Jim Thompson was very famous in Southeast Asia and especially Thailand. He was born in 1906 as an American citizen in the U.S. state of Delaware. After studying architecture at the University of Pennsylvania, he worked as an architect, and was an antique collector and a silk merchant in South East Asia and particularly Thailand. He was also active during the war years and even worked as a spy as an operative of the Office of Strategic Services, eventually organizing its offices in Bangkok after the Second World War. He was a major investor in the Oriental hotel in Bangkok and was instrumental in overseeing parts of its restoration. However after a dispute with shareholders he relinquished his shares. In 1948 he founded the Thai Silk Company Limited, which after partnering with designer Irene Sharaff prospered as Thai Silk became very fashionable. Indeed he is credited for almost single-handedly bringing about a renaissance in the Thai silk industry and ensuring its survival to this very day. He disappeared without trace in 1967 in Malaysia which prompted one of the largest search efforts ever seen in across Asia. The mystery of his disappearance has never been solved. His lasting legacy is arguably his sprawling traditional Thai house in Bangkok’s Rama I road, which is also now a museum and gift shop. It was built to house his significant collection of works of art. The house is a moulding of the old and new and is a testament to preserving traditional housing styles even in the heart of the big city. Taking advantage of the prefabricated nature of traditional Thai houses, he re-assembled a total of six houses on his Bangkok site that were bought from all over Thailand. Most of the complete houses as well as a number of different parts came from Ayutthaya but one large house, which now forms the main living room, came from Bang Krua. It is the oldest part of the house with the next oldest being the kitchen area, which dates back to the 19th century. It is thought that it was originally part of an old palace.

| COVER STORY The start date and time of construction was especially chosen as an auspicious time on the astrological calendar. Construction started at 9am on September 15, 1958 and it took the best part of a year to complete the house. It was finished on April 3rd 1959 and quickly became the house that was the talk of the town. Even though the area was not commonly flooded, the houses were built in a traditional elevated fashion such that several metres of space can be seen between the ground and the living areas. Hard wearing teak wood was used as the main building material. The houses are also arranged so that the roof of the largest segment is transverse to the roofs of the end segments. The terrace runs all the way along the entire length of the structure. An entrance portal is in place and is of a good size. The drawing room and study occupy the central area and from this there is access to the master bedroom and two guest bedrooms as well as to the dining room. Separate structures house a library and several pavilions. As with most Thai houses Jim Thompson’s house is built next to a body of water, in this case a wide klong. There is a boat landing structure in the compound and during the construction phase the klong enabled parts of the house to be floated right up to their destination. Within the compound are smaller structures called Thai Spirit houses. Traditionally and according to Thai beliefs, these are in place to house past spirits. They are important since the spirits’ well being is said to be very important in determining the good fortune or otherwise of the living inhabitants of the main house. To keep spirits pacified food and incense is laid at the spirit houses. The location of these smaller structures is important as if they are not well positioned the spirits may be offended. Often they are built in the Eastern or North Eastern corner of the compound to avoid the main building casting a shadow over them. Thus they are in the sunlight for most of the day. Jim Thomson’s house is built on one rai of land and is adorned in natural greenery. He found that the jungle was appealing and sought to bring this appeal to a city centre location. The land was acquired based on a reciprocal agreement for land purchases in Jim Thompson’s home state of Delaware in the U.S. Although the house was built in a traditional style there are certainly plenty of modern conveniences in place. For example, whereas traditionally the connecting corridors and the entrance hall would be an open area, for aesthetic reasons and to ensure comfort they are enclosed. The stairs themselves are built inside the house rather than on one end. Arched doorways are used for some of the rooms. and Chinese style carvings are in place around window frames and door frames, a feature only seen in houses owned by affluent people. Once the house was built, Jim Thompson set about filling it with all of the objects d’art that he had accumulated during his travels through South East Asia. On display are rare pieces of Chinese Ming chinaware with their distinctive blue and white designs, Cambodian carvings, Thai stoneware and statues from Burma, (now Myanmar). The main dining table was once used by King Rama V and other collectable items include Victorian chandeliers and Benjarong earthenware. The Jim Thompson house is now a museum and art gallery where all of these artefacts, as well as the house itself, can be enjoyed by the public. There is a modest entrance fee to help with the upkeep of the compound. The house can be found at Soi 6, Song on Rama I Road, and is open daily for visitors from 9 am to 5 pm.

In Pattaya it was bad but …

… did last month’s floods in Pattaya really deserve to be declared to be tagged as a “disaster area”’? What do you think? No, according to at least one real estate agent in the town. Although he did tell Dot Property Group: “I witnessed the worst rainfall in the 17 years I live in Thailand last Wednesday evening. Luckily my own property wasn’t effected by the rains but those of many of my acquaintances’ were.” Perhaps more worryingly he said: “The disturbing truth of the matter though is that it’s always the same areas that are troubled. Some streets even carry nicknames like Soi Nam (Soi Kauw Noi). “The question must be if any drainage system is able to cope with such amounts of water ?” Pattaya is not unique in terms of failing to disperse water quickly in the event of a sudden deluge, and Bangkok residents will testify to parts of Sukhumvit and Silom being literally swamped in recent weeks and months. The good news is that, according to every agent spoken to by Dot Property Group on Monday, things in Pattaya now are very much back to normal, and the recovery didn’t take too long. “Although I have seen quite a few ‘water damaged’ properties, we have not seen any increased demand for short-term rental properties at all. “The declaration of Pattaya being an official “disaster area” is complete nonsense as life returned to normal within days,” the agent added. Shortly after the weather in Pattaya was warm and sunny and that definitely helped the “drying out process” . Still everyone is hoping that there won’t be a repeat of this extreme weather again - certainly in this year’s rainy season.

It seems anyone who is anyone, in Thailand’s real estate industry, attended this year’s Thailand Property Awards, commonly referred to as the “Real Estate Oscars” to celebrate its 10th year anniversary on the 16Th September 2015 in Bangkok. The 500+ VIP guests were treated to an evening of fine food, wine and entertainment in the luxurious crystal ballroom at the lavish Plaza Athenee hotel, located on Wireless road. Terry Blackburn, head of Ensign Media, Co.ltd, organizers of the event, stated that “Celebrating 10 years of the Thailand Property Awards, and Asia Property Awards, is not only a milestone for us, but also for the Thai real estate industry as a whole. In the past decade we have witnessed how much the industry has evolved from being an emerging market to becoming one of the stars of Southeast Asian real estate, despite certain challenges.” Regarding the awards, SC Asset Corporation won the night’s biggest award taking home the title of “Best Developer for Thailand”. Well deservingly most would say, Minor International also had an extremely successful evening with the company’s founder, CEO, William Heinecke, being presented the Thailand Real Estate “Personality of the Decade” award. Minor International was also the most nominated developer this year with five awards. Minor would end up winning one award and grabbing four highly commended honors, so without doubt the “Stars” of the evening. When it came to Pattaya (known as the Eastern Seaboard), The Vineyard, Phase Three, La Residence by Bravothai Lifestyles. co.ltd was the first on stage to receive Highly Commended for “Best Residential Interior Design” for the whole of Thailand. The variety of homes available is a little more limited to condos and low-rises, but there are plenty of those. If shopping is a priority you’ll love Central Pattaya. Foodland, Villa Market, Big C, Naklua Seafood Market, and of course Pattaya’s waterfront mega-mall Central Festival sits right in the middle of Pattaya Beach. I know buyers who only look at properties walking distance to Central Festival. Naturally, there are restaurants and entertainment galore. If it’s action you want, Central Pattaya has the most. And it should be said that for investors who want buy-to-let property, this region is pure gold.

The Hill

Frozen by Indecision? Think “where” before “what”

With more than 20,000 homes for sale in and around Pattaya, many would-be buyers are overwhelmed. How do you choose? It’s not all about price now is it? I hate to be the guy that uses the world’s oldest real estate mantra, but “location, location, location” does come to mind. In Pattaya, at this particular time in its development, nothing could be more useful. We are in full-blown transformation mode. From the massive “underpass” project in the middle of Sukhumvit Road to the complete facelift of Jomtien’s beachfront, Pattaya is being attacked by big yellow machines and guys with jackhammers. In the not-so-distant future this will equate to a better place to live and increased property values. But right now it only produces one thing … TRAFFIC! Pattaya’s traffic problem has grown steadily over the past decade with rampant expansion and increasing popularity, but with all these new infrastructure and beautification projects, it has become downright unbearable. So I recommend considering that, for the next few years, getting around to the places you either need to go or like to visit should be a big part of your property buying decision. In short, find a place to live near the places you know you will frequently visit. Fortunately, our stretch of coastline and surrounding inland regions are subdivided into some very naturally occurring neighborhoods.

North

Easily the most popular neighborhood in recent years has been the area separating Pattaya South from Jomtien known as Pratumnak Hill (also known as Buddha Hill). Property buyers love The Hill for several reasons. First off, it is out of the busy main tourist district of South Pattaya and Walking Street, but near enough to get there easily. The view from much of The Hill is spectacular with sweeping vistas of the Gulf of Thailand and the Pattaya coastline. Restaurants, clubs, coffee shops and bars are clustered on every street as well as some nice hotel venues like the boutique version of Centara Grand. While there are some villas, the main form of domicile on The Hill is condos, both low-rise and spectacular high-rises. And, while it has been a little deficient in the shopping arena, it appears that is about to change with the construction of New Nordic’s supermarket at its new Atrium project. Whether you are a parttime resident, or full-time expat, for condo living nothing beats Pratumnak Hill.

Jomtien Beach

When Jomtien Beach Second Road opened a few years ago, this area became the new darling for developers. I’m a little prejudiced on this part of town because I’ve always lived there. Jomtien is characterized by a long stretch of beach and myriad choices for shopping, eating, drinking and just hanging out watching the waves crash on the beach. It is true that there are many tourists in Jomtien, but it isn’t the high-energy in-your-face type you might experience in Central Pattaya. There are many ways to get into and out of Jomtien which makes is logistically desirable. And, as you travel inland from the beach you’ll find some really comfortable and low-key places to enjoy life in Thailand without all the noise. So for those of you overwhelmed with choices and frozen by indecision, a good place to start is … yes I’m sorry to say … “location, location, location”.

The northern most part of town near Naklua and Wongamat Beach is a very easy-living and self-contained neighborhood. There is a big Tesco Lotus complex for shopping. It’s close to Pattaya Bangkok Hospital and the entrance to the ChonburiBangkok Motorway. There are dozens of restaurants, bars and entertainment venues. Several 5 star luxury hotels and all that they have to offer are lined up on some of the nicest beaches in the region; and, the variety of homes available range from ultra-luxury high-rises to quaint little bungalows. To be sure, the northern part of Pattaya was one of the first real neighborhoods here and remains a favorite to this day.

Traditional Thai house design has, in the most part, been dictated by hundreds of years’ of weather patterns that haven’t changed to this very day. A marked rainy season that brings heavy down pours and an equally harsh hot and dry season that brings with it strong sunshine, very high temperatures and high humidity have both played their part in the perfection of traditional Thai house architecture. Thai houses are famous for their high and sharp pointed roofs, a fundamentally functional design for the rainy season to help dissipate heavy down falls of rain that may come suddenly. The acute angles are in place such that rainwater can quickly be evacuated from the roof and so that no leaks can be allowed to form. Wide overhanging eaves that are porous in nature form an awning at the base of the roof that is in place not only for the sake of extending the spill area for the rain but also to protect inhabitants from strong sunlight. The roofs are made of hard wood to weather both rainwater and sunlight without degrading over time. High-quality hardwearing rosewood and teak from the North of Thailand are not uncommon construction materials for upmarket houses. Traditional Thai roofs are often decorated with pointed décor at the ends which is a throw back to times past when people would hang animal horns on their roof to ward off evil spirits. Yet, it is not just the roof that defines a traditional Thai house. Columns that form the main structure of the house are tall to allow the main floor to sit far above the ground leaving an empty space in between. This is because the ground itself can become flooded during the rainy season. It is why many traditional Thai houses are built on “stilts” even today. For houses that are built in areas that are deep in the jungle the elevated living space also helps to protect against wild predators. In the dry season the space between the ground and the living areas can be used for storage. The floorboards of the living area are usually assembled such that there are gaps between them so that they can expand and contract during the wet and dry seasons. The gaps also serve as a drainage system in case the floor gets wet. It is common for the people to sit and eat on the floor.

The main columns are typically not vertical but slightly inclined inwards to give the house extra strength. Again this design aspect is functional allowing the base of the columns to remain strong in flooded or soft ground. The high roofing and the often open style architecture used below are in place to provide good airflow in the hot and dry season. Manually operated fans are often also installed at mid height to increase the cooling effect. Nails are not used in a traditional Thai house design. Instead the wooden columns and joists are fitted together using wooden joints and dowels. This enables the house to be stronger as weather patterns change. Nails can rust in wet weather and may need replacing after a few years and so by omitting them the house has a longer life. Thai houses can be extended as families grow. The extensions take the form of additional houses built next to the ones before. Houses feature a terrace, which can connect all of the newly built dwellings. Often a Thai family will buy more land than is required for the first dwelling so that they will have room to expand the compound with extra houses all interconnected to each other. The common areas of connected single houses usually form a large hall space, which can be used for social and official functions. Smaller children’s houses are often also built and connected to the main residence. Within a single house, the terrace is the biggest part and can sometimes take up to nearly half the floor area. Arranged around the terrace are several separate rooms. These are designed from the outset and once the house is built the rooms are never re-arranged. It is not uncommon to see a tree growing right through the middle of the terrace. This is often by design with the tree providing shade during the hot season. A scented tree is commonly chosen and the house has cut outs to allow the tree to remain in place throughout its lifetime. A tree growing through the structure is seen as a very desirable part of a traditional Thai house. Thai houses are typically made from prefabricated wood panels that are built ahead of time and the assembled by a master builder. They can be constructed in as little as a single day. Windows frames are of a rhombus shape and in a traditional design don’t have glass fitted in them. Shutters on the outside of the window frame are a common feature as are ornate carvings below the window frames on more opulent buildings. A roofed entrance portal is also a common sight on a Traditional Thai house as a symbolic element separating private and public spaces. A Sala Thai is a pavilion with all sides open. They protect inhabitants from sun and rain and can be found as an adjunction to a Traditional Thai house or as part of a temple within its compound. A Sala within a housing compound can be used for sleeping, reading, leisure activities and socialising with guests. They can also be found as stand alone structures providing shelter at public places such as at ferry piers and bus stops. Traditional Thai houses are often just sparsely furnished with sometimes a dining table in one of the rooms and simple beds in the sleeping areas. Beds are aligned with the shortest dimension of the room and the house is constructed so that when sleeping, peoples’ heads never point West as this is the direction that people are laid prior to being cremated. With this in mind the stairs leading up to the living area are also not positioned on the west side of the house for fear of ghosts entering. An odd number of stairs in the staircase is said to bring good fortune. Surrounding most traditional Thai houses is some sort of water feature such as a river or creek. Whether natural or man-made it is very popular for Thai people and developers to create their projects around a body of water. With the advent of concrete and air-conditioners and with the decreasing amount of space afforded by urban living, traditional Thai houses are disappearing from the landscape at an alarming rate, especially in the cities. Yet, some modern developers are embracing the beauty of the original architecture and a renaissance is occurring of late. Although concrete and iron is now used for structural integrity, look for even modern dwellings to have some traditional design features inspired by craftsman from long ago!

Accolades and Acknowledgements for Pattaya-Based Developer, Heights Holdings The nights are drawing in for Northern European buy-to-let investors, and the thoughts of many will be turning towards the blue skies and warmer climate that Thailand, and other parts of Southeast Asia has to offer. For British property investors, recent tax changes made by the Finance Minister will wreck buy-to-let as an option for many investors. Currency exchange rates also favour overseas investments, and indeed many overseas markets are recovering while U.K. property looks shaky. “Fly-to-let’, the overseas version of buy-to-let property investments, have been a bit quiet in the past five years”, said Angelos Koutsoudes, Head of OverseasGuidesCompany.com. “But the loss of higher rate tax relief on buy-to-let investments in the U.K., as announced in the last Budget Statement, is making many property investors look further afield for profit once again.” Many investors in British property are only just waking up to the “bombshell” in the Budget to prevent higher-rate taxpayers claiming higher-rate tax relief against mortgage interest payments. In many cases this will not just dent the profits from the investment; for many it will wipe it out entirely. Campaigns against the measure are gathering pace but if it goes ahead, combined with the likely interest rate rises predicted for many European economies later in the year, the change could kill off buy-to-let as an investment for higher income small property investors in the U.K.

What is the big change? At the moment if you are a higher (40 percent) or additional rate (45 percent) taxpayer in the U.K., you can get a reduction for finance interest at 40 percent to 45 percent. However starting in 2017 this will be gradually reduced, and by 2021 the maximum claim allowed will be 20 percent. According to calculations by the National Landlords Association, a 45 percent taxpayer with buy-to-let property which he currently pays £12,000 in interest will be worse off by £3,646 each year from 2020. This means if you are higher rate taxpayer, and your interest payments are more than 75 percent of your rental income, then your buy-to-let investment will lose you money. That’s bad enough but remember that for the last seven years British investors have been enjoying historically low interest rates. With those rates widely predicted to rise before Christmas, many more people will be affected. For all of them U.K. property will be an increasingly bad financial investment.

Could overseas property investments be the answer? “We see three reasons why overseas property could be the answer for U.K. investors,” continued Koutsoudes. Better rental returns. Some analysts, including the Global Property Guide, already put the U.K. near the bottom of the worldwide league table when it comes to rental returns, and that’s before these Budget effects are implemented. Better capital gains. The economies of many popular overseas destinations have been slower to recover than the U.K., so are behind in both the business cycle and property price rises. A sunnier investment. Overseas holiday lets allow the possibility of using your property investment for your own or your family’s holidays, and that’s a considerable annual saving in itself. “U.K. property investors have enjoyed a good few years in the sun, but with the political tide turning against them, the huge emphasis on building property and helping people to buy rather than rent, it feels like we are at the end of the U.K.’s property’s summer season,” added Koutsoudes.

“Wise investors are already shutting up shop and looking for sunnier climes overseas.”

Should I stay or should I go?

Remember the song? It was recorded in 1981 by the Clash featuring Mick Jones. It reminds me that I’m getting older. The song goes on “If I go there will be trouble, if I stay it will be double”. How does this relate to the investment world? Well it doesn’t directly but the sentiment does. Recently many investors have seen valuations plummet, especially over the last six months. What had been great gains in the past few years have suddenly been wiped out by market crashes all over the world and nest eggs have started to look a lot smaller. Panic sets in and the decisions have to be made. Should I stay where I am in the hope that the markets will recover and when I am back to where I was six months ago then move? Am I courting double trouble as the song says with this attitude?

A major mistake and one of the biggest made by individual investors, is to hold losers until they break even or make a little money, and then sell them. There are few things in life more emotionally satisfying than closing out a winning stock trade-and few things more painful than selling a loser.

If you’re like most investors you will behave irrationally and that’s not a surprise to anyone who watches the markets. There are ways to answer this question and isn’t there always ways to make money in the markets? Let me introduce you to a theory known as behavioral finance which posits that investors behave irrationally in systematic and predictable ways because of human psychology.

| PROPERTY TRADER One study found that investors are nearly twice as likely to sell winners as losers. The result: a lot of times you end up watering your weeds and cutting your flowers. Another big mistake investors tend to make is to be overly optimistic about past winners and overly pessimistic about past losers. Everyone knows investors who have piled into glamour stocks after their best years are behind them. A variant of that behavior is to buy a great company even though its stock is overpriced. The antidote to this is to hunt for undervalued stocks. Cheap stocks do outperform expensive ones. Another common investment mistake is to under react to changes in companies’ fortunes. This can be seen on CNBC and Bloomberg TV by the behavior of brokerage analysts. They set an estimate for what they think companies per share earnings will be for the year. The company subsequently releases much better quarterly earnings than the analyst expected and raises its outlook for the year dramatically. What does the analyst normally do? He raises his estimate for the year. But more often than not he doesn’t raise it enough. Almost inevitably he and his fellow analysts later issue more upward earnings revisions.

As resources become more expensive, houses are getting smaller of late, a trend which is evident in many countries not just Thailand. A smaller house however doesn’t mean you have to shrink your lifestyle. With some innovative fixtures and fittings, small can actually be quite cool. The bedroom is one area of today’s houses that has shrunk in size. After all, a large bedroom just has more open floor-space but it is not necessarily space that would be used for any specific purpose. With bedrooms shrinking somewhat, the main thing to be aware of is storage and seating areas. Storage can come in many forms but the best houses will already have built in wardrobes in place, which take advantage of the full height of the room. Walk in closets are also in vogue. These are normally found in more opulent bedrooms but are increasingly being incorporated into smaller rooms. In this way your bedroom can feel bigger than it really is and will have plenty of storage to boot. By combining a bedroom with a bathroom that may already have outside access you can again enlarge the space without actually requiring a larger floor plan. It will mean your bedroom will instantly become grander with an en-suite bathroom attached to it. The bathroom simply needs to have an extra connecting door between it and the bedroom. If you are able to plan it well, it can be joined to a walk in wardrobe to provide a good feeling of space in the bedroom with all its separate useful areas. For the bedroom area itself some seating is a good thing to have in place and this can be by way of a fitted sofa or chairs that can be moulded into the shape of the room. Thai style chairs and curtains will give the place a traditional feel. A desk and/ or a make up table can also be fitted into the perimeter of the room to save space. The bed should be as large as possible but for smaller rooms a more modest queen size bed that is five foot in width and five and a half foot in length may well suffice. Even though it is smaller version of a king size bed it will be

As long as there is room enough to walk around the bed and the aforementioned fitted furniture is in place then a smaller bedroom can actually be more comfortable as it is often seen as cosier and more homely. Next is the living room and here again clever use of space can make even the smallest living rooms seem larger than they actually are. An LCD TV is a must have since it provides a large viewing area without taking up any depth into the room. Choose a 40-inch TV instead of a 32-inch one so that even a small room will seem grander. Low slung sofas will give extra height to a room and this will always make it feel more spacious. Even with smaller floor plans you may have enough room for a Thai style dining table and this will certainly add an extra dimension to the living space without much effort. In a house that has sliding patio doors you can use these as a gateway to the living area quite easily and make them a feature using drop down blinds or curtains to allow for a softer look on one of the walls. Kitchens are an area of interest to developers of houses. There seems to be differing views as to whether an open kitchen or a closed-off kitchen better represent modern living in Thailand. Certainly an open kitchen that adjoins to the dining area can be made to look more spacious, yet there are practical drawbacks especially if the dining area is also part of the living room. Cooking odours will be free to penetrate to all of the living areas and in this regard a closed off kitchen may be worth some thought. Also there is the question of the kitchen units imposing into the living area, which can be unsightly especially if the kitchen is virtually taking over the living space. Yet, a closed off kitchen will make any space seem smaller since it will entail cutting up an otherwise open space with a wall and reducing the overall floor print of the dining area. A good way to bridge the gap is to use a closed off kitchen but to demark it with a stepped floor and a wide archway between the two rooms. The kitchen will still be visible from the living area, but the illusion will be complete in that it will appear as an entirely separate space. By fitting good quality high power extraction fans it will be possible to control cooking odours and prevent them from overrunning into the lounge and dining area. A kitchen can also be very compact. Consider creating a three-metre long galley style kitchen in an area that can be partly closed off except for the archway. You would only need the kitchen room to be three metres long by about 1.5 metres wide, which is a total of just four and a half square metres. Counter tops usually are 60 cm wide and this will give you a comfortable amount of working space. Look to include an oven, a microwave and a double induction hob for cooking. By making the work surface around 2.5 metres long you will have enough room for a good-sized fridge on the end of it. Look for a taller model that gives excellent storage for both frozen and fresh food, as the extra height will make the best use of the limited floor space. For the rest of the kitchen look to install cupboards both at head height and also under the work surface for maximum storage. This will then be a professional looking kitchen that will take up minimal space and yet at the same time will be fully functional. Other space saving extras in a house may seem obvious but are often overlooked. Stairs in Thai houses are often open affairs, but a cupboard under the stairs can really provide extensive storage and is easy to put into place. In this area you can keep cleaning utensils, unused furniture items and even bicycles etc. The loft is also another area where good storage is available. Some houses have limited loft space but you can look to expand this by strengthening the roof trusses and adding in some additional flooring panels as well as a set of pull down steps for easy access. A complete loft conversion could be a possible next step, but for storage only, just some minor work would be needed to make great use of unused space. Overall, developers are using many of these methods in order to make smaller houses look bigger and at the same time provide all the functionality that owners require. If you are buying a house that is still in the planning stage then there may be a good opportunity to work with the developer to tailor the space exactly to your liking.
