We plan to provide a quarterly newsletter to you, giving you an update on the how the development is progressing and much more. This is the first of many, enjoy!
Progress Update
Work on site is progressing well, the groundwork has been completed, to the far-left hand side of the site nearest the canal, the ground floor slab has been installed and the bricklayers have been tasked to take up the masonry walls to the first floor.
Meanwhile, on the other side of the site, nearest the roundabout, the lifting and installation of the second-floor concrete slabs has been completed and part of the roof has been installed.
To the existing building, the perimeter scaffold has been erected and repairs to the roof has started, and the overhaul of the sliding sash windows, whilst internally there has been alterations to form new doorways.
Looking Ahead
For the next few months, planned progress is very much more of the same as the shell of the new apartment block to the rear of the site continues to be constructed, more bricks and blocks, more mortar and more craning!
To further assist in the distribution of the many 1000’s of bricks and blocks around the site, a second electric tower crane has been erected.
Continue to expect to see a steady flow of lorries bringing materials to site, mainly bricks and blocks. Towards the end of the year, look out for the first delivery of timber roof trusses, a sure sign of progress!
All work is progressing on site as per the programme and the development is scheduled to be completed in Spring 2024.

Neuadd Maldwyn is an independent living scheme, by ClwydAlyn Housing, in conjunction with Powys County Council. A development of 66 self-contained one and two-bedroom high quality apartments for rent, for individuals aged 60 years and over with an assessed Care or Support need. Priority will be given to residents of the Welshpool area or have close connections to the Welshpool area. Housing management and ancillary services will be provided by ClwydAlyn, whilst Powys County Council will take responsibility for the provision of the on-site domicilary care.

Application forms for the scheme will be sent out to you soon.
All applications will be reviewed and considered in consultation with Powys County Council and the relevant Health professionals, so there is no advantage by completing and sending in an application form too early, as your circumstances are likely to change and become out of date if sent in too soon.
Unique Interiors For Neuadd Maldwyn
Neuadd Maldwyn is a neo-Georgian Grade II listed building and was used by Powys County Council until 2021 and before that was the headquarters of Montgomeryshire District and Montgomery County Council. The building dates back to the early 20th Century and the conversion into an independent living scheme for older people will be carried out in a sympathetic manner retaining a wealth of its original features.
BPA Architecture have been working with us on the interiors for Neuadd Maldwyn. BPA Architecture are a firm of Architects who specialise in designing accessible spaces.
BPA Architecture: We like to design fresh, exciting spaces for residents to enjoy by looking closely at the surrounding context, which we use to develop appropriate themes within the buildings. We also try to ensure that there is clarity for people who have visual impairments or dementia to assist in their way-finding and to provide an environment which is stimulating to be in.
We have taken our reference from the original Council building and developed the grand entrance staircase highlighting the original features of the historic building. There is a reception point adjacent to the entrance where residents and visitors can enjoy a cup of tea or coffee whilst checking out events or meeting friends. There is also a lounge with TV area and cosy fireplace area nearby. The restaurant is located in the grand council chamber making an elegant backdrop for eating lovely food. The laundry opens directly onto the safe garden space.The multipurpose rooms occupy the rooms at the top of the grand staircase overlooking the front garden, calmly decorated, with a variety of furniture for different uses. The pamper bathrooms are a welcoming design where bathing will be a pleasure.
We refer to Neuadd Maldwyn as an independent living scheme for older people. It is also known as an ‘Extra Care Scheme’. What is extra care?
Extra Care is an innovative concept, offering the unique combination of an independent lifestyle backed up by on-site domiciliary care and support. Extra Care offers people the opportunity to live in their own fully equipped and self-contained apartment, safe in the knowledge that if they become more dependent or frail then care and support is right on their doorstep. Neuadd Maldwyn is NOT a Care Home, it is independent living with a Care Team onsite if required.
INDEPENDENT LIVING:
You will live in your own home with a secure form of tenure and your own front door. Domiciliary care is provided on an assessed need basis from a team which is on-site day and night.
You will be supported to keep your independence
