HOA Dues Prepayment Incentive for 2014 The Board of Directors reauthorized the prepayment incentive for 2014. The HOA is offering ten $50 gift cards to be raffled off to homeowners who have prepaid their entire remaining year balance off by March 31, 2014. The goal of the campaign is two-fold; to reduce the administrative burden of tracking residents at various stages of repayment and to reduce the number of delinquent accounts due to “missing” the payment due date because of an “oversight.” This plan also benefits residents who will have one less bill to pay for the remainder of the year. You will continue to receive quarterly statements from the management company showing a credit for the remainder of the year so you can track your balance. The Board of Directors would appreciate your consideration and cooperation with this effort. Thank you in advance for making our community a great place to live! Copyright © 2014 Peel, Inc.

Spring Clean-Up Day The Public Works Committee is hosting its semi-annual Community Clean Up Day on Saturday, April 5, 2014. We will meet at 9am at the Sports Park Pavilion and pick up trash on the greenbelt area along Wildhorse Parkway, the Sports Park and the main entrance area. We welcome all volunteers, adults & youngsters. We will provide trash bags, paper towels, hand sanitizer and of course, water & donuts to start it off right! Volunteers are strongly suggested to bring their own gloves and bug spray. This has been a phenomenal success in the past and the resulting cleanup of these common areas has drawn many favorable comments. It’s time to make us look Spring-Spiffy once again so please join us and meet new friends from the Community too! We look forward to seeing you!

Interested in Volunteering in 2014? Our committees are looking for volunteers to help assist in the upcoming events for Wildhorse. If you would like to lend a hand or two, please email the corresponding committees. PETS

LOST & FOUND

Most will agree: our community is pet-oriented. Many of us have dogs & cats and not all of them stay where they’re supposed to. There are also some pets who like our neighborhood and wander into it, not knowing where to go next. A huge thing we can do for the Lost & Found is publicity – lots of it. Many of us use the various Facebook pages, often cross-sharing postings for more exposure. We are a huge subdivision, surrounded by others that have similar issues and from which some of these animals come and go. The website WildhorseParkway.nextdoor.com is an excellent site to share lost and found pet information from ours and surrounding neighborhoods such as the Enclave of Laurel Canyon, Bridgewood, Hills of Shaenfield just to name a few. Several found animals have been reunited while utilizing and cross-sharing this website. Please keep in mind that none of these websites and/or Facebook pages are sanctioned by the Wildhorse HOA. Many of you may be in social media already but I suggest you sign up on both Facebook neighborhood pages and WildhorseParkway.nextdoor.com and use as you wish. Should you find yourselves in a Lost or Found situation, they could be the most helpful thing on the planet for a successful outcome. ** Disclaimer: The views and opinions expressed in this article are those of the author and are not reflective of any official policy or position of the Board of Directors and the Wildhorse HOA. adult swim

IS BACK FOR 2014!! Many residents have enjoyed adult-only swim for the past two years. We are happy to announce that our pools will once again open this year to those who meet the criteria of “kids at heart.” The pools will be made available to adults 18 and older during these exclusive swim hours. These hours are outside the normal operating hours of the pools so families should not be affected. This benefit will begin May 2nd and run until August 30th. The schedule is as follows: AM Adult Swim: Wednesday and Fridays from 6-7am at Sports Park Pool PM Adult Swim: Fridays and Saturday evenings from 9-10pm at both the Sports Park and Timber Country Pools. Adults, please utilize these extended hours at your leisure. For those with children under 18, please respect these adult-only swim times. Enjoy! Wildhorse Messenger - March 2014

WILDHORSE CC&R Corner Basketball goals With summer nearing and people seeking to spend more time outdoors, the topic of basketball goals generally arise. The most commonly asked question homeowners have is: Where can I store my basketball goal when not in use and still be in compliance with the governing documents? According to article XX of the use restrictions: ARTICLE XX. ATHLETIC FACILITIES No basketball goals or backboards or any other similar sporting equipment of either a permanent or temporary nature shall be placed within fifteen feet (15’) from the front property line of any lot in the Subdivision without the prior written consent of the Architectural Control Committee. Please respect these restrictions and keep Wildhorse looking good.

Pets

We all love our furry four-legged friends and we also have a mutual respect for our neighbors. To ensure that we avoid any conflict with those most cherished in our lives, the CC&R sought to clarify how pets are maintained in our community. Article XVI of the use restrictions deals specifically with the number and types of pets allowed in the community. The article states that: No animals, livestock or poultry of any kind shall be raised, bred or kept on any lot except for cats, dogs, or other generally recognized household pets of a reasonable number, provided that they are not kept, bred or maintained for any commercial purposes; and provided further, that no more than two (2) adult dogs and two (2) adult cats may be kept on a single lot. All such animals shall be kept in strict accordance with all local laws and ordinances (including leash laws) and in accordance with all rules established by the Architectural Control Committee. It shall be the responsibility of each of the owners of such household pets to keep all such pets on a leash and under such owner’s direct supervision at all times when such pets are not confined within such owner’s fenced lot, and to prevent the animals from running loose or becoming a nuisance to the other residents. As a deed restricted community, the CC&Rs govern despite the fact that surrounding municipalities have differing restrictions. It is important that we all respect the rules that govern our association as they have the impact of affecting the quality of life in our community. 4

How to Set a List Price for Your Home If you set the price too high, your house won’t be picked for viewing, even though it may be much nicer than other homes on the street. Compared to other houses for sale, your home simply looks too expensive to be considered. If you price too low, your house will sell promptly, yes, but you may make less on the sale than if you had set a higher price and waited for a buyer who was willing to pay it.

So what do you do? Call me. As an experienced professional I will sit down with you and help you set your list price based on: 

pricing considerations 

offering incentives  estimated net proceeds comparable sales  market conditions 
