When reading Paul Sutton’s article on page 32 I was struck by the varying comments that he had collected from agents around town offering very differing views of what the next few months might bring. From the optimistic to the pessimistic what everyone can seemingly agree on is the fact that it is all change for Pattaya as we head towards the next High Season. You can see from just walking around town how the tourist demographic has dramatically changed with the Chinese now far outstripping Russians. At Bali Hai Pier the other day I was struck by the number of tour groups with traditional umbrella waving guides keeping their huddles together and don’t even get me started on the coaches! But ignore these visitors at your peril. China is only just dipping its toe into Pattaya Bay and despite currency fluctuations the potential over the next few years for ever increasing numbers is enormous.

In the past few years it has been evident that Pattaya was home to many Russian tourists yet recently they seem to have almost completely disappeared to be replaced by Chinese tour groups. External factors have had a large part to play in what appears to be a monumental shift in a relatively short space of time. The Russian rouble had been a steady currency for many years. It hovered at around 30 to the US Dollar, which is similar to the Thai Baht’s value. It meant that one Russian rouble was approximately equal in value to one Thai baht. Thus, a property priced at two million baht would cost around two million roubles. The rouble weathered the 2008 financial crisis well and was little changed, and indeed for a couple of years after that it strengthened to around 24 to the dollar at its peak. With the Thai baht little changed it meant that coming to Thailand was even cheaper for Russian citizens and this lead to the start of a building boom in Pattaya as developers saw that Russians were keen to buy property in the resort city and also had spending power to boot. Other businesses were also keen to take advantage of the Russian tourist influx. For the next 5 years or so the rouble hovered at around 30 to the dollar and close to parity with the Thai baht. Yet the Russian miracle all came to a very abrupt end in the last quarter of 2014. Low oil prices and the war in Ukraine lead to an extremely sharp depreciation of the currency. It moved from 30 to the US dollar to around 80 at its low in just a few short weeks. That meant it lost nearly two thirds of its value almost overnight. Recovery was slow and fragile and although the rouble went back to the low 50’s this level did not hold for long before the currency retreated again. As of last month the rouble remains at around 64 to the US dollar. It now takes two roubles to buy one Thai baht meaning that the Russian currency has lost fully half its value. That two million baht property will now cost a holder of the Russian currency four million roubles. As such, Thai property now looks expensive to Russians and even holidaying in Thailand costs twice as much as it did last year. Its not just Thailand that has become expensive for Russians - the currency crash means that every other country in the world is also twice as expensive to visit. The currency crash has meant that Russians have started to disappear from Pattaya and businesses that were targeting Russians are now targeting other groups of tourists. It is the Chinese that seem to have come to the fore as visitors to Thailand and they have come in very high numbers indeed. Property prices in China have risen and over the past few years the country has

| COVER STORY enjoyed a growth rate elatively higher than the rest of the world. This has lead to Chinese people becoming wealthier and overseas travel being liberalized and becoming less expensive as new airlines ply international routes. Thailand is seen as a holiday haven that is a relatively short distance away and property prices are typically cheaper than they are back in their homeland.. Chinese tourists typically come in tour groups. This is the traditional way that they travel which is mainly due to the language barrier, with relatively few Mainland Chinese able to speak English or for that matter any Thai. Independent travellers from China are few and far between but after a few trips here there tends to be the confidence to come alone and enjoy Pattaya without being part of a larger group. This is especially the case for those who have bought property in Thailand and/or who have a reasonable English speaking ability. Yet the bulk of Chinese tourists still remain in tours and these are often full of pre-planned activities that are advertised as part of the excursion before it even begins, with tour buses working overtime to transfer groups from one place to another. As a business in Thailand you may feel that you are being left out of the new influx of Chinese tourists since they will be travelling around on a set routine. Becoming part of that may require some forethought. First it is worth ensuring that your service or products appeal to Chinese people. If you own a restaurant it may be worth including Chinese dishes on the menu so that tourists can enjoy a taste of the familiar as well as the exotic. some knowledge of rudimentary Chinese by your staff might also be a useful. If you are operating a shop it would be wise to research the kind of products that Chinese people are interested in and to also employ at least some Chinese speaking staff so that both the official tour guide and Chinese patrons can be at ease with their native language. As a hotel operator you could employ Chinese-speaking representatives at the front desk and beyond to demonstrate an ability to handle large crowds of people at check-in and check-out with good expedience. Pricing is also a factor and tour groups expect to get big discounts in order to turn a profit. This is also true of restaurants and other shopping locations where special pricing is required in exchange for the chance to lure in a lot of customers all at once. A good way to find out which businesses are making it onto a particular tour and which ones are not is to actually book a tour and experience one for yourself. Alternatively you could find out exactly the itinerary by following a tour around as it makes its way from place to place. If you can send a Chinese or Chinese speaking person on a tour they can then report back to you their findings. Sometimes the Chinese tour operator will hand over the operations to a local company, so it may be worth also checking what Thai tour operators are up to with regard to their Chinese offerings. Once your services and product offerings have been optimized for Chinese tourists it will be necessary to actively and even aggressively contact Chinese and/or local tour operators to strike a deal to include your business on a tour route. This may start by inviting a representative from the tour operator company to sample your establishment and to discuss pricing etc. Its worth considering signing up with several tour operators so that you can capitalize on extra business - though it would be necessary to ensure you don’t overbook your business and that there is not too much of an overlap between multiple tour groups. If you are not ready to accommodate a group then this will reflect negatively in feedback and you may lose business so a fine line needs to be drawn in order to maximize business but not lose valuable contracts due to overbooking. Of note is that the Chinese central bank’s depreciation of the Chinese currency. Even so this pales into insignificance against the Russian rouble’s meltdown and with Chinese spending power still increasing it would seem that the current situation is here to stay for some considerable time to come.

Marketing your property for High Season with the Chinese consumer in Mind If you have a property to let out or sell, or are a hotel owner aiming to cash in on the massive increase of Chinese tourists visiting Pattaya, it is worth looking at interior design aspects that are all important to making Chinese clients feel comfortable. An ancient art and belief developed over 3,000 years ago Feng shui is based on the Taoist understanding of nature and the vision that the land is alive and filled with “Chi” (energy). Feng means wind and shui water and in Chinese culture wind and water are associated with good health and fortune. Feng shui is a complex body of knowledge and much of what it is about has to do with the orientation of a building or unit therein. However, there are plenty of guide lines for interior design touches that can be put in place and will be appreciated by Chinese customers who believe this art helps balance the energy of any given space and assures health and good fortune to the people inhabiting it. For example the placement of the bed in the bedroom is one of the more important aspects of feng shui since it is a place where much time is spent. The concept is to ensure that positive energy is channelled into the correct areas and doesn’t seep away. The bed should not be placed in line with the door but the door should still be visible and the head of the bed should rest against a strong supporting wall so that energy can be protected around the bed. Other feng shui factors include ensuring that nothing is stored underneath the bed and also that there is a hard, solid headboard in place. Try to make the bed approachable from both sides and also allow enough space to place a bedside table on each side . Since the bedroom is considered a place of solace then the removal of the TV, computer and other similar items is a good thing to ensure the eradication of negative energy and stress. This may seem counter intuitive since many people wish to use these modern conveniences whilst in bed, but as a feng shui condition they should be moved to another room. It could be worth making a partition in the bedroom so that a TV and computer can still be included in any offering but are not situated directly in the sleeping area. Although good air quality is essential, plants in the bedroom are not considered good feng shui, even though they may seem to be assisting with providing fresh oxygen. It will be seen as more feng shui positive to have a good air purifier instead and the ability to open windows and let fresh air into the sleeping space.. Plants in other rooms are more acceptable if you want to give your place a green touch. For colour, much depends on the orientation of the space to determine the colour scheme. A “bagua” is a feng shui map divided into eight sectors, namely North, South, East and West as well as the half steps between them. Specific areas of the map are associated with an element such as Fire, Earth, Metal, Water or Wood and these elements have corresponding colour preferences. When the colours match the elements it leads to good feng shui and this will be appreciated very much by Chinese clients. As an example, fire is the colour of passion and is the governing force in the Southern area of a property. The colours associated with fire are pink, orange, strong yellow, purple and red. In contrast, the earth element should help with calmness and is associated with the Northeast and Southwest areas of a property. It would naturally be sensible to locate the bedroom in these areas where possible. The colour

schemes for this area should be pale yellow, cream, beige or brown. There are plenty of feng shui guides available and each of them goes into varying depths of detail complete with strict or not so strict rules, some of which may sometimes seem contradictory. However feng shui may not necessarily interfere with your other potential markets as you can easily make your property feng shui compliant without compromising its appeal to those people who are not Chinese or who have no apparent interest in this ancient art. With building orientation in mind, some research may help you purchase a property that is perfectly oriented at the outset. If you have not yet chosen a property or if it is in a shell state, then this may turn out to be valuable position to be in, as you will be able to start from scratch. With the choice of property in mind it is also worth looking at the address of the property and in particular the unit or building number. In Chinese culture, there are certain numbers that have auspiciousness and other numbers that are considered highly negative. This may be superstition but it is very prevalent in Chinese culture. The number eight is considered the most auspicious number. It is said to bring good luck and fortune. You may see this a lot in advertising in China. For example on menus you may see prices ending in 8 or 88 such that each dish on the menu has some lucky energy associated with it. It doesn’t stop there either. Prices of anything from cars to condo units often have a price with a number of 8s in them. Many airlines use the number 8 or multiple instances thereof for their flight numbers from China. The opening ceremony of the Summer Olympics in Beijing began on 8/8/08 at 8 seconds and 8 minutes past 8 pm and so it goes on and on. If your building number has the number 8 in it then the property could sit very well with a Chinese buyer. Other auspicious numbers are zero, six and nine. Look to include these numbers in the advertised price to grab the attention of a Chinese buyer. For example, maybe instead of pricing your condo at 1.75 million baht advertise it at 1.88 million. Whilst the number 8 is lucky, some other numbers are considered unlucky. Not many unlucky numbers exist but 4 and 5 are both considered to be bad. With the number four sounding similar to the word “death” in Chinese, it is the unluckiest number of all. So much so that some hotels in China and Taiwan miss out the 4th floor entirely and also don’t use the number 4 for any rooms at all. This may seem quirky but let us remember that in the west the 13th floor is often omitted in buildings with the floor 12A used instead. Using the number four in your building will mean hindering your ability to sell or rent out to Chinese customers. With the above in mind it is clear that a little research can go a long way. Getting it wrong could cost you dearly when it comes to a property sale or rental but if you get the basics right then you are on a good footing to ensure your property is pleasing to the ever increasing influx of Chinese tourists.

Whether your business is service related or not, the mind set of ‘business as usual’ or ‘build it and they will come’ is no substitute for sound marketing strategies. I used the plural form of the word “Strategy”, because a shrewd and successful business owner will have no less than two separate marketing plans – one that is specifically designed for the high season, and a second that has been carefully crafted for the low season. Even during a bad year, a resort town such as Pattaya, which was built on the back of tourist dollars, is usually able to attract relatively large crowds during the high season, on holidays and whenever the numerous street ‘festivals’ take place. But during the off season and in between festivals or holidays, many of Pattaya’s businesses are confronted with economic challenges that are difficult to overcome. In order to attract midweek, between the holidays, and off season visitors every business needs to stand out from their competition, offer good value for money, and be extremely innovative in respect to an overall marketing campaign.

High Season Many local business owners take the high season for granted. They sit back and wait for whatever nationality happens to be arriving in droves during that particular year. Hoping to generate a year’s business in just a few months, they’ve likely upped their prices, created a new menu or sign in what they hope is the correct language of their expected visitors, and then they ignore every other aspect of marketing. That’s precisely what you should do if you want to go out of business. Knowing the seasonal trends in regard to who is coming and who is not is indeed a valuable marketing tool, but it’s only one of many. Just as a carpenter wouldn’t arrive at a job site with only a hammer in his toolbox, an astute business owner should never rely on the single tool of catering to just one nationality, no matter how many of them may be arriving! In the months that lead up to the high season a business should stay on top of whatever the current trends may be. This can be done by keeping an eye on the cost of air travel to and from Thailand from various locations across the globe. Watching the value of the Thai baht against other world currencies, and keeping abreast of the world’s economy with an eye towards which nation’s economies are doing well is also helpful. Another valuable source of information is the Tourism Authority of Thailand (TAT) as it’s the government agency that keeps a close watch on the number of foreign arrivals into the ‘Kingdom’, and from which country they hail. Once you know who’s already here and who’s likely to arrive, then you can tailor your marketing strategy to suit. A wise business owner will prepare for the mass arrival of for example Chinese, Koreans, or Indians by creating a carefully translated new menu and signs in that country’s language. The menus will include a few traditional meals and snacks that are hopefully familiar to them. By researching the customs and expectations of any nation and teaching a few simple phrases in their native language to your staff, you will go a long way to ensure that your business stands out from all the others. Always remember however, that you will also have guests of other nationalities, so don’t go overboard catering to just one.

Price Fluctuation Whether your high season customers turn out to be locals, expatriates, first time visitors or seasoned travelers beware of raising your prices during the high season. Fleecing your patrons and hoping they don’t realize it until it’s too late will guarantee that they do not return. In terms of marketing, you want your new customers to remember you when the next season rolls around … but not because you swindled them! Locals and expats who have a better idea of what things cost will also be alienated and will pass on the fact that you are a ‘price gouger’ to their friends. I doubt that’s the sort of buzz any business wants. Also, remember to adapt your prices to fit the local’s budget, and try to maintain those prices throughout the year. If things get tough, remember that half a loaf is better than no loaf. Therefore, try to avoid making the mistake of raising prices when business is slow.

Lower them if you need to because most agree that some profit is better than no profit. The locals and expats will take notice of the reduction in rates and your lackluster sales will improve in no time.

Loyal Customers The high season is when you should work the hardest to attract loyal customers who will return year in and year out. Do everything within your power to ensure that your high season guest or customer has a positive experience whilst at your business. That means the place should be clean and well organized and maintained by a friendly and cheerful staff. Pay attention to all of the little details. This is what makes a good business great. For example, if you operate a restaurant, and you or your staff overhears a customer saying “I really love this tom kha gai,” hurry back to the kitchen and bring back an additional small portion ‘on the house’. A customer will never forget that small kindness and you’ll have a customer for life. Stay in touch via email all year round. When customers arrive at your business offer them a small discount in exchange for their email address, and for their permission to send them updates about your shop, restaurant or hotel throughout the year. If you keep the content of your updates interesting and informative your business will always remain lodged in the back of their mind. It is also imperative that you include the locals and expats who have the ability to spend money in your business daily, weekly and monthly at the forefront of any marketing strategy. An effective marketing plan that caters to locals and seasonal tourists will help develop a revenue stream that’s capable of carrying your business through the entire year. Locals and expats who live in resort areas often resent being forgotten or ignored when tourists descend on ‘their town’ during the high season. If you take care of the locals during high season, the odds are that they will then take care of you during the low season. If sales are flagging in the off season, remind locals that low season is just as exciting as the high season. Most will find the personal attention during this time of smaller crowds refreshing. Show them that their business is appreciated and that you want them to come back by offering off season discounts, such as buy one get one free, children eat free, early bird specials, family or senior citizen discounts, or an awards program, e.g. on your tenth visit a free dessert, drink or whatever. These and other similar marketing strategies are a sure way to create customer loyalty amongst both locals and expats and will also encourage them to tell their friends about the positive things your business is doing.

Grow Your Data Base Using the web is an excellent way to market your products and services through both the low and high seasons. If you don’t already have a website, then create one. However, when doing so make sure that your website is simple to use and that it can be easily navigated as most internet browsers lack the patience to deal with a complicated or slow website. Now that practically everyone has an iPhone or a smart phone, your website needs to be ‘mobile friendly’. Market research shows that coupons and special offers sent to social media platforms, as well as to tablets and mobile phones have been highly effective. Even though the online coupon links work well with computer geeks, it’s prudent to have some old school paper coupons or leaflets to hand out to the elderly and those who are more technologically challenged. Ensure that your website has plenty of CTAs, which is an acronym for ‘calls to action’. These will allow your customers to remain in touch all year long when they subscribe to your email list or post information to your blog. No matter what the season, be sure to offer web users and loyal customers something they can redeem when they next visit.If possible take photos and videos of exciting or interesting events that took place in or near your place of business, such as street festivals, the water festival of Songkran or the wonderment of Loi Krathong. Add these videos, photos and background stories to your email updates, website, blog and to your social media platforms. It’s also a good idea to encourage customers to submit holiday pictures or videos that they have taken in or around your business. The more interesting and varied your website’s content is, will typically be reflected in you high and low season monthly sales.

Not everyone has the time to read every fact or statistic that comes out of the numerous research reports and data that are generated each and every month, so we have highlighted seven of the most amazing and interesting facts that have been reported so far this year. • The most expensive land in Thailand, at THB 437,500 per sqm, is at Siam Square, Chitlom and Ploenchit. Prices in these locations grew by 3.5 percent in 2014 after a 4.6 percent rise a year earlier. (Source: Association for Real Estate Affairs). • Asking prices for resale properties in downtown Bangkok rose by 6.1 percent year-on-year for the 12-month period ending March 2015. (Source: CBRE Thailand, Q1 2015 Market Report). • Approximately 56 percent of newly launched units during the first three months of 2015 were transacted at less than THB 100,000 per sqm. Accolades and Acknowledgements for Pattaya-Based Developer, Heights Holdings Despite the economic slowdown and diminishing consumer confidence, Bangkok’s retail property sector is still surging according to new research. The current economic situation in Thailand has not met the government’s expectations and most Thais have reduced their expenses, which has directly impacted all shops and retail centres. In spite of these facts Colliers International Thailand has noted that nearly 724,920 sqm of new retail space is expected to open in the second half of 2015 – most of which will be located in Bangkok’s suburban areas. Some large-scale retail projects are under construction and scheduled to open in the next six months, and big retail players still dominate and have the largest share in the retail business according to the real estate agency. Some large-scale shopping malls have postponed their completion dates and some projects have been rescheduled to 2016. Colliers also reported that some large-scale shopping malls located in the Bangkok suburbs have cancelled their projects entirely and may convert to smaller retail projects. Occupancy rates in all areas during Q2 were nearly the same as those seen in the previous quarter, according to Colliers. The average occupancy rate in the city area was around 97 percent although the suburban area had the highest occupancy rates with many superstores and shopping malls in the area being almost fully occupied. Many retail experts forecast that total retail sales in 2015 will only grow by 9 percent, the lowest in the past six years. Average rental rates of all locations in Bangkok and its surrounding areas in Q2 were still similar to those of the previous quarter however many international brands and shops are still more focused on increasing the number of their stores, since Thailand still has room to grow in the long-term. The city zrea has the highest rental rates, which Colliers said are probably higher than THB 3,000 to THB 4,000 per sqm/month at some shopping malls in prime locations, or those with direct access to BTS stations. The rents in the Bangkok’s suburbs were around THB 800 to THB 3,500 per sqm/month, but the average rental rate was approximately THB 1,270 per sqm/month according to the real estate firm. Looking ahead, Colliers said consumer confidence and retail sales indexes will likely be similar to what they were during the first half of the year. Community malls will grow, but with a declining trend in the future due to the fact that many of these projects have been unsuccessful in the past. Some major retailers in Thailand have planned to renovate their retail centres after more than 10 years in operation and add some new brands and shops to increase the appeal of these centres, as well as relocating some of the tenants. All the big players in the retail business will continue to increase the number of their shopping malls in Thailand, especially in the suburban area around Bangkok and in some of the major Thai cities.

High Season – Is It Coming and What Can We Expect? In previous years the upcoming High Season was a time greeted with great anticipation and expectation by both real estate agents and developers alike. This time of year has traditionally been boom time which brings with it a large influx of tourists who fall in love with Pattaya and decide to buy property. Thailand and Pattaya in particular, have been seen as a great place to invest and where you are sure to “get a lot of property for your money”. However, over the last few years the high season seems to have got shorter whilst arriving later, if at all (if you listen to some) reducing the expectations of the real estate industry. With this in mind and with what has been a difficult year to date, what are the thoughts and expectations of the market for the approaching season? Will there be a high season? Are there signs of optimism at all or is it all doom and gloom? To answer these questions we asked a cross section of those in the industry for their thoughts and opinions. Patrick Shinnors – Matrix Development “I always try to look at things optimistically but realistically at the same time. I expect a high season of sorts with the exchange rate being a major factor especially where the dollar & pound are concerned. There are customers around and we have many dealings with Indians and Middle Eastern clients. I have also spoken with various hotels who are saying bookings looking good for November and December”.

Lex Granada Fahit Ltd ( Riverside Huay Yai ) “Thailand needs to realise where it is currently positioned in the International Economy and adjust accordingly. Now we have some interest from China, Gulf States and Indians but this does not replace the European market. Unfortunately, I really don’t see there being a high season

Steve Schloey – Gecko Properties “I feel that many buyers have the wrong idea. Many think that everyone is desperate to sell and as such make silly offers, however there are genuine buyers out there. I feel that the rental market is still strong but that Jomtien may suffer due

to an oversupply of properties available”.

Todd Richer – Hometown Property Pattaya “I am expecting a relatively active high season again with the exchange rate being the main reason, as when people think they are getting more for their money they are more likely to spend. Also I am seeing an increase in rental enquires for December to-February period “.

Eddie Buehler – Seaboard Properties “The high season will be very much like last year, under performing. However, quality properties are still sort after. The rental market is still quite active with good number of bookings for high season and the resale market is about the same as last year. Realistically we are looking at a further dip before we see signs of recovery which I expect to be early to mid next year”.

Heiner MoessingSiam Properties “It has been busier than expected. Units that are well priced have been selling well, with prices 10-20% down on last year. I can see signs of recovery as buyers look to get value for money with favourable exchange rates. Not many properties over 10 million Baht are moving though. I am optimistic as buyers are now more realistic in their pricing expectations and again stronger foreign currencies will help”.

Alfie Wells Lake View Properties Pattaya “Currently busy with a lot of residential expats looking at buying in the Mabprachan area. Also finding that the mid range rentals 30-40,000 Baht are going well and I could do with more properties. I am not really affected by high or low season as such. Main clientele are now those who are wanting to move away from the centre of town”. So we have a mixed bag of opinions with some optimism shinning through. As we all know,the market has seen it fair share of slumps over the years for a number of reasons be they political, economic or health scares to name a few. However, however Pattaya has always come through this everytime. So lets join those with a sense of optimism and hope that the coming season is the start of the recovery that brings the Pattaya property market to the forefront again.
