LAST Chance AMERICA
BY NICOLE BODDINGTON PHOTOGRAPHY BY LEIGH MICHAELOn a hot August afternoon, with a high of 121 degrees, we popped into Market Hill during the off-season, that is, when the Texas Antiques Fair, one of the largest shopping events in the country, was not going on. Most of our trips to Round Top have been during the spring or fall show, and we wanted to see what it was like, what the real Round Top is like, when the circus isn’t in town.
“This place is a true story. It’s the last chance at America. The last place to come get beautiful pieces, beautiful art, real stuff.”
Under the “Big Top” of Market Hill, there was still lots of activity. Open year-round, Market Hill has changed a lot since our last visit. The restaurant had undergone a total transformation from top to bottom, from its beautiful dark floors to the dazzling chandeliers to the new bar in the corner to the new chefs and new name, Duo. We immediately headed to the bar and asked if Paul Michael was there. Of course he was… or, at least, he was around here somewhere, most likely, next door where construction was underway (and very close to being completed) on the brand new 130,000-SF facility adjacent to and, from what we could tell, a replica of, the original building. The new building will contain 20 additional vendors, a restaurant and bar, basically, doubling down on the experience Paul has created at Market Hill.
Previous Spread: Paul Michael Company makes its one-of-a-kind treasures in its workshop in Dermott, Arkansas. Left: Shoppers flock to Paul Michael Company in Market Hill on the hunt for unique items. They come expecting the unusual and to be inspired.Below: Paul and Debbie Michael founded Paul Michael Company in 1993 in Lake Village, Arkansas. Paul got his start in 1972 as a merchant wheeling and dealing at flea markets.
Once we connected with Paul, he invited us to dinner at Duo that night where we got to catch up. He is still very much on a personal quest to represent what’s real in a world that continues, very rapidly, to produce, package, promote and praise the artificial.
“No matter which channel you choose to watch, we are being bombarded with stuff that really isn’t real,” Paul says. “From news to politics to social media, to AI and virtual reality and all that, it isn’t a real experience. It’s got this false sense to it. It’s all breeding anxiety; it’s all a constant feed of negative energy.”
He adds, “I think within the mind of beholders of art, there’s a pent-up demand for something that’s tangible and real. We all thirst for that today. So, when a person comes into a shopping experience that’s positive, placid, and true, like at Market Hill, they soak it up like a sponge.”
Right: Paul sources unusual items like natural shed horns, crystals and geodes from across the globe to make unique furniture and chandeliers.About Round Top, he says, “This place is a true story. It’s the last chance at America. The last place to come get beautiful pieces, beautiful art, real stuff.”
With Paul and his son, Jake, based in Round Top full time, Market Hill has become a permanent fixture in the town with a population of 90.
“There’s so much good energy, so many cool people,” he says about Market Hill and about Round Top, in general. “If you put a bunch of cool people in the same place, a lot of spontaneous cool things will happen.”
“I’m this weird-thinking guy. I’m not everybody’s person. I sit around, and I don’t know how to participate in a mundane conversation. But, here, there are plenty of people that you’re damn interested to talk to.”
In recent years, Round Top has become a trendy place to visit on a weekend shopping trip. The boots and hats

It’s becoming a legitimate destination for fine art and design.
“Round Top is a tremendous amount of fun,” Paul says. “It’s a playground for adults, but also it’s truthful. What we strive to do at Paul Michael Company and Market Hill is to tell the truth. There’s no need to tell a lie about it. We try as hard as we can to offer product that is truly valuable. We propose that our pieces have integrity and artistic significance.”
Realness permeates through the art and décor at Market Hill.
“We provide components that you can use to create an environment, components of substance and
value, investments, heirlooms of the past and treasures of the future.”
Something new Paul is working on with his design collaborator, Salvador Dominguez, is a sculpture that we haven’t seen yet and haven’t talked about yet.
These are the types of surprises that get us excited to return to Round Top and Market Hill in just a few short weeks for the spring show.
“We are charged daily with creating things that the public has never seen before,” Paul says. “That’s what we do. We work really hard at it.”
Follow @markethillroundtop for sneak peeks of what Market Hill vendors are bringing, and maybe we’ll get an early look at some Paul Michael Company Exclusives too.
Doubling DOWN ON THE MARKET HILL EXPERIENCE
BY NICOLE BODDINGTON PHOTOGRAPHY BY LEIGH MICHAELTHE NEW 125,000-SF BUILDING BRINGS NEW VENDORS, A NEW RESTAURANT AND SAME HIGH-END EXPERIENCE YOU’VE COME TO EXPECT.
If everything is bigger in Texas, Paul Michael has just upped the ante at Market Hill. The success of the original venue – open year-round – led to a demand for more space and, with it, a brand-new building to house more vendors and to expand upon the Market Hill experience.
The new 125,000-SF building appears to be an exact replica of the original structure, but there are actually several new features and upgrades, a testament to lessons Paul

has learned along the way as well as his commitment to keep improving.
In the new building, the breezeways are glassed in and can be closed off during weather events, like those big Texas thunderstorms. The new building also has its own restaurant and bar. Parking has also been expanded.
As always, Market Hill will have the best vendors in Round Top, just more of them now; some will be there yearround and others will be there just in spring and fall.
The experience you can always count on is the genuine hospitality that Paul, his wife, Debbie, and son, Jake, extend
to you. It’s a family-owned and operated business, and you are treated like family here. As soon as you walk in, someone will ask, “Did’ya eat yet?” And, if not, then it’s, “Well, grab a plate, and come sit by me.”
The restaurant at Market Hill, now Duo Modern, has also undergone a

major renovation – a project that surprisingly took less than a week – and includes lots of updates, including a new look and feel, new furniture, new chandeliers and the addition of a new bar. Dining in the space with food prepared by Chef Gino Llanes from an ever-changing menu now feels like an elevated experience; it’s still just as comfortable and casual as before but more refined. DUO MODERN
BY NICOLE BODDINGTON PHOTOGRAPHY BY LEIGH MICHAELOpen year-round, the restaurant at Market Hill reopened with a sleek new look and feel.
The restaurant at Market Hill has always been the place to come in from the fields, make a plate, have a cold beer or glass of wine, and sit for a while, meeting new people and sharing stories around a family-style table. In its early days, it suited the needs of feeding people fromscratch meals to fuel their shopping adventures. You could depend on Paul Michael to be there, at lunch or dinner, pulling up a seat at the table and making sure everyone was well taken care of (something you can still depend on today – he’s probably there right now for lunch service).
But if you know Paul, he’s always coming up with new and better ways to do things at Market Hill. And recently, the restaurant underwent a massive transformation – a total renovation from top to bottom in less than a week! – and Duo Modern was created. It’s
a fantastic update to the restaurant you already know and love. It still exists as a gathering place where you can expect the best hospitality from people who treat you like family. It just looks and feels much more elevated, like fine dining without the fuss. Dark floors and walls, fine art, large chandeliers and a new bar are some of the eye-catching details. But the food is really the star of the show, now presented in a space that matches the creativity of the cuisine.
Chef Gino Llanes was born and raised in Mexico City. At only eight years old, he began working at a taco stand where he stayed for 12 years to support his family in Mexico. Gino’s dreams started coming to life in 1993 when he began rising through the ranks of the restaurant industry and working in prestigious restaurants across Houston. He is now building his reputation in Round Top and, more than making beautiful meals, he is making lasting relationships with everyone he meets at Market Hill.
Follow @duo_markethill for a peek of what Gino has got cooking in the kitchen for the spring show. And text DUOGN to 31966 for weekly menu updates.

ROUND TOP
R ound u P
OPEN YEAR-ROUND, ROUND TOP WELCOMES YOU TO COME DOWN ANY TIME.
BY NICOLE BODDINGTONSITUATED ON ABOUT 640 ACRES, SMACK DAB IN BETWEEN HOUSTON AND AUSTIN, IS ROUND TOP, TEXAS (POPULATION: 90), THE STATE’S TINIEST INCORPORATED TOWN. What’s interesting is that for a place this small, it continues to see new development – lots of it – including new restaurants, a brewery, a boutique hotel, and other creative concepts. Like the saying goes, if you build it, they will come, and people are coming, not just on the weekends or for Antiques Week, but year-round. We’ve rounded up a few of our favorite places to eat, drink, shop and stay. And every time we visit, there’s something new to discover.
WHERE TO STAY
Flophouze
Old and new combine in a mix of antiques and modern art at Flophouze, where Matt White and his team, Recycling the Past, offer funky little outposts made of old shipping containers-turned-overnight-accommodations. What’s new at Flophouze… a new Ranchouze located across from Marburger, with an east and west wing to accommodate large groups; on-site another addition is in the works, separate from the six flophouzes and the Farmhouze, which will add a 4-bedroom, 2-bath houze with kitchen and atrium; new pool; new shipping container spa for massage. Flophouze.com.
Hotel Lulu
The beautifully appointed Hotel Lulu feels secluded but is walking distance to many of our favorite places. The hotel’s main grounds house 14 rooms in six bungalows throughout the property as well as Lulu’s restaurant, a bar, pool, herb garden and formal garden. Hotellulutx.com.
The Frenchie
The super chic, Instafamous Frenchie is best known for its pool, perhaps the most stylish place to beat the Texas heat. It also offers a cute retail space, the Poolhouse for dining and drinks for hotel guests only, fire pits, a hot tub and more. Roundtoptxhotels.com.
Wander Inn
Junk Gypsies Amie Sikes and Jolie SikesSmith welcome all to Wander Inn, a luxurious experience that’s not about luxury… it’s also about the land, the road, the magic of Round Top and the feeling of arriving at a place, taking your boots off and staying awhile. Designed with comfort in mind, you can sink into a velvet sofa or slide into a rocking chair on the porch for views of longhorns in the pasture and the sun hanging low in the sky. Choose from eight beautifully appointed rooms and Thelma’s Garage, the newest addition, featuring floor-to-ceiling murals of images from the film Thelma and Louise, including a shirtless Brad Pitt. Gypsyville.com/wander-inn.
The Vintage Hideaway
Located four miles from Round Top, in nearby Carmine, is The Vintage Hideaway. Choose from five two-person cabins outfitted in a modern industrial style. We also love the beer and wine garden onsite; it’s the perfect little spot to come back to after a day of shopping. Thevintagehideaway.com.
Red Antler Inn
The latest addition to the art and design destination that is Round Top is Red Antler Inn. Located on the edge of town near Festival Hill along the banks of Boggy Branch Creek, Red Antler consists of three two-bedroom, two-bath bungalows. As well as the Branca Bungalow, featuring interior design by Alessandra Branca. Each bungalow appears to be the same on the outside, but it’s what’s on the inside that counts – and that makes each one unique. Redantlerroundtop.com.

The history of this place is evident in its many existing structures, including the only remaining building from the state’s once-thriving cigar industry. Three of the guest cottages are 1880s originals built by prominent Round Top resident Charles Henry Schiege of Schiege Cigar Factory. The property includes The Gate House, a collection of farm houses, The Little Cottage, The Loft and other rooms for rent. RoundTopInn.com.
The Glamp Inn
Located inside a former car museum, The Glamp Inn offers the fun of camping with the comfort of the great indoors. Choose from a fleet of 10 vintage campers and 18 themed teepees. Take a peek inside each glamper at Lonestarglampinn.com.
The Vintage Round Top
Paige and Smoot Hull developed The Vintage Round Top in 2012 when they opened their first renovated cottage, No. 1450. The 2,400-SF home was designed with sustainability in mind and built from reclaimed materials and vintage finds creatively repurposed into light fixtures, furniture and decor. In 2016, they added the Boho, and since then, two studio-style cozy cottages: Pierce and Eisley. Each cottage can be booked separately or all together for exclusive use of the property at TheVintageRoundTop.com.
The 303
Open year-round, The 303 includes the best of both worlds — Round Top shopping and overnight lodging. The beautiful historic buildings that comprise The 303 were discovered across Texas and have been lovingly restored and are ready for you to discover them. All are designed to be flowy, slightly oversized and take you from daytime to an evening out. And all are made in Houston. Tutuandlilli.com.
Kemo Sabe
Originally based in Aspen, with shops in other resort towns, like Vail, Jackson Hole and Park City, the luxury Western brand Kemo Sabe opened its newest outpost in Round Top on Henkel Square near the Ellis Motel. At first arriving on the scene as a pop-up, they soon realized it was the perfect spot for a permanent location. With a collection of fine accessories, like high-end hats, boots, belts and knives, the store was fit right for the “Aspen of Texas” crowd. During the show, they will have lots of events in-store, like wine tastings, live music and featured artists. Their team likes to have fun, likes to get rowdy. It’s all about the Kemo Sabe experience. Kemosabe.com.

The Little Cheese Shop
When Melissa Ellis [of Ellis Motel, Tutu & Lilli and Melissa Fine Art] and Wimberly Shook Trimble [of Wimberly] realized there wasn’t a good place to get cheese or imported European goods, they opened The Little Cheese Shop in an 1830s cottage on Henkel Square. 512-736-7289.

For us lucky ones, we got to experience Lee Ellis doing the thing he loved most – feeding people. After decades in the Houston hospitality scene, developing and designing dozens of concepts, Lee, and his wife Melissa Savarino, settled in Round Top in 2018.
A year later, he opened the Ellis Motel, which is not actually a motel but a local watering hole filled with handpicked art, furniture, motorcycles, taxidermy and other oddities. The Ellis Motel quickly became a fixture on Henkel Square and a place where Lee would “hold court.”
“He loved talking to people,” says Melissa. “These people would want to be enjoying their drink, but he would stay and talk to them, and they would love it.”
In those early days, Lee could also be seen outside the Ellis Motel, in his signature overalls, smoking meat in the side yard under a tent. A proper setup would eventually follow and become Round Top Smokehouse [now Merritt Meat Co., a tribute to Lee’s middle name].
“He worked behind the register at the Smokehouse, just so he could talk to people. It’s rare to find someone who is interesting to all people, all ages.”
“He was a lot of things,” Melissa adds. “A curmudgeon, too, but he loved people. He loved serving people. Lee knew absolutely everybody, but his true friends he could count on two hands. He held his friends very close.”

LIFE LEE MERRITT ELLIS
BY NICOLE BODDINGTON | PHOTOS COURTESY OFFollowing Lee’s sudden passing last year, we spoke to a few close friends and talked to Melissa while she was driving from Houston to Round Top with Lee’s beloved dog, Elvira, in the seat next to her.
His influence and impact, his personality and presence, is still very deeply felt, as his friends and family share stories and drop F-bombs.
SomanyF-bombs , just as Lee would like it.
SCOTT SMITH, of SvO Home: I met Lee and Melissa 10 or 12 years ago when they were in Round Top shopping for Liberty Kitchen. Lee and I are the same age. I knew something was odd about him… and we realized we grew up in the same neck of the woods in south Louisiana. We hit it off right
away. We had two shots of whiskey at this bar-top he was buying from me. I found out later that Lee was not really a drinker.
I got the pleasure of working with him on the Ellis Motel. Lee was a perfectionist, and he talked about the bar for so long, I remember thinking, ‘Damn it, just open it!’ Everything had to be just right before they poured their first drink. This was a one-horse town when they came here. There wasn’t a proper place to get a cocktail in Round Top until Lee hit the scene. It didn’t take long for it to become the gathering place.
MATT WHITE, of Recycling the Past: The Ellis Motel. That’s the place to go. We supplied the buffalo (head) for him. You’d go there at night, and Lee would hold court, speak his mind. The dude was pretty spot-on. If he was wrong, he’d fucking admit it. Food. Design. You could talk to him for hours.
He was way more … vast than I even knew. He was a photographer, a golfer, owned a surf shop and a skate shop. His brain never stopped working. He was meticulous. I never met anyone else that would say exactly what he thought without giving a fuck. You have to put ‘fuck’ in this, because that was his favorite word. Ya know, fuck it. It’s always been my favorite word, too.
MELISSA: F-bombs were his favorite form of communication! And there’s that giant picture of him flipping people off. He was definitely a character, larger than life.
“He was way more … vast than I even knew. He was a photographer, a golfer, owned a surf shop and a skate shop. His brain never stopped working.”
MARLA HURLEY, of modernMARLA: Being neighbors with Lee on Henkel Square, I would take clients over there (to the Ellis Motel) and introduce Lee, they would have an experience at my shop, then they would have the “Lee experience”.
MELISSA: Everyone who visited the Ellis Motel got the Lee experience, and we hope they still do. We know his spirit and heart are still there.
MARLA: It was just magic. I really do miss his presence. He is still here. His spirit is still here. He was very giving, very generous. Tough, tough, tough as a boot, but he always looked out for me. He treated me like a little sister. With Lee, you had to be able to stand the heat. He loved to razz me, and I loved being razzed by him.
MELISSA: From the time you walked into his barbecue place, he would pick on you. He should have been a comedian. In the 35 years we were together, no matter how mad I was at him, he made me laugh.
MARLA: I have to tell you about Lee and the nuns. I saw some nuns over at Royer’s Pie Haven. I called them over, because I wanted a picture of them in my orange chairs. I invited them to have a drink, and they didn’t drink! I’m Catholic, and all the nuns I know drink! Well, Lee walked over that afternoon. I asked, ‘Lee, did you see me with the nuns?’ and he said, ‘Yes, and you were the prostitute!’ When my chin was off the ground, I
thought, ‘You are probably right!’ I put myself out there with great advertising moments, and he respected my hustle. He would razz me that I am shameless! It was really, really funny. He would joke, but there was always some truth to it.
MATT: Love him or hate him, the dude left an indelible mark on Round Top forever. He loved his dog. He loved his wife. He was a good guy. He was a great friend.
MARLA: If Lee loved you, you were in like Flynn. If he didn’t, you were out. One day, I was in my shop, working. In the morning, that leaf-blower would fire up, and he would blow off the porch of the Ellis Motel; he would blow off the Smokehouse. Then, he started blowing off my area and my porch; it was just that big brother, little sister dynamic. It was just like a big hug from him. So, to this day, when I hear the leaf-blower being fired up, it just brings a tear to my eye, because I hope I would see Lee out there.
SCOTT: I think about him every day. It’s not a sad thing. If I think about something he said or did, it usually makes me laugh. He was a special guy. We had a lot in common. He helped me a lot, and I think I helped him, too. I love him.
MELISSA: One of our friends, Christina Mitchell said, ‘Lee just squeezed the juice out of life.’ And that’s it. He lived a big, fun, busy life, and he didn’t miss a single opportunity to laugh big and love big.
Marla MOD ABOUT
BY NICOLE BODDINGTONWhen Houston native Marla Hurley had the opportunity to set up shop in a historic fort on Henkel Square, she couldn’t pass it up.
“I just did not see it coming, and it’s been the biggest blessing for me and my business,” Marla says. “My business has grown, and Round Top, as a town, has embraced it.”
She lovingly refers to her location as “sin curve,” and says, “I like to say if you’re here, between my shop, the Ellis Motel and Royer’s Pie Haven, you’re definitely misbehavin’!”
This summer, during one of the “off-weekends,” we happened upon Marla’s shop on our way to the Ellis Motel. The first thing we noticed were the empty Champagne bottles scattered about, and we exchanged looks that said, this must be the place. We soon realized that the extraordinarily beautiful woman sitting outside the shop in a breezy, strapless, floral sundress, was, in fact, the modern Marla. She told us to just let ourselves in, and she’d be back to check on us. Inside, it was like finding a treasure trove of designer pieces; every designer you can think of Chanel, Gucci, Prada, Hermes, Louis Vuitton, you name it, Marla’s got it
When we get to speak with Marla, she tells us she grew up in the business, in a way.
“My parents were trailblazers in the pawn shop industry for 40 years with 10 businesses in Houston. I worked for them as a kid, and after I graduated from Texas A&M, I went back to work for them in a corporate role. I learned a lot from my parents. I put my spin on the family business with luxury goods. Our businesses are not the same, but they are like cousins.”
Marla said her family has had a family farm in Fayetteville, Texas, outside of Round Top, since 1976, so Round Top is like home to her.
“Round Top is an elevated, swanky town. My clients are from all over Texas and out of state, as well. Since being in Round Top, I’ve met so many people, and my business has expanded. When I am in Round Top, at the shop, it’s like a mini-chamber of commerce.”
For her consignment business, clients either send high-end items to her in the mail, or physically bring them to her in the shop.
“I call it a ‘Cinderella shop,’ because I only have one of everything. You will see things you can’t find in department stores. It’s a special experience. If it fits, it’s meant to be.”
When asked about the empty Champagne bottles littered around, she says, “When I started selling luxury items, I needed to match my bubbly with my product. My branding is orange, so Veuve Clicquot just fit right in. I serve Veuve to people who spend money with me and those who don’t. I treat every customer the same. It’s a very fun experience to ring the little Champagne bell, and I bring out a bottle,” she laughs.
“I really feel like I have the best spot in Round Top. It’s really, really fun. Silly fun.”

A Q&A WITH
Kendra Scott
THE AUSTIN-BASED JEWELRY DESIGNER RETURNS TO ROUND TOP WITH HER LATEST COLLECTION INSPIRED BY HER TEXAS ROOTS.
BY NICOLE BODDINGTON | PHOTOS COURTESY OF KENDRA SCOTTStrolling down South Congress in Austin, Texas, you can’t miss the beautiful white brick-and-mortar Kendra Scott, the flagship store for the billion-dollar jewelry brand with humble beginnings. As the story goes, Kendra Scott started making jewelry out of a spare bedroom in her Austin home in 2002 when she noticed what she calls “white space” in the industry. She was looking for jewelry made with gemstones at a price point she could afford, and when it didn’t exist, she decided to create it herself. Kendra’s commitment to pushing the boundaries of design and innovation while staying true to the brand’s core principles of color, shape, materials and value has seen the small start-up grow into a mega-successful business with more than 100 stores. We caught up with Kendra to talk about her relationship to Round Top and her latest venture, Yellow Rose, inspired by her Texas roots.
MARKET HILL: Tell us about Yellow Rose.
KENDRA SCOTT: About a year ago, we introduced our latest venture, Yellow Rose by Kendra Scott. Inspired by our Texas roots and style, we are honoring the modern cowgirl and cowboy, embracing the mix of rugged charm and polished sophistication. The response from our customers, old and new, has been phenomenal! Now, we’re gearing up to expand this concept with new retail stores popping up in Texas and beyond. We’re excited about the innovative experiences we’ll be bringing to the table as we continue to grow our lifestyle brand at Kendra Scott.
MH: How long have you been coming to Round Top?
KS: I’ve been coming to Round Top for about 15 years, and it’s been amazing to see how much it’s grown. As a jewelry designer, I draw a lot of inspiration from my surroundings, and over time, I developed a strong passion for interior design and art. Antiques shopping gives me a unique thrill, and I enjoy mixing the treasures I find with modern pieces to decorate my home, ranch, and even our Kendra Scott stores.
“We’ve got a whole lineup of exciting activities planned from day to night ... an exclusive preview of our Yellow Rose Spring collection, [and] personalized hat designs.”
MH: What’s special about Round Top to you?
KS: There is remarkable versatility among the antiques vendors and talented Texas-based artists in Round Top. The strong sense of community here is something I’ve come to love and embrace.
MH: Can you share with us your sisterhood with Junk Gypsy?
KS: We absolutely adore Aime, Jolie, Kelly and the entire Junk Gypsy
family! Their values both personally and professionally align with ours at Kendra Scott and we instantly connected on a deeper level when we met. Together, we are committed to supporting each other as women and female entrepreneurs, and it’s been wonderful getting to know them better over the years.
MH: Can you tell us about the events you’ve been a part of together?
KS: Our residency collaboration with Junk Gypsy started more than a year ago, and since then, we’ve joined them at several events, including their semi-annual Prom event and Spring/Fall antiques shows. We’ve also used these opportunities to introduce our new Yellow Rose by Kendra Scott jewelry collections; offer hat customization, chain stitching, a dried floral bar, and live music; and even celebrate my birthday!
MH: We read about your Yellow Rose tiny home event in the fall. Will it be back in the spring?
KS: We’re thrilled to be part of the Junk Gypsy family and look forward to our ongoing partnership and support as we journey through each new season together. Our Yellow Rose Tiny Home will be back in action for the upcoming Spring Show from March 25-30. We’ve got a whole lineup of exciting activities planned from day to night, including family-friendly fun for Good Friday, an exclusive preview of our Yellow Rose Spring Collection, personalized hat designs, and a special Kendra Gives Back opportunity. We’re always pushing boundaries and creating unique experiences for our local community, and we’re excited to continue welcoming friends old and new, whether they’re from down the road or from afar.
MH: You’ve also shopped at Market Hill. What’s unique about Market Hill to you?
KS: For me, Market Hill has been my go-to spot lately for finding everything I need, especially as I’ve been curating our new Yellow Rose by Kendra Scott brand. It’s been a treasure trove of unique pieces— from furniture to display cases—that I haven’t stumbled upon elsewhere. What really sets Market Hill apart for me are the incredible antiques and art they offer. I recently had the pleasure of commissioning a custom piece from Paul Meyer for my ranch’s fireplace. And let’s not forget the food—it’s hands down the best! Lunch there is always a highlight for me, and I often plan my visits around it.
MH: What do you want people to know about your brand?
KS: Yellow Rose by Kendra Scott stems from my family’s love for our Texas ranch and the influence of our Texan roots. It embodies the connection, tranquility and adventure that this special place brings.

The 26 carefully curated homesites within The Heart Field at Round Top are more than mere parcels of land; they are invitations to indulge in the luxury of space.
Driving into this tiny Texas town, one of the first things you’ll notice is the city limits sign that reads: Round Top. Population: 90. That number is misleading though, because between Dallas, Houston and Austin, there are lots of weekenders who descend on this place for its big-time small lifestyle. In recent years, more and more visitors have been looking to own a little piece of it. We spoke to a few custom-home builders to discuss their approach to building community and preserving what makes this place so special.
Country Communities
The Country Communities concept is the realized vision of Terry Ward. The idea began from his own experiences growing up in the country – experiences that stuck with him into his adult life and became the inspiration for recreating similar experiences for others.
“Whether you’re conscious of it or not, you experience something in the country; you smell something, see something, feel something in your body.”
Terry buys tracts of acreage in the country in close proximity to larger cities and installs the infrastructure and landscaping for residential communities.
Residents are surrounded by rolling terrain, wildlife, running creeks, majestic oaks, Texas bluebonnets and wildflowers, a unique landscape and a country lifestyle – just far enough away from the busyness of the big city.
“Nature is our Master Planner,” he says. “It’s about connecting with nature and neighbors,” Terry says.
Trees, hills and creeks are the primary architects and final determinants for division of land tracts. Deed restrictions and architectural guidelines are established to ensure the natural beauty of the area is preserved. Designs for each property incorporate the unique characteristics of the land and reflect a “low impact” philosophy where nature, wildlife and vegetation are concerned.
“Overall, our aim and core values are to connect people, living spaces and nature. We want people to experience their Country Community as well as live in it.”
The Heart Field at Round Top stands as Country Communities’ newest development, a testament to the company’s unwavering commitment to harmonizing home, nature and community. From its inception, this visionary project has been crafted with a distinct purpose – to create a haven where the essence of fine country living intertwines seamlessly with the idyllic landscapes of Round Top, Texas.
At the core of this development lies a profound vision that transcends the ordinary. The Heart Field at Round Top is more than just a community of homesites; it is a manifestation of Country Communities’ ethos, where each acreage homesite, spanning six to 37 acres, is a canvas for residents to paint their dreams. Here, ample room is provided not just for the construction of dream homes but for cultivating a lifestyle that embraces the rolling hills, pristine views and the serene ambiance that defines the Texas countryside.
“From the beginning, we’ve had a vision of what we want this development to represent: home, nature and connecting people,” Terry says.
The 26 carefully curated homesites within The Heart Field at Round Top are more than mere parcels of land; they are invitations to indulge in the luxury of space. It’s not just a residential development; it’s an ode to peace, tranquility and the unhurried pace of country living.
BY NICOLE BODDINGTON PHOTOGRAPHY BY LEIGH MICHAELLocated in a prime location, The Heart Field at Round Top is destined to draw individuals who cherish the finer aspects of country living and can use the stunning views from their back porch as daily reminders of the extraordinary privilege of residing in this special little corner of the world.
Round Top Home Builders and Harbour Classic Builders are two custom-home builders with projects in The Heart Field who share Terry’s values and believe in the vision for the “country community” he is creating.
Round Top Home Builders
Jay Reynolds began his home-building career in the DallasFort Worth area right out of college. In 2015, he moved his family to Round Top to pursue his lifelong dream of building homes with his father, Barney Reynolds, who founded Round Top Home Builders in 2009. After Barney retired last year, Jay and wife, Melody, an interior designer for the company, have continued carrying on the family legacy.
“I love our team. We are a team passionate about building homes,” says Melody.
“A home is so much more than just a foundation, walls and a roof. A home holds memories and stories, hosts special events and holidays – it is where people share life. Home is the ultimate outlet for creative expression; it reflects the lifestyles and feelings of people. Home is a refuge from the outside world; it is a place to escape, relax and recharge. Our dedicated team understands all the meanings of home, we are not just building a home, we are building a life in the country.”
Whatever life in the country looks like for a client, Round Top Home Builders can take that vision and make it a reality.
“We specialize in high-quality custom homes, renovations (big or small) and barndominiums. We pride ourselves on a truly custom project to fit our clients’ needs; one that is both very functional for their lifestyles while holding true to their personal styles.”
Round Top Home Builders also has the distinction of being the area’s only member of the Southern Living Custom Builder Program.
“This program is about connecting people who want their homes to have a distinctly Southern feel to builders who can provide that,” said Kristen Bryan, director of marketing for Southern Living.
“Our mission is to partner with our clients to understand their unique needs and help them envision their life in the country,” says Melody. “From the start of a purchase of land to a finished home, from that first thought, ‘Honey, maybe we need more space,’ we are with them every step of the way to ensure a smooth, exciting, and reliable construction process.”
“We pride ourselves on a truly custom project to fit our clients’ needs; one that is both very functional for their lifestyles while holding true to their personal styles.”

“Guiding our clients through every step, we offer leadership in architectural development, land planning, interior design, and even construction financing.”
- MURPHY YATES, HARBOUR CLASSIC BUILDERS
Harbour Classic Builders
Murphy Yates, owner of Harbour Classic Builders, began his journey in the homebuilding industry in 1992, after graduating with a business management degree and All-American football honors from Sam Houston State University. In 1999, he took a leap of faith and founded Harbour Classic Builders, marking the start of a remarkable venture into creating truly custom homes. Now, as Harbour celebrates its silver jubilee anniversary, he reflects on 25 years of continuous commitment to delivering luxury custom homes.
“We’ve built over 200 homes over our tenure from the Bay Area of Houston through central Texas as far as Fredericksburg in the Texas Hill Country,” says Murphy. “I feel blessed to live in beautiful Round Top, full time, within walking distance to town and fortunate to enjoy all of the wonderful people who live here and embrace its rich history.”
As a fixed-price builder, Harbour Classic takes on the responsibility of managing the temperamental nature of construction costs, while ensuring a transparent pricing process for customers.
“Our quotes and budget spreadsheets provide customers with a clear and comprehensive understanding of the financial aspects of their dream home. Guiding our clients through every step, we offer leadership in architectural development, land planning, interior design, and even construction financing.”
Shannon Riser, who leads the design team and project estimating at Harbour Classic, is acutely aware of the importance of creating timeless styles crafted to suit individual tastes.
“It’s a source of pride that we have many repeat customers, a rarity in our segment of the market. Part of our commitment to the community includes being a proud member of the GHBA, former president of the BABA, and a board member of Operation Finally Home. Our connection extends beyond business, as we attend the historic Bethlehem Lutheran Church in Round Top as our place of worship. In essence, our 25-year journey has not only been about constructing homes but creating an environment that makes the building process enjoyable for our customers, who we consider our friends. Looking ahead, we remain steadfast in our commitment to quality, transparency, and building homes that are uniquely custom and stand the test of time.”
When it comes to specializing in high-end construction methods, he says, “Unlike many builders who claim to be custom but deliver characteristics common to production builders, we stand out by prioritizing craftsmanship and unique distinctly custom features. With expertise in luxury inventory homes, we understand the art of enhancing these homes to provide the highest value to our customers. There is an art to crafting the amenities and features in these homes with priorities on how to apportion resources to create the highest level of value for customers in our market.” Visit harbourclassic.com to learn more about Harbour Classic Builders.
A DOORWAY INTO THE DESIGN WORLD
Jason Bell of JD Bell Inc. shows us how high-end designers do Round Top.
BY NICOLE BODDINGTONWhen we last spoke to Jason Bell, five years ago, he was two years into his role as director of design at Blackberry Farm in Walland, Tennessee. He worked exclusively with the award-winning hospitality brand on its newest addition, Blackberry Mountain, as well as its expansion into in-house interior design for
residential homes on the 4,200-acre property nestled in the majestic Great Smoky Mountains.
During his tenure, and under his direction, Blackberry Farm cultivated its own style – something Jason calls “foothills modern” – and it was during this time that he began making the biannual trip to Round Top, Texas, to find those one-of-a-kind pieces that fit this aesthetic.
“My wife’s family is from Houston, and we would take the whole design team to Round Top. We would be there for almost three weeks, during the shows, from 9 a.m. ‘til after dinner. It was like a mini-vacation, that kind of vibe. We would have a little fun and do a whole lot of work – a good balance there – and come home with truckloads of stuff.”
Jason recently left his post at Blackberry Farm to shift back to his longtime design business, JD Bell Inc., which has been based in NYC since 2004, and now has offices in Knoxville, Tennessee, and Mobile, Alabama, with employees in San Francisco and L.A.
“After seven years with Blackberry Farm,” Jason says, “it’s like having a master’s degree in hospitality design. We currently have about 20 projects going on – a country club, a private club outside of Pittsburgh, a gin distillery and restaurant in Tennessee, a private hotel for Al Gore in Tennessee, and a few residential homes from Maine to the Bahamas.”
With Round Top being centrally located in the U.S., Jason says, it can really market itself to the East and West Coasts, and it’s become a hub for high-end designers.
“We have eight people on our team, all working remotely now. It’s an experienced team, and it allows us to have wider coverage from coast to coast. We can all come together in Round Top. We can have clients fly in to meet us. We go to Round Top incredibly prepared,” he says. “The prep work is absolutely key.”
Offering a peek into their process, he adds, “We will go with an entire suitcase filled with nothing but client materials: floor plans, highlighted items we have found, have not found, what we call ‘room at a glance,’ so as we flip through room by room, I know almost every hole of every project.”
“I will shop all of these vendors for one client. Then I’ll clear my head, go back through again for the next client and so on. Every time I go out, again and again, as vendors sell something, they are replenishing, so it’s always shifting. You’re always seeing it in a different light. A lot of times, I will tell a vendor, ‘mark sold on that,’ because I can add it to my collection, and I know I can use it on another project. Then we go back every night, and we reorganize, reprint paper copies. I have digital copies on my phone, too – there’s a method to the madness.”
“I will shop all of these vendors for one client. Then I’ll clear my head, go back through again for the next client and so on.”
As for his own style, he says, “This past fall was the first show for me, post-Blackberry. For so long, I was focusing on a look for that work. What I take on now is definitely high-end commercial and residential, coast to coast and internationally. I don’t really have a specific style. You can blindfold me, and I can do traditional, but what I want my clients to know is that if they want a look that doesn’t exist, I can do it. We did it at Blackberry Farm.”

In 1988, the story of Round Top Real Estate began with Charlotte and Grover Hillbolt, who, having owned a farm in Round Top since 1962, laid the foundation for what would become a thriving real estate venture. Fast forward to today, the legacy continues under the ownership of a passionate trio dedicated to the idyllic charms of country living.
Frank Hillbolt, son of the founders, joined in 2002, while Lisa Mayer began her journey with the company in 1996. Lilla Blackburn-Sivek, a seasoned realtor from Houston, added her expertise after relocating to Round Top in 2008. Together, this dynamic team and its realtors diligently assist those seeking the tranquility of a small town and the serenity of a country evening. Not to mention they do it all from their offices located conveniently on the courthouse square in Round Top.
Round Top Real Estate’s agents, all full-time professionals and residents of the area, bring a wealth of experience and specialized designations to the table. Their expertise encompasses various facets of country properties, from land development and management to agricultural exemptions and 1031 exchanges. Their primary areas of focus are Fayette, Austin, Colorado, Washington and Lee counties.
The team’s unique perspective stems from personal ties to the region. Frank and Lilla grew up visiting their respective family weekend properties in Round Top and Lisa moved to Round Top in 1982 upon marrying her husband, who is a 5th generation Fayette County resident. For Round Top Real Estate, it’s not just about the sale; it’s about nurturing relationships. Clients moving to the area find solace in the team’s extensive knowledge and unwavering commitment.

In fact, the two shared a connection, and Young crafted an exclusive masterpiece for Joe, a testament to the symbiotic relationship between collector and artist.
As we gear up for the 2024 season, Joe introduces us to another hidden gem – Palestinian-Peruvian artist Omar Ananias. For Stacy, Round Top is a lifelong affair. Fond memories of hunting beautiful antiques with her mother as a young girl continue to resonate. You will often see her in the showroom or out in the field. “Sharing my knowledge and watching Beatrice develop her own aesthetic and skills as my mother did with me has been beyond rewarding,” says Stacy. As the proprietor of The Select Pick, Stacy shares the exciting evolution of her business. “In the past few years, we have been working across the United States and internationally, allowing us to find many exquisite pieces in Europe that we can bring home and share with all of our wonderful clients. Our aesthetic tends to be clean and classic, always careful to remember that trendy is the last stop before tacky.”
The ideal client for The Select Pick appreciates beautiful, fine things
but allows for creative freedom. Stacy explains, “We start with one-ofa-kind, antique pieces and then integrate eclectic, unique elements that one would not expect in that type of environment. Our clients give us a lot of freedom; we have numerous clients who we have worked with for years and designed several of their homes.”
Unveiling the thrill of her work, Stacy notes, “Sometimes the most unusual piece may fit a client very well, although it is a piece at first sight they would have never considered. This is a fun part of the job; showing clients how even the most unusual piece can work in the most beautiful way.”
The Select Pick delights in repurposing old architectural pieces into functional elements of client homes. Stacy shares, “We love to find old architectural pieces that we build into client homes. Old antique shutters into cabinet doors, architectural frames into mirrors, etc. We love using unusual elements in a non-traditional way.”
For this show, they are bringing a wonderful pair of antique pine mirrors repurposed from an old French Gothic church.

Sacred Heart Antiques
“How did this piece of history pass through the generations and end up in your hands?”
Just for a moment, let your imagination go back to a time when the world was a very different place, a much harder place.
Picture a small farming village in war torn France, just over 100 years ago. The church is the center of village life. It is where you were married, your children were baptized, and is where your grandfather is buried.
The church is also the most strategic location for soldiers to occupy, if they want to control that village. From the bell tower, they can defend their position from all directions. They can live in the church, and make it their headquarters during the occupation.
The villagers know the front is advancing. They also know the soldiers will burn anything made of wood to cook food and to keep warm. There will be fighting. Statues and altar sticks, even the altar itself will be damaged or destroyed.
Residents of the town gather at their beloved church to rescue precious artifacts, taking them home for safekeeping, hidden until the war is over.
Many churches were destroyed in the fighting. Important cathedrals stood without a roof for decades, everything left inside suffering ruin in the elements. In very many cases, it was simply impossible to return things to their rightful places. In this way, many treasured objects quietly passed the ages in family homes.
As the world moved forward, into modern times, often these icons of the past didn’t hold the same meaning for a new generation. Enter the local antiques dealer. He sees value in the craftsmanship and age. He makes a living, buying and selling objects from an era long past. He is thrilled with his find and proudly displays it in his place of business. And that is where I enter the story.
“Churches were destroyed in the fighting ... many treasured objects quietly passed the ages in family homes.”Right (from top): An 18th-century painting of a French ruin dominates the scene here. Its warm patina and ancient subject matter make the perfect backdrop for a French statue stand, a pair of altar finials with worn silver gilding, and a small treasure chest filled with old books and a pilgrimage rosary, all coming together to tell a story. This tablescape of statues, books, crowns, ancient rosaries, and antique furniture compose a typical scene at Sacred Heart Antiques.

CAPTURING NATURE’S ESSENCE
Paul Meyer
PHOTOGRAPHY BY JENNA MCELROYPaul Meyer, a Texas artist, finds inspiration in the vastness of west Texas and his innovative use of unconventional materials in painting.
“Nature is my muse,” Paul states. His love for expansive landscapes, particularly the Southwest deserts, guides his artistry. Drawn to earthen colors, he employs vibrant, saturated primaries overlaid with cement, mortar, and plaster. For Paul, the creative journey begins with materials, not a predefined artistic concept. He revels in the exploration of diverse ways to incorporate materials into the painting process. The son of a homebuilder, Paul grew up around construction and early on developed a fascination and respect for its materials, finding inherent beauty in the rawness of the everyday components.
His process involves intentional physicality as well as dependency on the chemical activity of the inanimate materials at his disposal: in the studio, paintings are taking form all around him, with canvases spread out to receive drippage or catch spills from other works in progress. Layers of medium form and he wets them only to shave them down again, creating topographies and material stories on the canvas. Paul ultimately dictates the final foregrounded composition, focusing on subjects or environments that reflect humility toward the beautifully stark landscapes of the natural world, deference to the hardworking nature of the human experience and other abstractions or figures in characteristically textured presentations.
His art works have been exhibited across the United States and Europe, and are installed in public sites, commercial spaces, and private collections alike.
Paul's journey in Round Top began as a leap of faith with a tiny booth at the Arbors in 2016. The positive response and supportive community at the Arbors allowed him to focus on painting full time. In the stunning space crafted by Paul Michael for Paul’s art, they are excited to present a series of paintings on canvas, along with burros, portraits, and original works on paper at the upcoming show.
ARTISTRY WOVEN IN EVERY THREAD
Amadi Carpets
The Ahmadi family’s journey from fleeing the Soviet war in Afghanistan to their flourishing success in the heart of West Hollywood is a testament to the American Dream. However, their commitment extends beyond personal comfort, aiming for generational change by empowering women in a country where 85% lack formal education and literacy.
Amadi Carpets, established in 2003, returned to Afghanistan to open its first weaving workshop in Kabul. The groundbreaking initiative involved employing 20 local women, overcoming cultural hurdles that took three years to navigate. The brothers tirelessly persuaded families to allow their wives, mothers, and sisters the opportunity to work and learn. Today, this vision has become a reality for 120 women, marking a transformative achievement.
Spearheading the next generation, Samer Ahmadi envisioned an educational center for women. With the support of their father, the founder of Amadi Carpets Inc., they transformed their grandfather’s house into the Sakhi Women’s Weaving & Education Center in 2017. Women, ranging from 18 to 70 years old, are taught weaving skills and provided education classes, with a safe bus transport system from around Kabul to the weaving center. Beyond earning income and education, these women contribute to impacting an entire generation. By providing for their households, they enable their children to attend school instead of entering the workforce prematurely, a common reality in many developing countries.
Zubair Ahmadi, one of the company founders, emphasizes, “You help empower one woman and you have empowered a
whole family. You empower more than one woman, and you have empowered a whole community.” Amadi Carpets has garnered recognition, featured in prominent publications such as Elle Decor, California Homes, Luxe Interiors + Design, Veranda, House Beautiful, and Metropolitan Home.

The Art of Discovery
WEST AFRICA NATIVE KADER BOLY MAKES HIS MARK ON THE ART WORLD.
BY NICOLE BODDINGTON PHOTOGRAPHY BY BOBBY THORNTON AND LEIGH MICHAELWalking into Market Hill through the Paul Michael showroom, it’s impossible to miss the large paintings by Kader Boly. Among the hallmarks of his work are neutral colors found in nature; the use of earthy pigments; tribal elements that connect humans and landscapes; and a sense of movement that traces back to his childhood in West Africa.
“I was born in 1979 in Burkina Faso into a family of animal herders that migrated by the season. I was the youngest of seven brothers and two sisters, and as a child, I was sent to be with the animals all day from sunrise to sunset,” says Kader.
“I experienced loneliness a lot, just being in nature and just being with animals and open lands and horizons that looked like there was nobody else living there. To me, it was hard at first, but
I ended up loving it, because it allowed me to discover myself, not information coming to me, but me going inside myself. That’s how I started painting.”
He adds, “I didn’t even know about acrylics, oil pastel or any of that. I was just using whatever was around – charcoal, groundup rock, clay that I mixed with gum arabic, a resin from a tree; it’s almost like glue, no color. We used to eat it, because it has some sugar in it, and when you go all day, you’re hungry, and it’s kind of sweet; all the shepherds eat it. I figured I could use it to mix with different powdered colors to make paint, and I started doing that at age eight, or even seven. I started drawing on the sand, or on paper that I found at school.”
Kader was one of three kids in his entire village who had that opportunity to attend school. However, like most other kids, four
months out of the year, after school, and, on weekends he, too, was a herder.
“At first, when I was younger, I couldn’t take care of the cows. I was taking care of the sheep, so those were the ones I started drawing first, then cows, even the wild animals, for me, it was just a language. I was using those animals to express myself, because that was the first information I got to work with. Now that I look back, I see my life, I used whatever was closest to me to develop my art. And it hasn’t changed, it has just evolved and gotten better.”
In 1998, he went into the city for the first time. In Ouagadougou, the largest city and capital of Burkina Faso, he was told there was a city center with lots of tourists.
“My brother was going into the city, selling mudcloth; he was a craft maker. I started going with him and selling my drawings there for $3-$5. I did really well, actually. I was painting a lot, always painting. I was either painting or sleeping.”
He met tourists from France, England, the U.S., he says. And eventually made his first trip to America in 2004 for the Gem and Mineral Show in Tucson, Arizona.
“I was so excited that I came early. Two months early. In the airport, I met a gentleman from Liberia, who lived in Denver, Colorado. He said I could stay at his house until my show. I arrived in Denver with him, and it was my first time to see snow. My first show went well, and I went back and forth from the U.S. to Africa, doing different markets, flea markets, farmers markets, traveling around the country.”
In 2017, Kader met Paul Michael at the Gem and Mineral Show in Tucson.
“At the time, I didn’t know much about art,” Paul says, “but I have an opinion about anything I see, and I saw this string of African artists, in the African Village, and in the middle was Kader and his art. From the moment I saw it, I liked it, and I wound up buying 60 pieces. I bought almost everything in his booth.”
He adds, “Kader has a way of doing things, where it looks African, but its authenticity is not contrived. It has universal appeal, in that, it works great in a modern contemporary setting and great in a
Southwest setting. I just thought it was beautiful, so I bought all this stuff on a chance. I do that sometimes, as a buyer. I gamble sometimes, and when you do that, you make a lot of mistakes, but sometimes you make a hit, and this was a case here.”
Paul remembers taking it all back to his home and warehouse in Lake Village, Arkansas, and inviting a friend, an authority on art, to come over and take a look at it.
“I called him into my office, where we had these pieces all laid out, and I said, ‘Is this good art?’ And he said, ‘This is wonderful art.’ So, I started showing them, and they started selling immediately.”
Around that time, Paul says one of his business associates from the High Point Furniture Market came into his showroom at Market Hill.
“He saw Kader’s art on my walls and saw the price I was selling it for.”
Soon after, he invited Kader to start showing his art at High Point.
“Kader has this innate sense of being a good business person,” Paul says. “He transitioned from the flea markets into the big leagues [at High Point] seamlessly and was received with wild enthusiasm. It’s just a rags-to-riches story. They really ought to make a movie out of it what’s happened in his career.”
“Meeting Paul was another turn [in my career],” Kader says. “We got along instantly. We don’t even have to talk about it. We don’t have to explain anything. I understand him, and he understands me.”
“Kader has a key to my warehouse and studio [in Lake Village],” Paul says. “Many times, he comes in off the freeway, drives to my town. He can open my warehouse, and go in and start painting in the middle of the night. He comes and goes, as he pleases, and we are always glad to see him. We’ve become close friends.”
He adds, “I just know how hard it is for an artist to be recognized financially. I think that’s a great acid test, to me, in art is, ‘Does somebody want to buy it and take it home with them, and does that person’s art continue to rise in value?” And in Kader’s case, it’s gone from fairly low pricing to relatively high pricing now, and I still think
it’s way underpriced for what it will eventually be worth, but he has achieved something in that he can do what he wants to do. He’s made more money than he’s ever dreamed of, and his art hasn’t changed, except maybe it’s gotten better. He is still the same exact person the day I met him. A delightful person, and he’s a great American success story.”
“I just love to show my work,” Kader says. “To designers, collectors, I just love sharing my work, and people seem to love it. I am just proud to actually do what I love and do well in it.”

JAY SHEARER OF BRIGHT STAR ANTIQUES CO. PREPARES FOR HIS 30TH YEAR AT ROUND TOP.
BY NICOLE BODDINGTON PHOTOS COURTESY OF JAY SHEARERHe’s on the road again, somewhere near Pennsylvania, when we catch up with Jay Shearer of Bright Star Antiques Co.
“I’ll be 50 this April, and I’ve been coming to Round Top since I was 20,” Jay says.
His Sulphur Springs, Texas-based antiques company, now auction house, has been around even longer than that.
The Bright Star story begins with a 10-year-old boy collecting bottles in Como, Texas. Jay comes from a long line of pickers and spent his childhood at estate sales with his parents and grandparents. As time went on, he decided he would go out on his own. At age 16, Jay opened his first booth in an antiques mall in downtown Sulphur Springs. He would skip school every month to go to the world’s largest flea market, right down the road in Canton. At 19, he made the decision to buy out the antiques mall, and Jay officially became the owner of Bright Star Antiques Co.
After Jay and his wife, Stacie, welcomed their daughter Sydney into the world, Jay left a sign on the door of the antiques mall that read: ‘I am closed, just had a new baby girl. We will open again soon.’ But he never reopened the storefront again. Over the years, he acquired such a large clientele, he decided to open the building by appointment only.
In 2006, Jay took a look at the ever-growing inventory in his warehouse and started the auction house. “We are in our 18th year of doing auctions,” Jay says. “Bright Star is different, because we do more curating; every item is handpicked. We are out looking for special things – not just what we find at an estate.”
Round Top is a big part of his business. Bright Star Antiques Co. conducts three auctions a year, and Jay says, “When we hear people say, it’s a good Round Top, it’s a good gauge for how our auctions are going to go. We sell a lot outside of Texas; as an auction company, we sell all over the world, but, from Round Top, we can get the temperature.”
And, in his experience, Round Top just keeps getting better and better. “I have watched Round Top really change. As a buyer, it used to be just a place to get our goods and sell our goods, which is still
“WE SELL A LOT OUTSIDE OF TEXAS; AS AN AUCTION COMPANY, WE SELL ALL OVER THE WORLD, BUT, FROM ROUND TOP, WE CAN GET THE TEMPERATURE.”
the case, but it’s become more of a draw. Just in the last three years, it’s become a vibe. It’s become a designers’ market. Paul Michael has contributed to that. Paul has helped make it a destination, and Market Hill is the high point.”
As for how Round Top has changed his business, Jay says it’s becoming more turnkey. He’s not only selling to customers, but also to dealers and designers. “I would say at Round Top we do a 53-foot tractor trailer load full, each spring and fall. It’s amazing how much product goes to Round Top. We take stuff down to our customers. We will buy stuff in the fields, then turn it around, selling to people in Round Top. We are selling a tractor trailer load and buying a tractor trailer load.”
Prepping for his 30th year, Jay doesn’t show any sign of slowing down. “When I was 19 years old, somebody did an article on me and called it ‘The Thrill of the Hunt,’ and that’s still true today.”

RECYCLING THE PAST EYEING THE FUTURE
BY NICOLE BODDINGTONWhen Matt White opened Flophouze, the eco-chic shipping container hotel in 2015, there weren’t many other lodging options in Round Top, Texas, a town of 90 people. The funky little outposts were inspired, he says, by his many travels.
When we finally connect with Matt to catch up on all things Flophouze and Recycling the Past, his architectural salvage company, he is on one of these inspiration trips. This particular trip, he says, is for pleasure, not business, but that there’s always a little business mixed in, and that he’s always on the hunt while he’s away. This is how he continues to add new inventory at Recycling the Past, and, he says, “This is how Flophouze came into fruition,” Matt says. “Through my travels around the world. You always come away with new ideas. We find inspiration around every corner. Right now, our biggest push has been hardwood flooring and bringing it to Round Top at a fair, wholesale price. I am always trying to work on the next thing.”
One of his latest projects has been the Ranchouze, a 3,500-SF house on 10 acres across from Marburger, with an east and west wing, great for huge parties or long weekends, he says. Coming in the fall, a new house on-property at Flophouze, in addition to its six shipping containers and the Farmhouze.
“It will be made of all salvage. It’s a pretty incredible four-bedroom, two-bath house with an atrium, more of an entertaining place, with a kitchen. If I put it in writing that it will be done by the fall, then it has to get done!”
Reflecting on how Round Top has changed since opening Flophouze, he says, “It’s changed tremendously. It is growing in so many ways for the better. It’s becoming a creative destination. The culmination of design, art, clothing, architecture. I’ve always said it’s the Burning Man of the antiques world in the Aspen of Texas.”
What makes it unique, he says, is that “it still has an underlying charm about it. It still gives you those ‘ah-ha’ moments when you pull into town.”
“With our space,” which includes Recycling the Past’s large warehouse filled with rare architecturally significant finds, “we are trying to create a more year-round spot in a year-round town. We want people to know it’s a design destination. You can come to Round Top and find everything you need to build a house and furnish it.”
His other Recycling the Past warehouse based in New Jersey continues to take on commercial projects, furnish movie sets, and function as a retail space.
When asked how much time he spends on Recycling the Past vs. Flophouze, he says, “It waxes and wanes, sometimes you spend more time on one than the other. You have to constantly up your game. We have our eyes on other development ideas in Round Top. There are more great things coming for Recycling the Past and Flophouze.”
“We are trying to create a more yearround spot in a year-round town. We want people to know it’s a design destination.”
