CATN HOA JUNE MEETING REPORT

May Regular HOA Meeting: The regular HOA meeting for the month of May was held on Tuesday, May13, 2014. Neighborhood security and pool renovations were the two primary topics of discussion at the meeting. With regard to security issues, although there were no burglaries of homes or cars during April, Deputy Sam Orta reported that there were several reported incidents of ID and credit card theft. Deputy Orta recommended that residents check their credit report at least two-times a year, and to be careful when placing orders from the internet. He also noted that he had received several nuisance complaints regarding barking dogs. Director Giovanangelo (Trash and Maintenance) reported that two pieces of playground equipment had been vandalized and would need to be repaired. Shortly after the April meeting, the Directors approved the bid from Houston Concrete Solutions, for resurfacing of the pool decking, in order to ensure that the work was completed before the start of the pool season. At the time of the May meeting, uneven slabs had already been leveled, and the resurfacing work had begun. Due to the extensive work involved in the resurfacing, installation of the security camera system had to be postponed until after the pool renovations. The Finance report for the month of April showed expenditures of almost $20,000, with the bulk of the money going to pool, clubhouse and general grounds maintenance. Andy Armstrong, with C.A.M., noted that Canady & Canady P.C., Certified Public Accountants, had been hired to perform an audit of the HOA’s books. Copyright © 2014 Peel, Inc.

Representatives of the firm will go to the office of C.A.M. to review CATN’s account. Mr. Armstrong also reported that the draft of the revised bylaws had been sent to an attorney for review. Summer Quarterly HOA Meeting: The Summer Quarterly HOA meeting of 2014 was held on Thursday, June 5, 2014. In his security report, Deputy Sam Orta reported that there were no incidents during the month of May. He attributed this in part to the vigilance of Terra Nova residents noting that he had received quite a few calls from residents reporting suspicious vehicles driving through the neighborhood. Director Cariss (Recreation) reported that pool resurfacing had been completed and that pool awnings would be put in place during the week of June 8th. She noted that since pool tag issuance was going slowly, she has placed a clipboard with pool tag forms onsite with the lifeguards. Residents without tags can complete the form at the pool and use the pool for the day. The completed forms are collected and the tags are then distributed, so the resident can continue to access the pool. Director Breed (Clubhouse) reported that the cleaning service is not performing satisfactorily and requested permission to obtain bids for a professional cleaning service. She also presented the Board with are revised draft of the Clubhouse rental agreement, which requires a $150 deposit from all users (pro bono and paying users) of the clubhouse. The deposit will be returned, provided that the clubhouse is left clean and undamaged. Following discussion of the issue, the Board approved the revised rental agreement. Lastly, Director Breed noted that pending clarification of a few outstanding issues regarding camera warrantee, she expects that the contract with Central Security Group for security monitoring would be signed soon, and the cameras installed. Director Giovanangelo (Trash and Maintenance) reported that that deed restriction violation letters are being sent to homeowners, who are not bringing their garbage and recycling bins in after trash pick-up. In addition, arrangements were made to print the deed restriction pertaining to trash containers in the July newsletter. JUNE June Yard of the Month honors go to Linda and Sam Orta of 18030 Deepbrook Drive. The yard of this lovely house is well manicured and healthy. The flowerbeds, which contain a mixture of shrubs, sago palm, caladium and seasonal annuals, are neatly outlined and not overgrown. Thank you for the care you take in maintaining your property.

DIRECTOR’S CORNER Members of the Board of Directors have received numerous complaints concerning trash/recycling cans and bags being left in view. More and more residents are putting their cans and bags out too early and not putting them away following trash pickup. The Directors would like to remind all residents of deed restriction (3.7), which pertains to trash. Please take a few moments to read through this deed restriction. Section 3.7 TRASH CONTAINERS/YARD CLIPPINGS: No garbage or trash shall be placed or kept within the subdivision except in covered or closed containers. No open burning of trash, garbage or open fires of any kind shall be permitted. Recycling bins, if allowed by the subdivision’s then current waste contractor, shall also, be allowed. In no event shall trash container, recycling bins or yard clippings be maintained on a Lot so as to be visible from any street, except to make the same available for collection and then only the night before and day of such collection. In layman’s terms this means: Please do NOT store your trash/recycling cans within view of the street. Please put your cans away the day trash and recycling is picked up. Do NOT put your trash-recycling cans out for pick more than 24 hours prior to pick up. A pdf copy of the deed restrictions is available at the Terra Nova website (terranovatx.org). Deputy Orta informed the Board that after a period of time, cars with expired registration stickers are considered “abandoned vehicles” and as such they could be ticketed and eventually towed. The Finance report for the month of May showed expenditures of over $50,500, with the bulk of the money going to pool maintenance (slab leveling and concrete resurfacing), insurance, and playground and general grounds maintenance. The attorney for the HOA was present to go over the draft of revised bylaws. Discussion of the revisions took place during closed session. The Recipe Box Susan Tsujimoto, Editor It’s summer time!!! and sweet Texas peaches abound! This easy cobbler recipe, which comes by way of Southern Living (for recipe and video see: http://www.southernliving.com/food/entertaining/easy-peach-cobbler-recipe-video), would make a perfect dessert to finish off your Fourth of July celebration.

Easy Peach Cobbler Ingredients: • 1/2 cup unsalted butter • 1 cup all-purpose flour • 2 cups sugar, divided • 1 tablespoon baking powder • Pinch of salt

• 1 cup milk • 4 cups fresh peach slices • 1 tablespoon lemon juice • 3/4 t ground cinnamon • 1/4 t ground nutmeg

Preparation: 1. Melt butter in a 13- x 9-inch baking dish. 2. Combine flour, 1 cup sugar, baking powder, and salt; add milk, stirring just until dry ingredients are moistened. Pour batter over butter (do not stir). 3. Bring remaining 1 cup sugar, peach slices, lemon juice, and spices to a boil over high heat, stirring constantly; pour over batter (do not stir). 4. Bake at 375° for 40 to 45 minutes or until golden brown. 5. Serve cobbler warm with a big scoop of vanilla ice cream. Also good served cool.
