President’s Corner GREETINGS…

The Chandler Creek HOA is pleased to bring you the 3rd edition of our monthly newsletter. Peel, Inc., the publisher, previously told us that it takes about three editions before homeowners begin to realize that they will actually receive a newsletter every month! We hope that you are taking the time to read the newsletter and we hope that you find the information presented to be useful. We would love to know what you think of the newsletter, so please share your feed back! You can send your comments to chandlercreek@gmail.com. As you may have noticed, this 3rd edition has a new name: Chandler Creek Chronicle. Congratulations go to the McCready household of the Villages of Chandler Creek for submitting the winning entry. Their household will receive a $50 gift card. We would also like to thank all the other households that participated. Now that school has started, we would like to remind everyone to be mindful of school zones and to be extra careful as kiddos are making their way to and from school. Please also be mindful of the laws regarding the use of cell phones in a school zone. ITEMS OF NOTE Alliance Association Management has a new President & CEO: Rody Timmons. Gregory Boling, former President & CEO, recently left Alliance to pursue another career opportunity. The Board looks forward to working with Mr. Timmons to ensure that this transition does not affect the services that Chandler Creek receives. Due to issues with park curfew violations, the Executive Committee has granted approval for the installation of “Towing Enforced” signs for the HOA’s swimming pool/tennis court parking lot. We will be engaging in conversations with towing companies and make a selection regarding the company with which the HOA wishes to do business. Towing will only be enforced during those hours that the curfew is in effect. We receive many reports from the HOA’s private security of vehicles parked in the parking lot during early morning hours. Many times, the vehicles’ owners are not residents of Chandler Creek. Copyright © 2011 Peel, Inc.

The common fence replacement project is still under review. There are some legal issues that we have to review and that has slowed down the process a bit. We will report additional information as it becomes available. Again, we hope that you’re finding the newsletters helpful. “Update That Address!!”

The management company and the HOA hear this statement quite often, “…but I didn’t receive my annual statement (or violation letter) because I changed my mailing address.” In many instances, the management company and the HOA were not provided with the homeowner’s new mailing address and as a result correspondence was not received by the homeowner. This can result in late interest and collection fees, uncured covenant violations, etc. Many homeowners are not aware that it is their responsibility to notify the HOA of all mailing address changes. Additionally, many times a homeowner who has moved, but retains their Chandler Creek property for rental purposes does not file a forwarding notice with the post office, which results in their mail being returned to the management company/HOA. Homeowners who utilize post office boxes are also responsible for ensuring that the property management company has their mailing address so that annual statements and other correspondence can be received in a timely manner. If you are unsure if the HOA and or management company has your correct mailing address, please contact the management company at 347-2888 to verify – it only takes a couple of minutes and can save many headaches down the road!

Chandler Creek DELINQUENCY REPORT

Kim's Cooking Corner

EASY TORTILLA SOUP INGREDIENTS • 1 small onion, chopped • 6 cups chicken broth • Juice of 2 limes • 1 (4oz) can chopped chiles • 1 ½ tsp cumin • 2-4 garlic cloves, minced • 2 (14 oz) cans chopped tomatoes • 2-3 chicken breasts , cubed • 3 Tbsp chopped cilantro • 1 Tbsp sugar

Garnish Ingredients:

Chopped cilantro, chopped onion, grated Monterrey Jack/ Cheddar cheese, limes, tortilla chips, diced avocados, sliced black olives, Tabasco or other similar hot sauce DIRECTIONS: Sauté onion and garlic in small amount of olive oil until barely tender; add chicken and stir-fry all until the chicken is no longer pink. Add all remaining ingredients and bring to a boil. Simmer for 30 minutes. Serve with garnish ingredients and let each person build their own bowl. This pairs great with a green or fruit salad for a healthy meal. Variation: Boil chicken breasts and chop after the chicken has cooked. May season this broth as you like and use this stock for the broth for the soup.

EASY PECAN PRALINES INGREDIENTS: • 2-2/3 Cups brown sugar • 2 Tbsp butter • 1 Cup Heavy Whipping Cream • 2 Cups pecans, shelled and halved DIRECTIONS: Mix sugar and whipping cream together, microwave for 14 minutes. Stir after first 7 minutes. Add butter and pecans, stir, then microwave for additional 1½ minutes. Drop onto waxed paper until cooled and hardened.

We are making progress on some; however, some are on the HOA foreclosure list. Of the remaining delinquent accounts, there are 60 homeowners that owe in excess of $1,000 to the HOA. These 62 accounts total $196,750. Most of these accounts are at the attorney’s office as well. Correction: in the August newsletter, the total for the top 10 delinquent accounts was incorrect. The correct total was $95,176, which means there is a net decrease of $1,899 from the prior month.

COVENANT VIOLATIONS July 2011

The property manager for the Chandler Creek HOA performs property inspections twice a month. During these inspections, any covenant violations observed are noted and a violation notice is sent to the homeowner. For the last two years, the property manager also takes pictures of the violations, which can be sent to the homeowner upon request. HERE IS A BREAKDOWN OF THE TYPES OF VIOLATIONS NOTED FOR THE MONTH OF JULY 2011: Trash receptacle in view: 81 violations General yard maintenance: 50 violations Trash and debris in view: 20 violations Detailed yard maintenance: 18 violations Fence in disrepair: 18 violations Inoperable Vehicle in view: 7 violations Boat/Trailer in view: 17 violations Garage Door in disrepair: 2 violations Portable basketball goal: 4 violation

By Nancy Beleckis, MUD Board President NEW RESTROOM FACILITY: The Park Restroom is now open. It will remain open during regular park hours. Please help us keep it clean and if you see an emergency in the restroom please call Severn Trent Services at 246-0498. PAVILION/BALL FIELDS:

The reservation system for the Pavilion and the football/ soccer and softball fields are now on the MUD website – www. chandlercreekmud.org. Reserving the pavilion does not ensure that the football/soccer field or softball field will be available at the same time, so if you need the fields be sure and fill out the proper reservation forms. At this time we do have a youth league that has reserved the fields three days a week from 6 to 8 pm. When parking along Agarita Trail, please be careful not to block mailboxes and fire hydrants. Also, please be respectful of the homeowners who live near the park when parking along Agarita Trail. FALL FESTIVAL:

We have set a tentative date of October 15 for our fall festival. We had such a good time last year we are looking forward to another great day. We hope to see as many of our residents as possible.

Canine waste is full of bacteria. When left behind in parks, campgrounds, and yards, it threatens our water supply. When it rains, it runs into rivers, streams, and wells. It only takes one irresponsible pet parent to infect an entire area’s natural source of H2O. That’s because different types of bacteria like fecal streptococcus, fecal coliforms (E. Coli), campylobacter, and salmonella which is found in pet waste can make humans sick. Being prepared to pick up your dog’s pile each and every time he or she feels nature call is one way to remedy this growing problem. It’s the right thing to do for a number of reasons as explained by Tracy Johnson, Founder of the Pick Up the Pile Campaign. The concerned Austinite was alarmed to see just how many pet parents let this issue go despite city efforts to eliminate public waste. She routinely encounters piles on the sidewalks and recreation areas of the parks that she visits. Rather than keep quiet any longer, she decided to address the problem one pet parent at a time. Her nationwide campaign is set to go into effect June 1st. Cities around the country will take part in educating the public about the dangers of canine waste. Johnson notes that it’s never been easier to safely conceal and discard piles. A number of products have been designed to help remedy this problem. Even the most squeamish pet parent will have no trouble being responsible once they are introduced to the items Johnson has found online and through pet supply stores. Johnson believes that education is key to shedding light on this problem. She also thinks the next generation of pet parents will show greater concern for the issue. As a way of introducing young people to the Pick Up the Pile Campaign, she is offering a fun Scavenger Hunt consisting of different Tasks, Trivia, and Finds.
