BELLA VISTA HOLIDAY LIGHTING POLICY: Lights/decorations are allowed on the home’s exterior for publicly observed holidays provided that such lights/decorations are not permanent fixtures. The lights/ decorations shall not be installed more than forty five (45) days prior to and must be removed within thirty (30) days after the holiday has ended.

NEIGHBORHOOD WATCH COMMITTEE: There’s a suspicious-looking person loitering around your neighbor’s house… a car that you do not recognize has been parked or driving on your street at the same time each day for several days… What do you do? Whom do you contact? Do you just ignore these incidents and go about your usual routine and then find out later that your neighbor’s house was burglarized…or worse? Because of similar incidents to those listed above, concerned neighbors realize that the Bella Vista needs an active Neighborhood Watch Committee. One of our Board members is available to work with you and local law enforcement officials to establish and maintain a neighborhood watch group to help keep our community safe and secure. Volunteering for this committee would take very little time, but provide great assurance to your neighbors and yourself. By making this commitment, you will help Bella Vista continue to maintain its unique qualities and ensure that we not only have a beautiful, but a safe neighborhood for our families.

Board Report:

The regularly scheduled monthly HOA board meeting was held November 2nd. The budget was reviewed and a variance remains on the water/wastewater account after reallocating funds from the contingency account but there is sufficient money in the operating account to cover any overages for the year. The large variance is due to the extreme drought conditions and two broken water meters which led to artificially low billing in 2010. The 2012 budget for wastewater has been adjusted accordingly. In lieu of a December meeting, the Board will meet with an attorney to review information necessary to update standard policies relating to new legislation which will become effective in 2012. Quarterly street light repairs were performed by PEC. The pool facility and furniture have been prepared for the winter months. Irrigation repairs from recent vandalism were completed. Homeowners are urged to report any suspicious activity to the Travis County Sheriff’s office. The architectural committee received 45 requests year to date as compared to 30 requests in 2010. 40 requests were approved and five denied with an average approval cycle of 48 hours. Please be sure to submit any requests for modifications/additions to your home and landscaping for prior approval. The ACC process helps protect your investment.
