Can I use my RRSP to buy a Home? The short answer is yes . . . The Canadian Home Buyers Plan (HBP) is a way to borrow from your RRSP in order to come up with a down payment for your first home. In case you aren’t familiar with the HBP, let’s start with the fact that it allows a first-time home buyer to borrow $25,000 from your RRSP tax-free. If you or your significant other have owned a home before you cannot access this plan. If neither you, nor the significant other you are purchasing a home with (if this is the case) have ever owned a home, each of you can withdraw $25,000 from your respective RRSPs in order to come up with a down payment. The semi-catch is that you have to pay back that $25,000 over the next 15 years – it’s not “free money” or anything crazy like that.

Eligibility Conditions for the HBP You have to be a first-time home buyer (or buying a home for someone who is disabled). You must enter into a written agreement to buy a home or build a home (offer of purchase). Getting a preapproval from the bank doesn’t cut it. You have to be a Canadian resident (not necessarily a citizen – and citizens don’t automatically qualify). You plan to use the home as a principal residence (not for rental income). This is the big one: you cannot own the home for more than 30 days before the withdrawal takes place. You have to have money in your RRSP and it must be in your RRSP for at least 90 days before you take it out.

When selecting new windows for a home, appearance is often the first consideration. The initial cost is the next issue: Which window with your favored style will cost the least? By just looking at the outward appearance of a window it is hard to understand why one would cost more than the next. The cost of a window depends on durability and the quality it will bring to your home in the terms of being energy efficient. Windows are thermal holes. On average a home can lost 30% of its heat or air conditioning energy through its windows. Choosing windows that are energy efficient saves you money each and every month of the year. The higher initial cost can be offset because you will probably need a smaller, less expensive heating and cooling system. The lowered maintenance and replacement costs are another reason why choosing quality windows is the way to go.

What is Low E? Low Emissivity glass is a special type of glass that has been coated by a microscopic layer of metallic atoms, making the glass more resistant to heat transfer without affecting the look or feel of the window. No other coating has a greater impact on reducing heating bills and improving the overall comfort of a home.

How Does it Work? The Low E coating reflects long wave heat radiation off your window and back into your home, keeping the heat in. Because of this, the glass feels warmer and eliminates the cold, uncomfortable feeling by your windows during the winter time. This coating allows short wave heat radiation (solar) to enter in reducing heating costs. Low E is also known to reduce the amount of harmful UV rays entering your home that cause fading of interior finishes. 51
