CATN HOA MEETING REPORTS

August Regular HOA Meeting The regular HOA meeting for the month of August was held on Tuesday, August 14, 2014. Neighborhood security and clubhouse maintenance/repair were the two primary topics of discussion at the meeting. Deputy Sam Orta reported that police had responded to a home alarm on Dunleith. Perpetrators had broken the glass in the back door to gain entry into the home. The owner reported that nothing had been stolen and believed the alarm/motion detector likely scared-off the perpetrator. Deputy Orta also reported on an incident of car vandalism, which was the result of a domestic dispute. Director Breed (Clubhouse) obtained four bids for replacement of the windows. Wonderful Windows and Siding had the best bid, at a cost of $4,400. In addition, they are bonded and insured and offered a lifetime warranty. A motion was made to accept the bid of Wonderful Windows and Siding, contingent upon their references being contacted and verified. Director Breed was still in the process of obtaining bids for plumbing and insulation repairs. Anne Birkhead pointed out that a few years prior, it was budgeted to have the pipes replaced, but the work was not done. Director Breed stated that she would look

into this when obtaining the plumbing bids. The roof will be looked at by Seaback Roofing for no charge. Director Giovannangelo (Trash/Maintenance) reported that the breakers in the Clubhouse had been looked at by the electrician and were found to be in working order. However, it was suggested that a vent be added to exhaust heat from the room in which the breakers are located. Director Cariss (Recreation/Pool) noted that the Labor Day pool party, run by the Water Board and Pam Marrs, would be held from 11:00 AM to 2:00 PM on Monday September 1, 2014. Following the party, the pool will close for the season. The Directors also decided that next year’s pool contract (maintenance/lifeguards) would be opened up for new bids. Also, as a matter of precaution, the Directors decided that Constable Orta should be made aware of all future Clubhouse rentals. With regards to the upcoming Holiday season, Director Cariss found it cost prohibitive to hire an installer and “rent” their decorations. She requested funds to purchase new decorations and signage. The matter was put on the agenda for the next the next meeting. Treasurer Newman reviewed the financial statement for the period ending July 31, 2014. Several areas were over budget: streetlights, $1000, pool expenses, $3,500, clubhouse maintenance, three times over projected expenses. Andy Armstrong, CATN’s community liaison with Community Asset Management (CAM), was asked to look into several other questioned expenses. Mr. Armstrong informed the board that CAM would be switching from Amegy Bank to Union Bank. This switch would provide more services to the residents and the HOA, including the ability to pay the HOA annual assessment online. Mr Armstrong also requested that the Directors review and return the draft of the revised bylaws by August 18, 2014. (Continued on Page 2)
