Foreign Market Shows Interest in City Center Residence by Matrix
To real estate developers in Pattaya, the foreign market including not just expatriates but travelers and international investors, is one of the most important to get noticed by. Just in time for the winter high-season, one of Pattaya’s biggest names in real estate, Matrix Development opened the doors to their new showroom, demonstrating units from their project City Center Residence. With its prime location just off Pattaya 3rd Road, the project is a response to demand for new, modern condominiums in the heart of the city. The showroom opened with a celebration; a party meant to not only show off the new units but also to thank existing customers
for their loyalty. While the 630-unit development is just 40% complete, since the showroom opening party, Matrix has already sold approximately 60% of the total units. Confirmed investors are a combination of Thai nationals and a diverse range of international investors including; French, Japanese, and Chinese. The project will feature three, eight-storey buildings with a large pool centerpiece. Investors and tenants will be able to enjoy many onsite facilities such as a on site sports bar and restaurant, a fully equipped gym and sauna, as well as CCTV security around the clock. Underground parking will also be available.
Thai Property Market Going Increasingly Green It seems that the whole world is “going green,” and Thailand is now jumping on the bandwagon. The new trend in Thailand’s home construction industry is to focus on design, location and environmental concerns. Often referred to as Organic Architecture, or Sustainable Building, the trend specifically focuses on achieving innovative designs that fuse the viewpoints of both the architect and the engineer in the most environmentally-friendly manner possible. Thailand’s tropical weather usually calls for organic architecture to consider the fact that local weather conditions have become increasingly severe over the past few years, and that constantly powering air conditioning only perpetuates this problem. Thus, developers are seeking new ways to provide residential projects with natural cooling effects, such as air flow and shade. Wastedisposal systems that function in a sustainable matter without compromising the building’s beauty is another important factor to consider when a development claims to “go green.” At a time of high competition when prospective buyers are comparing homes in the same location that cost about the same, an environmentally friendly design could be the deciding factor for customers. At the same time, on the supply side, developers have started to reduce their construction costs by cutting waste. This will push them to employ innovative construction processes. Prefabrication systems and smaller home and condo units are also trends on the rise. Thailand’s leading producers of construction materials are very much in tune with these shifting market demands. Siam Cement Group, for example, features an initiative to have 30% of its sales from green products. To hit this target innovative and competitive green products must be introduced every year. To support this endeavour, the group plans to double its annual research and development budget from an average of 0.5 percent of sales to 1 percent within the next three to five years. Siam City Cement, another leading construction material firm, is also offering green building products to the market. The company benefits from technology transferred by its major shareholder, Switzerland’s Holcim group. Meanwhile, the multinational Italcementi group, which holds a major stake in Asia Cement, also plans to release materials

Thailand’s Biggest English language Property Portal. Thailand-Property.com Unveils New Brand Admittedly, it hasn’t been an easy year for Thai real estate. But by exercising a little due diligence, potential buyers can still see the call signs of projects that are worth investing in. One company that is keeping to its schedule and sailing full steam ahead is Kingdom Property - with its flagship condominium venture, Southpoint, in Pratumnak, Pattaya. In October 2014, a topping-off ceremony took place at Southpoint, as construction work on the 30-storey Residence tower was completed. Celebrations included a ceremony with Nigel Cornick, Chief Executive Officer of Kingdom Property, present, among other key staff. Meanwhile, down below on the 15th floor, mechanical and electrical work continued apace to keep the project on track for completion in the summer of 2015. As for his broad market outlook, Mr. Cornick says: “I believe things are a lot better than this time last year when we were entering the phase of political uncertainly, so we have come a long way since then and I think that given time, the government will continue to push things forward.”
The market has taken a substantial shift in the last year, and so has the demographic. Mr. Cornick raises an important factor: “If you look at Bangkok, projects are selling out on launch and there’s a fair number of Singaporeans, Hong Kong and Chinese buying into those projects, but here, it is not quite the same. The worry for me is the volume of buyers not being able to soak up the supply in Pattaya, which is why we try to do something a bit different and with a different location.” For Southpoint, the key market focus is more on Thai buyers, as opposed to foreign buyers. “This is because we will be finished by the middle of next year, which means customers will be able to get their bank financing, and for Thais, they don’t necessarily have to put a lot of equity into it, and I think for a weekend retreat, holidays and investment, our product is very well located,” Mr. Cornick explains. However, it is a wait-and-see situation with foreign, especially the Russian and Chinese investors.
TCC Land to Enhance its Retail Portfolio TCC Land, the property arm of beverage tycoon Charoen Sirivadhanabhakdi, announced that the company will invest THB 5.65 billion over five years to expand its shopping complexes under the Asiatique and Gateway brands in Pattaya as well as Bangkok and Hua Hin. Given the developer’s success in developing the first phase of the Bangkok Asiatique complex on Charoenkrung Road by the Chao Phraya River into a major tourist and lifestyle destination, Asiatique will embark on a second phase of expansion, including a hotel and additional retail space, in 2015. Also, the Asiatique development teams will oversee the revamping of Digital Gateway Siam Square into Centre Point of Siam Square, which will be a popular hangout for teens and young, working adults; and the transformation of Gateway Ekamai into a ‘Community Shopping

Centre’, which is larger than the typical community mall but smaller that the shopping centre. TCC Land’s retail group, comprising Asiatique, Gateway, Centerpoint, OP and Food Court on Silom, recorded revenue of THB 500 million this year. Nearly half of the capex plan, or THB 2.5 billion, will be spent on developing the above Bangkok projects, while THB 1 billion will be used to open two Asiatiques in Pattaya and Hua Hin in 2016. After the renovations of Gateway Ekamai and Digital Gateway Siam Square and the second phase of Asiatique are completed, the company plans to raise its rental rates by 10 to 50 percent, depending on location. The plan targets THB 2 billion in rental income from both the Asiatique and Gateway retails brands by 2019.

HOW TO BUY A CONDO IN THE 1,5 MILLION BAHT PRICE RANGE One only has to look at the central Bangkok market to see how possible future price trends in Pattaya might take shape. Bangkok is about five years or so ahead of the Pattaya market in terms of pricing, and although 1,5 million baht to 2 million baht may have bought you a condo in Sukhumvit some years ago, prices are now firmly above the 2 million baht mark even for modest studio condos A budget of 1,5 million baht to 2 million baht will provide you with an abundance of choice in Pattaya, even in today’s more expensive market. This price range has been targeted by plenty of developers as being affordable for locals and foreign buyers alike. In the past, the same price range used to provide more choice but still gives plenty of opportunity for owning a property. Indeed with this point in mind, in previous years, when there were plenty of budget properties on the market for less than 1 million baht, the 1,5 to 2 million baht price range would have firmly put you in a position to buy a property above the budget band or even a mid range property.
Don’t buy the cheapest condo With prices having moved up, the budget range is now in this bracket. Yet you can still look to buy properties that are in the upper end of the mix. Most budget properties start at 1,3 million baht and rise to around 1,6 or 1,8 million baht. Thus you should be able to buy the best in this bracket, which will bode well for future resale. For example, even if buying a modest abode, you may be able to secure a high floor property with views in a development where lower floors or viewless properties are offered at cheaper prices. It is wise to do this since you will get the best property in a budget development, as opposed to a property that you may feel is lacking in a higher class of project.
Local buyers getting more important The 1,5 million to 2 million baht price range will enable you to buy branded properties. Leading brands still provide condos in the upper end of this price range in order to remain in the market. Although you might need to reduce your expectations for prime

positioning of a condo in a branded development you could still buy a mid height or medium view condo without having to go to the lowest part of the project. A medium positioned unit in a branded condo development would likely set you back most of the budget in hand, and it may be a small foot-print affair. However it would be highly saleable in the future with branded projects gaining more and more attention from buyers, especially local buyers who are now an important part of the customer base for condos in Pattaya.
Newer studios often come as two-rooms Generally per square metre prices in Pattaya are approximately in the 50,000 to 70,000 baht range for many budget properties. In terms of size, it means you should be able to buy something in the region of 25 square metres to 40 square metres. Most newly built condos are presented as one-bedroom dwellings (studios) even though in reality a partition may exist only in terms of a glass door between the bedroom and lounge areas. The reason for this is that typically the bedroom and lounge areas rely on a single outdoor light source from the front window or patio doors. Using a glass separator is a way to ensure light reaches all parts of the property. That said, many people prefer their rooms to be traditional in nature with four proper walls. Older properties may well have been more traditionally built with one-bedroom properties being made exactly as such, so these are worth a look at if you don’t like the new direction that developers have taken in this regard.
Countryside has cheaper square meter prices For mid range properties, e.g. for those with 2 bedrooms or more there is not so much around for this price but you could look to

With the former aspect in mind look for places near to the Sukhumvit Road, on the eastern side of the highway, or those to the north or south of the city by a few kilometres. In the latter regard, buying a property in need of renovation means that you can then look to spend extra money on it as and when it becomes available and you can make the place into a much more expensive property as your own redevelopment of it takes shape. The market continues to rise but the 1,5 million to 2 million baht price range is likely to remain attractive for buyers and developers alike. That’s because it is still in the cash buyer’s price range, and the yields from any condo at that price look good in today’s market. For developers it also means that units will sell faster as compared to higher priced ones and this helps them to close the project in a speedy fashion.

Still, if prices continue to rise you may find that the 2 million baht mark will become the baseline for new condos. Thus it may be worth securing a condo in Pattaya at today’s prices in this all important price bracket, as it is likely that prices will increase to make this range redundant in the future.

Global Top Group Launches Olympus City Garden
Global Top Group, the developer behind the popular City Garden Pattaya, launched its latest city centre condominium project, the Olympus City Garden. Just five minutes walk away from Walking Street and the downtown area it offers a resort style open space in the heart of the city. The project features no less than five swimming pools marking the centrepiece of six low rise buildings built to a high specification. The pools are large and include a sizeable 1000 square metre free form pool. Also on site is a sauna, a Jacuzzi and a steam room as well as badminton courts and a Yoga room. A roof top Gym and Golf range completes the picture for leisure enthusiasts. For convenience a range of commercial outlets including a supermarket, restaurants and coffee shops will also be built into the development. KK So, Asia Pacific Real Estate Tax Leader, PwC, said, “Our report finds that most investors prefer to remain in gateway cities, where they have more confidence in the resilience of pricing and liquidity. This is especially so in Australia. In China, likewise, many buyers are avoiding secondary locations because of a spate of over-building. Japan is the exception. Competition from local REITs is forcing investors to branch out to cities other than Tokyo.” He added, “The report also finds that institutional capital from sovereign wealth funds, pension funds and insurance companies is playing an increasingly important role in real estate, with a big increase in the money directed into both regional and global real estate markets.”
Asian Pacific real estate expected to remain strong in 2015 According to a report commissioned by the financial advisory company PwC and the Urban Land Institute (ULI), real estate markets across the Asia Pacific region are expected to remain strong in 2015 in spite of tepid global economic conditions. The report called “Emerging Trends in Real Estate Asia Pacific 2015”, and based on the outlook from 385 well-regarded real estate agents, consultants, developers and investors, cited Japan as a hot spot of activity. John Fitzgerald, Chief Executive, ULI Asia Pacific, said, “Currently, Asia’s real estate markets are beset by an abundance of riches. Whether derived from new sources of institutional capital, or from almost six years of global central bank easing, a

The agency was set up in 2009 after several years of market appraisal. More than three quarters of business comes from online-based activities. LOCATION SPOTLIGHT Walking Street
Walking street is a definite landmark in Pattaya whether you are using is to direct someone to another destination or intend to enjoy a stroll along its entire length. Walking street forms a natural extension to the south Pattaya beach road, and indeed it can take vehicles during the daytime for those requiring access to their premises along the length of the parade. At night walking street becomes a pedestrian haven. Lined with bars and restaurants along its entire length, it is one of the draws of Pattaya and features in many brochures for the city. There are plenty of seafood restaurants along walking street and you can choose live fish from the freshwater or sea water tanks that are on display in the windows and have your catch cooked to order. Most seafood restaurants allow you to choose a selection of vegetables to go along with your main fish choice as well as providing a great range of prawns, and other seafood delights for your enjoyment. Since many of the seafood restaurants are on the right hand side of walking street as you walk south from the beach road, you should be able to enjoy a seat outside on a balcony overlooking the bay. Also lining the street are plenty of bars and other restaurants including sports bars and live event bars which sport big screens, great food menus and plenty of beer. Some of these places can be great for meeting people as they provide long tables and extended bar areas where people can congregate. Look for staff to be very friendly and for service to be quick as it is a competitive environment and each place will do its best to accommodate all your needs. of the narrow part of the soi you will emerge in south Pattaya road, which is lined with shops and convenience stores. Back in walking street, you can continue further down towards to the southern end passing many beer bars and open bars along sois that are laid out in a similar fashion. Look also for bars to be open on the walking street itself as well as a plethora of street vendors dotted between shops and restaurant selling tourist items at low prices. Also evident along Walking Street are some gold shops as well as specialist shops selling suitcases, luggage bags and ornaments. Money changers, mainline banks and ATMs are also to be found as you walk down walking street. As you walk further down from the beach road proper you will notice some sois that feature beer bars and track through to the main South Pattaya road at the end of their extremities. The beer bars are often full as this is a highly regarded and very busy tourist area, but the hosts outside will always be able to squeeze you in if you wish to enter their establishment. Soi Diamond is a good example of a typical soi branching off from the left hand side of walking street as you venture south. It has open-air bars in the middle of the widest part and is surrounded by go-go bars and beer bars on either side. You can easily pull up a stool at the open-air bars and enjoy a few beers whilst taking in the best that walking street has to offer. The well-established Diamond hotel is situated about half way down the soi, taking up a proud position at the start of the widest part of the street. Then the soi becomes narrow and here you can find more beer bars and also street vendors selling everything from jewellery to clothes. At the other end

At the far end of walking street are the new pier and the Siam Bayshore hotel that completes the roadway. You can swing back to the Pattaya third road using the road bridge that is situated just behind the Siam Bayshore hotel. This area of walking street is quieter and here you can find a couple more seafood restaurants where a more tranquil meal can be had. Maybe it will be worth trying out the buffet from the Siam Bayshore hotel itself, which provides for beachside dining in idyllic surroundings. Overall to fully appreciate walking street you would need to go on several separate occasions because it is likely that you will so easily find a great bar or restaurant to hang out in and might not want to leave in a hurry. Then again that is the beauty of the place, providing plenty of fine establishments to explore and enjoy to the fullest.

“The Russians aren’t coming … But we have backup”
I
t is easy to be lulled to sleep and live inside our holiday environment down here in Pattaya. The weather is nice, the food is good and living is easy. Events out in the mean old world seem light years away. Unfortunately, early in 2015 I am awakened to the direct effects of globalization on my little paradise. A cornerstone of property profitability in Pattaya has long been our friends from Russia and other former soviet republics. Several years ago the Tourism Authority of Thailand (TAT) specifically targeted the up-andcoming region; attracting visitors escaping from the numbing Russian winter. And it worked. Russians by the planeload arrived from all over the region. Pattaya has everything Russians are looking for in a holiday destination. It’s warm, it’s cheap, the food is good, the people are friendly and there are a lot of swimming pools. In my 7 years of selling properties in Pattaya, I can tell you that a nice swimming pool sells a Russian family every time. But it appears that we are seeing less and less of our eastern friends lounging around those pools. The TAT reports a startling 10% drop in arrivals year over year. The Russian economy has taken a beating, especially during the last half of 2014. And it looks like things aren’t getting better any time soon. The cause is a combination of two factors. First, invasive moves by the prevailing Russian government have drawn the attention of the US and the UN……right or righteous, not my place to discuss! Sanctions hampering Russian businesses are being strictly enforced. And, to make it worse, the price of oil has plummeted. Much of the Russian success story is written in oil and gas. Most of Eastern Europe depends solely on Russian energy to keep their economies running. Now there is an oil glut. The price has dived, yet fuel usage is down. It is one of those circumstances that is bad and will predictably remain bad for some time. The bottom has fallen out of the Russian currency … the ruble. Political opposition to the prevailing leadership is on the rise and international pressure over the situation in Ukraine has Russia fighting on all fronts. What that means for us in Pattaya is less tourists coming for the first time … less tourists returning … less second home buyers
arriving … you get the picture. Developers and agencies that cater solely to the Russian market will certainly feel it the most. As an agent who only gets a minority of Russian clients, I can tell you I am still a little worried that some of the events affecting the Russian economy will spill over into other countries I do depend on for clients. There are a lot of oil industry and shipping people from many countries that visit and reside on the Chonburi coast. Sweden, Denmark and Holland all contribute to the expat community here, many directly or indirectly involved in the oil industry. I see it as a global problem, and not specifically a Russian ailment. So, how will the TAT counter the volatile environment in Russia, Europe and the Middle East? As usual they are shifting gears and targeting new groups. We already see more visitors from India, China, Korea and other Southeast Asian countries and I predict a further grow. The TAT has been active in India and China for several years now, but claims a recent shift towards “Independently Travelling Chinese”. I think they mean not the double-deck busloads of “I paid for everything in China” visitors we are familiar with. Koreans are partial to The Philippines and Cambodia, but Thailand’s golf courses are starting to pull them in. Also the more and more family friendly atmosphere in Pattaya is helping a lot. Many are predicting that the new “Open Skies” policy with the AEC that started 1 January will help fill in the gaps. Basically this policy hopes to achieve a “one market” environment in the skies over Southeast Asia, giving all member countries easier access for business and tourism. Malaysia is already a top provider of tourists to Thailand, but soon we may get more Vietnamese, Indonesian, Philippine and other ASEAN member nations visiting as well as conducting business. One thing is for sure, the property buyer of tomorrow will look nothing like the property buyer of the past. Lucky for me, Pattaya has the same effect on everybody … they all want to get a piece of our little paradise down here on the Gulf of Thailand.

The outlook for Pattaya’s beachside property market.
Since Pattaya sits on the coast, beach side property in the resort city has a certain draw for buyers. This market segment is unique since it includes only a small part of the overall property market, namely the part that is located on the thin strip of land that is next to the coastline. Although there are plenty of properties away from the beach that boast sea views, these are distinct from beachside properties, which are firmly positioned within walking distance to the sand and the sea. Pattaya does indeed have an admirable stretch of coastline from Naklua in the north, through the North and South beaches of Pattaya city centre and then on to the long wide bay of Jomtien, which stretches almost twice as far as the other areas combined.
would appear that the market in the area is likely to flourish. It is distinct to the market that is currently enjoying a construction boom along the more inland Jomtien second road, though it isn’t entirely divorced from the pricing strategy of developers in the area. That’s because those people who cannot afford an actual beachside property do have plenty of choice just a 10 minute walk back towards Jomtien second road where there is fierce competition amongst developers. Still, this is where the similarities end. Mega projects on Jomtien second road are different to the subtler, though still large condo development along the beach. Beachside living certainly has value and this is reflected in the

Yet in recent years there is precious little development or redevelopment land available with large companies coming from Bangkok and placing their mark on everdwindling land supply in the area. Companies such as LPN have built large condo projects far down the Jomtien beach road and units are still commanding above average prices, but yet remain affordable for those seeking to locate near to the coastline. Given that there is no expansion possible to the land that remains on Jomtien beach, it

In Naklua a network of sois leads to various beachside communities that comprises a mixture of hotels and condos. These places have in the most part been more established than some of the newer developments in Jomtien but have held their price well. Although less expensive than properties in North central Pattaya, Naklua remains a sought after location and will likely continue to see price growth as it is nearer to Pattaya city than Jomtien is and is often considered an extension of the city centre as opposed to a separate district.

Condos close to these hotels are commanding the higher premiums, but the far south of Jomtien beach boasts some relative peace and quiet and prices here are also very firm, especially considering the distance from Pattaya’s central areas. Elsewhere in the resort city, look to pay top dollar for beachside property in Pattaya city centre itself. Since much of the southern central Pattaya beachside area is home to commercial places and hotels, it is the northern areas where you will need to look for condos. The Northern areas do have some prime real estate located right on the beach. Expect to pay double the prices or more than you might pay in Jomtien because the area is very sought after and is exceptionally small when considering that it covers just a few sois. Hotels such as the Amari, Holiday inn and Dusit Resort are also located in the north central beach area giving the place an upscale stamp. The outlook for the area remains positive since there simply is no room to build any more projects, with

For those seeking an alternative, a look at Pratumnak Hill may be worthwhile. Here there are sois that lead down to the coast, but the steepness of the terrain means that it is not far to the beach even from the top of the hill. There has been a large amount of building in the area, yet still there are land plots available for building in the numerous sois that stretch from the top of the hill down to the various coastal traps. This area is near to Pattaya central also, and so in some ways resembles, at least from a perspective of relative distance, the Naklua area. Look for property here to flourish in both price points and numbers of new builds. It would be worth carefully selecting any new property with a view to ensuring that it will be the best located in the area. Wherever you look to locate along Pattaya’s coastline, with limited beachside land left to build on, and with the constant allure of beachside property to both buyers and tenants alike, the market looks set to have a bright outlook with prices firming and supply tightening up.

Burglary Prevention Don’t Wait Until It Is Too Late Coming home to a ransacked home is one of the worst feelings in the world. You feel helpless, and unsafe. You wonder who did it. Can you trust your friends? You are reluctant to leave your home… and worse, what if they come back when you are at home? Sooner or later you come to your senses and decide to make your home more secure. But what is the best way? What mistakes did you make to begin with? Don’t wait until it’s too late. Here are some of the most common and most dangerous security flaws … and how to fix them.
Let’s call the first category of mistakes the ‘fallen fruit’ category. Think of burglars as sparrows. If you leave a nice, flaky croissant unattended anywhere a sparrow can see it, you can guarantee that you will be poorer one croissant. Sit within view of that croissant and it is as safe as the DeBeer’s diamond vault - sparrows are not brave creatures. Neither are burglars. If they were, they’d be armored car robbers. Just like sparrows, burglars are creatures of opportunity. Here’s how to make your croissant look a little less tasty. The following tips come from Charlie London (not his real name) a former burglar who lent his expertise to State Farm Insurance.
• Light up your home. Keeping your home well-lit, it has two benefits: Firstly, burglars prefer to skulk unseen and shadows provide that opportunity. Secondly, having the lights on provides the appearance of your home being occupied. “We have our house well lit all the time - 24 hours a day,” says Charlie. You do the same. • Keep your home tidy, and make it look occupied. Trim your hedges, they can provide cover for a sneaky thief and even something to climb for a second-story job. Put your TV and lights on a timer when you go away. Make sure your mail and newspapers are picked up. No burglar wants to risk a confrontation. “I was a paperboy back when I was breaking and entering,” explains London, “so I was familiar with all the households and their routines.” You truly never know who is watching: Give them something to look at. • Speaking of something to look at, Charlie says that a ‘beware of dog’ or security system sign would be enough to deter him from entering a house. Remember, you’re probably not storing an original Van Gogh in your home. A burglar is probably interested mainly in the jewelry and electronics he can steal. He won’t be a supervillain who is confident enough to confront a dog or security system. A sign can be enough to keep you safe. However, a real system is also quite useful. “Once, we broke into a house and an alarm went off. We immediately turned around and just ran.”

Let’s say that you happen to be unlucky enough to be targeted by one of those burglars that makes for great television but isn’t all that common in real life. The guy who has decided he’s going to take your stuff and you’re not going to stop him. Here’s the bad news: If someone is determined enough to get into your house and take your stuff there is nothing you can do to stop them. Even bank vaults get robbed. But you can make your home more secure than even an above average home invader can deal with. Here’s are some important measures, courtesy of the San Diego Police Department:
“Second story windows are especially vulnerable” • Use technology to your advantage: Install a security system that monitors all your doors and windows, alerts you when someone breaks in, sounds an alarm, takes video and contacts the authorities. Keep the control pad somewhere that cannot be seen from outside. • Lock. Your. Windows. Second story windows are especially vulnerable, and if you leave a ladder out you are just asking for a break in. Not to mention that lovely palm tree next to your house, to many would be Thai burglars, climbing a palm tree to a window or deck is almost as easy as stairs. • Lock your doors with secure locks. Deadbolts, single cylinder. • Have bushes or hedges near your windows? Do yourself a favor - make them the sort that has prickly, thorny branches. • Speaking of vegetation: Gardening tools are great for breaking down doors and windows. Keep them locked away. Now, let’s say that all your efforts have come to nought and you have, sadly, been robbed. What is the best thing you could have done? Identified your valuables. Just like you can microchip your dog, says the San Diego Police, you can mark your possessions so that when and if they turn up in a pawn shop or a suspect’s home they can be identified and returned to you and the offender can be prosecuted.

You’re not from around here, are you, Stranger? In every Old West gunfighter flick, in every small town, in every apartment building it seems that you’ll hear this suspicious old question or a more friendly variation. Why is it that the established members of a neighborhood will always pry into unknowns’ personal lives? It’s a human instinct. We want to know the people around us. This is the same the world over and Thailand is no exception. Just as on every brownstone stoop in Brooklyn there’s a little old lady who knows where everyone is, what they’re doing (and who they’re doing it with), on every soi in Thailand there is the group of sidewalk table-sitters drinking and chatting and watching. If you want to know who was where and when, it’s these guys you can talk to. What instinct makes us so nosy?
Safety In Numbers: Organizing A Neighbourhood Watch It’s the fact that in anonymity there is power. In a neighborhood where no one questions a stranger, that stranger can get up to anything. But when you know who your neighbors are and their normal schedules you know who to talk to when something goes awry. A neighborhood watch is the natural evolution of this instinct to guard each others’ backs. In ancient times we had the city watch, the guards on the walls, the shire reeves and the samurai. They were all different words for the same thing: The people of a neighborhood organizing to keep one another safe. In modern times we have the police, and when seconds count, the police are mere minutes away. This might sound funny but it is quite serious. I am not suggesting that a neighborhood watch be a band of vigilantes. Far from it. Confronting armed criminals is dangerous work best left to the police. They have the protection of the law in case they must engage in behavior that would otherwise be illegal. What I am saying is that neighbors should and can take reasonable action to protect one another. And when they do, they should be organized. The purpose of a neighborhood watch is not to catch criminals, it is to prevent crime. Executed properly it can do just that with great efficiency and minimal cost. But the best benefit to a neighborhood watch program is that it truly makes your neighborhood yours. You and your neighbors can feel proud in taking care of one another’s person and property. Here’s a time-tested method to organizing a neighborhood watch. • Form a small committee of respected neighbors for the purposes of planning and organization. Talk about what is needed and what hurdles you may face. • Get everyone together for a meeting. Send out fliers, mailers, pamphlets, knock on doors. Do this at least 1 week before the meeting is to take place. • At the meeting, explain the concept of a neighborhood watch and ask for volunteers for the role of block captain. A block captain relates information to their neighbors and helps organize them. Try to include law enforcement officials in the meeting. • If the neighborhood decides to adopt a watch program it is time to vote for a leader and chairpeople that will act as liaisons between the neighborhood and the police, as well as propose programs that can help prevent crime. Programs like cleaning up and fencing off vacant lots can do a lot to safeguard an area. Beautifying is also quite effective: When criminals see that people take care of their neighborhood they know that people are watching. If graffiti remains for a time after it is painted, for example, the criminal knows no one has been by to remove it. • Share a list of neighbors phone numbers to be able to communicate in an emergency. Create a newsletter and telephone tree to spread information. This is used not only to organize people but to communicate the news, quash rumors that can spread fear and to celebrate accomplishments. These three activities are essential to security. • Organize regular fun events such as barbecues and block parties that give people the chance to get to know everyone. Not only does this encourage people to be friends and look out for one another, it will make strangers easier to spot. • Remember that the key to crime prevention is education. Take time at meetings to educate one another about drugs, self protection and self defense, gangs, common crimes and their prevention. This is also a good time to keep an eye on single mothers and the elderly to make sure they are OK. • Once your program is in place and running, make sure that anyone who may be up to no good can see you are a neighborhood that is unified to protect its members. T-shirts, hats, pins, patches and street signs all declare that anyone who means to do harm would best do it elsewhere. Police can help to organize signage.

Security Guards - The Good, The Bad and The Same Same But Different A security guard’s job is, of course, to make a place more secure. But do they? There is no shortage of available guards. Every soldier in every army in the world learns how to stand guard, as do almost all police. There are multitudes of schools where an unemployable person can become a security guard and multiply their earnings potential in as little as a week. With such a low barrier to entry and so many properties to guard is it any surprise that the quality of guards fluctuates so greatly?
They stand outside every managed residence in Thailand. They loiter in shacks, check their cellphones on folding chairs, walk the perimeter of gardens, open doors, salute like professional soldiers and wear smartly pressed uniforms that would not be out of place invading a banana republic. They safeguard our persons and our possessions, watch over us while we sleep and our children when we are away. They are our security guards. But do they really do anything at all? The answer is not a simple yes or no. Like most things, it is a yes and no. To understand the true value of a security guard, you must first understand that they are not, necessarily, police. Unless they are indeed off duty copy, a security guard is not protected from the law in case they harm someone or damage property. They cannot legally detain or capture someone in any situation that any normal citizen could not. So what do they really do?
“Get to know your guards. Simply knowing their name and saying hello daily will boost their morale and certainly make them care about you, your family, and the building you live in more.” The one thing that all security guards must do is simply to watch. They are to remain vigilant and report any suspicious goings-on. They are to keep a log of all that happens during their watch, not leave the area of their watch, and report anything of note to whoever relieves them. In other words, the simplest way to tell if a security guard is worthwhile or not isn’t by looking at how clean their uniform is, it is to see if they are paying attention to the entrances and exits and if they are carrying a notepad and pen. Security guards do not only watch and report what happens. Their visible presence can make potential intruders wary of attempting any shenanigans, just like a dog or security camera. But a truly good guard is not just window dressing, he (or, occasionally, she) should regulate access to any private or secure area. This doesn’t mean they should wrestle unauthorized entrants to the ground, but they can ensure that anyone who passes through a specific area or portal belongs there or is reported.

Criminals search for the lowest hanging fruit. They have no appetite for risk. This means that being well protected can mean not having to use that protection, just like no one wants to fight the baddest man at the gym. The simplest popular security systems have been used for millennia. I do not refer to moats and boiling oil, I speak of guard animals and physical barriers such as window bars. Colored shards of glass and wrought iron spikes are not just for show. Window bars don’t have to look like a prison, there are many decorative options that look great and make would be thieves move on. There have been great advancements in physical security over the years. For a kick, search for burglar-proof glass on YouTube. com. Remember, the longer a criminal has to spend at your door and the more noise he must make the more likely he is to flee.
The sensors for your system can be as simple as magnets that trigger on the opening of a door or as complex as motionsensing, thermal-imaging cameras that distinguish between your family and an intruder. The response can be an email or phone call or a full police response if a password is not given. You can have your cameras monitored by a private company or watch them yourself via smartphone, tablet or personal computer. The choices are nearly endless. You must decide what you wish to accomplish and how much you’re willing to spend. Looking to prevent theft when you are away? Physical barriers and silent alarms with phone alerts might be for you. Want to safeguard your family as you sleep? Audible alarms within the house, a big dog - or maybe some guard geese as they have used in China and a security company that calls you for a password when the alarm is tripped could be the right answer.
Now onto the modern offering: Electronic security systems. Electronic security systems come in an amazing array of choices but they all function in basically the same way: They wait patiently to alert someone about a threat. “Someone” can be a private security company, the police, you yourself, a guard or all of the above. These systems can also just sound an audible alarm like

BUILDING A BUILT IN WARDROBE A built in wardrobe will add grandeur to any bedroom, and will have especially good impact in smaller condos such as studio and one-bedroom abodes as it is normally associated with larger places. A built in wardrobe usually goes from floor level to ceiling height, and will use one or more walls as part of the build. As such the builtin wardrobe should be built along one wall with the wall itself forming the back of the wardrobe. If you are able to build concrete walls as partitions, then this will enable you to have in place more elements of the final design. You may well find that you can have five sides of a six-sided wardrobe already in place by way of the walls on either side, the wall at the back and then the floor and the ceiling. If taking this approach, you can use less woodwork, since the sides will already be in place. All that will be left to do is to fit out the wardrobe and add doors. This approach can be used if, for example, a room already exists with a rear facing wall and two sidewalls and your wardrobe is to be the full length or width of the room. Then you can take advantage of walls that already exist. If you don’t have the benefit of brick walls in place already then you will likely find that building brick walls is more of an arduous job than building wooden panels. For a wardrobe that is to be along a single wall that will form its back face, then it is time to erect side panels. What does work well is thick wood panels whereby their width can easily be seen from the front. You may well elect to erect double panels with a filler plate between them to give the look and feel of a thick piece of wood. Build a frame that is directly connected to the wall by using wall plugs and countersunk pinnings to ensure a strong hold. To the frames you can erect facades that will form the outer and inner skin of the wardrobe sides. Size is of importance. If the wardrobe is too small it will be hard to add more space later. If too large, it can make the surrounding room look small and out of place. A wardrobe that is one to two metres wide will look good even in small condos and yet will provide plenty of storage space. For depth, consider 60cm to 80 cm as an optimum amount. Once the proportions have been set and the sides erected accordingly, it will be time to plan the internal layout of the wardrobe.

| HOME & GARDEN If you plan to hang clothes perpendicular to the back wall then extra depth will enable you to accommodate suites and shirts etc. If there is precious little space for depth, then you could consider hanging clothes in line with the back wall, but this makes selection of various items more difficult, and will take up more length also. Set the hanging rails at about head-height so that full-length clothes can be hung easily. A hanging rail can easily be erected with wooden supports in the sidewalls. Draws for smaller clothing items should also be considered. These can be set at a lower height and are easy to install if you buy draw rail sets or even a flat pack draw set. Consider three or four draws up to a height of about 80cm, and on top of the draw set should be an open shelf space for other items. The draws should be offset from the hanging rail. You can consider a tie rack or sock rack as an extra feature to make the internal design complete. Next are the doors. Sliding doors are by far the best option as they wont require space in the room when opening and closing, unlike swing doors that will require a considerable amount of clear floor space just to enable you to gain access to the inside of the wardrobe. When adding doors you can take the opportunity to add mirrors to the front of the doors or choose entirely mirrored doors. This will make surrounding space look bigger and will also serve as a full-length dress mirror too. Sliding doors are easy to install, but some care needs to be taken with the weight of the doors. Glass mirrors are quite heavy so it may be worth considering alternative materials. Doors can go full height to the ceiling or you can look to install a hatch style door to give access to the toppermost space. Be sure to choose a wood tone that matches the rest of the room so that there is a theme in place. It would be better to leave the wood in its natural colour rather than paint over it, but you could elect to paint the wardrobe a bright colour such as red or blue if you are looking for big colour impact. You could also choose a neutral colour such as white or fawn to blend in with other surfaces such as walls or floors. For the inside of the wardrobe it may be worth avoiding a painted look as it will take a some time for any odours to clear before being able to hang clothes inside. Thus, choice of wood colour here will be important so as to provide a natural look in the correct shade. With a new wardrobe all in place, the room can take on a look of elegance. A built in wardrobe will allow it to take on a more unique look as compared to a room that just has a bought in standard wardrobe set onto the floor.

The power of LIGHT Lighting is one of the most powerful elements of an interior experience and can be inexpensive to incorporate too, especially given the big effect it can have on a room’s ambience
Overall lights can be very effective at creating a comfortable environment and they are easy to experiment with making the process of fitting them all the more rewarding. Some important cues about perfect lighting can be taken from high-class restaurants and hotels as these establishments place a high level of importance on lighting to ensure their customers enjoy the best environment. Look to use up lighting by placing spots in the floor near to the walls. By choosing angled spots you can have the benefit of allowing the light to trail either up the entire height of the wall or with a more acute angle, just to track a partial distance from the floor. Spots fitted into the floor can also be fitted with filters or colored bulbs so that different effects and shades can be implemented. Nowadays white LED spotlights are the new norm and these very much suit floor spaces as they are low temperature affairs. Colors can be added by fitting filters on these lamps and the beam can also be diffused or refocused using secondary fittings.

Maybe by focusing on a single wall the effect can be enjoyed to the maximum. The color of the wall can also be taken into account. Look to use white as a base color especially if using filters on the lamps. Otherwise a yellow, cream or other pastille color for the wall will work well with white lights, as this will accent the colors already there. By using a dimmer switch the spot lamps’ brightness can be changed to suit all moods. If using many spotlights it is worth having a computer controlled brightness adjustment system so that each individual spotlight can be tuned to get the desired effect. The settings can then be memorized and recalled at the touch of a button.

Shadows as decorative points Another way to use lighting is to make use of shadow effects. This can be achieved by placing partial covers directly onto light fittings or, possibly more effective, is to use nearby objects. For example if up lighting a wall you could choose to add a metal grate above the lamps or even leaning next to the wall. The effect will be shadows of the grate and maybe the grate itself can be used as a decorative item. The light will highlight all areas in between and provide good contrast. Shadows can also highlight the aspect of size. You can use furniture items as a basis for shadows so that they can be highlighted on an opposite wall.
Hidden ceiling lamps and chandeliers With spotlighting already in the bag, hidden lighting in ceiling trusses can be highly effective. Look to fit the lighting at the time a ceiling is raised, and you should be able light an entire room using hidden lamps in the ceiling. Spots can be used, but more commonly florescent strip lighting or LED strip lighting is incorporated into hidden ceiling areas as it gives a more even coverage. As a centerpiece to a room, a chandelier makes for a tempting addition. Nowadays chandeliers come in all sorts of designs so you would not need to be constrained to using a classic style that might be out of place with a modern interior. Modern chandeliers can easily be bought that have straight cut elements, circular plates and LED snow-point lights on them. They are also relatively inexpensive too. When used in conjunction with concealed ceiling lighting they can make for a superb focal point, providing balance since hidden lighting in a ceiling is typically around the edges of the room.

Floor standing lamps make for great pieces of furniture in their own right and can be integrated into either a modern or classic setting. With these items you will not only be choosing the lighting pattern but also the design of the stand itself. Table lamps also follow the same theme. These provide a certain benefit as they give mid height lighting to any room, since they are typically set at about three feet from the ground. By combining table lamps and floor standing lamps you can take care of the vertical pattern of lighting whilst still retaining good style in the room.

NANOTECHNOLOGY Nanotechnology has been a buzzword for many years, and whilst you may think of tiny self assembling microscopic robots taking over the world or superhuman computers running your life courtesy of this new technology, the fact is that nanotechnology is helping us in much more mundane ways than these exotic expectations. The word, or to be more precise the prefix, nano- means one billionth and is frequently used to describe one billionth of a metre. To put this into context this is close to atomic sizes. Three gold atoms lined up side by side would measure approximately one nanometre across. Wikipedia quotes a nanometre as the amount that a fingernail would grow in a single second. Fingernails grow quite slowly as we all know so this should be able to give you an idea as to how small a nanometre really is. The thing about nanoparticles is that the forces of gravity and magnetism fail to hold their normal interactions at such a small size. Thus nanotechnology creates physically interesting properties that are distinct from other technologies. These can then be scaled up in the real world and the effects are quite outstanding. For example some fabrics have been designed using nanotechnology that repel water. As hard as you try you just can’t get them wet. Certain brands of sunglasses have special nanoparticles on their surfaces to keep them from getting scratched. You might see nanotech making its debut on your smartphone also to provide a scratch resistant surface, or brighter displays. Nanotechnology has certainly found its way into the home, and in some regards its prevalence has been on a more chemical footing than the more promising electronics one. For example there are now paints that have nanoparticles built into them that provide for a minute layer of air on the surface allowing dirt and water to be shed completely. This means that paintwork stays cleaner for longer and less repaints are required. Other nanotechnology in paints includes paint that contains nano-particles of silver that help to inhibit the formation of mildew and mould by keeping areas dryer. Nanotechnology has also been used in glass panes where nanostructures are infused into an internal layer allowing the glass to become more opaque at the touch of a button, or even based on the

incoming sunlight. These panes normally look clear with just a small tint of colour, but can become effective shades during periods of strong sunlight.
thickness of conventional insulating materials to give the same effect. Nano-silica can be incorporated in other forms as a fire retardant and to give extra strength to other materials.
There are other particles that can make the surface of glass attractive to water and allow for faster cleaning by rainwater without leaving the marks left over by dried chalking or other dirt.
The building industry is already using nanotechnology in concrete structures to provide extra strength without increasing weight. Nano-tubes made of carbon are able to fill voids in concrete walls and floors that can lead to weaknesses and cracks. Nanotubes mimic structures found in nature and are no longer than 200 nanometres in length. They are exceptionally strong for their small size and so can increase strength when mixed with other substances. Thus, when used in concrete structures, they can ensure that buildings are safer and can last longer. Other nanotechnology is also at play in the concrete industry. Titanium dioxide is used in concrete as a nanotech addition to keep concrete cleaner and whiter for longer as it absorbs UV rays and repels dirt.
With windows in mind there are also other nano-particles that can be incorporated including aerogel that gives windows an insulating ability of a brick wall. The aerogel is made of silica nano-particles that are in a structure that is mostly air and so only slightly changes the translucency of the windows but otherwise is hard to notice. Aerogel is also used in insulation for loft spaces and wall cavities. It only needs to be about one third of the

Some nanotech particles have quantum effects that can soak up pollution. You may find nanotechnology might be utilized in your next air conditioner unit soaking up pollutants and cleansing the air as it cools it down. Whilst we are some way off from fabricating nano-robots and nonotech computer chips, the chemical and physical properties of nanotech have given way to whole host of new uses in the meantime. Not that the former applications wont come to the fore, but for now we are able to enjoy many of the positive benefits of nanotechnology in the home today.
