With a vibrant community and storied past, newport news has limitless potential. this year, the city has undertaken projects to fully realize this potential and make newport news a magnet for visitors, residents and business.

in December 2021, ccoP, llc acquired a nine-building office and retail mixed-use portfolio in city center at oyster Point. ccoP, llc’s acquisition includes 574,466 square feet of office and retail space, which was originally developed as a master-planned, publicprivate partnership between the city of newport news and nine local founding partners. ccoP, llc, a Florida-based real estate investment firm owned by the Murphy Property group, is committed to sustaining the development as the premier mixed-use business and residential center on the virginia Peninsula. the principals are hands-on and wholly committed to expanding the entertainment and retail venues of city center to build and continue the community’s vibrancy.

Jefferson lab, a world-class national laboratory specializing in particle physics, has called newport news home for over 30 years. to help increase visibility and engagement, the Department of energy is considering the applied research center as a new extension for Jefferson lab, offering more space for employees, a visitor center, and educational outreach. adjacent to Jefferson lab is the tech center research Park, which will ultimately feature approximately 850,000 square feet of office and lab space, spread across 10 buildings, with an estimated 5,500 employees. construction of the first building is complete and all 80,000 square feet of leased space is occupied. construction on the second research facility, Building two, commenced in 2022. the combination of Jefferson lab and tech center represents a shared vision to attract high-wage emerging workforce talent, further enhance the city’s technology base and solidify the city’s position for future scientific exploration opportunities at the lab. in July 2020, ground was broken on the future newport news transportation center. the center will offer modern amenities, aDa compliance, increased parking, and streamlined passenger rail experience. a hub for Hampton roads transit buses, taxis and airport shuttles, the new center replaces the current amtrak train station. construction began in summer 2020 and the $47 million project is nearing completion. the Downtown reimagined initiative casts a bold redevelopment ing park spaces. Due in large part to private investment, development of the Downtown 23rd street corridor, also referred to as restaurant row, is taking shape consistent with the Downtown reimagined vision. Provost construction, a local investor, has redeveloped a historic warehouse building for its office space. coastal Fermentory, a locally-owned microbrewery, is co-located in the Provost building and serves as the perfect complement to the adjacent ironclad Distillery, a locally-owned micro-distillery. additional multi-story warehouse buildings along the 23rd street corridor have been converted into a mixed-use, 32-unit apartment building, including three new first floor commercial suites, two of which implementation of the transformation Plan. the Plan seeks to create change by focusing on the areas of housing, people development, and neighborhood investments through an inclusive process involving community members and stakeholders. the cni grant funding is leveraged by $128.5 million private investment and $146.8 million public investment. the city is more than 95% developed, with most of it built around automobile-dependent forms of development. new urbanism and sustainable development, which seek to recreate more pedestrian-friendly neighborhoods, have been successfully developed in newport news with such projects as city center, tech vision for the city’s Downtown area by capitalizing on the newport news waterfront. three million dollars in public space improvements have been committed to activate the James river waterfront by creating an outdoor public performance space, wide sidewalks for multimodal use, access areas for food trucks, art shows and an enhanced connection between exist- are now occupied by restaurants –Benny’s Pizza and gastro at 23rd. the city’s choice neighborhood initiative (cni) is a targeted effort focused on creating meaningful transformation of a one square-mile area of newport news known as the Marshall-ridley choice neighbohood. newport news was awarded a $30 million cni grant in 2019 to support center, Port warwick, Patrick Henry Place, and the Huntington. continuing to attract new and assist existing businesses, helping to grow small business, and redeveloping the city in strategic targeted areas are increasingly important in order to enhance the city’s quality of life, desirability and community and economic vitality. •
