Provide advice, strategy and sales for subdivisions and off-the-plan developments.
Review my buyer qualification system to demonstrate that any offers I will obtain with a finance clause will be assessed. This is a critical part of my offering and you will understand via me the ins/outs and likelihood of a buyer obtaining finance.
How I negotiate offers from a-z. You will hear stories such as ‘it was sold before it hit the market’ or ‘x person received 8 offers.’ I will let you know how I work each offer and the actual strategies of getting the best out of each buyer… not to just present you un-worked offers and get you to pick the best one. We have a proven system.
I will discuss how my staff will fit in to being behind supporting us in achieve a fantastic result. Help you develop a plan to be ‘photo ready’ whether it be next week, 3 months, 6 months or longer.
Develop a plan on a calendar with all specific events – e.g., photographer/draftsman and drone videographer booked, sign board up, pre to market launch, internet launch etc.
Tips on making improvements that will impact the value during the sale campaign. Review of different approaches to pricing the property and expected value.
Marketing options to maximise exposure to be tabled.
A 30–60-day strategy will be discussed. Book in any trades people if you require them. Work with tradies to ensure jobs are done if required.
Once Listed
• Discuss and implement a business plan which will outline the timing of any needed property maintenance, agreed marketing activities and proposed inspection dates.
• Proceed with getting the photography, draftsman and video teams through the property.
• The next step is for me to introduce your property to the Petrusma sales team (6 offices in greater Hobart) via digital presentation, so they can contact clients on their database about your property.
• Then we advertise the property on realestate.com.au, Facebook and Instagram as a “coming soon listing” and invite enquiries. We also advise qualified developers registered on our company database via email and text message. When all interested buyers have been qualified, we hold an off market inspections. This is with the intention to not just to sell the property, but to create a “buzz” around the property, and to collate information from these buyers and my sales team to ensure we have created an educated sales campaign around the right price guide before going live to market.
• Please note that all marketing activities and final marketing price to be approved by the vendor.
• Lastly, we go live to market on all agreed marketing platforms such as online, social media and print.
