A Word From Your MP...............

At the time of writing this in early November, Christmas

decorations have already hit the shelves in supermarkets, nights are drawing in and summer is already distant memory. The countdown towards the festive season has begun and thoughts will already be turning towards Christmas and New Year celebrations, bringing families, friends and neighbours together for this special time of year. This past year has been significant in bringing the country together to remember those who died during the First World War. I joined volunteers of The Royal British Legion one weekend to help them in their most important task, selling poppies, in Perton and Codsall. We have seen many events commemorating this special anniversary across the constituency, one being the South Staffordshire Walking Festival, which organised a special programme of walks which brilliantly told how each area was affected by the outbreak of war. I joined one of the Memorial Walks and found it incredibly interesting and was a brilliant way of commemorating those from our surrounding areas that gave their lives for our freedom. In contrast to these moments of commemoration we also witnessed the constituency coming together in celebration when I attended the opening of the JLR factory and International Security Printers on the i54 business park in Bilbrook. It was a hugely special occasion as the Queen and the Duke of Edinburgh were making their first trip to the region for the first time in 20 years. Thousands of people turned out to welcome them during their day-long visit to the area. I was incredibly honoured to be able to meet the Queen for the first time and thanked her for coming to visit the constituency. I have been waiting for an opportunity to be able to show off South Staffordshire to Her Majesty ever since I became an MP and could not have been more delighted for her to see the businesses on the i54 business park, which are bringing so much employment and prosperity to our local area. So from one celebration to another, it struck me the other day how quickly we are approaching Christmas, the time of year that is most important to be thankful for the friends, family and neighbours that we have. This year I have had the privilege to visit groups and organisations that take care those who need extra support and especially this time of year, I am thankful for the invaluable work that they do, and urge everyone in South Staffordshire to take some time to do the same. It will be fantastic to see everyone in Perton come together in celebration of the festive season and I hope that you all have the most wonderful Christmas and a very happy new year.

Wild About Perton in December..... When I first moved to Perton in 1982, the honk of Canada geese flying over the house early in the morning made living here seem so attractive. But, I learnt, like others, that these geese have their unattractive side. Not least the sheer numbers which find Perton the best place to live too. Canada geese arrived from North America at the end of the 18th century, brought to London by a monarch to add to his exotic bird collection. By the 1950s numbers had increased but the real explosion happened when wild-fowlers introduced Canada geese to the south west. The geese soon discovered that there were rich pickings in Britain’s green spaces, that they were safe from predators, and as an extra bonus people fed them. Think of the Canada goose as an opportunist flying cow with two legs and one stomach. They are grazing birds so the short grass of a school playing field, or that which surrounds the houses on Coleridge Drive, is heaven. Even better when there are no hedges and they can see they are safe from predators. Over-managed green space make it easy for the geese, whereas the better managed, more natural areas around the Upper Lake, maintains the balance between people and geese. So the lives of Canada geese and people have become intertwined and because people feed them and because some green spaces are so attractive, their numbers need to be controlled. This is best done by painting their eggs every year. The bird continues to sit on the eggs and not lay anymore that season, but the eggs do not hatch. The result is a small herd which can be enjoyed, replenished with new individuals flying in from elsewhere, with enough wild food to support the population. Each spring Wild About Perton organises a Spring Festival, with all that’s best about local wildlife and the environment. Our 2015 Festival is on Saturday 25 April, in and around Perton Library. Also there’s a wildlife walk, leaving from Perton Library at 2PM on the first Saturday of every month. Tips From Your Local PGA Pro at Perton Park..... Many good players have very different looking golf swings, but they all have two things in common during their impact position: Good players retain wrist-cock through the impact zone, as well as maintain a strong solid base during the hitting area. These two areas of the golf swing set the good player apart from the high-handicapper. Strong solid base upon impact: To create power during a golf swing, golfers need to have a solid base as they strike the ball. In all sports, a solid base creates power. When a boxer throws a punch, it starts with the power in the lower body. As they start to punch, they step off their back foot and throw their weight into the direction of the punch. The legs are slightly bent, but there is tension within them, which helps keep the lower body in a powerful position. The same tension in the lower body should be maintained during the impact position in the golf swing. Currently we hear this concerning Tiger Woods upon his return from re constructive knee surgery. Before his recent surgery he could not maintain a sold base as he moved to his left side during impact. Golf analysts now describe his lower body action as much improved because of his solid leg action. Proper wrist-cock maintains lag, increases power: To create lag, the left wrist needs to be bowed upon impact allowing the hands to be slightly ahead of the ball upon impact. This causes a late hit, or "lag," which all good players use to create the power in their golf swings. High-handicapper golfers tend to do the opposite by releasing the hands early instead of having the hands ahead of the ball upon impact. They collapse the left wrist causing the club head to move past the hands before impact. This scooping action creates a tremendous loss of power resulting in loss of distance with the driver and miss-hits with the irons. To create a late hit, your hands need to arrive at impact before the club head. The best way to achieve this position is to practice hitting balls with a heavy club. The heavy "practice club" forces your hands to lead the club head through the hitting area. It also is a great way to build up your strength and swing speed, creating additional power. Try it. Words of Wisdom from Rev Julia Cody.......... So how’s it all going? How are you getting on with the Christmas ‘to-do’ list? At the time of writing, the only thing I’ve bought for Christmas is wrapping paper… however, so far there’s nothing to wrap!! I sincerely hope that by the time you’re reading this, I’ve got a bit further! I love Christmas, and I even love the bustle and growing sense of expectation. But what’s awful is when that busyness and anticipation spills over into unrealistic pressures, tension and stress. Is that really what Christmas is about? I’ve really enjoyed being in our schools and chatting with the children about Christmas. They’re also busy preparing, rehearsing plays, counting down with advent calendars. Their excitement is really infectious! But in the midst of all the bustle and fun, we’ve also chatted about how at the heart of Christmas lies something very special at the heart of Christmas lies a newborn baby. One of my close friends has recently given birth to twins, and every time I hold one of them, I somehow get a different perspective on all those preChristmas pressures. Holding a tiny baby in my arms stops me in my tracks, marvelling at the miracle of life, at tiny fingers and toes, reminding me what’s really important… reminding me what Christmas is about. At the heart of Christmas lies a newborn baby. At the heart of Christmas we celebrate Jesus’ birthday. May God bless you this Christmas.

LANDLORDS – It's Here – New immigration checks for agents and landlords! ......

The Immigration Act 2014 places new restrictions on illegal immigrants accessing private rented accommodation. By law, landlords will be required to carry out document checks to identify if a potential tenant has the right to reside in the UK, before they grant a tenancy. Landlords will also be required to keep appropriate records during the tenancy and for at least twelve months after the tenancy has ended. Agents can carry out checks on behalf of a landlord, but are advised to confirm their responsibilities in writing. Where an agent has accepted responsibility for compliance with the new rules, the agent will be the liable party in place of the landlord. The new rules will initially be launched in the West Midlands from 1st December 2014, before being rolled out around the UK in 2015. What does this mean for landlords? The requirement to carry out document checks only applies to: * landlords letting property located in Birmingham, Walsall, Sandwell, Dudley and Wolverhampton * all adults aged 18 and over living at the property * new tenancy agreements starting on or after 1st December 2014 In most cases, landlords will simply need to check the tenant's passport or biometric residents permit prior to granting a tenancy. Landlords will need to check original documents and keep a copy and appropriate records during the tenancy and for up to twelve months after the tenancy has ended. In a limited number of cases, where tenants do not have their documents due to an ongoing Home Office application, landlords can request a check using an online form. The checking service will then provide a yes or no answer within 2 working days. The new law will mean private landlords letting property in these areas will have to check the right of prospective tenants to be in the country if they want to avoid potentially being fined up to £3,000. This includes landlords who take in lodgers or landlords and tenants who sub-let property. If a Landlord wishes to subrogate this responsibility to their Letting agent it must be done in writing and the Letting agents terms and conditions must show they are clearly taking on this legislative responsibility as the agent will be liable for a penalty if a breach of the rules is found. If an agent establishes that a person does not have the right to reside in the UK and reports the matter to the landlord in writing, the landlord will be liable to a penalty if they grant a residential tenancy agreement to that person. The Home Office has said it will evaluate the launch in the West Midlands, before rolling out the measures around the rest of the UK in 2015.
