet. The system will give you peace of mind whether you happen to be out for a night out on the town or even away for a two-week holiday. With a luxury home now under your belt, you can charge higher rental fees, sell for a higher asking price or simply enjoy luxury living to the maximum!
Bathrooms can easily be made to be luxury. Look to ensure walls are fully tiled and consider using small tiles in strips as mosaics within the main design. This will ensure the bathroom stands out as having a distinct design as opposed to being a largely plain affair. Modern taps and other accessories should be planned out so that everything matches but also such that the look and feel is modern throughout. An extra wide bathtub is always a luxury and these are not much more expensive to fit in terms of their cost and also in terms of the space they take up. Luxury homes now more than ever have a large amount of automation built into them. Look to install a full suite of lighting that can include floor and ceiling mounted spotlights, shadow lights and strip lighting. Remote controls for lighting will allow you to

igh season is a time when there is a good chance to rent out a property since there are many more people in the resort city of Pattaya. Indeed it is a time that is keenly awaited by property owners seeking a tenant as there is a marked difference between the activity in high season and that in low season.
Preparing for the onset of many more potential customers requires some advance planning. It is important that your property stands out from the crowd. That’s because along with more potential customers there are typically more properties on the market from owners eager to find a tenant in the high season. Be sure to consider advertising in the local press. A short but succinct advertisement may be all that is required to pique interest. You can usually prepare for the first publication for example a classified advert in Pattaya Trader will also be featured on the website and Facebook pages, and if over the course of a few weeks the initial advert doesn’t provide the required activity you can tweak it for the next publication. Since high season starts in the middle of November it is worth considering getting your adverts in place right now. Also, its worth noting that if you can get tenants early in the high season and have them stay for the duration you can sit back and relax without having to fret about lost rental income. Enlisting the help of key agents is another must-do thing. You can find the best agents by searching online and checking which ones consistently come up at the top of the search engines. From there a look at their websites will tell you how easily or not prospective customers can navigate their website to find a property that is similar to yours, since once you are listed you will want them to find your place easily. Once you have found the agents that are worth a closer look it is good to visit them and see how they handle walk-in customers. You might want to take this chance to view one or two properties to see how the staff perform and how quickly they react to viewing requests. Once you are satisfied it is then simply a case of registering your property with the agent and agreeing a rental rate that is achievable. Choose a more favourable rate if you wish to get a swift deal in place. The agent should, quite quickly, send someone to take photos and get you displayed in their office window and on line.

| PROPERTY TRADER That’s not to say that you can’t also put your property online yourself. This can be done using Facebook or a simple website creation tool that shows your property’s specifications, location and any special deals. If you have no web design experience there are plenty of people offering this service and they are easy to find online. Use Google adwords or Microsoft Ad Center advertising platforms to propel your website’s listing into top position in the search engines. These are pay per click services and so you will only pay when some actually visits your website. Advertising a special offer will make for a good response. For example, to make your property more enticing consider providing free high speed internet or free cable TV as part of the deal. Or you can offer a month’s free rent for a 12-month contract in order to entice longer-term tenants. A simple website can host many photos of your place and the space is virtually unlimited so you can really go to town and show off what you have to offer. Prior to the photos it is worth making sure that your place is in perfect condition ready to accept viewings. Your property should be modern and comfortable. Look to discard items of furniture that are looking dated and replace them with funky new designs. Having possibly viewed one or two other properties as part of testing out the agents abilities, you may be able to utilize some design traits from places you like to incorporate into to your own offering. Cleanliness is also key. Be sure that kitchen and bathroom areas are spotless as well as walls in the living rooms and bedrooms. It may require some repainting if emulsion walls are looking tired or showing signs of wear and tear or are marked . A new coat of paint can do wonders to a property that may otherwise be looking quite tired and therefore unappealing. The grout in between tiles is also an area where you can make improvements. If your tiled floor or walls are white or another light colour, but the grout is dark then it will look unflattering to say the least. Use an acid based grout cleaner and you will find the grout can become as white as the tiles themselves. A
walk-in wardrobe is typically only seen in larger properties and is a sign of luxury that is often put in place by developers who have a high price tag on their offerings. Yet it is not difficult to add a walk-in wardrobe to any property to increase its appeal and its value. The basic concept of the walk-in wardrobe is essentially a wardrobe room, which also, more often than not, has a built-in make-up or grooming area and seating to boot. The area for hanging clothes can be open or closed, or it can contain a combination of both types of hanging space. The first consideration when looking to add a walk-in wardrobe to a room is where to position it. The best approach is to allocate some space from one side of the bedroom. The most natural positioning is to place it such that its length is parallel with the length of the bed such that it is on the left or right side of the bed as opposed to running along the bottom. If there is an en-suite bathroom already attached to the bedroom then building the walk-in wardrobe in parallel to the bathroom entrance will bode well as it will give even better separation between the main bedroom and the bathroom area. The entrance door to the walk-in wardrobe should be in line with the bathroom door rather than offset. If offset to the maximum it will mean walking through the walk-in wardrobe in order to access the bathroom. Yet, if the doors are in line you can access the bathroom without navigating the full length of the walk-in wardrobe, which is good for access and will still provide plenty of privacy. The walk-in wardrobe will also benefit by being immediately accessible from the bathroom so that occupants can use it directly wearing bathrobes. A real walk-in wardrobe should have a separating wall that is made of bricks. A wooden partition can be used but the acoustics will probably be a giveaway. Whether your property is a house or a condo, (but especially if the latter), be sure that the place where you plan to build a wall is load bearing enough to take the weight. Typically most buildings will have plenty of spare capacity in this regard. In the event you cant build a brick wall then a wooden separating partition can be made by using a solid framework that has the same thickness as a wall and by using wood cladding on both sides. As for the size of the walk-in wardrobe, long and thin is better than a square shape since an extended length will be in keeping theme of “walking-in�. The length can be the same as the length of the room that you are partitioning so you can consider this to be already in hand. The width is the key thing. The wider the walk-in wardrobe the smaller the remaining space will be in the bedroom. With a large bedroom this may not be a concern, but with a smaller bedroom it may be sensible to go with a relatively narrow walk-in wardrobe. The difference will be in the layout. The narrowest space that you could get away with would be about 1.75 meters allowing approximately 80cm for the width of the hanging space and another nearly one meter for the actual walking space. With a thin design like this, the hanging area and the seating area would need to be on the same side. If space allows for a wider walk-in wardrobe then consider a width of approx. 2.6 meters, which will allow you to create a walking space that is flanked with wardrobe areas on either side. You may even have the flexibility to place hanging spaces on one side and a seating space and cupboards and drawers for smaller items of clothing on the other side. If the bedroom itself is too small to accommodate a walk-in wardrobe, another approach is to use an adjoining room. This can quite easily be done with a 3 or four bedroom house, which may have a small sized room amongst its bedrooms. The wall will already be built so all that might be necessary is to place a doorway between the rooms and to fit out the smaller room as a walk-in wardrobe. For the finer details of the fittings inside the walk-in wardrobe it is worth considering what the true benefit of the overall project is. The aim is to provide a lot more storage space than a traditional wardrobe without cluttering up the main room and at the same time to allow some seclusion and privacy when dressing or grooming. So be sure to put in plenty of hanging space for a

| PROPERTY TRADER wide variety of clothing. Allocated spaces for underwear will be also expected. Shoe racks will offer space for shoes and will also act as a showcasing display for proud owners, whether or not anyone else will ever see them! The seating area should be built in with a comfortable stool. Use of mirrors in the grooming area and also at the far end of the walkin area will bode well to give a feeling of extra depth. The internal woodwork can be done by a craftsman or can be fairly easily achieved with pre drilled furniture assemblies. Be sure to make a detailed plan of the internal layout so that the final look can be just as expected. As for colour schemes light and mid tone wood effects are most readily accepted. White is quite hard to keep clean but can be a good choice to give an extra feeling of spaciousness. Dark wood tones look chic but can make the room look overly dark, especially considering it will not likely have any windows in it. Look to use extra lighting when using dark wood and for other schemes lighting in the ceiling as well as under shelves will be a sensible thing to have in place. Consider using LED strip lighting, which is now being more and more commonly used. This technology makes use of lines of single brilliant white LEDS that are already mounted on a flexible strip. You can attach the strip to any surface using staples or even adhesive. They work on a low voltage and they don’t get very hot so are quite safe, but they are exceptionally bright and make a big difference to places that need localized lighting. The main advantage is that they can be placed in very small spaces where previously old technology lighting may not have fitted well. It is worth considering a small air-conditioner and/or dehumidifier in this new room. Maybe a floor standing unit will suffice since it is a relatively small space. Without one in place the room will be hot and humid and not comfortable to use and it maybe that the safe storage of expensive clothing and shoes will be compromised. With all the above in place you can significantly increase the value of your property with minimal outlay and also have a functional storage and grooming space to enjoy.
