aving bought the lower portion of this traditional Victorian house some years ago and invested a considerable amount of time and effort in extending the space to fit their needs, the owners were finally able to fulfil their long-held dream of restoring the entire property to its original state when the upper flat was put on the market. Once their offer was accepted, they immediately set about figuring out how to return the sandstone villa to its former glory. Seán Gaule, associate architect at Somner Macdonald Architects, was brought on board by the family to take their ideas further. The Edinburgh-based practice has plenty of experience in tackling traditional buildings, with many of its projects focusing on remodelling and extending properties around the city and making them fit for 21st-century living. In this particular case, the main task was to reinstate the connecting staircase between the floors – it had been brutally ripped out and replaced with a concrete stair added onto the gable when the house was divided. Reintroducing the bricked-up stair window was another priority. It sounded straightforward on paper; what complicated matters was the location: the house is in the leafy suburb of Mayfield, a well-known conservation area on the south side of town. It’s overflowing with similarly attractive Victorian

villas, so special attention had to be paid to ensuring any alterations would be in keeping with its neighbours. “The building was not listed, so we applied for planning consent,” says Gaule. “There was some dialogue with the council about the size of the stair window, but we convinced them it was appropriate and didn’t detract from the conservation area.” It was an important step forward for the project. Opening up the rear façade with the large new window made a big difference to the interior too, allowing natural light to flood in and erase the slightly claustrophobic feel it had once had. Gaule was delighted with the effect: “The impression of light is dramatic, but it’s not just thanks to the natural light,”

he says. “The clients chose a beautiful suspended glass light fitting to hang beside the staircase. It echoes the stairs’ design of metal and glass with its metal suspension cables and glass baubles.” While the window is undoubtedly a stand-out feature, especially as it allows uninterrupted views of the garden, it is the staircase that truly steals the show. Indeed, a good portion of the budget went into ensuring that the staircase worked seamlessly with the overall feel of the house. Despite it ending up being the biggest expense of the entire project, it proved to be the wisest investment as well. “It’s positioned exactly where the original staircase was, but the design is completely different,” says Gaule. “We used grey oiled oak with an inset runner to create a sense of luxury and combined that with satin nickel-plated steel balusters, topped with a matching oak handrail.” This attention to detail was carried throughout the entire project, which took a balanced approach to enhancing the history of the building while maintaining a contemporary feel. Alterations over the years had resulted in the sound­ proofing becoming disturbed and eroded, so the sound and

There was some dialogue with the council about the size of the stair window but we convinced them it was appropriate and didn’t detract from the conservation area thermal insulation needed to be improved. The windows were fitted with slimline double glazing, and underfloor heating was installed. Despite introducing some modern fixtures, many of the authentic features were retained, including the plasterwork to the ceilings and walls. Expert crafts­men were brought in when the builders were cutting into the original cornicing, with moulds taken in the principal rooms so it could be reinstated. Redbuild was chosen as the main contractor, based on the firm’s experience with projects of this type; it subsequently procured all the subcontracted work such as the installation of the shower room and bathroom. Russwood provided the timber flooring, while the stairs were made by Bonningtons Joinery. The impressive cinema room, along with the controls, were all supplied by Home Entertainment Solutions. After eight months of construction, the end result is a generous family home which expertly blends traditional features with modern living, allowing the property to work as a multifunctional space for everyone. “The owners have a grown-up family, so most of time they have the place to themselves to enjoy,” says Gaule. “It’s now a house for entertaining and for the two of them to indulge themselves a bit. It still has plenty room for the family when they all return at weekends and holidays, though, so it is completely practical at the same time.”

An architect with the right combination of creativity and commercial awareness will be able to get the most out of your budget. Of course, it’s important to identify an architect with whom you find it easy to communicate and who is able to take your ideas and transform them into your dream home; however, you also really need someone who understands your constraints, including your timescales and budget, and who understands the requirements of Construction Design and

Management (CDM) regulations, thus absolving you of the threat of criminal prosecution if anything goes wrong on your construction site.

How would you advise someone to fund their self-build or renovation project?

Self-build projects are still seen by many lending institutions as something of a niche product. In the circumstances, the assumption some institutions make is that your existing house has already been sold. This can make life challenging BUILDING & RENOVATING GUIDE 2018

You might think you have to be well-off to build your own home, but it’s possible for anyone to successfully fund a project if you intend to remain in your existing home while the build takes place. It also means that larger deposits are more likely and that irregular staged payments to your builder need to be negotiated so that these will work within the parameters of their cashflow model. It is therefore hugely advantageous to consult a specialist financial advisor working within the self-build sector, as many conventional mortgage brokers will simply not be aware of the types of products that are available.

What can I do to ensure my project finishes on time and on budget?

While some fearless grand designers may wish to go it alone and do everything themselves, those who employ a good architect or building surveyor will save themselves a lot of stress. Such professionals will help to ensure the building work is completed on time and within your budget. They can also manage the tendering process by obtaining competitive bids from a range of trades, and will already have a list of reliable builders, plumbers, electricians and roofers they could recommend. Many will also be able to put you in touch with specialists such as renewables consultants. This exercise will be integral to understanding what you can afford and in turn will influence the scale, design, materials and specification chosen by your architect.

Is it feasible to build a home on a tight budget without sacrificing quality or size?

You might think that you have to be well-off to build your own home, but it’s perfectly possible for anyone to successfully fund a project. The combined cost of land, materials and labour will generally be less than buying an equivalent prebuilt property, the big difference being that building your own house gives you exactly what you want. Start by working out your budget – normally the total of your savings, the equity in your existing home and your borrowing capacity. It’s easy to overspend on a self-build project, often as a result of a kitchen upgrade or unexpected costs. So it’s essential to include a contingency fund of at least 10%. After that, the most important thing to consider is cashflow – will there be sufficient funds available to meet financial obligations over the course of the build? If a builder is carrying out the entire project and is registered with the National House Building Council (you can check at www.nhbc.co.uk), you will benefit from an NHBC Buildmark warranty. This is a ten-year residential warranty and insurance cover for newly built houses and conversions. If the home won’t be NHBC-registered, you must employ an architect or an RICS-qualified surveyor before the foundations are in place. They’ll need professional indemnity insurance to supervise the construction, and must provide the certification confirming the standard of construction. Without this documentation, future resale potential may be affected.

What is a self-build mortgage?

With a Scottish Building Society Self-Build Mortgage, you can borrow up to 80% of the land and construction costs or the valuation, whichever is the lower. A self-build mortgage may also be suitable if you are taking on a renovation, conversion or extension of your existing property. A self-build mortgage differs from a regular mortgage in that the money is released in stages as the build progresses, rather than all at once.

The list below is a typical example of how this might happen: • Purchase of land (when full planning permission is in place) • Foundations laid • Up to eaves level • Wind and watertight, with the roof tiled • Interior walls completed (plastered out) • Ready to move in. A mortgage provider can help put together a plan for making your dream home a reality and will keep you informed of the benefits of self-building – such as the treatment of VAT on building work. Look at the HM Revenue & Customs leaflet ‘VAT refunds for do-it-yourself builders and converters’ too.

Any tips on how to finish on time and on budget?

3) Working alongside a kit home provider: The self-builder again finds the plot of land but then works alongside a kit home provider to finalise the design. The kit manufacturer will usually prepare the building plans and submit them for the necessary planning consents, and help with construc­tion. Often the owner will take responsibility for clearing the site and preparing the foundations. The manufacturer then delivers the kit and erects the property to wind and water­tight stage. The level of their involvement thereafter will vary according to the contract agreed, but the fitting-out stage should always be managed by a qualified project manager.

How can self-builders find a way through the planning permission maze?

Locally, things have changed over the last few months. Before, there was greater flexibility when it came to gaining planning permission, but now there’s a set checklist everyone most adhere to which makes the process more formalised and prescriptive. That being said, it can also make it simpler in the sense that anyone wanting to get planning permission for a plot of land now has a clear set of rules they need to comply with. It removes a lot of the confusion and misunderstandings that can often arise in the planning process. Your first port of call should be your local planning department, which can give you a copy of the checklist and provide you with any further information or advice you may need. It’s important when going through the planning process to be as logical and concise as possible. There have been times when people have fallen foul of regulations whereby they have missed out one detail on a drawing and the planning application has been immediately bounced back as a result.

Efficient energy Colin Potter of Architeco, an award-winning practice focused on sustainable design and low-energy buildings, offers eco-friendly tips What advice can you give for designing a home to maximise energy efficiency?

The most important factor in designing an energy-efficient house is to take a ‘fabric first’ approach. The best example of this is Passivhaus design. If you get this right, you might be able to do away with a traditional heating system. A ‘fabric first’ approach is ensuring that the building envelope is insulated to a very high standard, with triple-glazed doors and windows, and is air-tight. This controls heat loss and is the starting point for a low-energy home. With air-tightness, you need to control ventilation, which you can do with a mechanical heat-recovery unit. It extracts and keeps the heat from stale air in the house, which it replaces with fresh air. If you have very good insulation, energy modelling of the design is essential to make sure your house won’t overheat in the summer. Without energy modelling, you are building a very expensive experiment, and measures to prevent overheating after the build can prove expensive or unsightly. Orienting the windows to maximise solar gain in winter and shading the windows in summer is also a good strategy. Only once the thermal envelope and orientation are optimised do you consider renewables. Typically, our house designs have a heating requirement of below 4kW, so often a woodburning stove is sufficient to heat the whole house.

How can I reduce my energy bills?

Converting to LED lighting is an easy first step to cut your electricity bills. Draught-proofing should be considered next, especially if your ground floor has suspended timber floors that are ventilated. Research shows that subfloor ventilation can lead to 60% of total heat loss from a house, so insulating under the floor is well worth doing. If you have not yet laid insulation in your attic, heat will be escaping through the roof. (Don’t insulate under an attic water tank – it might freeze if you do so.) Seek advice from a building expert, such as an architect, if you’re insulating exterior walls, as using the wrong insulation can trap moisture and accelerate the decay of the building fabric. Traditional properties require breathable insulation, such as woodfibre, whereas modern houses with cavity walls can take polyurethane boards. Unless your windows have recently been installed, 14

upgrading them to triple glazing, or adding secondary glazing, is a great option if practicable and affordable. Bear in mind that you don’t need to do everything at once. I’ve been renovating my Victorian house, upgrading the insulation on a room-by-room basis; about half the rooms have been done so far and it has made a real difference to the comfort levels.

Is it worth investing in renewable technologies?

Depending on your current system, renewable technologies can offer good savings. If you’re building from scratch, you will certainly need some renewables in order to achieve a building warrant SAP Calculation pass. Woodburning stoves are a simple and effective renewable technology and add both a tangible and an aesthetic warmth to a house. Heat pumps are really the starting point for houses that are off the gas grid; the most common are air-to-water pumps, where an externally fitted unit takes the heat out of the air via a compressor, and transfers that heat to a tank of water, which can then supply hot water and heating. The heating system should be specified to be suitable for lower-flow temperatures as this is when the heat pump is most efficient. Underfloor pipework is ideal, but radiators work too. A lot of heat-pump suppliers advise that these need to be oversized to get the same heat output; while this is true for replacement systems, modern houses shouldn’t need much heat output, so small panels ought to be suitable. Solar PV panels generate electricity when the sun shines. They aren’t as cost-effective as they used to be since the feedin tariff was reduced, but we use a 4kW array to make our houses carbon-neutral. Solar thermal requires fewer panels and can work on overcast days too (it’s the sun’s radiation that heats the water, or brine, in these). They connect directly to a tank via a pump, so when the temperature gets high enough in the panel, the pump kicks in. These should be able to provide most hot-water requirements between spring and autumn and work very well when coupled with a woodburner with a back boiler for the winter top-up. Biomass boilers have a fairly hefty 10kW minimum output, so are really only for existing larger properties – you’d never use them on one-off new-builds, but they can be good for district heating systems.

5 TOP TIPS Before you begin renovating your period property, it’s important to: 1. Find out everything you can about the property. When was it built? Any notable past uses? Answers to such questions will help you create a space that is truly authentic. 2. Focus on the positive and budget a little extra. When you’re working with an older building, there will be unexpected problems and unexpected expenses. A little positivity goes a long way, but so does a little extra budget. 3. Do it for the love. The main impetus behind renovating a period property should always be to prevent it from falling into disrepair. You have a fantastic opportunity to create a space that is truly unique. 4. Prepare for, and embrace, the unexpected. Try to keep a sense of humour about the property’s quirks, even if they make the project a bit more complicated. 5. Don’t skimp on the finishes. Sometimes you’ll be able to opt for the budget option, but at other times it’s definitely worth it to splurge.

What has been your biggest design challenge so far?

We are lucky enough to be asked to design kitchens for some incredible buildings both old and new. One particularly interesting challenge was to create a kitchen for a lighthouse in the north of Scotland. The design had to be timeless and carefully considered due to the location and the access to the site.

What is your design ethos?

We design with passion and creativity in mind. Our aim is to create something beautiful and timeless that the client will love for years to come and that will work with any new or pre-existing features. Functionality is a key priority and consideration throughout the whole design process, and we’re aware that it’s our job to make sure

that the client has the correct product to suit their needs and that the space works well.

Forty years in business is a fantastic achievement for any company, and it’s something we are extremely proud of and thankful for. What has been your biggest design challenge? We have worked on several 18th-century stately homes around the country. Such properties pose numerous design challenges in order to comply with the relevant Scottish Heritage listed-building regulations. And it’s really not easy getting 21st-century-grade Wi-Fi through 18th-century walls!

What is your design ethos?

Our design ethos is to establish design parameters that meet the current needs of our customers while planning for future growth. By including an element of cable redundancy within our design, we are able to add future functionality without the pain of retrospective building work. 5 TOP TIPS Thinking about installing a home-technology system? Here’s how to do it right:

1. Work with a CEDIA-approved company, ask to see previous projects and ask for references. Using a specialist to design and install your system will cost a little more but it will save you a lot in the long term. 2. Allocate a suitable space to store your equipment. Wiring to a central hub to store your home-tech equipment is a great idea, but you must have a dedicated space for it. Avoid cupboards and under stairs. 3. Preserve the decor and structure of your home by planning for future needs – retro­ spective cabling is disruptive and costly. 4. Make sure you provide the correct wired infrastructure to enable a robust wireless network, the backbone of any smart home. 5. Keep your system up to date and if possible enter into a maintenance contract with your chosen installation company.

What are you most proud of?

In 2016 we won a design award for best home cinema in a residential project we completed in Chelsea – that was very satisfying because of the challenges involved both geographically and because the cinema was located in a

5 TOP TIPS Preparation is essential when embarking on a new kitchen project, so before you begin bear the following advice in mind: 1. It’s never too early to appoint a designer/ supplier – the sooner the team is in place, the more easily a plan can be formed, meaning less stress all round. 2. Work out what you want – putting together a list of key requirements (in order of importance, if possible) will really help to formulate a clear brief. 3. Think about how your kitchen functions for everyday living, not just for big occasions such as Christmas – acknowledge the positives and the negatives, as again this will help to give the brief clarity. 4. Consider storage – which items are to be left out on display? Which are to be put away after use? (And how easily do you want to access these?) 5. Space planning – make sure there are good walkways and that the appliances, sink and hob are positioned in a way that are relevant to the way you use them.

What has been your biggest challenge so far?

In 2017, we became the first company to achieve a Passivhaus oak-frame certification in the UK. This joint project from Oakwrights and Passivhaus ecological architects Eco Arc was very much led by the vision of one self-builder, Dr Phil Garnett. The proposed house needed to be a low-carbon eco-dwelling within a traditionally scaled envelope. It needed to be a low embodied energy, super-insulated Passivhaus construction. Most of the space heating was to be from passive solar gain, heat generated by the occupants, domestic electrical appliances and heat recovered from the mechanical ventilation system. We have now designed Oak Frame Passivhaus No. 2 and are in the midst of constructing it in the UK.

1. Do thorough research – visit our open days or stay at our showhome. 2. Make sure your design is good – utilise our in-house architectural design team or employ an architect you trust. 3. Communication is key – especially between your main contractors and service providers. This will help with scheduling the trades onsite, avoiding costly delays. 5. One of our heritage projects in Northumberland Street, in Edinburgh’s New Town, was challenging. The years had really taken their toll on the traditional townhouse’s subfloors, leaving them uneven and bulging. We had to carry out extensive repairs to create a strong, stable base so that the new flooring we were installing (oak parquet with a bespoke white oil finish) would look wonderful and last for another few centuries – at the very least. Getting the subfloor right was the key to this project.

What has been your biggest challenge so far?

Last year, the architect of one of our clients wanted a framelesslooking window system installed in a very contemporary extension on top of their house, in an extremely exposed site in Scotland. We were able to develop a design based on our standard window detailing that appears frameless and has a completely frameless corner – and it was able to withstand the Beast from the East.

What is your design ethos?

We think of ourselves as modern traditionalists – we blend ageold hand-craftsmanship with modern, high-end specifications to bring you beautiful, enduring products you can enjoy every day.

What is the company most proud of?

• We have always made – and will continue to make – all of our windows and doors with traditional, time-proven joint details, a practice that has been used successfully for centuries in Scotland. We strive to maintain this approach and resist the new trend in our industry to adopt the more common dowel and glued joints – these are weaker than the traditional joint, and the mechanics are hidden so you can never be sure that all the surfaces are fully glued and held together tightly. • A very large percentage of new clients come to us on recommendation. • We employ young people on apprenticeships or as trainee office staff. In fact, more than 60% of our current twenty strong work force started with us as apprentices and stayed on after their training to become part of our extended family. • We are also proud of our new studio in Edinburgh. It was important to us that we created an inviting and comfortable ambience for clients and architects to see our windows and doors, without feeling like a traditional showroom/shop environment.

There are all sorts of pitfalls awaiting you as a self-builder, and some are harder to avoid than others. If you are planning to build on a plot of land that has never had a house on it before, it can be very easy not to budget correctly in the early stages for things like formation of access, servicing, power, water and gas, and rainwater and foul drainage. If you don’t allocate

a portion of your budget for these, you’ll have to make sacrifices elsewhere. The least-bad outcome of this might be that you end up with an ordinary, off-the-shelf kitchen rather than the designer model you wanted. A far worse scenario is that the build quality suffers. At Oakwrights, we specialise in green oak-framed builds, and if this is your desired route, it’s well worth engaging with the right specialist team early on. A first-time self-builder comes to you without any knowledge of how to proceed: what is your step-by-step guide?

Oakwrights Scotland’s architectural team, however, will ensure your design brief and desired frame detailing work perfectly, both visually and structurally. The insulated envelope of an energy-efficient, eco-friendly home is entirely possible with a stunning oak frame – but it really helps to have the two elements designed and built together in-house rather than separately. This is the way to ensure perfect design, engineering, air-tightness and comfort. It can sometimes be very difficult to combine the two if they are conceived separately. It’s not just at the start that people make mistakes with their budget – there is scope for error all the way through, particularly if you let your heart rule your head. Always make sure the brief fits the budget. Don’t get carried away and go on a spending spree. We still hear about self-builders who design a home and then find the budget is smashed, which leads to rethinks and cutting corners midway through the process – never a good idea. Get it right first time by using a good architect and quantity surveyor.

What is the best way to find a reliable builder and compare quotes on a like-for-like basis?

The right build is the key to a trouble-free, stress-free and successful build. Recommendation is without doubt the best way to find a builder, so talk to the people you know who have already been through the process. Find out how their builder dealt with something not going according to plan – this can tell you more about how they work and their attitude than anything else. If you can’t get any word-ofmouth recommendations, look in your local area – any reputable builder will be able to show you a list of completed projects and let you choose which ones you’d like to view – never just visit the one project they suggest. When you go and see examples of their work, speak to the client. Was the work completed on time and on budget? What issues did they encounter and how did the builder deal with them? Getting like-for-like quotes is really important. Good, detailed architectural and engineering drawings with the full specification should be prepared and offered to builders for QS-provided full-tender pricing. Many of our clients go down the ‘negotiated tender’ route, where, having been involved with the client from day one, Oakwrights is able to work with them to ensure the overall build fits with their financial and build needs.

The key to a successful self-build project is realising you can’t do it all by yourself. You need to have the right team around you: that means architect, designer, quantity surveyor and builder. At Oakwrights, we can offer a comprehensive build package that includes some or all of these elements. If you are right at the very start and haven’t yet found a plot, make things easier for yourself by putting together a clearly defined site brief detailing the geographical location you’re looking for, a rough indication of size, and specifics such as the maximum distance away from the nearest railway station, shop, village etc. All of this will help to narrow down your search. Next, draw up a brief for the house itself, including an idea of its size, how many bedrooms are required, and any particular features (internal and external) that you must have. At this point, for our clients, one of our in-house or partner architects will be able to sketch out these ideas and begin designing the 44

client’s ‘dream home’, taking their budget into consideration. Several rounds of sketching might be needed before the client is happy with the design. Once they are, we formulate planning drawings for submission to the local authority to get planning permission. The QS will work to ensure that the planned house is feasible within the client’s budget. Once planning has been granted, all the build costs will be firmed up. The contract terms and price are then agreed and the building regulation drawing work is completed, along with any engineering plans, and all are submitted to the council. Once a date is arranged for the work to start on site, the client can start visiting kitchen, bathroom and flooring studios and making decisions about which fixtures and fittings are going to go in the new house.

Built to last Emma Ellson and Kieran Gaffney explain how to find, hire and brief an architect to deliver your building project successfully A first-time self-builder comes to you without any knowledge of how to proceed: what is your step-by-step guide?

I would start off by explaining what each stage of the process involves and giving examples of the likely timescales. I would also direct them towards the RIBA Plan of Work – it’s a great guideline for clients who have never undertaken a building project before and is something our practice, Bespoke, issues from the outset and references throughout a job to help them understand which stage we’re at. It’s worth taking the time to ensure the client grasps the process from the beginning, as it means they won’t have an unrealistic schedule in mind and be disappointed when their hoped-for move-in date (usually Christmas!) proves impossible to achieve. Managing budget expectations is critical too. The client must be aware of all costs from the outset. There’s not just the build cost to think about; there are other things to pay for, too – statutory consent and consultant fees, groundwork

investigations, surveys and assessments, for example. Complex sites can throw up further costs before the build even commences. We make sure to explain all of these from the beginning so that the client’s entire budget is not simply devoted to the build cost. New-builds have the benefit of being exempt from VAT, but unexpected costs may arise as the work progresses; for that reason, we insist on allowing for a reasonable contingency fund.

What are the most common mistakes made by self-builders – and how can these be avoided?

The mistake we see most often is people being unrealistic about the programme and the budget. You can save yourself a lot of disappointment by fully considering all costs realistically, and by understanding just how long it can sometimes take to obtain approvals. Planning ahead is key, too. For instance, will you be able to stay in your home amid large-scale renovations? Moving into rented accommodation might be the only option for your sanity, but you must factor the cost BUILDING & RENOVATING GUIDE 2018

(I have experienced all three when building for myself and can report that each has pros and cons!) We conduct regular site meetings to monitor progress and keep the schedule on track, and to maintain communication between all parties.

What are the dos and don’ts of new-builds and renovations?

Do be adventurous. It’s an opportunity to design and build your forever home, so make it special and unique to your individual requirements. Work with your architect to ensure your self-build is going to be exactly what you want and not just the same as all the others. Do be patient. Obtaining statutory consents is necessary but can be a slow process. Your architect will guide you through each stage and make sure you understand the order in which things must happen. You can’t cut corners or rush through these stages.

Take us through the home design process step by step

When a new client comes to us, we start by listening to their ideas in order to understand the brief in detail and to address the fundamental ambition of the project. From there, we develop our ideas through 3D computer models. We find that this is the best way to present our ideas – it gives the client a much better sense of the space than a typical 2D plan can manage. We like to start with a broad range of options and narrow this down through a dialogue with the client. It helps to ensure we don’t miss a solution that may not be immediately obvious. We try not to jump to conclusions too soon and we like to test a range of ideas. Once we have reached a principle for the design, we can then develop this in more detail to tailor the project in terms of materials, character, form and so on, eventually reaching a final design that brings a creative answer to the brief. Once the design is finalised we are then able to develop the project 48

‘Be adventurous. This is your opportunity to build your forever home’ Don’t overspend unnecessarily. Spend time researching and shop around. The most expensive doesn’t always mean the best and there are so many new suppliers on the market now, so make sure you investigate what is available. Don’t rush. Take your time on the specification and design of the interior. It’s very tempting to go on a big shopping spree and buy everything at once, but it is often better to wait and live in the property for a while before you start making large purchases. Experiencing the light and the space will help you to work out how you’re going to live there.

What are the fundamentals of successfully extending and renovating your home?

The answer to this is different in each case: the right answer is one that suits the client, and each client is different so each answer is too. We believe that a project that excels in the fundamen­ tals of building design will ultimately be successful. A key factor for us is sunshine: we try to maximise the amount of natural light that comes into the building. When renovating and extending a house, this can mean rearranging the living spaces to make the most of the orientation and forming new openings both to bring in light and to connect with the outside space. Materials are also important when extending a building. We like to search for a restrained palette that complements the original building while having its own quiet beauty and identity.

Emma Ellson, Bespoke Glasgow How do you build houses that enhance the landscape as well as the lives of their owners?

A house has to fit into its surroundings, it has to be giving and generous and it has to provide a social function. This is more true in built-up areas, but even single houses in the countryside have a social function. In our experience, the key is a beautiful building: beauty enhances people’s lives; living in one is transformational, but even passing one can be inspiring. Working on a house also provides a great opportunity to improve the life of the owner. Even a modest alteration can have a significant impact. With every project, however small, we try to do something inventive. This might be to explore a new material or technique, challenge preconceptions or even get involved in building ourselves. This approach helps us to give a cultural and social contribution with our work and hopefully inspire others to do so too.

Space race Interior designers have all sorts of techniques and tricks to make the very best use of your space At what point in the building process – whether it’s a renovation, an extension or a new-build home – should you bring in an interior designer? What does a designer add?

It is worth collaborating as early as possible with an interior designer. If you only start to consider the detail of the interior once your project is well under way, you are likely to discover that you have unwittingly created unnecessary limitations in the architecture that will stop you getting the layout and finishes you want. Many clients who have come to us late in the day have been frustrated in this way, and it has cost them time and money to fix their problems. Early collaboration allows us to work closely with the project architect, contributing our design experience to configure the interior space creatively and effectively to achieve the lifestyle the client desires. It is often only when the detail of the kitchen, bedrooms and living spaces is planned that you can be sure that the interior architecture meets your requirements. Planning these areas as early as possible is really worth while, and goes a long way towards avoiding restrictions or expensive late-stage changes.

Which skills do interior designers offer that other professionals lack?

Interior designers contribute important skills to a project in collaboration with the architect, kitchen and bathroom design specialists, lighting designer, contractor and so on. In my experience, each profession brings specific knowledge, but the key strength is this collaboration – only when there is good teamwork do you get the best result for the client. As well as understanding the spatial requirements and possibilities, an interior designer has in-depth knowledge of relevant manufacturers, products and finishes. They will act as a conductor, understanding how to bring all the different aspects together across the home to form a complete identity, and bring the client’s vision to life.

What are the top colour trends at the moment?

The top colour trend at present seems to be a lack of colour – or at least a lack of applied colour. Wood is often left unfinished – sometimes even floors are left raw and unvarnished and allowed to weather. External wood cladding is either left unprotected and allowed to silver, or burnt to produce a dark, iridescent surface. Interiors clients are abandoning bright colours and often using white for walls and ceilings to allow individual pieces of art to be displayed for maximum impact.

How can I make better use of redundant spaces in my home, such as corners and under staircases? Could some of it be turned into storage space?

I find it immensely rewarding to make use of ‘lost’ spaces. The client is always pleased – nearly every house will benefit from more storage. There are some obvious places to start: the recess beside a chimney breast, for example, can be used effectively for bookshelves in a bedroom or for a concealed mirror-faced cabinet in a bath­room. The space under a stair can become a place to store luggage that needs only occasional use, or to hide away some of the vast quantity of paraphernalia that is needed to run the data/audio-visual/ WiFi systems that have become so essential to modern living. If there’s enough room, it’s sometimes possible to create a small WC under a staircase, with the WC positioned at the lower end of the room where less head-height is required. If you have a room with awkward extrusions – such as pipework boxing or just walls that run out of parallel – adding cupboards of varying depth is a good way to flatten out the wall. Shirts need a depth of 40cm while hanging cupboards need 60cm, so the layout can be arranged to disguise problems that would otherwise affect the symmetry and visual harmony of a room – and, to an architect, of course, there is nothing better than symmetry and harmony!
