Last month I was very pleased that Wolverhampton will benefit from
£140 million pounds of investment from the Local Growth Fund which was awarded by the Government. As well as seeing government funding invested in Wolverhampton, it is also great to see businesses investing in the cities future. Recently I have visited Dunstall Park racecourse as well as the new Sainsburys store to see examples of just that. Over the past 3 months Wolverhampton racecourse has been closed so that a new Tapeta race track surface could be laid down to replace the old Polytrack surface. This £2 million investment means that Dunstall Park is the first course in the UK to adopt such an all-weather racing surface which is currently used at many high profile racecourses around the world such as Meydan in Dubai. In essence Dunstall Park now has the same track which holds the world's richest horse race. I was very proud to cut the ribbon and reopen racing at the course. Along with venues such as the Civic Centre, Wulfrun Hall and Grand Theatre, Dunstall Park is part of Wolverhampton’s cultural calendar which I wish to see expand and grow further. I also had the chance last month to visit the new Sainsbury's supermarket on Raglan Street. The store has cost £60 million and has created 450 new jobs, with 200 being transferred from the old Sainsbury's store in St George's Parade. The sprawling Raglan Street site stood empty for 10 years, it was a blight on the city and sadly was a reflection of Wolverhampton standing still. It is now the second biggest Sainsbury's store in the Midlands. I’m pleased that after years of talking and planning, the new Sainsbury's store has finally been completed and opened to the public. Wolverhampton has lacked any new developments for many years and I am pleased that investment is now being brought to the city through both private and public means. We are improving and moving the city forward so that it may cater for the needs of those who live here, but also allowing us to compete with cities across the UK. I wish both businesses all the best for the future.

The Immigration Act – Your Questions Answered; As a landlord, one clear advantage of letting your property through a reputable agent is that you are kept up-to-date with any changes in the law relating to your tenancy agreement. With effect from October this year, any landlord who does not check whether their tenants have the right to live in the UK may be fined. This new law applies to a broad range of property owners, but notably to any landlord entering into a ‘residential tenancy agreement’ I’m a landlord, what should I do now? As a landlord you should ensure the following:- Properly check the immigration status of any tenant and additional occupants of your rented properties before entering into a tenancy agreement. When their right to live in the UK is only temporary, always carry out further checks after that permission expires. We would also recommend the following if you are working with a lettings agent:- Read through the small print of your agreement with your letting agent. You should ensure that your lettings agent cannot claim reimbursement of any fines imposed for their failure to carry out proper checks. If in doubt, ask. Check the reputation and background of any lettings agent you work with, ask to see files and evidence of their practice. What fines could be imposed on landlords who fail to carry out appropriate checks? Landlords (or lettings agents) who fail to carry out necessary checks or knowingly let their property to an individual who does not have permission to live in the UK may be fined up to £3,000 per tenant.
