Award Accolades For Pattaya Developers

L

ess than eight months after its grand opening, the five-star luxury Centara Grand Phratamnak Pattaya hotel is already being ranked by TripAdvisor as number five out of 361 hotels in Pattaya. The TripAdvisor rating is 94 per cent, based on reviews and star-ratings provided by guests who have stayed at the hotel posted to the international travel website, which is regarded as a benchmark for providing information to travellers. Centara Grand Phratamnak Pattaya is located in Pattaya’s exclusive Phratamnak Hill district, and is only steps away from the beach. The architectural style and the interior design of the property lends to its luxurious ambiance, as the hotel features an atrium with glass lifts to service the rooms and the rooftop swimming pool where the signature Italian restaurant Ruffino is also located. The lobby has two

large aquariums and is complemented with marble flooring, crystal chandeliers, onyx tables and furniture from the premier Italian designer Casa Fendi. The hotel’s style and location has also quickly led to it becoming a prime venue for high society and corporate events; on 29th August this year, the hotel played host the inaugural Miss International Russia in Thailand beauty pageant. Fashion TV as well as many other local and international TV stations attended and supported the event, which was an evening of glamour and luxury. The first phase of Centara Grand Phratamnak Pattaya opened in October last year. The second phase, which will include club rooms, suites, a meeting room, and a beach house with Spa Cenvaree, will open in the third quarter of this year. Tulip Group are owners and developers of luxury condominiums and hotels in Pattaya. uring times like these, where we are in the aftermath of the Military Coupe the investors on the ground here in Pattaya know it is time to buy!

There is a variety of good investment possibilities available in Pattaya and throughout the Eastern Seaboard and all one needs to do is do a little research.

1. Purchasing pre - construction from developers with ‘proven track records’. advantages Investing in a new development project such as Southpoint can be very profitable. In addition, you will also know exactly what the quality is of the materials used and the caliber of finishing work. disadvantages You will pay for the convenience of security with a less profitable investment return as is found in the purchase of units during pre-construction. 3. Owners who need to sell their

properties. advantages At this time the real estate market has some very attractive investment options with many in Pattaya declaring a ‘buyers market’. This is due to the impact of the financial crisis, which has been compounded by the low season. These two ingredients have brought to light a good number of property owners lowering their selling prices and we have also seen a good deal of ‘owner financing’. Terms and conditions always enter the arena during markets such as we are now seeing here on the Eastern Seaboard. disadvantages These types of ‘deals’ tend to come up unexpectedly and usually sell pretty quickly as well. You must have quick and available cash to be able to take advantage of these types of property sales……and the ability to make that decision. Remember…..be prepared for opportunity! 4. Purchasing a home with a tenant and rental contract. advantages If you are the kind of investor that is looking for a real estate investment that will provide you with a reasonable and steady income right from the start, this is your kind of investment. The prices for detached houses compared to condos are much lower but the rent you get is the same. disadvantages One particularly important issue here is ‘knowing’ who is currently renting the property (pays rent on time, clean and neat, low maintenance to the premises, etc.) before you complete the purchase. 5. Purchasing land in areas which will be ‘positive growth’ areas in the

future. (long term investments). advantages This category is a bit more insecure then buying land in an area where your money is not ‘tied up’ for a longer time but at the same time you can make a lot more than with short term investments. Some very good examples would be as in plots in the Bangsaray area, Phoenix Golf Course and the Silverlake Vineyards/ Buddha Mountain area. disadvantages You ‘must’ be ready, if necessary, to wait the necessary amount of time to realize your investment. People that have made long term property investments only to find they ‘have to’ sell early for some reason are sure to lose money. 6. Purchasing land as short term investments in up and coming areas of ‘positive growth’. advantages There are a number of areas which already show good ‘short term’ investment possibilities. Examples are Naklua, Pratamnak Hill, Wongamat, Na-Jomtien and Soi Chaiyapruk, etc. Both commercial and residential plots of land in these areas have been going up steadily in price the last several years and will most likely keep on doing so in the coming years. disadvantages Make sure you know all the necessary information concerning building codes, zoning rights, utilities available, etc. The best plot of land in the best ‘positive growth’ area without any of the basic and necessary building codes, zoning rights and/or utilities available could make or break your investment returns.

Chic Interior design on a shoestring

C

hic interior design can look very expensive but needn’t cost the earth. There are a number of ways you can make a place look elegant but at the same time still save money.

Technology to the rescue The first plan of attack is to get hold of a 3D modeling program so that you can plan your interior and add all the special touches before actually buying any materials. The best 3D programs are the ones that allow you to take a virtual walk through your newly created space so that you can view the finished project from any angle. Also try to find a program that has enough detail such that you can model your own furniture pieces instead of just dragging them in from preset libraries. “With 3D modeling programs you can plan your interior and add all the special touches before actually buying any materials.”

What furniture to choose

DIY or professional labor?

Furniture stores vary widely. You will likely have passed open air warehouse style furniture stores in central Pattaya and Threppasit road as well as some located on the main Sukhumvit highway which have low cost furnishings in place as compared to high end places like Index or SB Design. The offerings in the warehouse style places tend to look cheaper as they have not got the design edge that more expensive pieces have. However you may be able to find some items that look quite close to designer pieces for a lot less money. “Threppasit Rd. and Sukhumvit highway have low cost furnishings stores as compared to high end places like Index or SB Design. “ When dealing with warehouse style stores you can usually negotiate a discount. Look to request a discount after choosing multiple items so that the total can be reduced. In this way you may end up getting a piece of furniture almost for free. For items such as soft furnishings, sofas, bedroom furniture, lighting and accessories it may be worth visiting a designer shop so that you can augment already purchased items with some style. Look to invest in accessories that have definite design traits as these will stand out but won’t cost as much as larger furniture items. Given that you will have already modeled the items in your 3D program it is quite easy to print out various views and have them on you when shopping around.

For some furniture pieces you might want to try the do-it-yourself approach. For example, bed bases and tables can be quite expensive, but in reality they are often just a few pieces of wood bolted together. That said, employing a carpenter to make some of pieces would likely not save you much money. Fitted wardrobes are a good example of a piece of furniture than can work out more expensive than stand alone units as they will be custom built. However, you could elect to buy a cheap wardrobe and replace the door fronts with custom designed ones. If you think about it, most property buyers choose estate agents based on a property that they may have seen and will follow the purchase through that estate agent based on this fact alone. Focus on the outside first Although renovation of a property may be more associated with older places in Europe or the US, there are plenty of properties in Thailand that are not so old but that can still be bought with renovation in mind. Most homeowners give up after a few years not willing to continuously reinvest in exterior paint jobs. If you have bought a town house and renovated its exterior then you may find you can have a directly contrasting property to your immediate neighbors, making your place look all the better. Even a single detached house can stand out if other places are looking drab. When buying a condo for renovation it is important to ensure that the condo, even if in a poor state internally, is at least set into a well-managed building.

Homes of the future in Thailand

here are plenty of new technologies and architectural advancements that are going to make our future homes more energy efficient and resilient to natural disasters.

Energy production and water heating Some ideas being floated include windows made up of thousands of independent tiles, like pixels on a computer screen. These can be programmed to open and close individually allowing different patterns of airflow. They can also be intelligently tinted to allow for different levels of tint across the entire space. With new technologies being developed, transparent or coloured solar panels are

likely to be seen such that the windows of a building also act as solar receptors that generate electricity. Battery backups and other generation systems will also be on site so that the home can have an independent power supply in case of a power outage. Other technological advancements for future homes include refined water heating methods using the suns direct rays. This avoids the inefficiency of turning solar energy into electricity and then into heat to bring the water temperature up. Optimum air temperature is another important area where future technology is concerned. Air conditioning systems are being designed that are more power efficient than any of those before. By centrally controlling all air conditioners in a building, perfect air temperature can be achieved even with some air con units turned down low or even off completely. When connected to the internet the system will allow occupants to start air conditioners in advance of their arrival, gradually cooling down various rooms and saving energy that would otherwise be used when trying to quickly cool down a place that is overly hot. Similar systems can be used for lighting and security such that remote control of these devices can be incorporated over the internet. Security systems can be in place that detect movement and deploy cameras and silent alarms in case of any intrusion. Automatic timing switches are not new but intelligent ones are starting to become more widespread

to the extent that time is not the only factor in the switch’s actions. It could be that electronically controlled window shades can be deployed as light levels drop or cooking appliances can be switched on or off as occupants pass a certain location on their way home from work.

Efficient kitchens and bathrooms Kitchens will likely incorporate computer technology that combines upcoming services with convenience. For example smart grocery storage may be able to automatically order replacement foodstuffs from your local hypermarket. A smart board may allow you to add extras and the entire order could be delivered effortlessly to your doorstep. Intelligent fridges will likely work in the same way detecting when certain daily items are running low and automatically placing them on re-order. By coordinating the orders, a lesser number of deliveries could be arranged to cut down on the occupant’s overall carbon footprint. Other time saving features will also come to the fore. A bathroom mirror that can scan and automatically sense your vital signs could save you a regular trip to the doctor for checkups, since it will all be done in house and on a more regular basis to boot. An intelligent garage for your car could be used to not only charge an electric vehicle but also to diagnose and repair faults as they come about.

Working with nature

With natural disasters in mind, future homes in Thailand are likely to be built on earthquake resistant foundations as well as have the ground floor open as a balcony or garden space. By using movable glass sections the ground floor can be vacated so that at a time of flooding, water can penetrate the lower floor areas without affecting the structural integrity of the building. Self-cleaning wave guards

that can automatically detect the direction of water and adjust to the flow can also be incorporated around pillars to aid the movement of water in case of any flash flooding. This will allow people living in flood prone areas, of which there are many in Thailand, to live without the fear of their property being affected. As for water that is being used in the building for everyday use, active water management can mean that a grey water system could be easily set up such that partly used water can be used for garden use or for flushing lavatories. There is minimal plumbing required and with new technologies that monitor water levels a very effective water conservation system can be employed that will save costs and also reduce the impact on the environment. Technology in the home of the future will save energy not only in the home but also reduce tasks for the owners outside of the house, making a further positive environmental impact.

The value of Guaranteed rental returns.

number of developers of late have been offering guaranteed rental returns as part of a package to entice buyers. Although this is less common than it was a few years ago, it is worth looking at any such offer in detail. There are two elements to any guaranteed rental return scheme. The first is the rate of return and the second is the length of time that any such guarantee will stay in force for.

Rate of return and the length of return As for the rate, developers try to entice buyers with as high a rate as possible, but with savings accounts yields down to less than one per cent, it is not hard to make an attractive offer. Seven or

eight percent yields were commonplace a while ago when interest rates were higher and also during the time of the economic crisis a few years ago. Now yields might be a more modest five percent or six percent. Still these make for a good offer given that they are guaranteed returns.

developers are offering three year or five year guaranteed rental returns. As for the duration, most developers are using this aspect to woo customers allowing them to reduce yields slightly. Whereas it may have been a two year offer, now developers are offering three year or five year guaranteed rental returns. If you multiply say six percent by five years then this equates to thirty per cent of the property price coming back to you in that timeframe. Yet it would be necessary to gauge whether the original asking price of the property is inflated in anyway to offset this payback. If the property price is thirty per cent more expensive than it otherwise should be then the guaranteed rental return will have no value. Yet, developers operate in a tight,

functioning market and will have the competition to consider. Thus it is unlikely that the price will be inflated by that amount. What is worth looking at is any portion of the rental return being added to the asking price of the property even if it is just a partial amount. Then you can revalue the guaranteed rental return package accordingly.

The guaranteed rental rate will therefore lose its value if you can rent out the property at higher yields naturally in the market. Indeed the developer will be looking to provide the guaranteed rental income to you by way of a real rental arrangement instead of just passing the funds to you without a tenant being in place.

Taking a closer look at the market and demand A closer look at the rental market for the type of property in focus would be wise to see how much real demand is there

If on the other hand there is little or no demand at all on the part of tenants then some thought may be required. In this scenario even though the guaranteed rental period will look enticing for a property that will be hard to rent out naturally, you would need to consider what will happen after the developer’s guaranteed rental period expires. Will you be able to rent out the property easily in the years after? It is a fine line to be sure and one that may require a lot of thought. The best scenario is to find a property that is easy to rent out and find a guaranteed rental yield for an extended time significantly above the natural rental yield from the open market, whilst at the same time ensuring there is no inflation in the price of the property at the outset. Then there will be real value in the arrangement since you will not only look forward to a guaranteed return, it will be at a higher level than the market can offer, a market that is already naturally buoyant and in place for the years to come after the agreed guaranteed rental period expires.

for the property. If it is so easy to rent out at yields that match the developers offer you may consider that the deal is not as enticing since the funds will be attainable from the market naturally. The guaranteed rental program can then be considered as a kind of safety net and not much more.

In this way the company can take care not only of your tenants needs, but also your needs as a property owner to ensure the property and the project that it is in are always perfectly presented. For managed properties you may well have to pay a premium but this will easily be recoupable upon sale. It will also allow tenants to enjoy a premium living experience providing you with a return long after any guaranteed rental period expires.

Here’s how it’s done:

After measuring the shower area (width and preferred height) and purchasing the right-size door (including hardware: rails, screws, anchors, door handle, etc.), use a level to position the vertical rail that will hold the stationary glass panel. Once straight, mark the location of the mounting holes on the tile. Drill the holes using a drill bit made for penetrating tile. Now insert wall anchors into the mounting holes, align the vertical rail with the anchors, and screw it to the wall. Repeat the process for the bottom mounting bracket, but do not over-tighten the screws, which might crack the porcelain or tile. Once both brackets are secure, press the watertight gasket against the edge of the stationary glass panel, carefully insert the panel into the vertical rail, and tighten the screws to hold the glass panel firmly. Then fasten the glass panel to the bottom bracket. Now mark the location of the top bracket and again drill mounting holes. Insert wall anchors into the holes, and then fasten the top bracket to the glass panel and the wall. Loosely attach the hinges to the stationary glass panel. Position the glass door so that it aligns with the two hinges, loosely tighten the hinges to the door, check the alignment, and tighten the hinge mounting screws. Attach the door handle, and you’re finished.

Samsung note 4 will release ahead of time

iven the iPhone 6 has just hit the stores in the USA, Samsung has announced they will be releasing their highly awaited Galaxy Note 4 months ahead of time. Though the exact date hasn’t been confirmed yet, the giant Korean conglomerate is expected to pre release the device in Korea and China at the end of October. This decision follows the company’s new market expansion inside of China; it also shows Samsung attempting to slow down apple’s sales (which hit 4 million orders in a single day once the release of the iPhone 6 was announced)
