Happy New Year! I hope you enjoyed the Holidays and I would like to wish you all Healthy and Happy New Year! Our Holiday party was a huge success! Thank you to all who came to help us celebrate the end of the year. A special thanks to our Social Committee Chair, Charlene Casillas and her team of elves that helped decorate the clubhouse, prepare food and clean up. If you have made a New Years resolution to meet your neighbors and get involved in the community, please check out the social committee news and events page for more information. We have lots of free neighborhood activities that are worthy of your attention and if you would like to start a group or activity that is of interest to you please let Charlene know and she will help you promote it. During the end of December we made some repairs to broken walls along the clubhouse parking lot and in Mount Bonnell Cove. We are moving forward on the repair of our wall along Twin Valley Drive that collapsed in the October storms. I don’t have a schedule for the repairs just yet but hope it will begin soon into the New Year. The Annual Meeting of the Members for the Association is scheduled for February 17th, 2016 and we will be electing 3 seats on the Board of Directors. We will likely be losing one or more directors this year. Anyone who would like to serve the community on the Board of Directors is encouraged to send in a nomination form by January 4th. The nomination form was published in last month’s issue of the newsletter or contact Jesse at the clubhouse. Please consider serving. A background in accounting and/or legal matters is a plus and would complement the talents of the

existing Board. After serving the past 4 years, I can say that I am proud of the job done by the current Board. They have managed our neighborhood and its assets with a conservative, long term approach. Nominations are due January 4th and ballots will be sent out shortly after that date. Please return your proxy immediately so we can verify we have a quorum. We are also looking for a newsletter editor to help oversee the publishing of the Cat Mountain View. You would work with the Communications Committee and publish a simple 4-8 page newsletter every month. Our publisher Peel Inc. actually does the publication work; we just have to organize the content for them. Typically it consists of the social (wine, book, yoga, tennis) information and presidents message along with information from the manager. If you have any interest in helping out please contact Jesse. Don’t forget you can stay updated on happenings in the neighborhood via our “Cat Mountain Community” FaceBook Page or by joining our neighborhood on NEXTDOOR. com. There is good local information as well as police related information available to you on the site. Lastly, I would like to thank all the board members who have worked with me all year to maintain the quality of life here in Cat Mountain Villas. The 2016 election ballots will be distributed by mid-January and we would ask that you please return the proxy a soon as possible so we can meet our quorum. 2016 Maintenance Assessment (Homeowners Dues): The 2016 Coupon Books were sent out in early December. The coupon book is for homeowners that are not using online payment method to pay their homeowner dues. Please let the Manager know if you did not receive your coupon book by calling the office at 512451-3884 or email at cmhoa@sbcglobal.net. Note: Homeowners that are now paying online will continue unless they change their payment method. Walls and Street Repairs: We are moving forward on wall repairs along Twin Valley Drive. Hope to begin early 2016. We are also working with vendors to make street repairs along many of the private roads in the Cat Mountain Villas. Trees: If you see trees that interfere along the sidewalks or roads, please let the manager know. Dogs: There has been a recent increase in the amount of feces noted around the sidewalks and trails. Please pick up after your dog while walking. Someone has been leaving red bags next to, on top of and sometimes inside mail boxes; this is just disrespectful of others. In the last case it is a federal offense. There have been numerous complaints about dogs barking late at night after 1:00AM and around 4:00AM to 6:00AM. Specifically the dogs are in the Fern Hollow, Balsam Hollow And Mount Bonnell Road. One dog in particular is often locked in the garage and barks incessantly during the day. If you put your dog outside please monitor them, if needed we can start fining homeowners who violate the HOA Covenants. Tennis Courts: As the weather cools off, we have a group of players interested in getting together on Sunday mornings. Please check out the social section for more info. Tennis court keys are available from the manager for a $10 deposit. Swimming Pool: The pool is closed for the season. We planning to do some minor maintenance around the pool area this winter and it should be in great shape for the spring. Environmental Control Committee Productive Year for the ECC—Our Environmental Control Committee This has been a busy year for the members of the ECC! Our charge from the Bylaws includes the review of all planned improvements made on homeowner lots—houses, yards, landscaping, alterations to existing homes and also approval of new construction. (Requests for changes to the common area go directly to the Board of Directors rather than to our committee). Some of the projects that have been reviewed and approved this year have included the following: • new decks/deck modifications, as extensions • new garage doors or color changes to existing doors • solar panels (many neighbors are making this investment) • fences—new, modified, repairs • walkways and handrails • new screened porches • new roofs • repair of extensive water damage to the exterior of homes (unfortunately from all the rains) • new construction homes • landscaping • lightening rod systems to the roof (some have had lightening strikes in our area) • playscape addition • color changes to the exterior of houses The Project Approval form can be found on the Cat Mt Villas HOA website under the HOA Guidelines > Lot Improvements menu and includes a one-page form that can be completed and scanned to our Association Manager, Jesse Chargualauf. The ECC meets twice a month (lst and 3rd Mondays). We offer neighbors within 200 feet a chance to weigh in on planned changes/ improvements—they are given 2 weeks to respond in writing to the ECC. However, your talking to your neighbors in advance of your improvements can really make this go faster if they communicate their okay to the ECC within a few days. Many thanks to the current ECC team: Angela Clark, PhD, Chair; Ed Gardner; Joanie Arrott; John Wolfe; and Elise Bright. Lee Blanchard has served as a consultant on several projects, and the ECC is staffed by Jesse, our Association Manager. 4

We will be voting on three open Board positions…we are looking for talented folks to guide the HOA in the coming years. We will review the past year’s financials, discuss the activities of the year and give guidance to where we are headed and the challenges we face. We are looking for volunteers to help with the social committee, welcoming committee, communications committee (social media, website, and newsletter), environmental control committee. Refreshments and dessert will be served.

HOLIDAY PARTY REVIEW We had a great turnout for the Holiday party with over 75 residents in attendance. I would like to thank our volunteers who graciously step up each year to help setup, decorate, cook and clean. Elves such as Bryan Harter, Jesse and Gay Chargualaf, Marc and Gail Dully, Lisa Castillo, Faye Van Haren and Dr. Angie Clark are truly appreciated! We were fortunate enough to collect a number of items for the animal shelter and would like to thank Gail Dully for acting as our liaison to the charity. Please see the enclosed calendar for all upcoming events in 2016. Hope all residents continue to come out and help build our neighborhood into a thriving community! WINE SOCIAL Thank you to Laurie Gamble & Michael Ibison for hosting a wonderful “Welcome to America” wine social last month. Over 25 Cat Mountain residents took part in a potluck honoring Michael for receiving his American Citizenship and many delicious American Wines were sampled. Due to the holidays the Wine Socials will be on hiatus in January but will pick back up in February. Please see the next issue for more
