CANYON GATE AT NORTHPOINTE OWNER’S ASSOCIATION BOARD OF DIRECTORS MEETING MINUTES APRIL 25, 2019

Homeowner Input: There were four (4) residents in attendance. Resident discussions included complaints regarding loose dogs and owners without dogs on a leash, extra newsletter copies for the office, loose speed bumps, deed restriction enforcement time to repair, speeding in the community, if the loan payment is included in the preliminary reserve study and if there is enough funding for maintenance of the private streets. An article will be placed in an upcoming newsletter to remind owners that loose dogs are not only against the deed restrictions, but also against the law. A work order will be submitted to repair the speed bumps. The response time for deed restrictions in per the Texas Property Code. Owners can contact the office and request additional time as also advised in the notices. The questions raised regarding the reserve study will sent to Association Reserves for a response and update if needed. Call to Order: Lee Stubbert called the meeting to order at 6:53 p.m. Lee Stubbert, Mike Roper and Patrick Kennedy were in attendance. Sherry Carthane and Greg Creel were unable to attend the meeting. Also in attendance were Deputy David Enstrom, Association Manager, Tally Jenkins, CMCA, AMS, PCAM and Anna Johnson, HOA Assistant. Adopt Agenda: Upon a motion by Patrick Kennedy, seconded by Mike Roper the Board unanimously adopted the agenda. Minutes: Upon a motion by Mike Roper, seconded by Patrick Kennedy the Board unanimously approved the minutes of the February 21, 2019 meeting as presented. Copyright © 2019 Peel, Inc.

Sheriff’s Report: Deputy Enstrom reported there were was 1 burglary of a motor vehicle, 3 criminal mischief and 1 broken window reported. Financial Reports: Tally Jenkins reviewed the Financial Report for the month ending March 31, 2019. Upon a motion by Mike Roper, seconded by Patrick Kennedy the Board unanimously accepted the financial report as presented. Manager Updates: Tally Jenkins provided community updates as follows: a). Introduce new Administrative Assistant – Anna Johnson. b). Current deed restriction violations (804 open violations. This list also includes multiple violations at individual addresses) b). Spring Garage Sale – April 27, 2019 c). Pool Opens – Weekends beginning May 4, 2019 d). CPR & First Aid Class – There was not enough registrants to hold class. Will reschedule. e). HCSO Educational Programs – Working on date to hold class f ). New Resident Class - Date to be announced when determined. g). Ziploc bags for Kids Meals – Collecting sandwich bags until June 1st. h). Reminder that any announcements (including graduation) should be submitted to office no later than May 5th to be included in the newsletter.
