Muck-up moments and hard-fought victories: The ups and downs of home improvement

I

t used to be, I only thought of Tim “The Toolman” Taylor when someone mentioned “Home Improvement.” Maybe HGTV or the “Property Brothers” would also come to mind. Well, over these last few months, the improvements have been on the other side of the TV screen – in my own house. Since starting renovations in my home in March, I’ve had my share of “Whaaa?” moments and a few self-satisfied, triumphant grunts à la Taylor; but, for the most part, it’s been a lot of work. A lot. To all the people who once gave me an apprehensive look or said, “Good luck with that,” I get it now. But I still think it’s been worth it. For anyone who might be considering tackling a home improvement project of your own, here’s a chance to learn from my series of muck-up moments and hard-fought victories. -A “quick and simple” project is about as elusive as a cat after bath time: it’s around somewhere... but good luck finding it. Gathering supplies in advance can cut down on the surprises, but don’t be surprised if a crucial tool is

nowhere to be found when you’re looking for it. It will show up two days later. -On a related note, no matter what you’re doing, everything takes time. Want to redo a bathroom before graduation in the spring? Now might be the time to start hemming and hawing over colors, fixtures, flooring, etc. It’s a universal law that it will take longer than you expect, and double that if you’re in a rush. -Also, leave time for life to happen, especially when taking on a long-term project. You want to go, go, go and get everything done as soon as possible – that’s perfectly understandable. Just remember, you still have to mow the lawn, keep up with work, or, maybe, you’re burnt out. Life keeps happening, and there isn’t much that can be done about it. -Costs add up. Fast. Those awesome, trendy drawer pulls that are “only $5 each!” aren’t as attractive once you remember there are 12 drawers. Try to plan out what is worth the splurge and where costs can be cut without sacrificing quality. A hint: thrift stores and salvage shops have plenty of supplies that are someone else’s extras or impulse buys, for a sliver of the price. Don’t be afraid to shine up or refinish an older

or used piece to make it your own. -Sheetrock/paint/saw dust gets everywhere. This might be a bit of a nobrainer, but I learned it the hard way. Whenever possible, move your stuff out of the way, use extra painter’s tape and be ready to vacuum like crazy. -Drop cloths, especially the canvas kind with a plastic backing, save you from the heart attack of tripping and spilling paint on the floor. -Accept that bad stuff happens, get over it and figure out a way to fix it. With the textured ceilings in my house, paint was all but guaranteed to get underneath the tape no matter how careful I was. Stressing wouldn’t be any help. Instead, I got paint that matched the ceiling and touched up where needed. Was it a pain in the butt? Totally. But the crisp-looking final product made it worth the effort. -Some jobs are better left to the professionals. Yes, you want to save money and do it yourself. You’re independent and you watched 20 minutes of how-to videos on YouTube explaining how to tile your own floor and shower enclosure. Depending on the project, you might be able to pull it off, but if things go sideways (or slide off, end up lopsided, the options are endless) it will be

more expensive to clean up the mess, replace the supplies and then bring in a professional. When it comes to home projects, hubris isn’t anyone’s friend. -When working with other people, don’t pay 100 percent up-front. It might sound cynical, but the “bad stuff happens” rule can be extended to anyone else working on a project. Hopefully everything will go smoothly; everything will be done carefully and right, on time and the first time. Honestly though, it

doesn’t always happen like that. If part of the bill is left to be paid, that leverage helps to ensure you don’t get forgotten. -Finally, in my opinion, it’s perfectly acceptable to brag, for a while, once the project is done. You worked hard – go ahead and show off! Post a picture album on Facebook, have friends over for a little shindig or give it a mention in your Christmas card. But once you’ve had that moment, let it go gracefully. Don’t be that person who is still show-

boating two years later. Also, give credit where it is due. Did Tommy pick the paint color everyone adores? Say it. Did Susie help lay tile? Include her. Nothing is sure to rankle your helpers more than taking all the glory. (So, thank you, Mom!). Home improvement is a lot more than TV shows, souped-up power tools and trips to the hardware store – it’s a chance to make your home more your own. Go ahead, take it.

Winterize your home to safeguard against harsh weather

A

utumn is a beautiful time of year marked by welcoming cooler temperatures and the natural beauty of leaves changing colors. Autumn also has a tendency to fly by, as if the powerful weather of winter simply cannot wait to make its presence felt.

With such a seemingly short time between the end of summer and the dawn of winter, homeowners know they don’t have too many weekends in between to prepare their homes for the potentially harsh months ahead. But such preparation, often referred to as “winterizing,” can make a home more comfortable when the mercury dips below freezing, while saving homeowners substantial amounts of money along the way. CLEAN THE GUTTERS Leaves falling in fall can be a beautiful sight to behold, but many of those leaves are likely finding their way into your gutters, where they can lodge and cause a host of problems down the road. If the leaves and additional debris, such as twigs and dirt, that pile up in your gutters are

not cleared out before the first winter storm, the results can be costly and even catastrophic. Winter rain and snowfall needs a place to go upon hitting your roof, and gutters facilitate the travel of such precipitation from your roof into streetlevel drainage systems. If gutters are backed up with leaves and other debris, then ice dams may form, forcing water to seep in through the roof. That damage can be costly and can even cause the roof to collapse inward in areas with heavy snowfall. Clean gutters throughout the fall, especially if your property has many trees, and be sure to check gutters one last time before the arrival of winter. TEND TO YOUR ATTIC Homeowners who have attics in their homes might want to add some extra insulation up there, especially those who recall feeling cold inside their homes last winter, which is often a telltale sign of improper insulation in a home. A good rule of thumb when determining if your attic needs more insulation is to look for the ceiling joists. If you can see the joists, then you need more insulation.

ADDRESS LEAKY WINDOWS AND DOORS Sometimes attic insulation is not the culprit when it comes to a cold home. Oftentimes, leaky windows and doors are the real bad guys in a drafty home. Fall is a great time to inspect for leaky windows and doors, as the wind outside can serve as your partner. When the wind outside is blowing, take a tour of your home’s windows and doorways, standing next to them to determine if there any holes or leaks that are letting outdoor air inside. If you notice any leaks beneath exterior doors, install some door sweeps to keep outdoor air where it belongs. Leaks around windows can be snuffed out with caulk or weather stripping. TEST THE FURNACE Homeowners typically do not devote much thought to their furnaces in spring, summer and fall. But with winter on the horizon, fall is the time to test the furnace to make sure it’s ready for the months ahead. Expect a somewhat foul yet brief odor to appear when starting the furnace. That odor should dissipate shortly, but if it does not go away, then your furnace is likely in need of repair. But even if

Prep the yard for

winter weather

I

t’s never too early to begin preparing your yard and outdoor living spaces for winter. Homeowners may be sad to bid farewell to the furniture and accessories of the fairweather season, but time is of the essence when prepping for impending ice and snow.

CLEAN PATIO FURNITURE Give cushions and structures a thorough cleaning and allow them to dry completely. Cleaning items before storing them for the winter saves time and energy next year when it’s time once again to set up the yard for recreation. If anything is damaged beyond repair, discard it and look for replacements during end-of-season sales when savings can be had. MOVE THINGS INDOORS The more items you can store in a safe and secure location, the better. Load the garage, basement or storage shed with outdoor gear. Leaving items out exposes them to the ele-

ments, and such exposure can cause rust, wear and damage. Flower pots and lawn ornaments also can blow around in winter wind or collapse under the weight of the snow, so collect these items and store them for the winter. Take out patio umbrellas and put them in the shed. If something is too large to move indoors, such as a barbecue or a pool filter, cover it with a durable tarp and secure it with rope. COVER DELICATE TREES Certain fruit trees may need to be covered for the winter. Covering protects them from subfreezing temperatures and helps ensure they will rebound in the spring. Also, delicate plants should be moved indoors, where they can survive in a heated home.

REMOVE WATER COLLECTORS Bring in or cover anything that may accumulate water, such as bird baths or kids’ toys. Water expands when frozen, and that means water trapped in any

ceramic, glass or even plastic vessel can expand and cause the container to crack.

CLEAN UP LEAVES AND DEBRIS Piles of leaves not only can suffocate a lawn and cause discoloration, but also can be attractive homes for rodents and insects looking for a warm place to spend their winters. Keep your yard neat and clean to discourage wildlife from taking up residence near your home. COVER VEGETABLE AND FLOWER BEDS The Farmer’s Almanac suggests watering perennials and flowering shrubs well in the fall. Once the ground has frozen hard, cut perennials back to 3 inches and mulch them with a thick layer of leaves. In the vegetable garden, all weeds and debris should be removed before the ground gets too hard, to eliminate overwintering sites for insects and disease. Gently till the soil to expose any insects; this will reduce pest troubles in the spring. Once most of

the garden soil is exposed, add a layer of compost. Cover particularly weedy areas with black plastic and leave it in place over the winter and into the spring to kill sprouting seeds. CARE FOR OUTDOOR PONDS If you have a pond on your property, remove any weeds around it and fish out any leaves from the water. Leaves will decay in the water and build up ammonia levels that can harm fish. If the pond is small, cover it for the winter. Also, start cutting back on feeding outdoor fish. These aquatic animals’ bodies begin to prepare for winter by slowing down metabolism. Continuing to feed them can harm the fish when the temperature drops. WRAP UP POOL SEASON It’s wise to close the pool and cover it before leaves start to drop. Otherwise you will have a hard time keeping the water clean. PLANT SPRING BULBS NOW Now is a good time to plan where you want to put spring bulbs. Once you have mapped things out, get the bulbs in the ground. Bulbs are relatively inexpensive and will provide that first punch of color when winter finally skips town.

Fresh herbs

all winter long

There was a time when a sedate sprig of parsley was what people thought of when fresh herbs were mentioned. Now, everything from arugula to watercress is available in many stores year-round. Indeed, our earth is blessed with a bountiful supply of aromatic herbs that can enhance even the simplest meals. From the robust soups and stews of provincial Italy, redolent with basil and oregano, to the elegant salads and sauces of classic French cuisine, with their subtle blends of chervil and tarragon, there are herbs or combinations of herbs to please every taste. For those on low-salt diets, fresh herbs can add the excitement needed to keep favorite dishes from becoming plain. Fresh herbs can be substituted for dried herbs when they are called for in recipes. A general rule of thumb is to substitute one tablespoon fresh for one teaspoon dried. Fresh herbs are usually not as strong, weight for weight, as when they are dried. The exception is a few herbs, classified as dominant, that are often equally strong when they are fresh. Rosemary and sage are sometimes even stronger when fresh than when dried. With dominant herbs, it’s not necessary to increase the amount used. 18

In addition to sage and rosemary, other herbs classified as dominant are thyme, oregano, savory and marjoram. Dominant herbs add a distinctive flavor of their own to any dish, but they can become overpowering. Many people confuse herbs and spices. Strictly speaking, spices are those exotic condiments brought from Asia, such as cinnamon, nutmeg and cloves. Most spices come from seeds or bark, and they are always dried. Herbs, on the other hand, are best when they are fresh and green. They can be dried, and often are, as a way to have great seasonings even in winter. But anyone who discovers the delightful appeal of fresh herbs may soon find their jars of dried ones gathering dust. Especially once they discover ways to have fresh herbs all year long. Here are a few ideas. WINDOWSILL GARDENS One method of having fresh herbs, even in winter, is to grow them in pots on a sunny windowsill. A parsley plant will often keep all winter, as will chives, rosemary and mint. Basil and marjoram will keep for several months, but eventually low light conditions will get them down. They also like warm growing conditions, so if your sunny windowsill is cold, they won’t be happy.

Oregano, thyme and savory are a little more tolerant, but eventually they may become a bit ragged looking if the winter drags on too long. Annuals like dill, coriander, chervil and fennel will grow from seed sown in September. They won’t re-grow after they’re harvested, so plan on seeding again in December or January if you want continuous crops. PACKED IN OIL Basil can be stored successfully if packed in oil. Choose unblemished leaves, wash them carefully to avoid bruising, and pat dry. Pack them tightly in a small jar (a pimiento jar is perfect). Cover with olive oil and store, tightly covered, in the refrigerator. It is time to discard them once the leaves start to turn brown, but they will often last several months. This method preserves both flavor and color. FREEZING HERBS Frozen herbs will have the same flavor as fresh ones, but they will lose their texture and sometimes their color. Because of that, frozen herbs are excellent for use in soups or sauces. To prepare them for freezing, simply wash and dry them and put them in freezer containers. An excellent way to freeze basil is to wash and dry the leaves and then place

them single layer on a cookie sheet and put that in the freezer. Once they are frozen, move them quickly to plastic tubs for longer term freezer storage. That way, you can take out one leaf at a time, if desired. Don’t be surprised if the basil turns dark when it’s frozen. It will still taste fresh. FRESH FROZEN HERB PACKETS One of the easiest ways to have that fresh herb flavor all winter long is to freeze the herbs in pre-measured amounts for use in sauces, dips, omelets or other favorite recipes. To do so, select the fresh leaves and tender stems of the herbs, discarding any woody stems. Wash the selected herbs and pat them dry. Place them in the center of a piece of aluminum foil and fold the foil into a small packet. Label the packet and date it. Store them in the freezer until needed. It’s not necessary to chop the herbs before packaging them. Instead, do that when you take them out of the freezer for use. They will be even easier to chop while they are still frozen. RECIPES Here are a few recipes that use fresh frozen herb packets. After you’ve tried these recipes, invent your own. Remember that by using fresh herbs you can drastically reduce the amount of salt and still have great flavor. BASIC DIP Herb Packet: 1/4 oz. dill leaves, 1/4 oz. chives, 1 sprig of Italian parsley and 1 leaf of coriander (cilantro) 6 oz. cream cheese 8 oz. sour cream 1/2 tsp. onion salt 1/2 tsp. lemon juice Salt and pepper to taste Chop the fresh herbs as soon as you take them out of the freezer. Mix all ingredients together. Let sit at room temperature for 1-2 hours. Refrigerate until ready to use.

BASIC TOMATO SAUCE (for one pound spaghetti) Herb Packet: 1/4 oz. basil, 1/4 oz. oregano, 1/4 oz. marjoram 16 oz. tomato sauce, puree or whole tomatoes (chopped) 1 clove garlic 1 Tbsp. olive oil 1 Tbsp. butter Salt and pepper to taste Pinch of sugar Chop the fresh herbs and garlic, and heat them in olive oil. Add remaining ingredients. If desired, add browned ground beef, mushrooms, or onions. Simmer 15-30 minutes. Serve over hot, cooked spaghetti. BASIC OMELET (SERVES 2-3) Herb Packet: 1/4 oz. chervil, 1 sprig French tarragon 1/2 to 1 cup chopped vegetables (onions, mushrooms, celery, etc.) 1/2 cup shredded cheese (white cheddar, Monterey jack, Muenster) 4-5 eggs (beaten with a whisk until frothy and seasoned with salt, white pepper and nutmeg) 3 Tbsp. butter Chop herbs and cook them with the vegetables in 2 Tbsp. of butter until just barely tender. In a large omelet pan, melt 1 Tbsp. butter. Add beaten eggs. Cook over low heat until only a thin film on top is uncooked. Add vegetables to half of the omelet and cover that with cheese. Fold the uncovered half of the omelet over the filled side. Let cook a few minutes, being careful not to brown the underside of the omelet.

BASIC SOUP (SERVES 3-4) Herb Packet: 1/4 oz. marjoram, 1/4 oz. oregano, 1/8 oz. summer savory, 2 bay leaves 1 Tbsp. olive oil 1 clove garlic, minced 2 potatoes, peeled and diced 2 carrots, peeled and diced 2 stalks celery, diced 8 oz. tomato sauce 1 qt. water Salt and pepper to taste Chop marjoram, oregano and savory and heat with the garlic in olive oil. Add bay leaves with the remaining ingredients. Simmer 1-1/2 to 2 hours. BASIC TURKEY STUFFING (ENOUGH FOR A 12 LB. FROZEN TURKEY) Herb Packet: 1/4 oz. marjoram, 1/4 oz. sage, 1/8 oz. thyme 1/2 to 3/4 loaf of whole wheat bread Bowl of milk 1/2 lb. bacon, chopped (optional) 6-8 stalks celery, chopped 1 medium onion, chopped 1 egg Salt and pepper to taste Fry bacon until brown. Add celery and onion and cook over low heat 20 minutes, stirring occasionally. If not using bacon, melt 1/2 stick of butter in the pan and cook the celery and onion as described above. Remove from heat and let stand. Soak the bread in milk, a few slices at a time. Squeeze the bread and crumble it into the cooked mixture. Add salt, pepper and chopped herbs. Stir in the egg. The mixture should be moist, not wet. Stuff the turkey and bake according to directions. Or, spoon into a well-greased baking dish and bake at 300 degrees for about 1-1/2 to 2 hours.

But it’s best to research such alternatives before you decide to replace your existing countertops. If you can’t find a less expensive alternative, you might want to postpone the project until you can grow your budget. Starting a project without first grasping its true cost is a recipe for disaster, so do your homework before you find your tool box and start working. BUILD UNFORESEEN EXPENSES INTO YOUR BUDGET Another way to stay within your budget is to include budget-busting unforeseen expenses into the budget from the get-go. Whether you’re doing the project yourself or paying a contractor, nearly every home improvement project will present some unforeseen, and costly, hurdles. For example, you might find mold

inside the walls when you’re converting a basement, and it can cost a pretty penny to make that mold go away. If you go into the project expecting such hurdles, then the financial sting of addressing them won’t prove too great a burden. But if the mold catches you and your budget completely off guard, you might be forced to overextend that budget or make sacrifices elsewhere in order to complete the project. Build some contingency money, including permit and permit fees, into your home improvement project to safeguard against such unforeseen issues. GET TO WORK If you’re hiring a contractor, speak to him or her before signing a contract to see if there is anywhere you can pitch in to keep the labor costs low. You might be able to help during the demolition phase, saving the cost of paying your contractor’s workers to tear down walls or remove debris you can just as

easily remove yourself. Another way to pitch in is to do the end-of-day cleanup yourself. Any role you play with regard to labor will likely need to be negotiated up front, but you can save yourself a substantial amount of money on labor if you’re willing to get your hands dirty. DETERMINE IF PIECEMEAL IS THE MOST AFFORDABLE OPTION Sometimes it makes sense to tackle one project at a time, while other times you might want to combine projects to save on the cost of materials. For instance, if your ultimate goal is to install wood flooring throughout your home, determine if it makes more financial sense to install the flooring all at once rather than doing one or two rooms at a time. You might save by buying all of your materials at once rather than buying a small amount of materials several times over the next several years.

BUYING AND SELLING A HOME IN THE FALL A

s the seasons change from summer into fall, it’s no surprise that a host of other alterations follow: weed trimmers are exchanged for rakes, flowers are pulled out instead of planted and fires are used for keeping warm, rather than just for roasting marshmallows. What might be a surprise is that the changing seasons even affect the process of buying or selling a home. When the summer ends, things get serious again, said Jen Hanson, a real26

tor at Keller Williams in Perham. There is a flurry of activity between the start of school and Thanksgiving. Buyers during this time are more serious lookers, Hanson said. They’ve likely sold their own house and are motivated to find somewhere new before winter. Fall buyers are often looking for a deal, she added. Meanwhile, sellers may also be more motivated, but not enough to take a low-ball offer. Instead, Hanson said, the mindset of getting a deal, but not a steal, may be more effective.

“Fall is so gorgeous, it’s when country homes shine,” Hanson said, since homes surrounded by bright autumn leaves create a cozier atmosphere than might exist at other times in the year. No matter how motivated buyers might be, Hanson recommended that potential sellers boost their curb appeal and make the home look “charming as can be” with pumpkins and other autumn décor. Julie Baumgart, a realtor through Coldwell Banker Preferred Partners, also in Perham, agreed that homes on the market should be decorated for the


season, with one caveat: take it easy for Halloween. Baumgart said, with fall being the second busiest time of year for home buying and selling in the area, it is important to keep the right marketing mindset. “Spring is usually flowers coming, green grass and leaves,” said Baumgart. “In the fall… it’s pretty, but it’s a different curb appeal.” Yards need to be kept tidy and raked, while the house itself should have festive, holiday-appropriate decorations, inside and out. Just skip the ghosts and fake spider webs. With the availability of home listings online, Baumgart said, sellers should assume that a potential buyer may drive by to check out the property at any time – prior to scheduling an official showing. Before listing a home in the fall, Baumgart also suggests doing all the chemical-based cleaning and painting that cannot be done during the winter.

Try to stick with neutral paints rather than strong colors that may turn a buyer off. If there is good reason to believe a home with a private septic system will sell that fall, or in the winter, Baumgart also urged sellers to have the countymandated inspection finished before the snow flies. The inspections are required, she said, and if it cannot be done before the house sells, funds to cover potential repairs must be held in a separate account until the spring. For buyers, looking sooner rather than later is a tip Baumgart stressed, along with getting preapproved by a lender – to prevent falling in love with a home outside of their price range. Finally, Baumgart said, all older homes should have an inspection and water test to make sure everything is up to par. Of course, an inspection cannot catch everything, but it can help prevent some surprises that might have discouraged a buyer otherwise.

The 411 on flooring

W

hen choosing flooring for their homes, many homeowners are overwhelmed by the options at their disposal. Each type of flooring can look great in its own way, which is why so many may struggle to find the right fit. Rich Winkels, owner of Winkels Carpet Center in Perham, started working with flooring in the 1970s, helping his dad do installation work, and he hasn’t stopped since then. Being educated about flooring is a great way to make the process of choosing your next floor much less overwhelming and more enjoyable, but don’t be afraid to ask questions. The following are some flooring options you will no doubt encounter as your search for a flawless floor begins. HARDWOOD Nearly everyone is familiar with hardwood floors, which are durable, warm and a favorite of homeowners aiming for a traditional look. Homes with open floor plans often benefit from hardwood flooring, as it creates the feeling of continuity that homeowners hope to achieve. Various species of hardwood flooring are available, including oak, maple and cherry, and they typically vary in 34

price, with more exotic imported options carrying heftier price tags. More traditional hardwood flooring is less expensive, and solid wood flooring can be refinished several times to increase its lifespan. Winkels warned that wood flooring needs to be used in a location with fairly stable temperature and humidity. Otherwise, the flooring can expand or contract, based on the conditions. Price: $$$ Lifespan: Long-term Cleaning: Damp mop with hardwood detergent ENGINEERED WOOD Engineered wood is less susceptible to temperature changes and humidity than solid wood, and some new varieties of engineered wood include substrates made from recycled wood fiber and stone dust, which may appeal to eco-friendly homeowners. Men and women who want to install their own floors may prefer engineered wood, which is available in self-locking parquet or plank squares that can be installed without using glue or nails. ternative that’s popular among ecoconscious homeowners, as it comes from plants that regenerate quickly and is therefore considered a sustainable material. Bamboo flooring is strong and able to resist the negative effects of fluctuating humidity, which include swelling and contraction. Many people prefer the fresh, bright feel of bamboo flooring. Some feel laminate flooring is indistinguishable from real wood, but the plastic coating that makes up the top layer of laminate flooring is often a giveaway that the floors are laminate and not real wood. Similar in construction to engineered wood, laminate flooring differs because its top layer is a photographic imprint

Cork flooring is popular in kitchens and bathrooms because cork tiles have a naturally nonslip surface that makes areas of a home where floors get wet safer. Cork flooring may need to be resealed every few years to guard against stains and potential moisture issues. Price: $$$ Lifespan: 10-15 years Cleaning: Lightly damp mop with cork floor or mild hardwood cleaner TILE Ceramic and porcelain tile are often used in high-moisture environments, such as bathrooms, walkin-showers and even on sink backsplashes. Between the two types of tile, Winkels said porcelain is harder than ceramic, making it less likely to chip. To make these tiles more multipurpose and able to stretch across design schemes, a variety of color, glaze and texture options are now available. Wood grain ceramic tiles can be used when hardwood or engineered wood would not be able to handle the environment. Tile can be a more expensive option due to the underlayment and other installation work, but can stand up to

Winkels said the planks and tiles are more expensive than sheet, but

are good options for high-traffic areas (kitchens, entry areas, bathrooms, etc.) or commercial use, because the individual pieces can be replaced easier than a worn section from a sheet. Vinyl can also endure more moisture and humidity than some other flooring options, making it a popular choice for cabins and bathrooms. CARPET From short, tough, outdoor carpet to thick, plush strands, carpet seems to be just about everywhere and in countless varieties, patterns, materials and colors. Although it may seem commonplace, new advancements, such as corn-based fibers, have been brought to the market in recent years for consumers who are concerned about environmental impacts.

Carpet is popular in areas that will see barefoot use, such as bedrooms, and in parts of the house where floors may be colder and where moisture is not a concern. Similar to vinyl flooring, carpet tiles are now available for high traffic areas or locations where stains are likely, said Winkels. Nip that drip! Fixing leaky fixtures

P

eople who have slept within steps of a leaky faucet know full well the nuisance that such water fixtures present. A leaky faucet can make it difficult to sleep at night, but leaks around the house also cost homeowners lots of money. Many leaks around a house are not nearly as noticeable as a dripping faucet. Identifying those leaks, many of which are easy to fix, is a great way to conserve water and save money at the same time. Start with your water meter: the hours after everyone in the household has taken their morning showers, brushed their teeth and had their coffee is a great time to determine if you have a leak. Water is not typically used during these hours, so check the water meter once the last coffee mug has been washed, and then revisit the meter two hours later. If the meter has changed, then chances are you have a leak. TOILETS Toilets are a common source of water

ate leaks. Flappers are inexpensive and easy to replace. Take the worn out flapper with you to the hardware store to make sure you buy a new one that is compatible with your toilet. Because toilet leaks can be difficult to notice, homeowners might have to get a little creative. Add a drop of food coloring to the holding tank of your toilet, then wait roughly 15 minutes to see if the color of the water starts to change. If it has, your toilet is leaking. According to Robin Hanson, of Hanson Plumbing and Heating, “Toilet cleaners with high levels of a chlorine base lead to a number of leaking toilet problems.”

FAUCETS Make sure to inspect faucet gaskets and pipe fittings, which should not be wet. Wet gaskets and pipe fittings are typically evidence of surface leaks. When washing dishes in the sink, turn the faucet on high. If you notice water coming from anywhere other than the head of the faucet, then you have leaky gaskets.


Hanson added that rust stains near pipes are clear indications of a leak in the area. Once you have determined the source of the leak, you can begin to address the situation. Be sure to turn off the water supply in the house before you get to work. If your faucet has any decorative knobs, gently remove them so they do not break and you can replace them when the leak has been addressed. From there, you must remove the packing nut and the stem. Some stems come off easily, while others must be twisted off from the valve. Inspect these parts for damage before moving on. The O-ring and washer inside the valve seat may be responsible for your leak, so inspect these parts and replace them if necessary. Once these items have been replaced, you can reassemble the parts, turn the water back on and check to see if the leak has vanished. If the leak remains, then your valve seat may be

corroded or your plumbing might need a professional inspection. “We encourage people to call in with questions. If it’s a simple fix, we like being able to talk you through it,” Hanson said. SHOWERHEADS If the showerhead is your source of leaks, you may just need to tighten the connection between the showerhead and the pipe stem. This can be done using pipe tape. If the problem with your showerhead can be traced to the shower handle and cartridge, you might want to hire a professional to fix your leak, as addressing this problem can be tricky. If you want to do it yourself, first turn the water supply off before removing the shower handle. Some handles are especially difficult to remove, in which case you might need to visit the hardware store to purchase a handle puller. Once the handle has been removed, you can then pull the cartridge, which

is likely to prove more difficult than removing the handle. The cartridge may need to be twisted loose with pliers before you pull it out, or you may need to buy a cartridge puller that is compatible with the brand of showerhead you have. Once you get the cartridge out, you can install your replacement and reassemble the parts that were removed. Hanson said that, if having a professional out to your residence is needed, replacing older ‘problem’ parts with new parts usually ends up being less expensive in the long run than a ‘cheap fix’ is in the short-term, since the labor cost is the same and new equipment ensures that no more repairs will be needed in the near future. He lastly added that the life of fixtures generally depends on your water quality and amount of use. A water softener, in addition to not using your plumbing when it’s not needed, is the best way to keep leaks at bay.

PLANTS CAN IMPROVE THE QUALITY OF AIR INDOORS Musty air is not only uncomfortable, it’s also unhealthy. Volatile organic compounds, or VOCs, can build up inside a home, especially when windows are kept shut for long stretches of time, which is often the case in winter. Indoor plants can counter such stale air, in some cases filtering out VOCs to make the air inside a home more breathable and healthy. The following are a handful of houseplants that can improve indoor air quality: ALOE. Many of us know aloe for its restorative properties with regard to treating burns and cuts, but aloe also improves indoor air quality by helping to clear a home of the byproducts, including formaldehyde, of chemical-based household cleaners. Aloe loves the sun, so if you hope to keep an aloe plant healthy through the winter, be sure to place the

plant in a window that gets lots of sun exposure throughout the day. GERBER DAISY. Like aloe, a gerber daisy needs ample sunlight, and tends to only withstand winters in warmer climates. But homeowners who live in such climates may still keep their windows closed in winter, and those that do can use these colorful, low-maintenance flowers to remove trichloroethylene, a chemical that clothes may be exposed to during the dry cleaning process. GOLDEN POTHOS. The golden pothos can survive a winter, but homeowners should be careful not to let the plant dry out, which can happen if they are directly exposed to sunlight. A golden pothos vine will grow quickly, so a hanging basket is a great way to keep one inside a home, where the plant can help

fight formaldehyde. FICUS BENJAMINA. Also known as a weeping fig, the ficus benjamina can be difficult to overwinter. But that does not mean your ficus benjamina, which can filter pollutants such as benzene, formaldehyde and trichloroethylene from a home, won’t make it through the winter. You just need to figure out the right watering and light conditions for the plant. Such conditions can be discussed with a gardening professional. WARNECK DRACAENA. The warneck dracaena, or dracaena deremensis, fights pollutants created by varnishes and oils. The warneck dracaena is a sturdy houseplant that is difficult to kill, but it still thrives in temperatures that are between 70 and 80 degrees Fahrenheit.
