Message From the Board Don’t forget that the Annual Meeting of the Homeowners Association for Hidden Glen will be Tuesday, November 29, 2011 at the First United Methodist Church at the corner of North Mays and US Highway 79. 6:30 – 7:30 PM Q&A with Goodwin and the Board of Directors 7:30 – 8:30 PM HOA Meeting and Election of the Expiring Director Position We will be in the same room as in the past, Building 5, Room 127. If you enter the doors directly behind the bank drive-through, the room will be immediately on your left. Because of the limited space, no children please. If you are interested in running or nominating someone, please provide that person’s name to Marilyn Childress or one of the current Board members prior to the meeting. The HOA is responsible for the fencing along Creek Bend and the first section of Hidden Glen Drive and had those fences power washed and stained recently. But many homeowners have not done anything to their fences since their home was built. The HOA Rules require that fences be maintained in “good repair.” The ARC Guidelines contain construction requirements and describe the palette of available colors but do not explicitly state what is considered good repair. Physical damage, such as broken or missing pickets, is generally acknowledged and is therefore readily enforceable; however, fences that have been weathered or stained by sprinkler systems are more subjective regarding acceptability. The good news is that staining one’s fence not only enhances its appearance but increases its longevity, making it a wise investment. Most good stains will add at least another five years to the fence’s lifespan and are much more cost effective than replacing the fence in its entirety. Pricing is generally around $1 per linear foot plus materials.
