Selecting the right home

W

hether you are a first time buyer, an individual or family looking to expand into a larger property, downsize to a smaller property or seeking the perfect retirement home, the three main considerations to keep in mind when looking for the right home are affordability, availability and suitability. As a starting point, any prospective buyer should determine a realistic budget in order to view properties which are affordable. When it comes to affordability, the major banks all aim to offer tailor-made home loan package solutions which best fit the individuals or couples (in case of a joined loan) circumstances. You can borrow any amount depending on your income and most of the major banks’ websites include an interesting feature - an affordability calculator on which you can key in your gross monthly income and instantly determine how much you can borrow as a starting point. It is no point investing in the perfect home if it is going to prove to be a financial burden. In such a case it is best to reconsider the original budget. Once you have determined the price range you can afford, the next stage is to find out whether the ideal property you had in mind is in fact available in the locality or area that you wanted. You may have to be prepared to make some compromises. As the number one rule in Real Estate goes – “location, location, location”, which simply means identical homes can increase or decrease in value due to location. Of all the factors affecting the choice of home, this should come on top. You can renovate the purchased property to high standards but you cannot move it. One must think not only about the availability in the preferred locality

but whether the locality and especially in the case of our Island the particular street is in fact worth investing in. As this is likely to be one of the biggest lifetime decisions you will be making, the best way to go about your search is to contact our offices and we will put you in touch with one of our reputable Real Estate professionals who will give you insight and advice on the property market and point you in the right direction. Besides finding the right property that satisfies the affordability and availability considerations, a number of other factors relating to suitability of the property need to be weighed up. Sir George Bowyer, 7th Baronet, MP (1811-1883) was a British Barrister and a Liberal politician. He was also a Knight of Malta. In 1864 Sir George Bowyer presented a petition of the Maltese urging a reform in the constitution. Bowyer House in Tarxien was so named in his honour by Marquis Lawrence Cassar Desain in 1883.
