CHOOSING KITCHEN CABINETRY with some limitations. The range of materials, designs, finishes, and accessories will not be as broad with semicustom cabinets, but they often cost less than fully custom cabinets. Stock cabinets are pre-manufactured, sold in modular units, and no customization is available.
Choosing kitchen cabinets can be quite complex, with an extensive selection of woods, finishes, and designs to choose from. They typically are a significant investment and must stand the test of time. Milwaukee NARI explains a few of the options and decisions to be made when choosing cabinetry. One of the most important things in choosing cabinets is how much storage will be needed. Homeowners should take an inventory of all their kitchen items. That will help determine how many cabinets are needed, and whether the preference is to have everything hidden away or have some glass fronts for display. Cabinet layout is key too, because the homeowner should have an idea of where they want things to go. CUSTOM, SEMI-CUSTOM, OR STOCK Depending on your budget, you will choose either custom, semi-custom, or stock cabinetry. Custom cabinets are built to exact specifications and offer endless options with regard to materials, designs, finishes, and accessories. Custom offers the option of face-frame and frameless cabinetry, with options of full overlay, traditional reveal, and inset door styles. Inset cabinets have the doors and drawers set flush within the frame of the cabinet face. Choosing custom cabinets requires the longest lead time and can be the more expensive choice. However, the quality, features, and designs are worth the investment. Semi-custom cabinets are made to the homeowner’s size requirements, but

CHOOSING MATERIALS When choosing wood, it all comes down to three important details: type, color, and grain. Quality kitchen cabinets are made of hardwoods, typically maple (creams, tans, and browns), oak (pale yellow to brown), cherry (natural reddish coloring), hickory, and walnut (brown) to name a few, although there are other species to choose from. Solid wood is durable and can withstand heat and moisture. Painted cabinets can be made from paint grade hardwoods or MDF, a very stable engineered substrate. Grain refers to the pattern and texture in the wood. For example, cherry and maple have a smooth and even grain, although there can be variations, while oak can have prominent straight lines, arches, and points. The grain of hickory wood is typically straight, but there can be some irregular waves. Wood can be left in its natural state or finished with clear coating, stain, stain and glaze, paint, or paint and glaze. Glazing is a finish process that adds depth and dimension to highlight door detail, wood color, and the base finish color. There are also other materials available, such as textured melamine, high pressure laminate, gloss and matte acrylics, stainless steel, aluminum, and glass. CABINET DOORS Door styles are the showpiece of the cabinetry and there are many to choose from. Raised panel doors offer added depth with a raised center panel, typically found in traditional kitchens. Recessed panel doors also add dimension with a recessed center panel but a more simple design. These doors can also feature an applied molding to add a more elaborate profile treatment. Raised panel and recessed
panel doors can also have arched or cathedral shaped top rails. Slab doors are typically flat with clean and crisp lines, usually used in more contemporary spaces. Another door feature is the cabinet door overlay, which affects how much of the cabinet frame shows. With a full overlay, barely any of the cabinet frame shows around the door and drawer front. A partial overlay leaves some of the frame exposed, which is a more traditional look. Inset doors have no overlay – the door sits inside the cabinet frame and can have a beaded or chamfered detail on the frame.
FINISHING TOUCHES Once you have the cabinet chosen, you can decide on the many interior storage options: roll-out trays, Lazy Susans, pull-out shelves, pull-out pantries, dish drawers, spice racks, utensil drawers, tray dividers, full-extension glide drawers, softclose, and more. There are also options for lighting when doors or drawers are opened. Cabinet and drawer pulls, knobs, and handles are the jewelry of your kitchen and enhance its overall design. The options are endless for any style of kitchen. These are just some of the features and options a homeowner needs to consider when choosing cabinets. Finding a style you like in magazines, Pinterest, or Houzz is a good start, but working with a qualified designer that can clarify the options, show and demonstrate the features, and can translate your vision to a functional and beautiful use of space will help finalize your project.

THE IMPORTANCE OF GUTTER AND ROOF MAINTENANCE It’s essential to maintain your gutters and roof to prevent major repairs down the road. For instance, ice and snow buildups can cause major gutter and roof damage. Just following a few easy steps can keep you ahead of the game. When it comes to gutters, you want to first make sure that they are securely screwed into the fascia board. If your gutters happen to be more than 15 years old, they may just be nailed with a big spike (a technique called “spike and ferrule”) and after that many years, it may no longer be functional. Gutters assembled using this technique will be able to handle heavy rainfall in the spring, but once heavy snowfall hits and rests in the gutters, they will begin to pry off the house. Unless gutters are properly strapped and securely screwed on, they will not be able to handle the excess weight of ice and snow build up.
YOU MAY ALSO WANT TO CONSIDER INSTALLING HEATING CABLES ON THE BOTTOM OF YOUR ROOF. Second, ensure that your gutters and downspouts are clean. If you don’t have a functioning gutter cover system, gutter cleaning is necessary. Without a gutter cover system, gutters and downspouts can easily become clogged with wet leaves and when wet leaves
freeze, your gutter system won’t stand a chance. Roofs, on the other hand, require a little more maintenance and inspection. First, you want to make sure your shingles are firmly fastened to your roof. On older roofs, the roofing nails or tar sealing the shingles together may not be functioning properly. In this case, water can get underneath the shingles and easily find its way into your home. This problem intensifies in winter, because the water beneath your shingle will turn into ice. Consequently, the ice on your roof will expand and contract as it melts and refreezes, creating more space between your roof and the damaged shingle. You may also want to consider installing heating cables on the bottom of your roof. These cables are capable of melting any excess snow or ice that has accumulated on the roof and allows it to run off as it normally would in warmer months. They will also help prevent water from entering and damaging your home because they keep the seams and edges of your roof clear of ice. Third, use a roof rake after there is a snowfall that produces accumulation. This type of rake is available at area hardware stores and are helpful at pulling excess snow off your roof. Finally, use common sense. After a big storm, it’s worth your time to take a few minutes to scan your home top to bottom to check for weak spots or areas of particularly heavy snow and/or ice accumulation. If you see an large mounds forming on your roof, take action now to avoid a major issue later.

TAKE THE LOWER LEVEL TO THE NEXT LEVEL More homeowners are opting to renovate their basements into an entertainment space rather than a storage space cluttered with old science projects and outgrown clothes. Milwaukee NARI offers advice on how to transform your drab dwelling into a functional lower level, and the appliances that will send it over the top. Refrigeration: Depending on the space provided, a compact or mini fridge is prefect for storing appetizers and keeping beverages at arms reach to prevent you from running up and down the stairs to keep your guests refreshed. Also, consider installing a beverage center or wine storage. Cooking: Contemplate what you will be cooking and the amount of space you have to determine what kind of appliance you will need. Range ovens and cooktops allow you to cook full meals and turn basic ingredients into a culinary art form. If you’re more limited on space and only looking to keep food warm, wall ovens, microwaves, or warming drawers are perfect for saving space and keeping your dishes piping hot. If you’re looking to do more in-depth food preparation, a convection microwave is an excellent option, as it broils, roasts, and bakes. Dishwasher: Adding a dishwasher to a lower level kitchen makes cleaning up a cinch, allowing you more time to spend with your guests. Make sure to pay attention to basement plumbing prior to designing the layout of the kitchen and installing appliances. Ventilation: Since many basements are enclosed without windows, proper ventilation is a crucial aspect for lower level kitchens in order to stay safe. Wall hoods and under cabinet hoods free up a lot of space and provide a higher air quality. Before deciding what to put in your basement, consider your family’s lifestyle and create a space you’re able to enjoy together. Also, pay attention to the amount of space you have. Instead of a full kitchen, a kitchenette, including smaller appliances, may be a good alternative.

EXTERIOR HOME RENOVATIONS WITH BEST RETURN ON INVESTMENT In local exterior remodels, homeowners typically focus on seeing the greatest return on investment. Though the trend is evident in all aspects of remodeling, outdoor projects especially are viewed in terms of getting back what’s put in – and with good reason. With a return of 73%, replacing steel entry doors has the highest ROI of any remodel. In fact, seven of the top ten are exterior remodels, including garage doors, vinyl siding, wood and vinyl window replacement, and wood and composite deck additions. Because each home and situation is different, the type of project with the best return depends on what the homeowner is trying to achieve. Which exterior remodeling choices help to reduce costs most? Which have the biggest impact on quality of life? Which improve the value of the home and its ability to sell? TO LOWER ENERGY COSTS One way to get back remodeling dollars is by lowering energy costs. This is most effective if the homeowners plan to stay in their home for the long term. New energy efficient windows and doors are often the best bet. Windows, doors, and attic insulation will give homeowners the fastest way to recoup their initial investment, and over time those projects will pay for themselves. How much will homeowners save? In the case of windows,
replacing single pane windows with energy efficient double- or triple-paned windows can drop heating and cooling bills an average of 20 to 30 percent. It will vary based on the quality of the old windows. Insulated siding also will pay for itself, but it will take more time to do so. TO BE MAINTENANCE FREE A good exterior investment for homeowners is anything that makes the exterior of the house low maintenance or maintenance free. This can be any composite material such as fiber cement and engineered wood, or fully synthetic materials such as vinyl siding and windows. Also, aluminum trim installed over the existing wood trim on the house is a very popular option for many homeowners. Siding, soffit, and fascia allow you to appreciate the beauty of your home and require little to no maintenance. Also roofing is a project many homeowners don’t appreciate fully until after it’s done. In addition, replacing the roof provides peace of mind that a homeowner’s largest investment is protected. TO SELL THE HOME Decks are another area of the home that can produce a high return on investment. The cost of replacing or adding a deck to a home depends a lot on building materials. KITCHEN ORGANIZING TIPS No matter the occasion, family always finds itself gathered in the kitchen. As the hot spot of the house, it is important to have a neatly organized kitchen to maximize efficiency and be appealing to the eye. Remove Clutter: First things first, go through all your drawers and cabinets and remove anything that you have duplicates of, donate things you don’t use, and toss it out if it is broken. Removing unnecessary gadgets provides room for items you use frequently and makes it easier to find what you need. Create Stations: Create areas designated for specific activity. Prepping, cooking, cleaning, and putting food away are all part of the cooking process. By mentally assigning a specific place to each one, you’ll be able to go from prep to clean up with the ease of a restaurant chef. Keep Things in an Arm’s Reach: After you assign your stations, keep the necessary tools and utensils at these stations. Keep your cutlery and dishes near the sink, spices and cooking implements near the stove, and chopping boards and knives near your prep area. Having everything in an arm’s reach will prevent you from bouncing back and forth around the kitchen. It also helps to store bulky, infrequently used items on high shelves to free the space for things you regularly use. Make Use of Vertical Space: Every inch of space in the kitchen is valuable, so make the best of vertical space. Adhesive hooks on the inside of cabinet doors make a great place to hold tools such as measuring cups and oven mitts. BATHROOM FAUCET INNOVATIONS TAKE IT UP A NOTCH They are the jewelry of the bathroom – the faucet you choose to complement your bathroom design. Europeaninspired designs, beautiful metals, and technology have elevated the status of faucets. From wall mount or deck-mount, widespread or centerset, single handle or cross lever faucets – the options are endless for personalizing your bath. One of the most interesting faucets to come out in the last couple years is a 3D printed faucet. It features an eye-catching mesh of latticework that creates the appearance of water magically flowing from the spout. The strength of stainless steel used in the 3D process supports the fine structures of concealed waterways that converge into one piece to deliver a strong stream of water from the spout. Other trends are in shapes. Squares, almost-squares, and angular shaped designs work well in modern, contemporary, and transitional bathrooms. Goosenecks are also finding their way from the kitchen to the bath. Another trend is a mix of finishes. Oil-rubbed bronze, polished chrome, and brushed nickel are still very popular, while the newest finishes are in matte black, pure white, and even brass. Faucet technology upgrades include: • Sliding handles and joy sticks that control water temperature and flow. • Spouts that rotate 90 degrees, or 45 degrees in either direction from its center point – easy to rinse soap and toothpaste from the basin without splashing the countertop. • Digital faucets with icons on the digital control that can be pre-programmed with your preferred combination of

temperature, flow rate, and durations. Features such as teeth brushing can even be preprogrammed. • Temperature sensing technology that features an LED light at the base of the faucet that lets users know when the water has reached the desired temperature by changing from blue, which represents temperatures below 80 degrees, to deepening shades of magenta as the temperature rises from 80 degrees to approximately 110 degrees, to red when the water temperature is greater than 110 degrees. Some faucets feature an automatic shut off at high temperature. • Ozone-activated antibacterial bath faucets inject a stream of ozone into the faucet water stream, killing germs. • Microban® antimicrobial technology infused into the faucet finish. Microban helps prevent the growth of bacteria on the finish. On an unprotected finish, bacteria can double in number every 20 minutes. • Laminar flow makes the water feel soft and silky. Standard aerators add air to the water stream to make the flow feel lighter. Laminar flows are created from dozens of tiny, parallel sheets of water so the water flows in a clear, solid-looking stream that won’t splash when you’re washing your hands. • MotionSense™ advanced sensors detect movement in two sensing zones, setting water flow in motion as if on command. The water sensor at the top of the faucet starts and stops water flow with a simple hand movement above the faucet, while the ready sensor near the base of the faucet identifies when an object – such as a cup or hand – is placed beneath the spout. It runs water for as long as that item remains in range and automatically shuts flow off as soon as the object is removed from the sensing zone. IMPROVE INDOOR AIR QUALITY Indoor air quality is more of a problem now than it was 20 years ago, but there are steps homeowners can take to improve their homes and protect their health from the hazards of indoor air pollution. Dirt is a major issue, as it isn’t good to contain it inside the home. An extreme case would be in the home of someone who’s very allergic. In this case, you can install a high-end electronic air cleaner, which removes 96 percent of pollutants. For the average person, a lower cost solution would be a media filter with a MERV 11 rating. This is a good mid-grade filter, and although it doesn’t trap spores, it takes care of dirt. For a lot of older homes where the indoor air is already contaminated with dirt, duct cleaning may be in order. It is also worthwhile to upgrade filters to at least an extended surface. This gives more filtering area, which is much better than the standard throwaway filter. Homeowners considering a remodeling project should think about lead and asbestos. When remodeling takes place on homes built before 1978, lead dust during the demolition process can foul the air. Homeowners need to hire contractors who are Lead Safe Certified Renovators and who use lead safe work practices, and they also need to pay attention to asbestos safe work practices. Unlike lead, asbestos can be found in some products still being made. The only way to know for sure whether some material has asbestos in it is to have a sample of it tested. Just like with lead, homeowners should hire contractors who work with it in a safe way. Other pollutants come in the form of toxic combustion
products and moisture. Carbon Monoxide (CO) enters homes from appliances that burn fossil fuels. To reduce the level of CO being produced by these appliances, have them tuned and cleaned annually. Alarms can also be placed in the home to wake you from sleep should they accumulate to unsafe levels. Mold is both a building durability problem and a health concern. Moisture can come in from the outside, or water vapor produced in the home can condense. Water vapor condenses in attics, windows, walls, ceilings, or floors. If wood products in the home get and stay wet for 24 to 48 hours, mold can begin growing. If water leaks in from the outside, get a qualified contractor to stop the water from getting in, and then clean the mold. Depending on the amount of mold, homeowners may need to hire a remediation company to clean it. To protect the home from water vapor, use a properly externally vented hood when cooking in the kitchen. Bathroom fans should be vented to the outside and run until the moisture is completely out of the room. This is important so that moisture doesn’t escape into the rest of the house. Another tactic is a whole house dehumidifier, which attaches to the ducts and takes care of the entire home. As an energy efficient way to treat indoor air, consider air-to-air heat exchangers – a mechanical ventilation system that preheats cold incoming air by transferring the heat from the warm outgoing air. Similarly, another worthwhile product is an energy recovery ventilator, which transfers moisture between incoming outdoor air and the indoor exhaust air stream.

This single family home built in 1945 was in need of updating and a more functional entry. The client started by sitting down and thoroughly detailing what was needed to make the remodel successful. This was to include a brand new kitchen, powder room, and foyer addition. The kitchen and powder room were completely gutted to the studs, allowing a structural beam to be pushed flush into the ceiling, opening up a walkway and allowing for taller cabinets. The semicustom cabinets were replaced with custom cabinets, granite countertops and a hand painted backsplash tile. All of the maple and quarter sawn oak floors were refinished and new crown molding was added throughout. High end Wolf and Sub Zero appliances completed the kitchen remodel.

The powder room was small and cramped, but the homeowner wanted a functional space that had plenty of storage. The toilet was specifically chosen for its small footprint and the cabinets were laid out to maximize storage and finished off with a custom granite top that stretches over the top of the toilet. The foyer addition was built so the homeowner had a functional spot to greet visitors and provides a place to store coats and other items. The addition had to be thoughtfully designed, as it would also become a main point of interest on the front of the home. Tying in the Chicago Pink brick on the front, adding a downsized version of the balcony on the top of the addition, and adding large brackets to the front all make for an impressive entry way. On the inside, the homeowner specified that there would be mirrored doors on the closet, which in turn helped make the foyer look even bigger. Adding a slate floor and new moldings completed the inside.

SMALL APPLIANCES MAKE A BIG IMPACT Just because your kitchen doesn’t have room for a six-burner stove or the largest refrigerator, it doesn’t mean you have to sacrifice style or function. Drawer-style microwaves have become a popular option because they are stylish, compact, and convenient. To save even more coveted counter space, many people install undercounter or wall microwaves. Warming drawers: Not only do warming drawers save space, they are also ideal for entertaining. Certain models can do everything from slow cooking a roast and prepping bread for baking, to warming up plates for a meal. Beverage coolers: You don’t have to limit your appliances to the kitchen. Take your small appliances beyond the kitchen and install a wet bar with compact wine and beverage coolers in basements and entertainment areas. Wine coolers feature dual temperature zones to ensure that reds and whites stay at their proper temperatures. Moving beverage coolers to a different area of the house will free up your kitchen space and create an inviting entertainment area.

An “eat-in” kitchen was a must for the homeowners. Designing a built-in table allowed seating for three and doubles as extra counter prep area when needed. Moving the refrigerator to another wall took it out of the doorway, improved walk space, and allowed this kitchen to have workspace on each side of the range. Soffits were removed to use taller wall cabinets for added storage while trimming was added to the ceiling, using classic crown molding to fit the home’s style. The bulky cast iron radiator that was under the sink was replaced with a hydronic toe space heater, which connects to the hot water heating system and incorporates a fan to blow heated air into the room. Other than the grill on the toe kick, this heat unit is completely concealed under the cabinet floor. The remodeled kitchen features quartz countertops and a traditional subway style tile backsplash. The design provides an extremely functional kitchen and one that fits beautifully into neighborhood architecture.

OUTDOOR KITCHENS HEAT UP WITH UPSCALE GRILLS, ACCESSORIES Once upon a time, eating alfresco at home meant that all you needed was a simple charcoal grill and a patio table. Unless you are at a campground, that simply doesn’t cut it anymore. What’s evolved is the outdoor kitchen with cabinetry, countertops, refrigerators and cold beverage centers, kegerators, lighting, and heat lamps that allow the spaces to be used year round. What’s outdoors has become just as important as what’s indoors. Even though Wisconsin has a relatively short warm season, homeowners want their outdoor entertainment centers to be just as convenient and comfortable as indoors. That’s especially important for the cook who wants to socialize with family and guests instead of repeated trips from the indoor kitchen to the backyard. There are many sizes, configurations, and styles of outdoor kitchens and appliances can be as basic or as high end as the homeowner wants. The main ingredient in outdoor entertaining, of course, is the grill. Depending on your needs, grills come in many sizes and cooking options. Knowing whether you’ll be cooking for yourself, your family, or entertaining guests will help you decide how big your grill should be. An important element in selecting a gas grill is the amount of heat it creates, which is measured in BTUs. A large grill with a high BTU rating cooks at a similar temperature as a smaller grill with a lower BTU. As a rule of thumb, go with 80 – 100 BTUs per square inch of cooking space and a grill that features precision heat control. Once you decide on the size of the grill, there are other add-ons an outdoor chef appreciates. Searing zones, infrared burners, rotisseries, side burners, and warming drawers are becoming more popular.

Keeping the air quality of the immediate environment is important too. An outdoor vent hood draws in the heat, odor, smoke and grease, allowing for a more pleasant outdoor experience. Grill placement is also a key decision. If you entertain often, keep the cook in the party by positioning the grill perpendicular to the dining area. Also, plan for uninterrupted counter space, or landing areas, for placing platters and utensils while cooking. Grills should have at least 24 inches to one side and 12 inches to the other. Whether your grill is a deluxe stand-alone or part of a tricked out outdoor kitchen, it’s an opportunity to optimize your outdoor living space.

SEVEN TIPS FOR A LUXURY CUSTOM CLOSET A customized walk-in closet is a luxurious touch to any bedroom. Not only does it serve a purpose for organized storage, but it also creates a pleasant retreat and a calming way to start and end each day. If you dream of a luxurious closet, here are some tips to help you reach that goal. Lighting: This can’t be over-emphasized. A single overhead light casts shadows and makes it hard to distinguish colors, such as between navy blue and black. Instead, replace with directed lighting and spotlights, and for a special touch, a chandelier, sized appropriately to the space. Another luxurious upgrade is to install LED-lit hanging rods. Customized storage: Organizing clothing items by type makes it easy to view and select. Use valet rods, hanging rods in multiple heights, pull-out hooks for ties, belt racks, shoe shelves that are tilted with a stop on front so they don’t fall, pull-down closet rods for easy access to items stored higher up, and jewelry drawers with organizational dividers and velvet liners. Island: Nothing says custom like having an island for additional storage and a place to set items such as your purse or briefcase, and having a handy spot for folding clothes. Just like kitchen islands, a closet island should have a high-end top like granite or marble. Mirrors: A full-length mirror is a must-have, but consider one that gives a 360-degree view or a custom mirrored wall. Matching hangers: Even the smallest of closets look tidier when all hangers are the same.
Ironing board: A discreetly hidden ironing board that you can pull out is more necessity than luxury when you need to touch up a few wrinkles. Work with a designer: Designers know how to work with difficult spaces and can imagine storage solutions you may not have thought of. They’ll ask questions about your style, whether you have a shoe or purse collection, whether you need space for long dresses or formal wear, whether you like to see everything at once or prefer to have items behind doors and drawers. Don’t think you have to have a 10 x 10 room to create a walk-in. Even small spaces can be customized to maximize organization.

After eight years of talking about remodeling their kitchen and improving the overall floor plan, the homeowners decided the time had come. Besides the awkward layout, they disliked the cramped laundry room/mudroom combination, a dining area that wouldn’t accommodate large gatherings, and a kitchen that wasn’t easy to move around in and lacked storage space.

To improve traffic flow in the kitchen, a slider was eliminated, replaced with a door and window. The kitchen counters were extended as well, accommodating a peninsula and snack bar with seating. The homeowners also had many heirloom pieces they wanted included in the overall design. Especially meaningful was an antique coffee pot, which was incorporated into a coffee bar. With space gained from the old dining room, a large walk-in pantry was created. Mission-style cabinets, granite countertops, and natural hickory flooring were selected. The subway tile backsplash behind the slide-in stove is accented with a mosaic of smaller tiles. A movable island in darker wood is a focal point as well as a custom-designed range hood fan crafted from wood. Other elements of the first floor redesign included relocating the laundry room, upgrades to the mudroom with a closet, cabinetry, countertops, and a bench, enlarging the front entryway by removing a closet, and making the dining area more spacious with better use of living room/family room space.

The home, located within the Historic Washington Highlands of Wauwatosa, is a classic Tudor style. The kitchen and bathroom were completely gutted and in the new design, the function of each room was updated to maintain the home’s Tudor style. Materials selected for the kitchen include a tile floor that looks like wood and laid with a herring bone pattern. Custom cabinetry with quartzite countertops and a subway tile backsplash were installed, and a custom copper hood was used to accent the kitchen’s appearance. The original door between the dining room and kitchen was removed and in its place a new arched drywall opening was installed and incorporated two sliding barn doors.

The bathroom was also a complete makeover, including a patterned marble tile floor with in-floor heat. Two pedestal sinks were incorporated into the space, as were double French styled glass doors for the bathtub with new wall tile. A wooden bench seat next to the window was also added.

IDEAS FOR ATTIC LIVING SPACES The attic is often untapped space that has a lot of potential for an extra living area. It is an opportunity to add square footage to the home and creatively use the space to fulfill homeowners’ needs. Before deciding how to renovate the attic, there are some considerations. First, it’s important to keep in mind the ceiling height before choosing a new purpose for the attic. It’s also essential to understand if the floor can support usable living space. It may need to be reinforced or replaced before proceeding. Almost every project will require insulation, ventilation, drywall, and better accessibility. Ask a professional to weigh-in on whether or not the attic is suitable for living. Once homeowners have addressed these logistics, they should make a plan for how they want to use the space. Here are some transformation ideas:
HOBBY AREA - The attic can give homeowners extra space to enjoy their indoor hobbies. READING NOOK - The attic is often quiet and removed from other rooms in the home, which is ideal for getting lost in a book. EXTRA STORAGE - Turn the attic into a walk-in closet for seasonal clothing, including summer clothes or winter coats. The attic could also be transformed into general storage. Add shelves and hooks to store holiday decorations, garden tools, sports equipment, and other items.
BEDROOM - If the attic is large enough, it can be an ideal space for a guest bedroom or privacy for an older child, and it offers optimal views of the outdoors and extra square footage. OFFICE SPACE - If a person needs to concentrate on work items, the attic is a great spot for a home office. It’s quiet and away from other rooms in the home. Make sure the space is wired for technology. It’s also important to plan where task and natural lighting is needed. BATHROOM - Consider transforming the attic into a private bathroom. Use the attic’s architectural details in the space’s design, such as putting a bathtub by a sloped ceiling or wall since little head space is needed. PLAYROOM - Give the kids a space of their own to have fun with their toys, play games, and enjoy other activities. The new fireplace hearth is honed Kostoa stone. The second floor bathroom features grain matched maple veneer cabinetry, with slow close door and drawer hardware, Viatera Quartet quartz countertops, Kohler undermount sinks, and Delta Trinsic faucets. A large tiled shower replaces an adjacent walk-in closet.

The backyard now features a patio with wood burning fireplace, an in-ground pool, a pool house with gas fireplace, and full bathroom.
In the main living space, a double-sided fireplace was removed from the center of the home to give an open floor plan and allow for expansion of the kitchen. The kitchen features an eight-foot island with prep sink, custom cabinets, Cambria and granite countertops, marble tile backsplash, and a tray ceiling with reclaimed wood. Seating was added with a breakfast bar and a custom window bench. A new fireplace, with reclaimed cream city brick, was added in the living room, with built-in china cabinets and wainscoting added in the dining room, which brings charm to this transitional home design. An addition was added as fifth bedroom, featuring a Jack and Jill bathroom and master bath. Nine hundred square feet of the back of the home was removed and rebuilt to turn the original crawl space into a full basement. The lower level now boasts a game room, exercise room, theatre room, and guest room with bath to accompany the remodeled family room and playroom.

Removing an old tile mural and replacing an entire wall with cultured stone transformed the two-story foyer. The existing fireplace in the family room was replaced with a gas insert, new cultured stone facing, and custom white painted cabinets with glass shelves were installed on both sides. Removing overhead cabinets, which opened up the previously divided spaces, created an open concept kitchen and living space. A large Cambria topped eatin island with seating for four replaced the small, existing island. Custom white painted maple cabinets were installed throughout the kitchen, with special attention to detail including a pop up mixer lift and spice racks. A white subway tile backsplash brightens the space and provides a sleek backdrop for the under cabinet lighting.

Remodeling your home sets up a clean slate to give it a new look and make your house more energy efficient. Not only will an energy-efficient home save money on utility bills, it will also make the home healthier and reduce its impact on the environment. Start off your home’s remodel by checking for water intrusion, condensation, and excess moisture before you begin the project. Excess moisture creates mold. By fixing these issues, you can improve your home’s indoor air quality. Make sure your home is airtight to prevent heated or cooled air from escaping. This makes it easier to control the inside temperature in both summer and winter. Wrapping the exterior walls of a house with an air barrier before installing siding or masonry will create a more energy-efficient home. Another way to prevent heat from escaping is by adding more insulation to the attic or walls. Replace old windows and exterior doors with newer, energyefficient models. Look for double pane windows with Low E coating for optimal results. Insulation around your new windows and doors will further improve your home’s energy efficiency. Having previously contracted with Renovations Group, Inc. to remodel their kitchen and bathroom, the homeowners desired that the company design and build their sunroom addition. Designed and constructed as additional living space, the sunroom will provide years of enjoyment during any season. Maximized window area, vaulted ceilings, a pot-belly gas stove, white bead-board ceilings, brick and tile, are all combined to create a charming sunroom. The transformation from an existing metal screen porch to a year-round usable space maintained the feel of the outdoors by the integration of simple, but elegant design features. This was achieved through the incorporation of a new concrete block foundation (crawl space), standard sized structural building components, full sized ductwork, high density insulation and classic interior surfaces, finishes, and décor. Two new skylights, along with double hung Pella windows, were installed to allow as much natural light as feasible into the new living space. Burnt faux wood floor tile and rustic industrial inspired ceiling fans were also incorporated to give the new space a unique personality, compared to the rest of the home. The exterior of the addition involved a brick beltline, cast concrete sills, and Genteck Dover Gray vinyl siding, which was selected to match the existing exterior of the home.

The beauty of a ranch home remodel is that there is not a “defined” style to pattern after – a ranch can truly take on the taste and personality of the homeowner. From the tile work to the bold wallpaper in the bathrooms, the homeowners worked with our designer to definitely put their stamp on this remodel. No wall went untouched in this remodel, as every wall down from the front door to the back was taken down. The goal was to produce a greater connectedness between rooms. The design reflects a more simplified floor plan. Two headers were buried within the attic space to open up and enlarge the kitchen area into the existing living room and bedroom hallway. The three bedrooms were redesigned to accommodate for an extra full bath within the space. A true master bath and closet were designed within the master bedroom. The kitchen has truly become the hub of activity within this space. A window was removed on the backside of the house and in its place, a Marvin patio door leading to the backyard was installed. What once was a closed off four season’s room now became part of the space. The kitchen features maple cabinets, quartz countertops, tiled backsplash, stylish light fixtures, new appliances, and two islands for food prep and entertaining. New hickory floors were also incorporated into the space.

In the Master Suite, reconfigured and expanded, metallic plaster wall treatments create a soft environment perfect for the distressed leather bed with custom bedding and Currey & Co Lotus ceiling fixture. A stunning custom armoire was built with heavy carved doors sourced from India for additional storage. The Lower Level includes an impressive bar clad with hand-antiqued metal, luxury vinyl tile throughout, and a projection system to complete the full entertainment capability. The Outdoor Entertainment Area boasts a custom metal arbor set on a hardscape of concrete, brick pavers and Lannon stone. Gorgeous wood-paneled Garage doors create a pleasing backdrop that will draw your eye! The Kitchen and Sunroom were completely gutted and reconfigured. Sumptuous radiant heat greets you from the porcelain tiled floors. TIPS FOR LAUNDRY ROOM MAINTENANCE Main floor laundry rooms are more the norm than the exception now and many new-build or remodeled spaces have given the workhorse washer and dryer exceptional settings with adequate shelving and storage, drying racks, and high-end countertops, faucets, and sinks. The washer and dryer themselves are now designed to be not only more functional and energy efficient, but also aesthetically pleasing. Appliances are so user-friendly that homeowners often forget that washers and dryers need regular maintenance. Milwaukee NARI offers some tips to make sure your laundry room remains in tip-top shape. After your washer has washed a load, allow the interior of the machine to air out by leaving the door partially open. This will allow air to circulate and help dry out any remaining moisture in the drum or on the gasket. To clean the washer’s drum, use a mild, non-abrasive, chlorine-free cleaning agent. Rinse and then dry with a soft cloth. Do not use steel wool or any other abrasive cleaning agents. Wipe the gasket with a soft cloth to remove residual water or any detergent. If your washer emits a bad odor, which can happen as residue from detergent and fabric softeners accumulates, run the empty washer with a cup of white vinegar, or liquid chlorine bleach. The existence of any residual detergent can be a sign that too much detergent is being used. For high-efficiency washers, use only high efficiency detergents to prevent over-sudsing.

Your washer’s exterior can be a magnet for dust, fingerprints, and spilled detergents. Clean with a soft cloth using hot soapy water or a mild, non-abrasive cleaning agent. The control panel can be cleaned with just a damp soft cloth. Clean your detergent dispenser too. Remove the dispenser from the washer according to the manufacturers use and care guide and place the dispenser under warm, running water. Lightly wipe away any remaining detergent residue and reinsert the dispenser. Ensure that all drains have strainers to keep hair, soap, and debris from entering and clogging the drain lines. Use a strainer on your washing machine hose. Hardware stores have strainers specially designed to fit laundry hoses. It also makes sense to install a flood alarm to warn of water from the washing machine or water heater leaking from the appliance or overflowing sinks. It’s very important to clean your dryer vent and ducts to remove lint build-up. If the ducts get clogged, it can be a fire hazard. If your dryer vent hose is the vinyl accordion type, consider upgrading to metal duct work.

As we head outside for summertime leisure activities, it’s also a great time to ensure your deck is secure and ready for cookouts with your friends. Recommendations for deck safety include having the deck inspected by a certified contactor or home inspector

If you do have to replace your roof, be sure to contact your insurance agent, because some insurance companies are now offering a discount for new roofs. At the same time you are making physical changes to your home to improve safety, don’t forget basic maintenance issues that if ignored could be life threatening. Fire safety is important throughout the year, so be sure you have a working smoke alarm on each level of your home. Chimneys and woodstoves need annual inspections and cleaning, and don’t forget to clean the exhaust duct of the dryer each year, because it’s a common cause of home fires. You can also save money on your home insurance by installing a centrally monitored fire and/ or burglar-alarm system. According to a study by the US Center for Disease Control, in one year, 234,000 people ages 15 and older visited emergency rooms due to injuries suffered in bathrooms, with most of these injuries caused by falls. Among adults aged 65 and above who were injured in bathrooms, 30 percent were diagnosed with fractures. NARI members have tips for making your bathroom and other parts of your home’s interior safer. Steps homeowners can take to make their bathroom more secure include adding grab bars in the shower to help steady yourself going in and out and installing non-skid floors for better traction as you leave the tub. Safety upgrades can be made in other areas inside the home beyond the bathroom. When doing a kitchen remodel that involves a new countertop, be sure to round off any sharp edges that people can bump into. You also should have a qualified designer or inspector ensure there is proper ventilation
to determine weight capacity if you plan large parties or the addition of something heavy such as a hot tub. For heavier loads, you should consider installing additional support beams or concrete for the base. You need to check if railings are wobbly. Everything should be secured minimally with screws, and all posts need to be secured with bolts, because you know people will lean on them throughout the summer.
Don’t stop your visual inspection of the outside of your property at your deck. Consider adding a layer of security around your pool, especially if you are a family with younger children. Putting a gate at the end of your deck can prevent small kids from accessing pools unattended and above ground pools with decks also need railings around them. As you walk around your yard, keep an eye out for tripping hazards, because a harsh winter may have damaged concrete steps or brick walk ways. They may need small maintenance or a complete overhaul by an experienced professional to make them secure and even. A final layer of security and safety for the outside of your home would be the addition of lighting around your pool, deck, or entranceways. NARI members recommend a combination of motion sensors to discourage intruders and LED lights on your deck to avoid missteps at night. LED lights are energy efficient and long lasting and can be added to posts. You can also secure rope lighting around the deck and place small puddle lights on each step for added visibility.

SELECTING A CONTRACTOR Selecting a NARI professional for a home remodeling job means the person you are hiring has experience and has made a commitment to stay on top of and adhere to the latest industry techniques and standards. People should always listen to their gut when meeting with a new contractor to review plans for a potential remodeling project. Pressuring a customer to sign today in order to receive a special discount is not appropriate. A deal that sounds too good to be true, probably is. If a contractor demands payment in full upfront, or payment in cash, that is a bad sign. Someone selling services door-to-door also raises a red flag. The consumer should research the company using Milwaukee NARI and the Better Business Bureau. W h e n r e v i e w i n g a c o n t r a c t o r ’s qualifications, look at how long the company has been in business, and see if they have a certificate of insurance. Find out if they use their own staff or hire subcontractors for part of the job. If they
do subcontract, make sure the subcontractors are insured as well. Also, determine if the contractor has a physical location, or if they just have a post office box. You would need to know how to reach them if a problem arises. Consumers should ask for and receive a complete estimate that addresses the scope of work in detail. If you have a list of all the items to be purchased, you can then compare two estimates side by side. One example of a remodeling challenge that a certified contractor could anticipate is with houses built prior to 1978. An older home could have lead-based products in them that need to be removed. That kind of information should be shared with the customer before work begins. If the contractor has done his due diligence, a proper estimate should consider the what ifs, or areas where costs could rise if additional work may
be needed. Should additional work be required, or if the consumer makes updates to what was in the original contract, the contractor should provide a written change order that details the new scope of work to be completed. The cost associated with the change should be indicated, and the homeowner and contractor should both sign the change order before work commences. Keeping this information in mind will go a long way to making sure your remodeling project turns out positively.

This efficient appliance has been around since the late 1940s, when it was first introduced for commercial use. It wasn’t until the 1960s that it began to be developed for residential use and another decade lapsed before it became widespread. In addition, it’s vital to never seal off existing mechanical systems, circuit breakers, and future plumbing lines. Professionals will need to have access to these for maintenance and repairs. If needed, homeowners can always soundproof mechanical systems. Moreover, try not to chop up space. Similar to how homeowners prefer open space on main floor living areas, it should be more open downstairs too. It makes the space more transitional of how you will use it as time goes by. HOME HEATING SYSTEM CHECKS Tune Up Your Heating System – Call a contractor to have the furnace or heat pump inspected. This service ensures the system is clean, in good repair, is free from carbon monoxide leakage, and that it can achieve its manufacturer-rated efficiency Reverse Your Ceiling Fans – Warm air rises, cold air falls so if your ceiling fans have a reverse switch, use it to run the fan’s blades in a clockwise direction after you turn on your heat. Call a Chimney Sweep – Make sure your fireplace, or any heating appliance burning gas, oil, wood, or coal, chimney and vents are clean and in good repair. An annual inspection helps to prevent chimney fires and prevent carbon monoxide from creeping into your home. WATER AND FAUCETS Turn Off Exterior Faucets – Keep pipes from freezing by draining water from exterior faucets. Disconnect all garden hoses and drain the water that remains in faucets. Homes without frost-proof faucets (typically homes more than 10 to 15 years old), should turn off the shut-off valve inside the home. Test Your Sump Pump – Since most sump pumps last about 10 years, it’s important to test yours to ensure it is working properly. Slowly pour several gallons of water into the sump pit to see whether the pump turns on. You should do this every few months, but especially after a long dry season or before a rainy one.

APRIL SHOWERS DON’T HAVE TO BRING FOUNDATION LEAKS Flooded basements are a common occurrence for homeowners come springtime. But in actuality, there are a number of factors that contribute to leaks, aside from a steady downpour. Milwaukee NARI members offer guidance on how to aid drainage in the first place, keeping your lower level dry and comfortable year-round. GRADING AND DRAINING Ensure that all your systems that may lead to water problems are functioning correctly. Your home’s grade is extremely important – it must pitch, or lead, away from the house. The finish grade should be eight inches below the top of the foundation wall. There should be six inches of pitch in the first 10 feet away from the house. If you can’t attain this, a French drain or other adjustments might be needed. Even if you live on a hill, you should attempt to remedy the grade of your slope. Consider making a diversion to keep water away from the foundation, such as adding or removing dirt. Ultimately, your grade should be at the masonry level or below. Without this, you may rot out the siding of your home. Decks that have a negative pitch underneath, and negative pitch concrete patios, may also cause problems for proper drainage. Patio caulking can be helpful, and in more serious instances, if a patio settles actually at the house, you may need mudjacking or concrete raising services.

Foundation leaks are often the result of poor landscape. Homeowners should examine and continuously care for their landscape, particularly because of the potential impact on the drainage system. Look at your patio pavers and decorative stone – are they pitching away? Ground coverings of bark chip or stone also need to direct away from the house, to deflect water. A downspout should extends a minimum of six to ten feet away and if it’s too short, water will instead pool next to the basement wall. The “elbow” of the downspout also needs to be extended up above the ground by at least one foot, to create a better environment for water to dissipate. Water follows the path of least resistance. Appropriate grading, in combination with an effective downspout, is key to keeping water out of your home. SUMP PUMPING Leakage problems are also caused by the sump pump not working, so homeowners should check their unit a minimum of every six months. The sump pump should be plugged in. Reach in and pull up on the float to ensure it runs – there doesn’t need to be water in the crock or basin in order for it to work. Note that it should not be pumping water right next to the house, but instead sending it away. Check your local municipal ordinance if you’re unsure where to direct the sump crock discharge. If your home was built before 1950, you likely won’t have a sump pump, but a palmer valve. Only Milwaukee NARI-certified professionals should handle repair of palmer valves. MAINTENANCE NEEDED Foundation problems don’t occur overnight. Be conscientious that your home does require regular maintenance. For example, make sure your gutters are connected and extended, and examine them weekly, particularly in the fall season, when mature trees can quickly clog them. When gutters are clogged, water is unable to drain into the downspout and will overflow. Basement windows can be problematic, and window wells should be kept free of debris and silt. For wells to properly drain water, they need to be filled with stone on the side of the well and at least two inches down from the window sill. Also put a window cover over the wells. Basement windows are much more prone to leakage than above grade windows, and covers are your best defense. Running a dehumidifier in your basement on a regular basis is also a smart choice, even if you don’t have a moisture problem. It will help keep your lower level dry and comfortable. If you struggle with general dampness, as opposed to actual seepage, make sure to use a humidifier that’s large enough to accommodate the size of the basement. Dampness is often an air management issue. If there’s a musty smell, something is not right.
BATHROOM FLOORING OPTIONS RANKED The bathroom is a high traffic zone in the house, which means the floor receives a lot of wear and tear. There are numerous choices for bathroom flooring, but some types are better than others. When considering flooring, homeowners commonly ask themselves if is it durable, attractive, and how will it feel on bare feet. The bathroom requires these same considerations with one addition - moisture. Water is common in bathrooms and can quickly ruin the wrong flooring choice.
VINYL: Vinyl is waterproof, stain-proof, easy to clean, typically less expensive, and there are thousands of style options to coordinate to your bathroom. New luxury vinyl flooring can offer a very realistic look of tile or wood in many options.
CARPET: Carpet may feel nice under your toes, but it’s a poor choice when it comes to bathroom flooring. Carpet collects condensation and moisture down to the padding, making it an ideal place for mold and mildew to thrive.
STONE TILES: For the elegant baths or the lovers of the real thing, stone tile floors can look rich, elegant and timeless, but may require some maintenance over the years.
SOLID HARDWOOD: While solid hardwood looks great and feels warm under your feet, it is typically not recommended for bathrooms. Excess moisture will eventually cause the wood to warp and crack. If you have your heart set on wood, often times it can be the perfect look in the guest powder room, where a minimal amount of water is used on an every day basis.
CERAMIC TILE: Ceramic tile achieves the best of both worlds. Not only is it durable and water resistant, but ceramic tiles also have a rich, solid feeling that looks great in every bathroom. Many porcelain tiles are outstanding in look and less costly than real stone.

LAMINATE: Laminate flooring provides the wood look without the expense or hassle. It does, however, still have a wood chip base and can expand if it comes in contact with moisture. If you pick laminate, make sure it has glued-in seams to prevent water from getting into the cracks between floorboards.

SPRING CLEANING CHECKLIST FOR HOME EXTERIORS When the topic of “spring cleaning” is discussed, thoughts naturally turn to the inside of your home, such as organizing and discarding no longer used items. Milwaukee NARI encourages you to also clean the exterior of your home this spring. A Wisconsin winter can cause issues for your home’s exterior, so your outdoor chores will likely be comprised of a heavy dose of maintenance as well as the more traditional indoor cleaning and clearing type tasks. To assist in getting your exterior ready for the outdoor season, it is suggested that you complete the following tasks this spring. Clean the Gutters Gutters do their job best when kept clean. During winter, snow and any leftover leaves or debris may freeze in the gutter. Clean out any debris, including in the eaves and roof valleys, to ensure that water can flow freely. Then check for proper drainage away from the home by ensuring that all downspouts are fully secured. Since the weight of the ice and snow in the gutters can compromise the integrity of their fastening to the house, inspect the connection of the brackets to ensure the gutters aren’t pulling away from the fascia. Inspect Hose Bibs (Outdoor Faucets) Hose bibs left undrained or unprotected during winter have been known to freeze and crack, creating a leak inside the wall. If this occurs, it is necessary to repair the pipe and install an inside shutoff valve for drainage. Before winter temperatures set in, it is best to turn off the inside valve (if equipped) and open the outside spigot to allow water to drain out and not freeze during the colder months. When you secure your garden hose to the hose bib and turn on the water, pay special attention to the connecting points and inspect for any water leaks in the event that those connections were compromised. Window Screens When spring arrives, people want fresh air in their homes, so naturally they open the windows. Before that is done, clean the screens, as properly maintained screens create maximum airflow into the home. To clean, first try spraying the screens in a tub to eliminate the dust and debris that clings to the mesh. If the debris doesn’t come off, lay the screens on a flat surface and use mild soap and water with a soft brush to gently remove dirt and grime. Clean both sides of the screen and the interior and exterior of the frame. Allow the screen to dry fully before reinstalling. Clean the Garage For some homeowners, the garage is purgatory for their belongings, where surplus materials take up residence. Cleaning out the garage will provide additional space for warm weather equipment like bikes, outdoor games, and gardening equipment. Discarding no longer used items and organizing the materials that you decide to keep will allow you to more easily locate what you need, when you need it. Eliminating clutter in the garage and storing flammables such as oil, gasoline, paint, propane and varnish in a shed or at least in a metal cabinet in the garage will prevent garage fires.

Fence Inspection Rot is the biggest thing to look for in a wooden fence, along with loose rails and any kind of wobbly parts. Inspect the posts where they meet the ground. If it appears that the wood is weak, it can cause the whole fence to come down. Wash the House Spring is usually a good time to wash off the dirt and grime that accumulated on the exterior of the house. To reduce streaking, be sure to start at the bottom and work your way up, being especially cautious around the electrical service entrance, the lines and conduit feeding the power meter. Avoid spraying upward and angle the spray away from doors, windows, and vents, especially soffit vents. Use a spray nozzle attached to a garden hose first before using a power washer, since the high water output from a pressure washer can compromise the integrity of the siding by tearing off the wood or strips of the finish from hardboard siding and also allowing water to penetrate into the sheathing underneath causing mold and mildew. If dirt and grime aren’t coming off very easily, use a mild detergent and soft brush first to remove or loosen it up before spraying it again. Regardless of the size and condition of your home, exterior spring cleaning can make it fresh for the new year.
DANGER SIGNALS OF A FAILING ROOF Milwaukee NARI encourages homeowners to keep a close eye on their roof and look for the following signs to determine if it’s time to replace the roof. 1. A leak in the attic. After a strong storm or wind-driven rain, take a look in the attic for signs of leaking. Ice damming can also cause water to enter the house if you don’t have an adequate shingle underlayment or if the flashing (the aluminum or steel used over roof joints, like chimneys and pipes) has deteriorated. 2. Blistering or peeling interior or exterior paint. When paint starts to peel off, the cause is likely trapped moisture in the house due to excessive temperature or high humidity from poor attic ventilation. The air in the attic needs to flow freely from the soffit to the ridge to reduce humidity. Make sure there is a vent in areas such as the kitchen or bathroom, plus dryers should vent outside. 3. Stains on interior ceilings and walls; mold or mildew growth. If you see stains or, even worse, mold growth inside your home, it may be caused by inadequate or faulty shingle underlayment that is allowing water to seep into the house. Inadequate ventilation could also be the culprit, which causes excessive moisture— conditions in which mold and mildew thrive. 4. Exterior decay, sheathing, and/or siding. Poor attic ventilation is again a possible cause, but any condition that results in excess
moisture can contribute to decay. One way to combat the problem is to put a vapor barrier between the insulation and the inside of the house, which can reduce the amount of moisture that goes into a wall and help the moisture escape from the wall. 5. Missing, cracked, or curled shingles. If you see that your shingles are dry or practically break when touched, that means they have reached the end of their useful life and it’s time to invest in a new roof. 6. Dark, “dirty-looking” areas on your roof. This could mean your roof has vegetation, fungus, mold, or algae growth, or that the shingles’ protective granules have been lost. This doesn’t mean you need to replace your roof, but these stains can reduce curb appeal. Cleaning the shingles is an option, but that could shorten their life. 7. Excessive energy costs. A possible cause of higher cooling costs could be insufficient attic ventilation, requiring the cooling system to run excessively. In warm weather, inadequate ventilation will trap hot air in the attic, causing air-conditioning systems to work harder, or leaving your home’s interior hotter and less comfortable. In both hot and cold weather, moisture in the attic can become trapped and condense on the rafters if it’s not insulated properly. This moisture can drip down onto the insulation and reduce its effectiveness, potentially increasing energy costs.

CHOOSING EXTERIOR PAINT COLORS The wide variety of paint colors for a home are most often associated with the interior, but homeowners are encouraged to be creative with color when it comes to the exterior as well. A well thought out exterior paint scheme can personalize your home and make it stand out. There are several components, including landscaping, hardscaping, and roofing, that need to be considered when deciding on colors for the home’s exterior. Color makes a first impression and can boost curb appeal and even resale value. Consider the following guidelines to help select a color scheme that fits both your style and your home’s surroundings. Plan around the hardest to change elements. Unless you’re completing a total exterior renovation, surfaces such as roof shingles, stonework, pathways, and driveways will remain unchanged. Take these areas of the home into consideration as you select exterior paint colors. Consider your home’s architectural style and era. Whether you have a Colonial, a ranch, a Craftsman, or a bungalow, the exterior paint colors should feel appropriate to the style. Several paint
manufacturers have collections of historically accurate colors, which can be a great resource, plus you can discuss options with professionals who specialize in exterior remodeling. Contemplate the desired visual effect. Reflect on your home’s relationship to the street and the landscape. Does it sit back from the road or amid a cluster of large trees? You might choose a slightly lighter or brighter color so that it stands out. Conversely, a darker hue can make it appear to recede. Select a scheme that blends with the neighborhood or stands out in an inconspicuous fashion. Choose three or more different paint shades. An exterior color scheme has three elements: field color, which dominates; accent color, which brings doors, shutters, and other smaller areas to life; and trim color, used for window and door casings, roof edging, and railings. Preferably, the trim color should clearly contrast with the field color. If your main hue is dark, consider a pale shade. A light field color can look impressive with darker trim — it produces a fresh, striking effect. You can be bold with accent colors, but don’t go too far. A door painted a bright color can create a focal point, but using the same color on shutters and gables is likely too much. Determine color placement. A large home on a small lot painted a light color can make the house seem larger and the lot seem smaller, while dark colors can make a home look smaller but more substantial. An effective tactic to color selection is use two tints from the same color strip a few shades apart. Either the lighter or the darker shade could be used for the body and the opposite for the trim. Never rely only on paint chips. Exterior shades can differ considerably from how they seem on the chip. Consider buying a quart of paint and test it on a discreet area. View it at different times of day, from different angles, and under different weather conditions. This is the only way to conclude if you will be satisfied with the look. Not sure where to start? Before planning for and designing your deck, take into consideration your budget, the color you want, the durability desired, and how much maintenance you want to do.

Wood: Wood decks are the most popular decking choice because they are durable, strong, and have a classic look that compliments any home. The price and lifespan vary depending on the wood. Pressure treaded pine is less expensive, but it typically needs to be replaced after about 10 to 15 years. On the other side of the spectrum are tropical hardwoods such as IPE. They last for upwards of 30 years, but they also are normally more costly. Wood decks also need additional maintenance, as they are prone to cracking, rotting, warping and staining.
Plastic: Plastic decks are best for resisting the harshest elements of nature without staining or fading. They have a relatively long lifespan with low maintenance, only requiring a seasonal cleaning. One drawback is they don’t have the classic wood look, which can sometimes clash with wood or stone homes. Plastic decks can also be prone to sagging, so it is important to make sure it is built on a sturdy support structure.
Composite: Composite decks are an environmentally friendly combination of
aluminum deck, you won’t have to worry about cleaning or replacing broken or splintered pieces. An aluminum deck is in it for the long haul.
Aluminum: Aluminum decks provide a tough, nonslip surface with a modern look that is maintenance free. While durable and long lasting, it is usually more costly compared to other materials. With an
