Tips for Sellers

As the sun sets earlier and temperatures drop, think about adding warmth and coziness to the inside of your home.

1. All clear!! Make a welcoming first impression by keeping walkways and stairs free of snow and ice.

2. Baby, it’s cold outside! So make sure the thermoset is set to a comfortable temperature inside. No one likes lingering in a chilly house.

3. Let there be light! Turn on all the lights and add lamps to brighten the dark corners.

4. Have a fireplace? Set the scene! Consider lighting it for the showing. Battery powered candles can also create a cozy atmosphere.

Relationship Marketing

Relationship Marketing

All marketing is just effective communication on a wide scale. In order to “get the job done”, good communication is absolutely necessary between our team and other agents.

This is the top priority of our entire team.

There’s a very good chance that a local Realtor® will be responsible for bringing a buyer for your property.

We make ourselves totally available to agents, especially from other markets, to introduce them to the “selling points” of your property.

We encourage them to preview the property with us, before visiting with their clients. It is not unusual for us to send packages of information to non-local agents to share with their buyers. We nurture our relationships with fellow agents - and they love showing our properties!

The Paula Martin Team did a wonderful job for us. In fact, the marketing, brochures, photography, etc were so wonderful that we actually raised the asking price. We got full price within 3 days of listing. Paula, Steve, Jessie and Barb made us feel like we had their undivided attention throughout the entire process. What can often be an ordeal turned out to be a pleasure. If you have anything in the area you want to buy or sell, I would highly recommend contacting the Paula Martin Team.

The Paula Martin team at the Lexington Connection Real Estate Co. Is simply the best there is. Completely personal service down to the hand delivery of homemade gingerbread cookies at Christmas. Purchased a home in Lexington, VA.

Paula and her team, including Jessie Taylor and Steve Martin, did an amazing job helping us to find and buy a home during this impossible time of sheltering in place because of the pandemic. They were professional, energetic, knowledgeable beyond belief, and just plain fun to work with. I believe Paula has been a mainstay in the Lexington (and surrounding areas) realty community for twenty years or so, and it’s easy to see why.  She really knows her stuff and always has time for you. Our purchase offer, closing, and everything in between went smooth as silk. It was a joy to work with her and her team and I highly recommend!

Paula and her team are gems! Easy to work with, thorough, knowledgeable, responsive, and caring. Even with a septic tank issue at the property we purchased, everything went smoothly and efficiently. And she connected us with a fantastic local lender who helped us refinance our primary residence at a fantastic rate.

Sold a Single Family home in 2019 in Lexington, VA.

Paula and her team were a wonderful group to have behind us in selling our home in Lexington. We had used another realtor with minimal assistance and Paula and her team continually worked on ideas to advertise and show our home in new ways. We are happy with the results and our home sold last year! Thanks Paula and your excellent team in ALL of the help you gave us!

Sold a Single Family home in 2019 in Lexington, VA.

My wife and I have moved many times using realtors for each house sale. Paula was undoubtedly the best agent with whom we’ve worked. She and her husband make a great team. He took the drone videos and interior photographs, and Paula worked with us to set the sale price, present the house, organize the showings and complete the sales negotiations. Should we ever need to do this again, we would certainly use Paula.

Bought and sold a Single Family home in 2019 in Eagle Rock, VA

Paula met with my wife and I for a long discussion concerning the sale of our home; this was not an easy home to price as it was built in 1850 and we had spent a lot of time, money, and effort to restore it. That meant there were few, if any, comps to work with. She set up a wonderful listing with many professional photos and a well written description of the property that grabbed ones attention immediately.

Paula is truly what all realtors aspire to be, caring, honest, knowledgeable and she works very hard for her clients. She makes the entire process go smoothly from initial consultation to closing. She got us under contract in 4 days!

Why did we chose Paula Martin as our realtor? Paula Martin is truthful and able to gain my trust throughout the entire adventure of selling your HOME. A realtor who is willing to listen to why I was selling our HOME not our house since there is a difference. She is a realtor who hears and learns from your suggestions while she is giving you her suggestions as an expert in this field.Taking drone picture of property give buyers a new/different look at property. She is kind, helpful and sensitive to my needs.

Sold a Single Family home in 2019 in Vesuvius, VA.

Paula was wonderful to work with! She responded promptly to questions and concerns and always let us know asap when someone was interested or wanted to visit our property. She was very knowledgeable about the local area where the house and property is located. She was comfortable with the unique features of our house and property and shared them with interested enquirers. It was obvious that Paula wanted both us and the buyer to be happy with house transaction and did not pressure us on our decisions. When I am ready to look for another home Paula will definitely be the Realtor that I call.

Bought and sold a Single Family home in 2016 in Charlottesville, VA.

Paula, is a breath of fresh air! She not only found the perfect home for us, when it was time to sale we called her yet again! Honestly she was more than just a realtor making a transaction. She made sure since we we’re new to the area to give us a list of reliable contractors to work with, which relieved a lot of stress. Paula was a caring friend to us and always went above and beyond. She is a genius in her field of work and I‘m glad we chose to work with her!

Bought a Single Family home in 2019 in Lexington, VA.

We understand why Paula has consistently been one of the top awarded real estate agents in the Lexington/Rockbridge area for the past 14 years. These accolades are well deserved and we consider ourselves fortunate to have had Paula as our agent. When we were contemplating a move to Lexington, we researched the area online and Paula came up as the top agent. From our first phone contact with Paula, we felt a connection and that she understood what we were looking for – not only in a home, but in a community. Paula took the time to get to know us. She and her team provided us with a wealth of information about the area prior to our visit so that we had a good feel for the community. And when we arrived, Paula gave us her undivided attention for 2 days, showing us properties that met our criteria as well as showing us what the Lexington community offers to its residents. After the first day we knew that Lexington was the place for us and then Paula helped us find our perfect home. Her work with us didn’t end there. She stayed with us every step of the way, giving us good advice and interceding on our behalf when necessary until we successfully closed on the property. Her website says that Paula offers a degree of personalized service rarely found among Realtors. That is so true. Paula is an outstanding agent who really connects with her clients and we highly recommend seeking her out if you are looking for a real estate agent in this area.

Sold a Single Family home in 2019 in Buchanan, VA.

My husband and I found ourselves in the position of having to sell our house from out of state. We were really nervous about how that process would work since we had never sold a house before and were living out of state. Paula made the whole process so easy and really helped relieve some of the stress we felt. She was a real joy to work with and we felt that our house was in the best hands. If you’re looking to sell a house in the Rockbridge County area I would hands down recommend using Paula.

I had an excellent experience working with Paula Martin and her team when selling my home in Virginia. Responsive, positive, and upbeat; creative in her marketing and extremely supportive during the entire process. Her staff mirrors her professional philosophy, positive attitude and willingness to help. I sincerely would not hesitate to list with her again.

Bought and sold a home in 2016.

Paula and her team are the best agents we have ever experienced in 32 years of home ownership--including 21 years of military moving around! She got to know us personally and worked with exemplary focus and determination to help us get our house sold and then to purchase a new home, too. The Paula Martin team powered through all the obstacles which arose in these transactions--and there were quite a few setbacks--and helped us move from an unpleasant situation to living a much happier life in a beautiful home! Ethical, personable, fun, professional, devoted--that is Paula and her team!

08/12/2015 - user3229833

Bought a home in 2015.

My experience with Paula Martin was exceptional in every way. Not only was she greatly knowledgeable in the area of her expertise but she was always extremely helpful, cheerful and kind in every way. She was almost always available to talk with me and always encouraging. The house we were buying had many issues and required a lot of involvement by local workmen and what not. She was quick to follow through on these issues and often give us a status report. She was a true professional and yet had a very down to earth way about her. In our opinion she went above and beyond the call of duty so to speak in every way. We could not recommend her enough...she would be a true blessing to anyone she worked with and we are very very thankful for having someone as knowledgeable and helpful as she was. We give her our highest recommendation for an extremely thorough and dependable job. She will really fight for you and you will know she is on your side!
