Chrissy Graham is a wonderful real estate broker. She was responsible for selling our home and purchase of our new home during a time of much uncertainty. She listens to her clients’ desires and searches for homes that meet their specifications and needs. Chrissy has a remarkable command of the market, is a skillful negotiator, and an excellent mediator between the buyer and seller. Her endless dedication to ensure client satisfaction stands apart.

To those of you who are considering a Realtor who is a true professional, we would strongly recommend Chrissy Graham. Chrissy will always represent your interests while consummating your real estate transaction. We were looking for someone who was attentive to our needs and received much more; friendship, caring, direction and advice. She knows the markets very well in which she works and will guide you all the way through. To us, she is our heroine plus our angel.

Chrissy was amazing from the first phone call! She took the time to understand my goals and provided me with options that were not only cost effective but in terms I could understand. From beginning to end, Chrissy took initiative and left me feeling confident in the process. She is an absolute pleasure to work with and someone I would refer with the highest marks!

We are very grateful to have had the opportunity to sell our home through the outstanding marketing skills and tremendous efforts of Chrissy Graham. Our situation was difficult- we had a 7,000+ square foot home to sell, with almost all of our furniture and decorations at our other home! With almost no decorations, we had just enough rental furniture to make the house look “awkward”. On top of that, there were a couple areas of the house that really needed attention. We interviewed a number of potential listing agents, each of whom showed us beautiful portfolios of marketing materials used on their other listings. We were impressed. However, in conducting our due diligence, we found that most agents delegated the actual showing of the home to “associates” or “assistants”. In my mind, this is when a home is actually sold. It’s hard work, and it requires selling skills to overcome buyer objections. This is where Chrissy Graham demonstrates her superiority over every other agent we have met in the Denver area. Chrissy not only marketed the home well, she actively sold the features and benefits. We found this to be a rare combination! In the end, she secured an excellent price, walked us through the details of closing, and made

certain that everything proceeded professionally and thoroughly. To her credit, Chrissy never once tried to hide the deficiencies of the home. She was clear with potential buyers that work on the home was needed, gave appropriate and detailed insight into these costs, yet worked professionally on our behalf to help potential buyers to look beyond these deficits so they could see the wonderful opportunity our home could become to their family. I strongly recommend Chrissy Graham when considering a residential real estate professional. Her marketing skills, materials and reach are as strong as any premier real estate professional that we have experienced in Denver, or in the many other states where we have purchased or sold real estate. Her selling skills are significantly superior over any agent we have experienced in Denver, most of whom are there to secure the listing, and then send associates or other agents to actually show your home to perspective buyers. That’s the real work of selling a home, and that’s where Chrissy really shines! Chrissy met every commitment she made to us, in a courteous, capable and completely professional manner.

Christopher + Hala • Lone Tree

Over my 45 year career I have purchased 7 homes. When I retired in October 2014, I decided tosell my Florida home and buy a new home in Denver, Colorado. Based on my daughter and son’s recommendations, I chose Chrissy Graham as my Realtor. It turned out to be the “best” decision I have ever made. She was amazing! She listened to what I wanted and in short order she had helped me find exactly what I was looking for. She was extremely helpful in every single phase of the Home Purchasing cycle. She was involved in getting all inspections done, following up on the loan, and making great recommendations on vendors to contact for window treatments and other items needed when purchasing a new home. It was by far the best experience I have ever had in purchasing a new home. She has also helped me after the purchase on various real estate related questions. In closing, very simply stated, Chrissy Graham is the best Real Estate Agent that I have ever used and I give her my highest recommendation.

Stuart • Castle Pines Village

Chrissy was really fantastic to work with on finding a home that met all of our requirements. She genuinely wanted to understand exactly what we were looking for and has the expert knowledge of this Denver metro area market to guide us to those neighborhoods. Overall, we can confidently say that Chrissy Graham is one of the best real estate agents for this market that you could possibly find. Chrissy is very genuine and we enjoyed working with her.

Between my husband and I, we have bought and sold over 10 times in the US in the last 15 years with several different agents. We both agree that Chrissy is the best real estate agent we have ever had. She anticipated our needs from day 1, solving problems before we even knew about them. She was a fantastic listener and very patient. Never once did we feel rushed or pressured. We would highly recommend Chrissy to anyone looking to buy or sell in the Denver area and look forward to working with her again.

A Glossary of Real Estate Terms

Appraiser

The person who decides the market value of a home based on its condition and the selling prices of comparable homes recently sold in the area. His or her job is to compute a fair estimate of market value to help the lender determine a reasonable loan amount.

Assessor

A public official who appraises property for tax purposes, determining the assessed value, not the tax rate.

Closing

The conclusion of a real estate transaction, which includes delivery of a deed, financial adjustments, signing of notes and disbursement of funds necessary to the sale or loan.

Contincency

A condition that must be met before a contract is binding. For example, the sale of a home might be contingent upon the seller paying for certain repairs, resulting from the buyer’s inspection.

Conventional Loan

A loan made with real estate as security and not involving government participation in the form of insuring (FHA) or guaranteeing (VA) the loan.

Open Mortgage

A mortgage that may be repaid in full at any time over the life of the loan without a pre-payment penalty.

Point

Fixed-Rate Loan

A loan with the same rate of interest for the life of the loan.

A point is a dollar amount paid to a lender for making a loan, each point being equal to one percent of the loan amount, also called a discount point.

Homeowner’s Policy

A multiple-peril insurance policy commonly called a package policy. Available to owners of private homes, it covers the dwelling and contents in case of theft, fire, or wind damage, as well as liability for property damage and personal liability.

Realtor

A member of the National Association of Realtors who subscribes to a strict code of ethics.

Interest Rate Cap

The maximum interest rate change allowed on an adjustable-rate loan for any one adjustment period during the life of the loan.

Documentary evidence of the right to or ownership of the property, which in real estate is the deed. Title may be acquired through purchase, inheritance, gift or exchange, as well as through foreclosure of a mortgage.

Title

Your Mortgage Payment Typically Includes:

Principal

The amount of money borrowed. Each month a portion of the principal is paid back. Over time, interest becomes a smaller part of the monthly mortgage payment, and more of the payment goes toward reducing the principal owed.

Property Taxes

Taxes paid to a local government, usually a percentage of your property value, based on the mil levy. Your lender generally collects the taxes through your monthly payments and pays them directly to the local government. The amount of tax will vary depending upon where you live and the typle of property you own.

Hazard Insurance

An insurance policy that protects you from financial losses on your property that result from fire or other hazards.

Interest

The cost of borrowing money, usually expressed as an annual percentage of the loan amount, for example, 4% or 6%.

Principal and interest are amortized over a period of years, typically for 15 or 30 years.

Private Mortgage Insurance (PMI)

An insurance policy for down payments of less than 20% of the home price, which helps mortgage lenders recover some losses if a borrower fails to fully repay. Mortgage insurance makes it possible to buy a home with a low down payment.

Agency Terms

Seller’s Agent

A separate written buyer agency agreement is required which sets forth the duties and obligations of the broker and the buyer.

Transaction Broker

A transaction-broker assists the buyer or seller or both throughout a real estate transaction by performing terms of any written, fully informing the parties, presenting all offers and assisting the parties with contracts without advising, including the closing of the transaction without being an agent or advocate for any of the parties.
