Inspection Overview Investigation of exiting conditions Tuesday May 12th and Wednesday the 13th 2010, Kearney Building Solutions crew investigated the pond side and ocean side “flapper valves� to review any assumed causes for the recent excessive water loss and ascertain any compromised parts to existing flow valve systems. We will outline our findings in the subsequent pages.
Initial Investigation Work and Temporary Repairs for the Pond Side Flapper Valve.
1. We removed the pond side flapper valve main plate to better understand the extent of erosion or damage to the plate itself and partially drain the mill pond to get a better view during the following low tide. 2. We investigated the valve and tube the next morning during low tide (5 a.m.). 3. After photos, measurements and minor repairs were made we reinserted the flapper plate.
Initial Investigation Work and Temporary Repairs for the Sea Side Flapper Valve.
1. We lifted the sea side flapper valve main plate and reattached the swing arm that had been broken loose. 2. We raised the valve flap into a high or open position to allow the free flow of water in and out of the pond 3. We allowed for easy readjustment of the valve at a future date.

Issue #4: Pond Drainage The Pond near its lowest level still was only halfway down the diameter of the pipe. Full drainage for service and otherwise may always be a challenge do to that the 12 hour periods between low tides does not allow for full drainage of the pond. Multiple attempts may work but all valves must be in good working condition to do so.
