The Global Population Index (GPI) Deposit Bond is a fixed income investment providing an annual coupon of 5% and a bonus at the end dependent upon the performance of a non-market correlated index – the GPI. The bond lends to professional asset managers looking for a non-market correlated borrowing cost through asset-backed lending. Depending on the assets offered, up to 200% collateral value is required before financing is provided. Some types of assets are not readily tradable making it difficult for niche asset managers to secure bank funding in today’s market. They are able to utilise the GPI Deposit Bond as a source of funding that meets their needs.

european residential property bond

The European Residential Freehold (ERF) Property Bond was launched in 2007 as a ‘concept’ project. It invests in residential properties by acquiring the freehold of a property, using the Napoleonic laws on deferred acquisition terms. These types of contracts allow the previous owners to remain in the property, providing they make a pre-payment of the rent due for the contractual term. As a result, a property can be purchased at a discounted rate, where the difference is considered as pre-paid rental from the tenant. This can be extremely beneficial for tax-planning purposes in Europe. A FIVE YEAR TRACK RECORD The initial bond offering of €3m, issued at a price of €100 in 2007 has achieved audited returns of 11.4% per annum excluding management costs for investors. At the time of launch the freeholds of 16 properties were acquired for €2m, with a then-market value of €8.9m. Since then, contractual instalments of just over €1m have been made by investors. During this period, 5 of the properties have been sold and a further 2 are in the process of being sold. As a result, investors have so far received automatic redemptions approaching €1.0m – 30% of the initial investment – whilst holding bonds at a price of €164.
