Ranchthe From Record Association Office Message from the Board Dear Steiner Ranch Residents, The 2018 SRMA Board of Directors are working very hard and going the extra mile in volunteering beyond monthly board meetings. Transition from self-managed to professional management is progressing and hope to be completed in few weeks. The SRMA Board has also completed the 2019 budget and special projects workshops. All SRMA Board members have taken initiative and showed significant interest in various mega projects and key functional areas as outlined below: Treasurer Amy Colton and Director Lawrence Spinetta - Audits, Board Budgets, Actuals and Financial oversight as well as renovation of the Lake Club.

They will continue to develop the vision in their respective areas and guide the Board in bringing above critical projects to fruition. There are many other minor to medium projects the we will continue to focus on throughout the year. We will also be sending out a survey soon for the purpose of collecting the Community input. As your servant leader, I will continue to work with each one of the Board directors, staff leadership, residents and provide input and collaborate across all projects / initiatives. Ranch Record HOA Communications: Your Source For HOA Information The HOA utilizes several communication tools to keep residents informed. Want to know about upcoming community events? Need information about facility availability or pool schedules? Unsure about Association rules? This information and more is available to residents via the HOA website at steinerranchhoa.org. The HOA also publishes a monthly community newsletter and communicates HOA event information on the only Facebook page affiliated with the Steiner Ranch HOA @ Steiner Ranch HOA events. How to stay informed: New Resident Portal from GrandManors and the HOA website Both the GrandManors portal and the HOA website can be found at www.steinerranchhoa.org.

The HOA website as well as the new GrandManors portal provide a wealth of useful information, including: - Homeowner documents such as community rules and regulations, by-laws, financial documents, architectural guidelines, and more - Architectural modification request, variance request, pool addendum and greenbelt addendum forms - Community boards & committee information - Board meeting agendas - Recent community announcements - Facility availability and reservation request link - Pool schedules - Upcoming community events, programs and meetings - Neighborhood organizations - Report a problem link - Contact information for HOA staff & SRMA and SRROA Board of Directors. The HOA offers a host of events tailored to meet the interests of our homeowners and our Facebook page is an excellent resource to find out what we have planned. Holiday Decorations As you plan your outside decor for the upcoming holidays, please observe the following Steiner Ranch rule regarding holiday decorations on the exterior of your property: Holiday decorations (excluding Christmas) may be put out up to fourteen (14) days in advance of the holiday in question. Decorations must be removed no later than seven (7) days after the holiday. Christmas decorations may be put out beginning November 1st and must be removed by January 15th. Have a wonderful holiday season!

Thanksgiving Trash Pick-Up Schedule

Mailbox Kiosks & Community Marquee Monthly board meeting dates and times are posted at the community marquee at the entrance of the community on Quinlan Park Road. Various community information and events are posted at mailbox kiosks.

Trash & recycling pickup during the week of Thanksgiving will be as follows: If your regular trash pick-up day is Monday, Tuesday or Wednesday, then your service will remain unchanged. If your regular trash pick-up day is on Thursday, then your pick-up day during the week of Thanksgiving will be on Friday, November 23rd. If your regular trash pick-up day is on Friday, then your trash service will be on Saturday, November 24th.

Ranch Record Green Waste Pick-Up Happening In November Green Waste Pick-Up: Texas Disposal Systems (TDS) will provide Steiner Ranch residents with a seasonal green waste collection pickup (bagged leaves, brush, limbs and other yard waste) during the week of November 12th, 2018. To participate, residents may place up to 20 thirty gallon paper bags of green waste at their curb on their designated trash pick-up day during the week of green waste pick-up. NOTE: Green Waste materials are composted and therefore must be bagged in paper bags. Plastic bags will not be picked up. Bulky Waste & Bundle Pick-Ups: Residents may schedule free bulky waste and/or bundle pick-ups twice per year by calling TDS. Bundle pick-ups may include tree, shrub, and brush trimmings; newspapers or magazines securely tied together, not exceeding 4 feet in length or 40 pounds. Bulky waste pick-ups consist of large pick-up items such as sofas, refrigerators, water tanks, etc. Call TDS at 512-329-1752 to schedule individual pick-ups.

Reminder: Aside from scheduled green waste pick-ups and individually scheduled bulky waste/bundle pick-ups, TDS will not pick up items/bags left outside of trash containers, unless bags are tagged with TDS trash tags. Tags are available for purchase, by check, at the HOA office for $2.50 per bag. Additional trash/ recycle carts may also be ordered directly from TDS.

Jenny, Hygienist Jenny has been a hygienist of 10+ years. She has been in the pediatric field for 6 years and enjoys working with kiddos. She also goes out in the community and teaches children to take care of their teeth.

EJ , Dental Assistant EJ has been an RDA for 15+ years. He has been the lead assistant at Rising Stars for over a year and a half. EJ started assisting in general dentistry but learned that working with children is his calling.

Danielle, Office Manager Danielle is currently the office manager at Rising Stars. She has been in the dental field for 6 years and in the medical field for 10+ years.

Dominque, Dental Assistant Dominque has been in the dental field for 2 years. She has currently worked at Rising Stars Pediatric Dentistry for 3 months. She also has been a RDA for more than a year and a half and loves working with kids!

Deborah, Dental Assistant Deborah has been an RDA for 28+ years. She has worked in different types of dental field and really enjoys working in the pediatric field. Working with children brings joy to her day.

The event will begin at 8:00am on Thanksgiving Day at Towne Square, and will feature a 5k and Kids Fun Run. Run in a Turkey Costume for a chance to win a $50 gift card. Ranch Record Steiner Activities & Events Protect Your Home Against Wildfires:

Some Tips from the Steiner Ranch Firewise Committee Steiner Ranch became a Firewise Community in 2013 in the wake of the 2011 Steiner Ranch fire. That wildfire destroyed nearly 25 homes in Steiner and was one of over 30,000 wildfires in Texas that year. Firewise Communities are designated as such because of efforts made within the community to "harden" homes against the risk of fire. Did you know that most home fires during a wildfire are caused not by the wildfire itself but by embers from other burning homes? Wildfires tend to burn quickly whereas homes burn for hours, sending large embers through the air. Those can land on nearby homes but can also travel for miles. There are many simple thing homeowners can do to reduce the risk of their homes catching fire during a wildfire. - Don't store flammable items around the exterior walls of your home, such as lumber, firewood, old fencing, wood palettes, etc. - Trim bushes so they are at least a foot from your exterior walls, 10 feet below soffits and 2-3 feet below windows. Heat from burning shrubs can cause windows to shatter and allow embers to enter your home. - Mulch is made from wood and is therefore highly flammable. If you choose mulch for your beds, create a 12-18 inch "barrier" of rocks or gravel between the mulch and your home's exterior walls. - Keep your gutters and roof clean and free of dry, flammable materials such as dead leaves and branches. - Dry, worn wood decks are highly flammable and provide an easy place for embers to land. Routinely seal or paint wooden decks to prevent embers catching fire. When replacing or building a deck, choose fire-resistant hardwoods. - Close any gaps on your home's exterior where embers can enter: vents, peeling roof tiles, soffits, etc. Cover any holes greater than 1/8 inch with fine metal screening. - Trim trees on your property, cutting off any branches below eight feet. - Any tree branches that hang over your roof should have at least three feet of clearance. - Trees are unlikely to burn in a wildfire and are highly fire resistant. Tree canopies provide cover that helps to prevent brushy undergrowth. If you want to make sure your house is as fire-resistant as possible, the Firewise Committee can perform an inspection of your home's exterior to let you know what changes you can make to "harden" your home against fire. Volunteers are always needed on the Firewise Committee and Boy and Girl Scouts are welcome to serve and plan projects as part of earning their Gold or Eagle Awards. Ranch Record Steiner Activities & Events News from the Trails Committee Submitted by Eric Morton

Fall is one of the best times to get out on the beautiful trails of Steiner! We hope that most of you know about our twice-monthly hikes that are posted on Facebook (Steiner Ranch Trails Committee). We plan to have a “regular” trail hike on the first and third Sundays of the month. However, the meeting time, the meeting place and occasionally the actual date may vary due to commitments of the leaders so please check the trail committee pages and the HOA pages for the actual announcement. This is great way to explore “new-to-you” trails. October’s second hike was on the newest trail of our subdivision Mustang Loop - which was primarily an already existing trails, some of them used by our heroic firefighters during the 2011 fires. It is an awesome trail, much less rocky than the average Steiner Ranch trail, and right behind the John Simpson activity center. In addition to our Facebook page, we have several informal groups on the “GroupMe” app. One group is dedicated to Steiner Ranch mountain bikers, and one group for hikers, so that you can find people to hike or bike with. Have you heard of our monthly maintenance days? They are the fourth Sunday of the month - mornings during the hot months and afternoon during the so-called “cooler” months. Our trails are not maintained by the HOA, so it is all volunteers going out on a regular basis. No, there are not magic fairies that maintain our trails. We

appreciate all the help we can get, even trash pickup. These are also great opportunities for high schoolers that are looking to fill their volunteer hours with an outdoor activity. I chat with a lot of people that I run into on the trails. It is amazing how many people get out and use them and it is always nice to hear the feedback on the newer trails that have been developed and all of the work put into the sign project. Ranch Record Steiner Ranch Cycling News Do you remember what got you hooked on cycling? Was the freedom, the speed, maybe the smells? This fall we invite you to go back to your roots and ride simply for the sake of riding. The Steiner Ranch Cycling (SRC) members are people like you who ride bicycles for recreation, fitness and sport. There is no cost to ride, and we welcome new riders. SATURDAY RIDES On Saturdays we host open group rides, currently starting at Cups & Cones at 7:30 AM & 8:00 AM. Our Saturday rides include advanced and intermediate groups. • The "Show and Go” ride can expect an energetic yet social 60+ mile ride and places an emphasis on training, bike handling, teamwork and riding in a paceline. Average speed is typically 18-20 mph. Please introduce yourself if you are new to this ride. • Endurance Pace Group leaves at 8:00am paced average between 14-16 mph. Too often we get suckered into taking riding seriously - maybe even a bit too seriously- and that’s why this ride is different. The purpose of this group is to have fun and get a good fat burn workout. You can be new to cycling or just looking to get back into it. We are going to do our best to make this a NO DROP ride but you are expected to have some basic level of fitness. (rotating locations) The group will leave Cups & Cones at 7:30 AM and will target some not-too-far coffee shop for some espresso, pastries, and socializing. The ride will average around 17 mph and should be perfect for those looking for an easier and more relaxed alternative to our Saturday rides. Note that you should be able to ride the 38-50 miles at average pace for the whole ride. Red Giants Masters Swim takes place right here in Steiner Ranch for residents 18+ years’ old and who want to get more proficient in their swimming. Levels of swimmers range from beginner to advanced. Now through the end of the year, we will be working on FREESTYLE technique. Make your own goals, and we will help you get there. With a combined 55 years of swimming experience, our coaches are excited to work with you. Ranch Record The City of Austin: No-Kill for Pets and Wildlife Alike Submitted by Sarah Whitson, Austin Animal Services -Animal Protection Officer- Wildlife The City of Austin does not remove or relocate healthy native wildlife. Instead, the City of Austin’s Animal Protection Office works with residents to provide tailored, humane, and long-term solutions to resolve conflict. See below for tips on coexisting with urban wildlife: Don’t Give Them a Reason (Preventative Measures) • Use tight sealing lids on garbage, recycling, and compost receptacles • Keep extra garbage inside until collecting day • Keep barbecue grills clean • Pick up fallen fruit and nuts from trees • Feed pets indoors o If pets must be fed outdoors, feed at set time during the day and remove leftover food • Feeding wildlife and feral cats can attract coyotes. In addition to coyotes eating the food itself, mice and other animals will be drawn to leftovers, which can subsequently attract larger predators Adopt Best Pet Safety Practices • Monitor small pets when outdoors • Provide secure shelters for poultry or other animals living outside • Avoid using extendable leashes; walk dogs on leashes that are 4-6 feet in length • Avoid letting dogs explore vegetation that you cannot see through • Haze coyotes: coyotes are not strictly nocturnal, but do not tolerate coyotes in roads, sidewalks, driveways, or yards during the day. You can influence the behavior of a coyote through a simple process of negative reinforcement called hazing. Doing so will help it relearn to avoid people during the day. To haze, be big and loud: Wave your arms, shout, use noisemakers, or throw non-edible objects in its direction (but not at it), or spray the animal with a hose. Water Conservation Now Means Lower Wastewater Rates Year-Round Contributed by: WCID 17 It’s now time for WCID 17 to remind customers to conserve household water use again for upcoming winter averaging. Your water meter measures your monthly water use, but there is no meter on your wastewater line. Winter averaging provides WCID 17 a measure that represents the wastewater volume discharged. WCID 17 averages household water usage each year during the billing cycle that begins mid-November 2018 and goes through the meter readings ending with the mid-February 2019 reading. These months are the basis for determining the amount you are billed for monthly wastewater service beginning in October 2019, just as last year’s winter averaging went into effect with October’s billing. This period of time is used since water usage during these winter months is generally only inside household use, and it's a good measure of the volume sent to the wastewater system. WCID 17 began the new fiscal year of 2019 on October 1, 2018. WCID 17 customers will notice a change in their wastewater monthly fee beginning with the invoice mailed out October 24, 2018. This change reflects the winter averaging of household water usage from the billing cycle that began mid-December 2017 and lasted through the meter readings of mid-February 2018. For those customers that did not have usage during this period, the wastewater average will be set at a default wastewater average, which is 8,000 gallons per month for residential customers. A customer must have at least 60 consecutive billing days of water usage for a calculated wastewater average. Minimizing your water usage during these months can lower your wastewater costs every month of Fiscal Year 2020. Remember, some ways to conserve water are to irrigate minimally through the winter months, wash only full loads in the dishwasher and washing machine, take shorter showers and fix leaky toilets and faucets. Conserve water over the winter and save money all year.
