PELOTON COMMERCIAL REAL ESTATE AUSTIN Peloton Austin opened in 2013, with decades of combined experience in the Austin commercial real estate market. The Peloton Austin portfolio is currently made up of approximately 5 million square feet of leased and/or managed properties. Our people have received recognition from the business community, including: American Graphic Design & Advertisting Awards Austin Business Journal’s Heavy Hitter Awards CoStar Power Broker Awards
LEASING We credit our proven track record to our skill at being: STRATEGIC. We carefully craft a specific marketing and leasing program for each asset, based on the owner’s goals and objectives, market condition and project positioning.
CREATIVE. We think outside the box, using innovative concepts to make property tours memorable and bring each deal to fruition.
INSIGHTFUL. Expertise in every submarket allows us to recognize opportunities others might miss and leverage relationships to the benefit of our owners.
PRO-ACTIVE. We play OFFENSE — leveraging technology, accountability and aggressive canvassing to expose each asset to the maximum number of leasing prospects.
EXPERIENCED. We believe that staffing each assignment with senior-level talent gives Peloton — and Peloton clients — the edge on project tours, in formulating lease proposals, in deal pursuit, during lease negotiations and throughout occupancy.
PROPERTY MANAGEMENT On a day-to-day basis, our management team is tasked with preserving, protecting and enhancing property according to sound operational principles. But we see our real mission as a larger one of maximizing the value of property owners’ investments. That’s why we work closely with owners to understand their investment objectives and then formulate plans to achieve those objectives.
PELOTON COMMERCIAL REAL ESTATE HEADQUARTERS Peloton opened its doors in 2002, with decades of combined experience in Dallas/Fort Worth commercial real estate already behind us. Our track record attests to a talent for spotting potential, the result of more than 65 years of combined experience in real estate development, investment and asset management across a broad spectrum of asset classes.
Peloton professionals have experience and a deep track record in all aspects of the acquisition and development process including specifically project financing (equity and debt), market and product identification, planning, acquisition and development process management, asset management and property management. The combined experience of Peloton principals in the acquisition and development of commercial real estate totals approximately 5,000,000 square feet of office and industrial space and 4,500 acres of mixed use master planned commercial and residential communities.
CONSTRUCTION MANAGEMENT
While some companies do little more than obtain a bid from a handful of contractors, we carefully consider all aspects of the client’s project. Then we draw from our experience and relationships with dozens of industry professionals to assemble the right team for the project’s specific requirements. Peloton’s hands-on approach and established processes ensure that both the initial design and all phases of construction are completed in the most cost-effective manner. At every step of the way, we protect our client’s asset as if it were our own. Peloton’s construction management services include:
Design assistance Competitive bidding Cost tracking Project documentation Code compliance resolution Frequent site visits
DUE DILIGENCE
As a natural extension of our expertise in asset management, Peloton professionals are adept in underwriting and advising clients on the acquisition and disposition of their properties. Services we provide on behalf of institutional and entrepreneurial clients include:
