Brook Meadows Homeowners Association Revenues and Expenses

In previous issues of the newsletter we covered revenues (August) and expenses (September). It is clear from the numbers we face a revenue shortfall. So either we are spending too much or not charging enough. This month we review what other Homeowner Associations in the area pay. Comparison is a bit challenging as neighborhoods vary in size and services offered. To make the comparison as close to apples to apples as possible we eliminated gated communities.

Quick report of our Last “Last Tuesday”

Nice turnout and what a pleasant surprise! Across the Pond has quite a different menu, with the influence on British comfort food done authentically, plus (for the time being anyway) complementary Guiness and Bass beers/ales. Are you kidding me??? NEXT MONTH: Bottlecap Alley in Grapevine, as patio season begins...

To state the obvious, Brook Meadows is on the low end of annual dues for the area and our revenue shortfall is likely a product of not charging enough. Next month, we will review the results of the survey taken in 2011, potential future big ticket expense items and the plans/options available to address our revenue shortfall.

Oaks and Acorns? Not!

Welcome the Wildeys to 4522 Shadywood

We have newlyweds in the neighborhood! Bill and Lana Garner Wildey joined Brook Meadows shortly after marrying in May. Bill hails from Oklahoma and Lana comes to us via Chicago, L.A., El Paso, and Colorado. Bill is an endodontist with an office in Hurst and enjoys travel and golf. Lana is one of a panel of 4 hosts on the international ladies’ TV talk show “God’s View” produced by Legacy Broadcasting. On the show, guests and the panel discuss subjects based on emotions such as anger and depression from a Christian perspective. As well as filming the show once a month in Cheyenne, Wyoming, Lana speaks and teaches at women’s conferences. They have 4 adult children and 8 grandchildren.

The old saying about being too old to plant oak trees does not seem to apply here in Brook Meadows. I can’t speak for your yard, but in our yard the oak trees - Red, Burr, and even Lacey by variety - really grow fast. They grow faster still, if planted from small buckets (like five gallon) rather than the much larger sizes. Yes, it’s true; my eight year old red oak planted by a landscaper from a large container has been caught by all of the $15 oaks I planted years later. There is a lesson there....somewhere...! Let’s discuss the Lacey oak, a clever little variety from the Hill Country, well adapted to our area and more than up for the challenges of our climate. He’s small to medium at maturity and has leaves of a gray/green color similar in shape to those of the Burr oak. His color is his interesting attribute; it’s just a different green than the yard and the other trees, thus creating a nice little contrast of sorts. You have to look for them at nurseries strong in tree products. We found ours at Michael’s but the other larger nursery’s should have them as well; planted as a skinny 3 footer last summer, I can report to you that as I type he has reached seven feet. Probably more of a backyard “interest point” or ornamental type tree as opposed to a true shade creating oak, perhaps to adorn a peninsula maybe? As we enter the tree planting season defined by the cooler temperatures, keep the oak trees - all varieties - in mind as options for your yard. Long known for quality, it seems that we are fortunate here in Brook Meadows in having an environment in which they grow quite well - and quite quickly!
