Winter lockdown predicted to boost home improvement market As much of the UK looks set to remain in some form of lockdown over the winter months, market experts are predicting a rise in demand for home improvement products and services. Although large parts of the country will be complying with orders to stay at home, construction sites and tradespeople can work as normal and trade merchants and hardware stores remain open. With renovations and improvements given the green light, it is predicted that UK homeowners will be looking to make the most of the opportunity to enhance their surroundings. The British Home Enhancement Trade Association recently reported ŶĞÖŶ ũŋŽėĞķƘ̵͎˝̍ˢ˝ billion could be

spent on improving properties ðāĕŋũā !ĞũĢŭŶĿÖŭ̵̇ƒĢŶĞ Ŀŋũā ŶĞÖł a third of consumers planning jobs. This is approximately £˞˞˙ million Ŀŋũā Ģł óŋĿťÖũĢŭŋł Ŷŋ ķÖŭŶ ƘāÖũ̵̍ The first national lockdown saw many homeowners invest in projects to improve their environment, but a large part of the budget was focused on summer outdoor projects. Now, as temperatures drop, it is thought that consumers will look to improve the interior of their homes, with

Tax on meters would be unfair says gas users body

should be funded from general taxation, not by a levy on household gas bills. The government recently closed its consultation over a proposed new Gas Meter Tax that will levy gas suppliers with the expectation that the costs will be passed on to customers. Although it is claimed that this would initially only cost £˟̍ˢ˙ a year per consumer, the Gas Users Organisation argues that costs could increase as the green gas sector grows and consumers need protection from rising prices. “This is not in the interests of the ˛˝ million households who use gas for their domestic heating,” says

technical director Andrew Newman. “This is particularly concerning in the early phase where a flat charge per connected gas meter is proposed, so that a one bedroom ƪÖŶ ƒĢķķ ðā óĞÖũėāù ŶĞā ŭÖĿā ũÖŶā Öŭ a ceramics factory. ̵̦¦Ğā ùÖłėāũ ŋĕ ŶĞā ėŋƑāũłĿāłŶ̪ŭ approach is that it establishes a principle of the consumer paying a gas meter tax for what will at first only be used for a relatively minor contributing strand towards decarbonisation. Once established, the same tax will then be employed to fund the much larger infrastructure projects required for a shift to hydrogen in the future.

Government plans for a Gas Meter Tax to pay for low carbon heating will shift costs onto lower income households, warns the Gas Users Organisation – a body which promotes the interests of the UK’s gas using households. It argues that any subsidies for biomethane gas

from the sentiments established in this research, the weather and lockdown are undoubtedly helping the trades bounce back even quicker as people are now rushing to hire a tradesperson for their desired work. “This has helped to spike demand and we expect it to continue in the short term. Our research has very much confirmed that Brits were and will continue to be eager to have home improvement jobs completed, treating themselves to a little home-based TLC.” In a further boost to the building sector, Housing Secretary Robert Jenrick has praised the industry for its response to the pandemic. “The determination to keep building, repairing, buying and selling the homes our country needs has been a crucial part of the economic response to Covid-˚ˢ,” he said in an open message to the housing industry. “We can all play our part in ensuring that building and repairing homes can continue safely during this period.”

“A Gas Meter Tax hits hardest at ŶĞŋŭā ƒĞŋ óÖł ķāÖŭŶ ÖƦŋũù Ŷŋ ťÖƘ̧̇ he adds. “Many people with limited incomes have hard-to-heat homes that are poorly insulated, and higher fuel bills will force people to choose between heating and eating.” While acknowledging that the adoption of green gas is a good idea, the Gas Users Organisation argues that there are technical issues with the current way that biomethane is made. This means that it will only make a relatively small contribution to any future transition to zero-carbon gas and that the heavy lifting for green gas will come from hydrogen.

Home comforts With much of the country encouraged to stay indoors and the onset of winter doing little to entice people away from their sofas, it’s not surprising to hear that many householders are looking to make the most of their limited surroundings. If you’re going to be sat staring at the same four walls for much of the week, then who wouldn’t want to ensure that they’re able to do so in some degree of comfort? And when it comes to maintaining comfort levels, reliable heating and hot water will be viewed by most of us as perhaps the most essential of all requirements. The nation’s heating and service engineers are likely to be kept as busy as ever over the coming months as they respond to āĿāũėāłóƘ óÖķķŭ̇ ðŽŶ Ʃ łùĢłė ƒÖƘŭ Ŷŋ ĿĢłĢĿĢŭā ŶĞā łŽĿðāũ ŋĕ unforeseen breakdowns has to be in everybody’s interest. Recent research by Spirotech has revealed that ˠ˙% of homeowners would be open to investing in products that would help to protect their boiler and the overall health of their heating system (see page ˛ˠ). All the evidence suggests that a clean and protected heating system will not only ensure the smooth running of components but will also help to reduce fuel bills – an issue that is likely to be front of mind for the thousands of people faced with an increase in costs from their supplier. In this issue we also highlight the critical need to maintain good indoor air quality. The importance of adequate ventilation in increasingly air-tight homes has been well documented, but with people spending more time inside as a result of the pandemic the consequences of poor ventilation – damp and mould – are likely to become all the more evident. And if ˛˙˛˙ has taught us anything, everyone needs to be thinking about the cleanliness of the air we breathe.

News Review Homeowners tackling plumbing jobs

Condensation issues may worsen as more people stay home This year’s condensation season could be worse than ever for landlords and their tenants according to the ventilation experts at Homevent (Elta Fans residential division). As a result of the pandemic, people are spending more time inside, which could exacerbate the n m r of d n r n from the symptoms of condensation. Damp and mould growth have the potential to cause a significant increase in tenants claiming this to be as a consequence of ‘inadequate’ ventilation, provided by their landlord under the Homes (Fitness for Human Habitation) Act. MD John Bradley explains: “One of many consequences of Covidhas been an increase in occupancy levels and durations within homes. Whether this is a case of more individuals living under the same roof, or people spending more time in their homes due to remote working, this has a direct impact on the likelihood of condensation occurring.” This damaging combination of factors is common in rented

housing, and in the face of complicated, and at times vague, legislation, landlords face an uphill task to ensure their properties remain compliant. John continues: “Landlords face enough challenges as it is, without the task of having to decide how much ventilation is ‘enough’. It is important that they access all the help they can to ensure they remain compliant, which is why we’ve created a free CPD seminar on that subject. We are now well into what could become the worst condensation season in memory and landlords must do everything they can to prepare for the consequences.” Homevent is offering social housing landlords a free one-hour CPD titled ‘Providing Adequate Ventilation in Existing Homes’. Heat pump promotion A new partnership between EDF and Daikin will see the electricity supplier offering its customers access to Daikin’s heat pumps, along with tariffs backed by zero carbon electricity. The aim is to educate consumers about eco-friendly heating solutions, helping them make sustainable improvements to their homes with quality heat pump installations, eligible for the Green Homes Grant in England. Launched by the government in September, the Green Homes Grant encourages homeowners to explore heat pumps as a renewable, green alternative to fossil-fuel heating by providing them with the chance to apply for vouchers up to the value of – increasing to £ for low income households – to help cut the cost of green home improvements (see further information on page of this month’s issue) . EDF customers will be able to access Daikin’s national team of over sustainable home installers and experts, who can advise on making sure their heat pump system is correctly designed and installed. Iain Bevan, commercial manager at Daikin UK, says:

A new survey from the Water Regulation Advisory Scheme (WRAS) shows that almost a fifth of consumers regularly attempt to fix plumbing problems in the home themselves. Heat as a service in the works at Baxi Baxi Heating has secured funding to develop a ‘Digital Servitisation Demonstrator’, as part of a government initiative to boost manufacturing productivity. Servitisation is the strategy of creating value by adding services to products, or even replacing a product with a service. Put simply, the servitisation business model is based on companies selling ‘outcomes’

Bathroom wall panelling brand Showerwall has launched a ‘Find a Fitter’ programme aimed at sole traders and bathroom installation businesses. The idea is to build a nationwide network of trusted installers for its high pressure laminate and acrylic panelling products. As an assurance of professionalism and quality, installers included in the directory are required to comply with a list of terms and conditions. Their websites and social media platforms will also be checked for reviews and engagement as part of the vetting process. The company says that approved installers will benefit from increased business potential in their local area by being listed on the brand’s website where consumers can easily search for them by local postcode. They will be actively encouraged to share their projects on social media, helping to build a Showerwall community online. The customer wouldn’t just purchase a boiler, they would buy a complete ‘comfort’ package, which includes the monitoring, maintenance and servicing of all their heating needs. Baxi says its installer customers would be a vital part of this service. The digital model could be used as a wider, all-industry adaptable servitisation model. It can be transferred between sectors and developed as a bespoke model for individual

companies. The model will enable a range of manufacturers to use digital technologies to manage contracts, supply chains, customer contacts, and all aspects of their business. MD Karen Boswell explains: “This is just the sort of innovation strategy that UK manufacturers should be looking at if they want to continue to grow their businesses. Customers are demanding much more than products with a maintenance programme now – they want complete peace of mind, a ‘fit and forget’ service, knowing that everything will be taken care of for them.”

Boiler brand turns on TV advertising A new TV advertising campaign has been launched by Worcester Bosch, designed to bring to life the brand’s commitment to bringing warmth to UK households this winter. Call for clarity on technical drawings of controls The Building Controls Industry Association (BCIA) is calling for greater clarity on technical drawings, saying that significant time and money can be saved on building projects by adapting technical drawings to include specific instructions for building energy management system (BEMS) companies. The Association says that a controls company looking to bid on contracts must currently trawl through dozens of irrelevant documents looking for BMS

The Scottish government has reappointed SNIPEF to run the Approved Certifier of Construction Scheme (ACCS) for drainage, heating and plumbing for a further six years. The scheme, which was first launched in 2003, allows for certain categories of work to be carried out and self-certified by an approved certifier. These categories include above and below ground drainage, gas, oil, solid fuel installations and renewables. Cowboy myth has more than a grain of truth I feel I must respond to the cover story (‘Survey shows that the cowboy myth persists in public opinion’) in the October issue. Unfortunately, the standard has been falling for decades, the blame has to be shared by all: manufacturers, professional organisations, the public, and the internet. I speak as a plumber and heating engineer (˞˙ Years) in the trade, ˝˙ years self-employed. Several years ago I was asked to replace an old oil boiler with a new combi boiler. The customer was able to purchase said boiler, delivered by their local merchant. When packaging was removed, it was found that they had delivered a utility boiler instead of a combi. The merchant was quick to demand a re-stocking charge (good scam), but the question is why was the customer able to ŋũùāũ ŶĞā ðŋĢķāũ Ģł ŶĞā Ʃ ũŭŶ ťķÖóā̎ I have had many other examples. Three weeks ago I was asked to replace a leaking radiator. While checking out the job I noted another professional plumber’s letterhead. I showed the customer the price of the radiator from a local merchant’s catalogue. The customer had purchased his radiator from another supplier, cheaper than the local merchant. hen it comes to heating systems, homeowners are, now more than ever, on the lookout for measures that will reduce running costs and improve reliability. In a recent consumer survey, Spirotech discovered that more than ˜˙% of homeowners had experienced symptoms of trapped air and dirt in the last ˚˛ months. From frequently bleeding radiators to noisy pipework and radiator cold spots, they had experienced the signs that point towards system contamination. Regularly testing the water in a central heating system is vital to system health, and there are a number of products that can make the process quick and easy. Richard Crisp at Fernox looks at various methods to get accurate results fast.

ast year, BS a da d o o r the industry more comprehensive guidance on the preparation, commissioning and maintenance of domestic central heating and cooling water systems. The revisions have reinforced the importance of taking a best practice approach to central heating system maintenance – especially when it comes to testing. BS suggests that inhibitor levels are checked onsite annually, and a laboratory ond d r ar o identify and rectify any existing issues and prevent major damage from occurring. In doing so, installers can keep the system or n a o m m n and extend system life. The Benchmark Commissioning Checklist supports this by asking installers o on rm rand and type of cleaner and inhibitor rod d o an and inhibit the system at the time of commissioning. It also asks f r a m r d and if the installer has acted in accordance with BS and the boiler manufacturer’s instructions. For combi boiler installations, in hard water areas of ppm and above, the installer must also specify the brand and type of scale reducer used to protect the system. Annual testing If limescale build-up and corrosion occurs within the system, sludge and debris will form. If left untreated, these substances can be incredibly harmful to the system and cause blockages in the pipework that force

It is important to adopt a best practice approach by ensuring that laboratory tests of the system water are carried out to allow any issues to be and remedied

the system to work harder. This can result in increased fuel usage, as well as higher carbon emissions. Sludge and debris can also cause problems like radiator cold spots and system noise, as well as a reduction in o ra m n or case scenario, it can lead to the premature breakdown of the system. If caught early enough, sludge and debris build-up can be easily treated and prevented. To remove sludge and debris, BS recommends cleaning the system using a recognised method a o r n ma n pressure or gravity cleaning. However, inhibitor is only f orr amo n and concentration is used. To keep systems protected longterm, it is important to maintain adequate inhibitor levels. That is why BS recommends conducting an annual on-site test of system water to see if the correct concentration of inhibitor is present.

Now that the Green Homes Grant is fully launched, the Department of Business, Energy & Industrial Strategy (BEIS) is encouraging tradespeople to sign up with this handy guide on how to become an accredited installer.

R

ecent news reports have revealed that many homeowners who would like to take advantage of the Green Homes Grant o n a n r n measures in their homes are r n o nd an a r d d installer. Within a matter of weeks from the scheme’s launch on th September, BEIS was processing over applications from homeowners and residential landlords. However, on the same date only companies had signed up od r r o r d under the scheme. In response, BEIS is stepping or o n r r ar enough installers to meet demand. To make the process easier for contractors, BEIS has put together this handy guide to getting accredited to deliver services under the Green Homes Grant. Vouchers are available for up to for most homeowners, or for low income households, which runs until March next year. The vouchers can be put towards a ran of n r n measures, including heat pumps and solar thermal systems. There are also a number of ‘secondary measures’ that can be funded alongside the main installations, including controls such as TRVs and smart heating controls. Quality mark TrustMark, the government endorsed quality scheme, is a key part of the Green Homes Grant. Five areas where it doesn’t pay to cut corners

Poor quality ducting that doesn’t have exacting tolerances (i.e. where the channel or pipe bows, or looks like it is concave, or the wall thickness appears o r uneven) will not pushso it ends up taking more time to install. More importantly, they result in air loss which r d m n and increases the risk of moisture leakage around the connections, which can lead to ugly stains. If you want your mechanical ventilation system to function correctly, it’s imperative to invest in quality ducting that has been designed to work in harmony as part of a system and has been third party tested for end-to-end system performance. A quality ducting system will also usually come with a range of accessories which allows for a variety of solutions to unforeseen site circumstances. Many of these are of a more specialist nature, such as ducting silencers and aerodynamic bends engineered to reduce system resistance.

As homes have become more air-tight to n r a n r n r a on a been introduced to ensure adequate ventilation provision. However, greater regulation has not meant consistently high-quality implementation. Here, Paul Williams from om n a on oo a o ar a where it pays to get things exactly right.

rior to a revision of Building Regulations in , ventilation was not high on the list of priorities in the house building sector. A fan in the bathroom and cooker hood in the kitchen, plus ventilation blocks in the walls, were the default setting. Over the years, ventilation has made its way up the agenda, r dr n od for Sustainable Homes and, more recently, changes to the Building Regulations, Part F. The most recent updates lay out more stringent ventilation requirements for new builds, roof of n o ensure compliant ventilation in a property and for it to be signed o d n on ro na mechanical ventilation system, such as a Mechanical Extract Ventilation (MEV) or Mechanical Ventilation with Heat Recovery (MVHR), is required. n of d n d when reviewing existing Building Regulations has been the fact that a large number of homes – including those using mechanical ventilation - are not compliant with Part F. Why is this? Is it deliberately cutting corners to save money? Or is it a lack of understanding of how mechanical ventilation systems work and how a whole system approach is required? In our experience – which is considerable – it is a mixture of both. All too frequently key elements of a mechanical ventilation system are skimped on to save time and money. Designing a whole house mechanical ventilation system, especially an MVHR, requires a level of skill. Whilst the location of the air handling unit is normally straightforward, the duct runs, the number of bends and the angle of those bends, plus the temperature of the areas the ducting runs through, a a ar o ar o n d o ma n a n d a a set level if the system is to perform at its best. To avoid the cost of employing r of a a d system designer, we have frequently seen builders and contractors taking an ‘educated guess’ at where to locate the ducting. This rarely ends well, especially when it’s done more as an after-thought, when options for duct runs have become limited. However, there’s actually no need to cut costs here as most manufacturers will provide a system drawing free of charge, along with duct take-o and estimations. The good manufacturers will provide ongoing support so if you do run n o an d o an a upon them to help you out. They want the system to work and they want your repeat business, so be sure to use this free support.

The most obvious place to try to reduce costs is to buy a cheaper MVHR/MEV unit. You don’t always need the ‘Rolls Royce’ model, but going for the lowest cost option could actually cost you more in the long run. That’s because, when it comes to a whole house mechanical ventilation system, a large amount of the cost is in the labour. Better quality units may come at a higher price, but they are often designed with ease of installation in mind. Look out for units that are compact and lightweight that can be handled by a single person (as well as giving you more options on where to install them); that are available as opposite handed models to allow for installation horizontally or vertically; and that have their controls accessible via a front panel for easy commissioning. Also check to see if the unit’s spigots can be directly connected to the most common ducting size, rather than requiring adaptors and o nd adding to the bill.

3. Ducting Sadly, ducting is the number one source of problems when it comes to mechanical ventilation systems, as this is where most of the costs are cut.

Ducting insulation is required under Building Regs where the ducting passes through unheated areas and voids, such as loft spaces. The minimum duct insulation standard is the equivalent of at least mm of a material having a thermal conductivity of W/(m.K). Specialist duct insulation, such as Domus Thermal, is essential to meet this requirement. A common mistake that is made n n n n a on using standard building insulation materials that are unsuitable, or not using any insulation at all. The problem with poor insulation is that condensation forms, which can lead to mould that is unsightly and can be hazardous to health.

5. Fire safety When a hole is made in a compartment wall for plastic ventilation ducting to pass ro o m r stopped to restore the walls’ r ra n n a ordan Approved Document B of Building Regulations. As with insulation, we have seen inappropriate material used and have also witnessed r for d n r mo d from systems altogether to save costs. ew parts of our lives have been put under the spotlight in the last few months like our working environments have. With many of us operating from makeshift home workstations during lockdown, and yet more of us still working remotely at least a couple of days a week, we have been forced to re-evaluate elements of o r rof ona o a might once have taken for granted – dual screens, chairs with lumbar support, the blessed relief of air conditioning on a hot day and even face-to-face meetings over a cup of o Yet one area that is so vital to maintaining a healthy and happy working environment is often overlooked – indoor air quality (IAQ). In both our om and o r o dn the quality of the air we breathe in can be worse than many of us truly understand. This can have material implications on both wellbeing and our ability to operate at optimum levels. At a time when so much emphasis is being placed on ma n o r o n ronm n ‘Covid-19-safe’ in order to get a a no o af there needs to be an equal amount of scrutiny on the systems that ro d o r o fr ar Installers can play a key role r o n nform n o and building managers about n an of ood a r quality for occupants, as well as playing a consultative role in recommending the best solutions for achieving this. In turn, this becomes a valuable opportunity for installers to add an extra string to their bow when speaking with existing and new clients.

This is a damning indictment of the air we can be breathing at work, when so much emphasis has rightly been placed on outside air pollution in the UK’s cities in recent years – and yet indoor areas often aren’t held up to the same level of scrutiny and analysis. As well as these health concerns, it’s been shown that poor air quality can impact the performance of the building’s occupants – causing illness, lethargy and even long-term health issues. Looking at this alongside the host of new building regulations that require greater air tightness in buildings, it’s clear that there is a compelling case for improving the quality of air in o
