JOYFUL DESIGN As we usher in 2022, the collective mood is upbeat and hopeful. You can see it everywhere, from popular culture to art and design. While contemplating this welcome shift, we decided it was the right time to devote the year’s first issue to joyful design. What does that mean, exactly? For one thing, joyful design embraces color—not just a coral-hued pillow here or a blue-flecked rug there, but an all-out, unapologetic exuberance. A cobalt blue reading nook peeking into the living room (page 180)? Why, yes! A green cowhide sofa atop a houndstooth rug (page 214)? Bring it on. Pink gingham fabric with green foliage wallpaper in the bedroom (page 158)? That’s the spirit. Such fearless use of color isn’t for everyone, but when it’s well considered, it can be a beautiful thing. I hope you agree as you review the residential projects we’ve curated for you. Joyful design is also eclectic, layered, and downright thrumming with energy. Turn to page 190 for the perfect example: Juan Montoya’s ode to superyacht design, reimagined for a 10,000-square-foot condo in Surfside. Juan doesn’t shy away from bold overtures, and it shows in this space, where dynamic shapes, high-shine surfaces, and unusual art juxtapositions harmonize in unexpected—and delightful—ways. In this issue, you will also find a huge roster of ideas and trends for your own design ventures. If you’re wondering what’s hot (and what’s not) in 2022, we’ve got you covered in “FD Asks” (page 76). Three designers weigh in about trending styles we’ll be seeing more of, classic pieces that defy trends, and concepts that should quietly fade away. Our editorial take on the newest trends, seen in our “Details” section starting on page 57, explores everything from mixed woods to the comeback of the ’80s, and our “Ideas” department offers tips on designing inviting laundry rooms. And since sustainability is on everyone’s lips these days, we offer tips for sustainable building (page 68) and products that are both stylish and good for the planet (page 66). It all adds up to a prescription for living more joyfully at home, a notion we all embraced during the pandemic and have not relinquished since. 3 Ways to Build a SUSTAINABLE Home FROM FENDING OFF FLOODS TO TAPPING INTO ENVIRONMENTALLY FRIENDLY ENERGY SOURCES, CREATING A HOME THAT’S IN SYNC WITH ITS SUNSHINE STATE SURROUNDINGS IS EASY AS 1-2-3 text

Building a “future-ready” home isn’t just about smart appliances and high-tech features; prioritizing sustainability is a key piece of the puzzle. “Greening homes in Fort Lauderdale and across the globe is essential to lessen the climate-change impacts our city is already experiencing,” says Glen Hadwen, sustainability manager at the City of Fort Lauderdale. “Changes small and large, from installing LED light bulbs to solar panels, all play a part.” Achieving sustainability in Florida—with its low elevation, porous geology, humid climate, endangered species, and air rich with sunshine and salt—comes with challenges. Here are three steps you can take to construct a greener home. WORK WITH NATURE Use biomimicry—designing the way nature designs—as your guide. Aim for minimal site disturbance and maximum green space; work with what you’ve got to create a space that complements or even regenerates (rather than depletes) the environment.

“Check local zoning and figure out first what you’re allowed to do, then look at sustainable strategies and figure out what’s best to do,” recommends Griffin Morris, president of AIA Fort Lauderdale and senior project manager at Strang—an integrated architecture, engineering, interior design, and planning firm. Account for the threat of climate change, he advises, especially in coastal communities—new builds can employ techniques like elevating the first floor to mitigate potential flooding. With Florida’s sea level rising as much as an inch every three years, according to NOAA tidal station data, factoring nature’s upcoming shifts into construction plans is crucial. Victor Caban-Diaz, owner/principal of FortLauderdale-based architectural consulting firm Building Ingenuity, adds that when designing a home, minimizing floor-to-ceiling windows on southern facades allows for indirect rather than direct sunlight to penetrate your home. “This helps keep the house cool,” he says. “Walls facing south get direct beams of sunlight, which are the hottest.” To further lessen your impact, use native plants and

permeable pavement: Contributing to the tree canopy not only helps the planet, but the added shade keeps your home cooler naturally, resulting in energy savings.

USE EARTH-FRIENDLY MATERIALS Achieving home sustainability requires an exacting look at the materials you’re using to construct your abode. Seek out non-toxic and ecologically responsible building materials, such as natural finishes that are sustainably harvested, renewable, or even recycled; rammed-earth walls and wool insulation are also solid options that are light on both the earth and your home. Moreover, ensure your materials are not harmful to your family or your surroundings. Recent developments include plywood that can be manufactured with an amino acid produced by the blue mussel mollusk, thus free of volatile organic compounds (VOCs), which are noxious chemicals emitted from many materials commonly used for interiors. Beachfront homes can use specially tinted “turtle glass” to protect against harmful light pollution that draws sea turtles inland, away from the ocean. And instead of relying on the carbon-heavy global supply chain, wherever possible, install finishes sourced from local manufacturers to lessen energy consumption from transporting materials from far locations. Plus, locally grown materials are naturally suited to quirks of the local climate. As you build, shoot for Green Home Standard certification by the Florida Green Building Coalition (FGBC).

CHOOSE THE RIGHT ROOF Choosing a roofing option that can lower the amount of heat your home absorbs and maximize the green potential of your space depends on your roof’s angle, the structure supporting it, local code, and your budget. “Don’t neglect the view from above,” advises Max Strang, founder of Strang. “Beauty can come in the form of solar photovoltaic, planted roofs, and robust tree canopies,” he says. Planted roofs can be intensive, using a deep layer of soil to support plant life that can make your roof look like a planted yard, or extensive, which uses a tray system with a thin layer of soil. Plant options for the latter are smaller, but they are easier to install. “Both systems help reduce heat gain from the sun and the outside air,” adds Morris. Strang sometimes sets the second floor of a home back farther than the first floor, installing a green roof in the resulting space to give residents privacy and a connection to nature. Also popular are solar roofs—covered in photovoltaic cells that convert sunlight into electricity. Tesla solar tiles can pay for themselves through the energy they harvest; you can monitor your real-time energy production and control your system through the Tesla app. Pair it with a Powerwall (Tesla’s home battery that stores the energy your tiles produce) for backup protection in case of outages. Alternatives include blue roofs, which store rainfall and then gradually release it, and cool roofs, which reflect sunlight to reduce the transfer of heat to the building. Many experts advise the use of light-colored tiles on sloping roofs, since dark colors absorb heat that transfers into the home and causes more work for your air conditioning units.

Q: What were the most popular interior design trends you saw in 2021? A: Seeking out healthy home materials has become important. Due to COVID-19, so much time was spent at home that people became aware of the chemical makeup of their carpets, upholstery, and paint—and how it relates to their health. Color trends may come and go, but the content of the paint has to maintain a healthy air quality for a home. Q: Is that a trend you think is here to stay? A: Definitely. People are becoming more knowledgeable and sensitive to healthy materials. And companies that manufacture paints, wall coverings, and carpets are moving away from synthetics and using more natural fibers, such as cotton, wool, hemp, and sisal. We’re also seeing that people are gravitating toward vinage furniture and fabrics. The rediscovery of antique furnishings is partly due to the supply chain interruption, but also because of environmental sensitivity.

Q: What were the most popular interior design trends you saw in 2021? A: Brass is the trendy metal du jour. I still have clients asking me if it is in or out. But using brass throughout as the only metal choice is so yesterday.
Q: How do you interpret the metal trend? A: All the designers at RDG enjoy mixing metal finishes. We carefully determine placement of various finishes like burnished brass, polished nickel, brushed nickel, and stainless steel. We also believe in mixing wood finishes, shapes, and furnishings—creating the unexpected! Q: What do you see as the biggest design trends for 2022? A: Performance fabrics and rugs make it possible to use pure white upholstery In a home with children. Polypropylene rugs provide an opportunity to use area rugs, even in pet-friendly and kid-friendly homes. Q: What strikes you as timeless? A: I personally adore stone: in sculpture, in mantelpieces, and in furniture. I have such a respect for the artisans. After seeing the quarries in Europe being depleted, knowing this is literally lasting forever makes it precious. Q: Anything you’d like to see go by the wayside? A: Plastic, in laminates and furnishings. It poisons our environment. Q: What was your favorite project to design in 2021? nterior designer Jennifer Stevens had a client with a long wish list: spaces
for delicate laundry to drip dry, storage for cleaning supplies, a surface for folding, and a desk that could house her computer and printer—all in a bright, airy, and well-appointed room. It’s a trend, Stevens says, that seems to be coming up on repeat. “I think people appreciate utilitarian spaces being aesthetically pleasing,” she says. “Many times they are also transitional spaces from family or garage spaces, and [they] become part of the entry sequence.” In this case, the laundry room can be seen from the kitchen, so Stevens was careful to create a space that is functional but also finished. above: Stevens carved out this functional office space in the client’s laundry room, complete with roman blinds in linen, bordered by a soft coral and white accent tape. “We wanted the softness of fabric at the windows,” she says.

n the interior design business,

you have to work with what you’ve got. Ashley Martin’s client wanted a laundry room refresh that didn’t include new cabinetry. To transform the space (and still have it blend with the rest of the newly designed home), Martin relied on her signature twist-on-traditional design aesthetic. “I love the detail of the cabinets mixed with the eclectic flooring,” she says. “I think this just creates an unusual result.” From the randomly patterned floor tiles to the floor-to-ceiling brick subway-tiled walls to the rattan chandelier (“It adds texture and drama to the space,” Martin says), it’s the perfect space to take a load (or two) off. ashleymartinhome.com left:

That meant one room to house a craft room, a dog washing station, concealed storage, and a command central desk area. “We sketched until we had the perfect fit,” Webster says. Next up:

The owner of Stefania took an easier route with his interior
decision making. He worked with talented Miami-based designer Giuseppina Arena to create a decidedly Art Deco look.
Arena used acres of bronzed mirrors—even on the ceilings—
to expand the yacht’s internal volumes, along with marble inlaid with polished metal, lacquered wood, and natural mother of pearl for an elegant Roaring ’20s style.
The newly completed yacht comes with five expansive
cabins to accommodate up to 10 guests, and includes a vast owner’s suite that stretches the full 27-foot beam.

Wes Anderson, the filmmaker whose credits include Fantastic Mr. Fox and The Grand Budapest Hotel, has redesigned the Cygnus carriage of British Pullman, a classic train that travels through the British countryside.
One need only watch The Darjeeling Limited to know that Wes Anderson has a love affair with trains. So it comes as no surprise that the American filmmaker and director has reimagined a train carriage for British Pullman, A Belmond Train. Anderson’s famously symmetrical aesthetic and fondness for nostalgia are evident in his reinterpretation of British Pullman’s

When Hurricane Irma
blew through F lorida
in September 2017, Little Palm Island shut down for a full-scale reinvention and reopened with a new design that feels familiar but is much elevated. The design team, Rossi Architecture of San Diego and New York–based AvroKo, took a cue from No. 33— President Harry S. Truman famously spent time on the island in the 1940s—to create an exclusive socialclub vibe where elegant surroundings meet island insouciance. The four-acre private island in the Lower Keys is an enclave of 30 thatched-roof bungalow suites reminiscent of treehouses. Ranging in size from 550 to 1,020 square feet, the suites come with wood-and-

Detailed millwork and vaulted bamboo ceilings provide a backdrop for fourposter canopy beds, vintage textiles, natural textures like rush and rattan, and the sparkle of crystal. Every detail nods to the nostalgic design scheme, down to the black rotary-dial telephones. The designers’ goal was to make Little Palm Island guests feel like they’d truly escaped from “real world” stresses. Rising like a glass guardian
from
the Brickell City Centre shopping and dining complex, EAST Miami cuts an impressive figure against the Brickell skyline. The 40-story tower, designed by Miami architecture firm Arquitectonica with interiors by New York-based Clodagh Designs, nods to Miami’s cool minimalism but is grounded in a sustainability ethos.
Central to that is the Climate Ribbon,
a rib-like architectural feature that cools spaces with natural wind currents and shade structures. The ultimate goal is to lower temperatures and reduce the need for air-conditioning at both the hotel and Brickell City Centre, minimizing the development’s carbon footprint. Green

“PINK IS ABSOLUTELY MY FAVORITE COLOR AND I’M NOT SHY ABOUT IT.” —EMILY WILLIAMS HUSBAND-AND-WIFE DEVELOPERS and interior designers Zane and Emily Williams of Z Properties Group offer full design-build services to their clients. But even they were a little surprised when a prospective buyer fell in love with their own eclectic home and offered to buy it complete with all the furnishings—from the twin chartreuse sofas to the color-saturated art to the pink and white plaid chairs. A modern design with touches of traditional, the home replaced an older knockdown in an established Winter Park neighborhood. Its simple, clean exterior is anything but severe, thanks to a combination of flat and arched rooflines and a white-painted brick exterior, says architect Gary Hancock, founder of Winter above: Double-height ceilings with windows above the crown molding let in light and give the space a larger-than-life feel. The textured fuchsia wallpaper and eggplant upholstered chairs add drama.

The chairs at the head and foot of the custom dining table are finished in a deep eggplant to complement the chairs in the foyer. The side chairs are Lucite. A pair of gilded macramé sconces flanks a large mirror. “They’re very organic,” Emily says. “We called them the floating jellyfish.”

Park Design. “This house has some classical design in its proportions and its symmetry,” he says. These timehonored elements give the house an established look— as though it has always been in the neighborhood—an important consideration for both Hancock and Zane. But there’s yet another facet of the home’s exterior personality: colorful floral awnings and bright-pink gates announce the home’s playful side, hinting at more to come once visitors walk through the courtyard and enter the matching pink front door. Inside, the foyer stretches upward with its doubleheight ceilings, clad in deep pink textured wallpaper that above: A corner of the sunroom shows off custom green painted bookshelves, the navy, pink, and white tiled floor, and a chair covered in a whimsical fabric called Tibet Dragon.

glows with the sheen of lacquer. “Pink is absolutely my favorite color and I’m not shy about it,” says Emily. The Venetian plaster walls in the remainder of the living spaces “are kind of glowy and glossy,” she adds. “They give off a beautiful luminescence.” Emily says she always begins her design vision with color, working off one element that inspires her. “In the living room, it was the green and lavender rug. In the foyer, it was the pink wallpaper,” she says. “I look at one thing that speaks to me and build around it.” Taken piece by piece, the interior design could be a difficult sell to a client, and Emily is the first to acknowledge that it makes more sense when viewed as a whole. “Because I

was decorating our own home, it was easier,” she says. “You can’t really tell a client that you want to paint the bookshelves bright green and put navy, pink, and white tiles on the floor. It’s hard for them to imagine how it will look.” Laid out in a U-shape, the home is 3,400 square feet, including guest quarters space above the garage accessed from a separate, outside staircase. “We’re a small family; we have one child and really only needed two bedrooms and two and a half baths,” Emily notes. Still, they added the separate apartment with a bedroom/sitting area, a bath, and a kitchenette to accommodate overnight guests.

The new owners first approached Z Properties Group about building a much larger home. But they soon realized that—with their three children nearly out of the house—they might as well downsize a year earlier than planned. “After they moved in, they didn’t change one single thing in the house,” Emily says—a testament to her design sensibility and stunning use of color. “Nothing is off-limits,” she adds, when describing her fearless style. “And I love the unexpectedness of color.”

IT DOES NOT HAPPEN often; but when a client and an interior designer not only agree upon but embolden each other on a home’s redesign, it’s kismet. “We had the same vision. They are adventurous and not afraid of color,” says Jackie Armour, principal and owner of JMA Interior Design, of her clients Liz and George Ross. “We provide a beautiful, safe haven for our clients; the COVID-19 pandemic really made that hit home.” Avid golfers from Rye, New York, the Rosses have vacationed in the Hobe Sound area for many years. Recently they yearned for a larger home to accommodate their evolving lifestyle with their four sons; three in college and one in high school. “My parents have been here in Loblolly since the eighties,” explains Liz. “We have a lot of friends from Rye here, and so do the boys.”

Architectural molding details were added to a new wall that creates a more defined foyer. A Thibaut settee covered in coral fabric complements the bold front door.
The couple started house hunting in the midst of the pandemic. This home in Loblolly—a private golf community in Hobe Sound—was built in 1998. “It was so bad, I walked in and out,” Liz says. “But my husband realized the potential, so we bought it in June.” The design plan came together in just two days. The main choices were made, but both Liz and George contributed more ideas, sending photos back and forth to Eden Tepper, a senior designer and project manager who frequently works with Armour. The Bermuda-style architecture of the 3,000square-foot home and its adjacent 725-squareright: The front door was repainted a dazzling coral inside and out, adding a punch of color and offering a preview of the interior color palette. left:

foot guesthouse is a favorite throughout Florida—offering a grand entrance, a symmetrical façade, and classic proportions. “It had great bones, but was too formal,” says Armour. “They wanted a different aesthetic from their Colonial home in New York, and bright colors are having a big moment. room. Liz found it at a favorite online store, Oomph Home. Classic blue and white stripes, a variety of patterned fabrics, and textured wallpapers add to the home’s joyful, easy ambience. Armour and Tepper designed the custom, periwinkle blue wet bar in the living room. “Finishes take things to another level,” Tepper says. “I chose gloss [paint] because it gives modernity and a more playful, unexpected twist.” “Everyone hangs out in the kitchen and there are always friends over for cocktails,” Liz says. “[Armour] and her team took care of everything and really listened to what we wanted. When people come over, they’re blown away. It’s an amazing house to entertain in. It’s the first of all my homes where the whole house is to our exact taste, and it’s really thought out,” she adds. But she gives all credit to her design team. “You have to trust them,” she says. “They understand the vision better than you.” left:

GREGORY AND PAMELA Breedlove are no strangers to Florida real estate. Over the past two decades, they’ve acquired and renovated a number of homes along County Road 30A in the Panhandle—a scenic stretch of land that hugs the coastline, beloved for its sugar-white sand and crystalline blue waters. So when the Breedloves came across a lot atop a 30-foot bluff in Paradise by the Bay (a private community adjacent to Alys Beach), they knew they had found something special.

After debating what kind of structure the land would best accommodate, the couple decided that a family vacation dream home was the way to go. Soon they were assembling the team with the chops to turn that dream into reality. Gregory saw the work of architects Darrell Russell and Jonathan Hampel by coincidence; the firm just happened to be working above left: The home was built on a 30-foot bluff that overlooks the Gulf of Mexico. Uniquely perched high above the sand, the setting allows for spectacular views of the water from just about anywhere in the residence.

on a project two lots away from the Breedlove site. A lunch and a proposal later, the studio was hired. Melanie Turner Interiors came onboard after Pamela and Gregory toured a Turnerdesigned beach house in the area. “I looked her up and loved her ideas,” says Pamela. “She has a unique take on what a beach house should be.” Although neither the architects nor the designer had worked with the couple before, their collaboration was effortless. As the team hashed out the floor plan, Pamela outlined her musthaves: optimal views of the water from the front door to the rooftop deck, unexpected rooms from which to enjoy those vistas, and here-and-there architectural surprises to delight the eye. “I hate to use the word ‘transitional,’ but I think that’s the term that best describes this house,” says Hampel. “Traditional detailing was implemented, but we stripped it down to its most basic form.” above: The artwork in the foyer, Tulle Current by Sally King Benedict, was a present from Pamela to Gregory. The floating staircase was suggested by Turner and made by master carpenter Kip Thompson of Bay Side Stair Company. “The structure, which consists of laminated beams, was fully fabricated on-site by Kip and his team,” says Hampel. “We couldn’t be more pleased with the result.”

As far as the interiors go, Pamela came to Turner with a specific (albeit somewhat unusual) color palette request in the form of two Hermès scarves in varying tones and intensities of blue, green, and white. “The idea was to create an ombré effect,” says Turner. “Bolder and brighter on the first floor, and then softer as we went higher in the house.” (All in all, the residence boasts 11,900 square feet of space, spread out over three floors and a rooftop deck.) The sum of all these directives—both structural and aesthetic—is on display throughout the home. This sophisticated beach house bears none of the clichéd trappings that the term conjures up. The elegant tenor of the home is initially set in the foyer—first with Tulle Current, an abstract painting by Sally King Benedict that celebrates the pleasures of the life 184

aquatic, and then with a custom curved staircase constructed to seemingly float within the room. The home embraces an open floor plan that never subtracts from the water views. Each room’s function is clearly delineated by style decisions. The living area balances a vibrant citron-hued area rug with sculptural chairs for a gallery-like vibe, punctuated by four above: The living room’s ceiling features the same white Belgian oak found in the flooring, accentuated with light fixtures from Currey & Co. The bold citron-hued area rug and sculptural chairs flanking the fireplace infuse an artsy vibe. To the right and up three steps is one of the home’s architectural surprises: a blue-hued library. “It’s like a beautiful cocoon,” says Pamela. “It’s my favorite spot in the house.”

impossible-to-miss ombré light fixtures. Neutral tones dominate the family room where the Breedloves’ penchant for evenings at home is reflected by a billiards table and an oftused wet bar. As for the aforementioned architectural surprises? There are a handful. Up three steps from the living room is a library in an inky shade of blue. Adjacent to the dining room is what the Breedloves call “the jewel box,” a white and blue perch of a space with windows on all sides that’s perfect for breakfasts and sunset cocktails. And then there’s the fourth level of the home: a rooftop deck that was originally outside the scope of the project’s budget. Pamela and Gregory felt that the space was an absolute must-have, and agreed to increase the budget to make it happen—the right choice by all accounts. “The views from the rooftop deck are just spectacular,” says Pamela. “You can literally see the curvature of the Earth, and see the coastline from Destin to Panama City. It’s exactly what anyone who loves water would want.”

Interior designer Juan Montoya designed a table that expands to seat 24 guests. Thin lines of nickel hide the divisions between the leaves. The mirrored buffet was made in a custom size to suit the scale of the space. Chairs with rounded backs offer an Art Deco vibe. WHEN RENOWNED interior designer Juan Montoya is tasked with a tricky project like the 10,000-square-foot condo at the lavish Four Seasons Private Residences, he starts with listening—first to the space, and then to the clients. “I always let the space talk to me,” he says. “Then [I] make a list of what the clients want, and I study how people should move and function there. Based on that, I create the layout.” The project, which took four years to complete, is in one of a pair of 12-story, luminous glass condominium towers— offering jaw-dropping views of the Magic City on one side, and miles of shoreline on the other. Gleaming wood, polished metals, and walls of windows give you the impression of being aboard a luxury superyacht. “That was the inspiration once I saw the view,” he says. “It had to be.” The clients—empty nesters who downsized from one of the largest homes on Biscayne Bay in Coral Gables—still wanted to be able to have guests stay comfortably and to entertain frequently. But they also wanted the added advantage of world-class hotel amenities. Montoya is a master of meticulously designed and curated interiors with layers that don’t immediately reveal themselves. Hallway floors in unexpectedly striking patterns lead to sculpted doors, while every turn provides a delightful (and sometimes surprising) feast for the eyes. “I wanted to have transitions from the time you enter,”

he says. “Square sofas and chairs in the living room wouldn’t have been as fluid to accommodate large numbers of people moving about the space.” Montoya’s clients yearned for a change of pace from their previous Mediterranean home. To that end, the couple started fresh, bringing no furniture with them. “They only desired my designs or items purchased through my eyes from various showrooms,” explains Montoya. There was one exception—an enormous aquarium that houses the couple’s wide array of exotic fish. “It’s 15 feet long and weighs about 4,000 pounds, so it had to be brought in before construction,” Montoya says, reflecting on the two harrowing hours it took to choreograph the installation. “[It was] hoisted up several floors from the street, with a heavy crane by a company that specializes in this.” Once the tank (and its marine life inhabitants) were safely inside, cabinets designed by Montoya were built around it to cleverly disguise a maintenance access door. The result is a constantly animated, glowing backdrop of multi-colored exotic fish and corals at the elegant bar.

Montoya’s artistry is also evident in the custom display gallery cabinets he created for the wife’s Barbie doll collection; one of the largest in the world. “She travels to find new Barbies with specific details unique to each one,” he explains. “I designed the gallery with levels of stepped shelves so some dolls are sitting and are some standing.” The glass doors are equipped with Smart Glass technology. With the flick of a switch, the clear glass turns opaque white, providing the option of hiding the entire collection (because even Barbie needs her privacy every now and then). Outside the primary bedroom’s entrance is part of the couple’s collection of ancient Egyptian and African art. Other curated art pieces are distributed throughout the home, offering an elevated counterpoint to the sleek interior. The mirror-like ceilings were achieved by using multiple coats of high-gloss lacquer, which reflect the massive stainless steel-clad columns that punctuate the space and seem to double the height of each room. “It brings in the colors of the ocean and the light during the day,” Montoya says. “In the evening, it’s a completely different mood. Just magical.”

In the primary bedroom, stainless steel accents glitter on the nightstands and wall sconces that Montoya designed with artist Todd Merrill. The headboard is covered in gray velvet, echoing the tones of the sculpted rug. Hidden drawers under the bed give the homeowners a place to store a pair of chinchilla pillows during the night. THE WORLD OF HOME DESIGN is full of comeback stories. Thanks to today’s artisans of space and structure, what’s old and forgotten can be made new and au courant. Such is the case with a 44-year-old house fronting the St. Johns River in Jacksonville’s historic Riverside district. Originally built by local architect George Fisher as his family home, the property is a rare example of modern design in a neighborhood dotted with more traditional styles. While the residence was wellmaintained throughout most of its 40-plus years, when it hit the market in 2017, its age was beginning to show. above: External architectural work in the house was made easier on the Zinn Architecture + Interiors team because they had access to the original architectural drawings by George Fisher. “We wanted to respect the 1970s version of Mr. Fisher’s modern design intent, but update it to feel more present-day modern,” says Zinn. “The new owner loves natural light, so by removing the existing fascia, which blocked the transom windows, we were able to...capture as much light as possible and give the façade a lighter design.”

Damage from Hurricane Irma in September of that year only compounded the issue. And by the time new owners Joie and Lenka Davis enlisted the team at Zinn Architecture and Interiors for a renovation, the property was in dire need of a complete overhaul. That’s exactly what principal Kassia Zinn and project lead Meg Church set out to do. Equipped with the house’s original drawings, the duo embarked on a two-year process that was as arduous as it was inspiring. “We wanted to be sensitive to Mr. Fisher’s original design, while also creating more functional, light-filled spaces,” says Zinn. “Natural light was a huge priority for Lenka, and that became a major [driving force] in terms of both architecture and interiors.” The construction work was substantial. The entire 3,500-square-foot structure was gutted to the studs, ceilings were raised, and a new staircase was added to open the flow for modern living while preserving the good bones of the home. Rooms were reconfigured to make the most of the water views. Outside, the lines of the façade were modified to improve proportions and achieve a lighter look.

In terms of design aesthetics, the goal was to carry the vibe of the architecture over to the interiors. As such, the tone of the décor is undeniably mid-century modern with pops of abstract art. All in all, it was a turnkey approach: “We were thrilled to be able to furnish the entire home for the new owners,” says Zinn. “We’re talking artwork, pillows, furniture…everything! Being able to see our vision all the way to the end like that is always an amazing experience.”

The music room is the husband’s domain. “He enjoys playing drums and guitar, and [he] wanted a space where he could display his instruments,” says Zinn. “We insulated the room so that it would be sound-proof from the rest of the home.”

“The primary bedroom was long and narrow with a long built-in desk along the wall opposite the bed,” says Zinn. “We removed the desk, which gave the room a more generous width and shortened the length in order to accommodate a larger bathroom and closet.” The bedroom still has space for a king bed, large night stands, a dresser, and two sitting areas.

MIAMI INTERIOR DESIGNER FEDE TERAN goes with the flow—in his designs and in his approach to life. So he was delighted when repeat clients bought a penthouse in Echo Brickell, the 62-floor high-rise with a wavy silhouette and ocean view in Miami’s financial district. “Water is movement and tranquility,” Teran says, “It’s my signature and the theme of this project.” The client—a Latin American business executive, along with his wife and two children—not only bought the approximately 5,000-square-foot condo in 2019 without ever touring the unit, but they also

gave Teran carte blanche after seeing only a mood board he created for the living/dining room area. “She said, ‘Yes, yes, yes. Let’s do this,’” Teran says of his client’s response. “That was our final communication until the finished project.” Teran has this level of built-in trust with the clients because he had recently designed their previous condo. And since 2009, he also styled more than half a dozen homes for them in Miami, Spain, Central America, and South America. “Wherever he goes for work, he buys a home because he doesn’t like to stay in hotels,” Teran says of his client. The Echo Brickell itself inspired the penthouse’s palette of chocolate, taupe, off-white, charcoal, and camel. “I wanted the building and unit to blend,” Teran says. He admits that 208

he struggled at first, since brown is not one of his favorite colors to use. “Finally I said, ‘What the heck?’ I freed myself to do something beautiful.” Teran, whose mother was an interior designer in Mexico City, grew up obsessed with color and often helped out with fabric, texture, and color selections. He says he learned a lot as he watched his mother create her designs. Even so, he aspired to become a reconstructive plastic surgeon. “I’d almost finished med school when I decided to go into architecture and interior design,” he says. “I exchanged humans for homes—but ultimately it’s about making people happy.” above: Teran is swayed by movement, as was his mentor, the late architect Zaha Hadid. He pays homage to her with the dining table centerpiece and light fixture. Silk/wool rugs were chosen to add texture to the marble floors.

As with all his clients, Teran chose everything in the penthouse, right down to the coffee table books. His biggest challenge on this project was making the condo’s entertaining areas work visually and functionally. To balance the kitchen with the living/dining area, Teran created a dropped ceiling and wall of light walnut, adding an off-white Poliform sofa, a black and gold Italian marble-topped table, and camel leather chairs. But getting the tabletop into the penthouse wasn’t easy. At 115 by 60 inches, it wouldn’t fit into the elevator from the ground to mezzanine levels. So he arranged to lower the larger lift that serves the higher floors to the ground level. The table was strapped to that elevator’s roof, then transported—very slowly—to the penthouse. Another challenge was the COVID-19 pandemic, which closed the entire Echo Brickell building to outsiders (including Teran and his team) from February to September 2020. 210

“For the son, I wanted a studio vibe so I went with black and navy,” Teran says. “The painting and rug are a perfect pair because they, too, were custom.”
Manufacturing and shipping issues further delayed his original May 2020 delivery date. He told his impatient clients, ‘’Relax. Stay calm and it will be done when it is done.” The project was completed in February 2021. To speed things along, Teran flew to Mexico City armed with empty suitcases to carry back the leather vases and trays he’d had custom made at Fede Casa Mexico for the living room and foyer. “There was no time to ship them,” he recalls. Those items and a black statement bench (from a limited edition of 10) by Brazilian designer Roberta Schilling reflect the waves outside. “I also selected the Arik Levy light fixture by Vibia because it looks like wind moving through fingers,” Teran says. For the primary bedroom suite, Teran chose grayish browns, chocolates, and neutrals despite the owners’ penchant for blue—a color used widely throughout their other homes. “The wife said, ‘No more blue,’” he says. Behind the headboard, he had Russian sculptor Vasily

Bets cover the wall with 4-by-4-inch wood veneer pieces to add depth and texture. “Wherever I can add texture, I do,” Teran says. The only blue (a navy, mixed with black) is in the client’s son’s room. For the daughter’s room—who, like the son, attends college elsewhere in the U.S.—the room’s most important detail was planned well in advance. “I’ve known the children since they were little,” Teran says. “She competes in horseback-riding, so I asked her for a photo of her horse.” He surprised her with a custom painting of her steed. The night before Fede Design clients see their new abode, Teran holds a ceremony of sorts, lighting candles and praying for their happiness, health, and prosperity. He even chooses music for the big reveal. “I pay attention to all the senses,” he says. When Teran’s clients entered this new penthouse space, the designer knew it was an instant hit. “The wife exclaimed, ‘Oh my God, Fede! You did it again! I love it!’ and she turned to her husband to say, ‘See—we can have houses that aren’t blue,’” he says. Teran recalls that the detail-oriented husband checked every corner in the condo. He then declared, on a scale of one to 10, “Fede: 20 points.” For further proof of their satisfaction, Teran says, “They haven’t changed a thing.” Like their designer, they went with the flow.
To balance an off-center layout in the primary bedroom, Teran placed two Poliform chenille chairs and a small table.

INTERIOR DESIGNER ROB BOWEN and his husband weren’t looking for new digs. But the location of a newly constructed three-story home was too perfect to pass up. Located in downtown St. Petersburg (within blocks of Bowen’s design studio and the couple’s new restaurant, Social Roost), the 2,760-square-foot home was quintessential Florida coastal—but not for long. Bowen spent nine months stripping it down to its studs and restructuring the space. He began by staining the white oak floors with vinegar and steel wool, and then coating it with a matte black finish. “Black floors create a blank canvas to layer upon,” he says. “It’s classic and neutral, and everything you put on top of it becomes a statement piece.” Next up: the layering. “I was obsessed with bronze, black, emerald, white, and every shade of each,” he recalls. “I threw it all into the mix and then started to edit, edit, and edit. There are layers in very specific details. It’s a right: To counteract the linear look of the kitchen, Bowen chose two curved Holly Hunt sofas in the adjacent seating area. “Think: subliminal hug,” he says. He upholstered the back of the sofas in shaggy green cowhide and the front in titanium velvet. The two contrasting fabrics are separated by a bronze leather pinstripe. The oval houndstooth rug adds drama.

“We entertain often, but we would never go to a dining table to eat. We eat in the kitchen because that’s where all the memories are made,” says Bowen. Standing in place of a dining table is a honed slab of black marble that slices through the four-inch thick marble island.

“We wanted a bed that made a statement—but whispered that statement. Lucite was the easiest,” says Bowen. “It provides all the function of a bed, with the lightness and airiness that keeps the room pure.” The green leather headboard and footboard are a nod to the couple’s love of Rolex watches.

bold palette, so I gently applied each respective color as to whisper, not yell.” The third-floor lounge room—which opens out to a rooftop deck—exemplifies Bowen’s layering strategy. The structured Minotti sofa is paired with an organic and free-flowing chandelier by Bocci, while a thick, shaggy rug quiets the room. “This home needed a sense of warmth and luxe that could only be created by applying layers of luxe material to the walls,” Bowen says of the woven horsehair wallpaper he used. “It’s a commitment, but well worth it.” If the wallpaper itself wasn’t enough, Bowen added yet another layer: His sister-in-law painted gold leaf on top of it. In comparison to the rest of the home, the kitchen is serene. “I went a bit quiet to allow the memories of entertaining to not be distracted by too bold a kitchen,” he says. The symmetry of the chandelier singlehandedly drove the entire design of this space. “All of the lines on the cabinets, the marble slabs, the bronze pulls, the table—they come together and replicate

what’s going on with the chandelier.” Juxtaposed is a dramatic sitting area, and the room is veiled with an airy, metallic drapery that offers the couple privacy from the surrounding commercial and residential buildings without sacrificing natural light. “I wanted this house to be warm, and I kept adding layers and layers,” says Bowen. “But we had to be very careful with this execution because [these layers] could go completely sideways. But used strategically, it’s just right amount of what it needs.”
