News From The Board As we close the chapter that was 2012 and turn the page to 2013, we hope that everyone enjoyed a safe and joyous new year and holiday season. We enjoyed visiting with those of you we saw at the quarterly informational meeting that was held December 13, 2012 and want to extend a “thank you” to those of you who attended.

During that meeting, the budget for 2013 and upcoming plans for the year were discussed. One of the biggest plans for 2013 is the change in management companies. As Woody Whitten, HOA President, announced, Spectrum Association Management will begin providing services to Chandler Creek HOA as its management company on February 1, 2013. Until February 1, please continue to direct all inquiries regarding your account, payment of HOA fees, and concerns regarding the neighborhood to Alliance Association Management at 347-2888. As February 1 grows closer, more information will be provided about the transition to Spectrum Association Management. We are excited about this change and we believe all homeowners will see an improvement as well.

Upcoming capital improvement projects were also discussed during the meeting. One of the new projects that the Board has approved includes beginning work on the fence project.

The fences that are owned by the CCHOA will be done first, with other sections to follow. It is our hope that the new fencing will be more durable and increase the aesthetics of the neighborhood. The Board will also begin strategic planning

regarding the replacement of the current pool house. We will also assess “park improvement needs” to include things such as new picnic tables, benches, trash cans, etc. Additionally, we will also take a look at the entrance monuments to determine what upkeep/repairs need to be made. You may have noticed that there is a new storage building near the pool. This building does have electricity and provides much needed storage for yard signs and HOA equipment, as well as usable electric outlets for the HOA’s pool party vendor as well as other vendors for park events as needed.

There will be a new company providing services for pool maintenance and gate monitoring in the coming year – Lifeline Aquatics. We welcome them to Chandler Creek and look forward to a positive working relationship with them. Lifeline Aquatics also offers swimming lessons for various ages and water aerobics. Residents will be given information about where to sign up and pay for these classes in upcoming newsletters, on the Facebook page, and at future meetings.

We also wish to welcome Jim Lipa as a Director for the upcoming year. Jim previously served the Chandler Creek Homeowners Association as a member of the Executive Committee.

We look forward to 2013 being a good year for our community!

Chandler Creek Reminders DID YOU PAY YOUR DUES? If you have not yet paid your 2013 annual dues, please do so prior to January 30, 2013. Late and collection fees will be added to the account as of January 31, 2013.

Remember, payment plans are available and should be requested as soon as possible.

Due to the transition to a new management company, please do not put off paying your annual dues. Balances and account statements will be transferred, but annual dues will still be considered late if not paid on time.

Annual statements were mailed the week of December 7, 2012. If you did NOT receive a statement, please contact the management company immediately and requested a replacement.

Not receiving a statement is no reason for not paying your annual dues on time.

WANTED!!

The HOA is looking for an individual or company that provides “handy man” or “jack of all trades” services. The HOA would like to have one or two individuals or companies “on call” so to speak that could take care of small repair projects that always pop up from time to time.

If anyone has any recommendations or you provide these types of services yourself, please forward those to chandlercreek@ gmail.com.

Please remember that anyone the HOA does business with will be required to provide an IRS Form W-9.

Kim’s Cooking Corner There are some recipes that just take one back to childhood. This is one of those recipes. These became popular in the seventies when the wave of no-bake cookies was all the rage – at least according to my mother! These are easy to make and can be stored for several days.

Kiddos can help too with the rolling.

ORANGE NUT BALLS 1 box of Nabisco Nilla Wafers crushed 1 stick of oleo/margarine melted 6 oz. thawed out frozen orange juice concentrate 1 to 1 ½ C chopped pecans 1 Box powdered sugar 1 sm. bag shredded coconut for rolling Take the first 5 ingredients and mix it up in a bowl to make a really thick batter. Take small spoonfuls out and make into walnut or meatball sized balls. Roll the balls in coconut. Store the balls in the refrigerator for about 1-2 hours to firm up. Recipe makes about 50 balls depending on size.

This doubles really easily. I have been known to add a dash of orange bitters to this recipe for a little zip. One could also take the balls and dip into dark chocolate instead of coconut to create more of an orange bon bon. These also make really cute little snow people.

Make a bigger ball for the bottom, a medium for the center and a littler one for the top!
