While I am fortunate to have had success in the greater Denver real estate markets, many of my real estate clients have become good friends because I am able to connect and share their interests. Depending on the client, I may show up to our first meeting in heels or running shoes with my dog at my side. But no matter my attire, be confident that I will be 100% present and ready to listen to the most important person in the room – YOU.

A home is an expression of yourself. My background in design enables me to see the hunt for a home is more than a monetary transaction. I enjoy helping others find and create their vision. Also, managing the pieces and parts of a real estate purchase or sale is what I LOVE to do and, all modesty aside, I am good at it. Rest assured that even when things get a bit chaotic (and they may), I have it under control and nothing is going to slip through the cracks. Even though I am not a bask-in-the-limelight kind of gal (in fact, I much prefer to work behind the scenes) and I cannot tell a joke to save my life, what I CAN do well is take care of the details of your real estate transaction.

I’m proud to say that I’m not your ordinary real estate agent.

Growing up on a ranch in South Dakota taught me a little something about the value of working hard, working smart and creatively getting things done! All characteristics that come in handy when managing a real estate transaction, I might add! I take true delight in solving the seemingly unsolvable problems that inevitably arise during the process of buying or selling a home; problems that might make less-experienced, less-creative or lesstenacious agents throw up their hands in defeat. You will never doubt that I am on your side, representing your best interests and fully committed to helping you enjoy the very best outcome possible in your real estate buying or selling experience.

Another thing that might be helpful in getting to know me – I have a personal understanding of what my clients go through when buying, selling or renovating their homes. My husband and I have bought and sold fifteen homes in Denver, Lakewood and Golden, most of which needed moderate to extensive remodeling and updating. Trust me, not only do I understand and empathize with the drama and trauma of MOVING; I am also intimately familiar with the joys and challenges of home renovation. And while I won’t promise to pick up a hammer and saw at your new place, or to load boxes into your moving van, I am happy to share what I have learned about packing, moving and renovating properties.

What areas of the greater Denver area do I serve? As a Certified Marketing Expert and working with repeat clients that have moved outside of Denver to the surrounding cities, my experience has taken me to all four corners of the map. However, I tend to focus on and know the most about:

Jessica was recommended to us by my husband’s coworker. She had found him, as well as another friend, both their new homes. In 2018 my family moved my father to Colorado to secure him in a home specializing in memory care. His years of dementia/Alzheimers (he was never officially diagnosed with one or the other), had come to a head and the facilities in his home state of South Dakota could not accommodate him for one reason or another.

As a farmer and rancher for most of his adult life, his happy place was being on the land and with his horses and cattle. His cowboy spirit shined when he was engaged and working hard in all aspects of his passion. He loved being outdoors, “shooting the shit” and telling stories from racing to raising horses.

Unfortunately, the opportunities in his new home lacked suitable outdoor activities and adventures. He would outwalk anyone around him in the facility and even though I would take him on drives and outdoor walks as much as possible, I knew he was missing the sunshine and more earthly connection. My head was spinning on what else I could do to put a smile on his face.

A friend introduced me to the Danish company, Cycling Without Age, who is associated with a bike builder whose core business is fabricating bikes which accommodate a pilot along with passengers. After a lot of research this became a viable avenue to engage people with physical limitations. And here we are today!

My father never got the opportunity to take a ride on his name sake wheels. The Jimmy Ride is dedicated, in his memory, to those who continue to put one foot in front of the other and embrace their desire to live and continue to be part of the world around us.

After experiencing strokes, seizures and having a severe back injury, The Jimmy Ride has been a true blessing. It felt so good enjoying the wind in my hair and the sun on my skin without the strain of walking.

About the commission

As your buyer’s agent, my commission is typically paid by the listing agent

• Industry standard is 2.8% of the purchase price

I might also be paid by the seller directly

• In the case of a “For Sale by Owner” where there is no listing agent

It’s very rare but possible that a buyer might pay my commission

• This will only occur if a listing agent or seller are not agreeing to pay the full 2.8% buyer agent commission

• This would be disclosed prior to seeing any such property

A Glossary of Real Estate Terms

Appraiser

The person who decides the market value of a home based on its condition and the selling prices of comparable homes recently sold in the area. His or her job is to compute a fair estimate of market value to help the lender determine a reasonable loan amount.

Assessor

A public official who appraises property for tax purposes, determining the assessed value, not the tax rate.

Closing

The conclusion of a real estate transaction, which includes delivery of a deed, financial adjustments, signing of notes and disbursement of funds necessary to the sale or loan.

Contincency

A condition that must be met before a contract is binding. For example, the sale of a home might be contingent upon the seller paying for certain repairs, resulting from the buyer’s inspection.

Conventional Loan

A loan made with real estate as security and not involving government participation in the form of insuring (FHA) or guaranteeing (VA) the loan.

Open Mortgage

A mortgage that may be repaid in full at any time over the life of the loan without a pre-payment penalty.

Point

Fixed-Rate Loan

A loan with the same rate of interest for the life of the loan.

A point is a dollar amount paid to a lender for making a loan, each point being equal to one percent of the loan amount, also called a discount point.

Homeowner’s Policy

A multiple-peril insurance policy commonly called a package policy. Available to owners of private homes, it covers the dwelling and contents in case of theft, fire, or wind damage, as well as liability for property damage and personal liability.

Realtor

A member of the National Association of Realtors who subscribes to a strict code of ethics.

Interest Rate Cap

The maximum interest rate change allowed on an adjustable-rate loan for any one adjustment period during the life of the loan.

Documentary evidence of the right to or ownership of the property, which in real estate is the deed. Title may be acquired through purchase, inheritance, gift or exchange, as well as through foreclosure of a mortgage.

Title

Your Mortgage Payment Typically Includes:

Principal

The amount of money borrowed. Each month a portion of the principal is paid back. Over time, interest becomes a smaller part of the monthly mortgage payment, and more of the payment goes toward reducing the principal owed.

Property Taxes

Taxes paid to a local government, usually a percentage of your property value, based on the mil levy. Your lender generally collects the taxes through your monthly payments and pays them directly to the local government. The amount of tax will vary depending upon where you live and the typle of property you own.

Hazard Insurance

An insurance policy that protects you from financial losses on your property that result from fire or other hazards.

Interest

The cost of borrowing money, usually expressed as an annual percentage of the loan amount, for example, 4% or 6%.

Principal and interest are amortized over a period of years, typically for 15 or 30 years.

Private Mortgage Insurance (PMI)

An insurance policy for down payments of less than 20% of the home price, which helps mortgage lenders recover some losses if a borrower fails to fully repay. Mortgage insurance makes it possible to buy a home with a low down payment.

Agency Terms

Seller’s Agent

A seller’s agent works solely on behalf of the seller to promote the interests of the seller with the utmost good faith, loyalty and fidelity. The agent negotiates on behalf of and acts as an advocate for the seller. The seller’s agent must disclose to potential buyers all adverse material facts actually known by the agent about the property. A separate written listing agreement is required which sets forth the duties and obligations of the broker and the seller.

Buyer’s Agent

A buyer’s agent works solely on behalf of the buyer to promote the interests of the buyer with the utmost good faith, loyalty and fidelity. The agent negotiates on behalf of and acts as an advocate for the buyer. The buyer’s agent must disclose to potential sellers all adverse material facts actually known by the buyer’s agent, including the buyer’s financial ability to perform the terms of the transaction and, if a residential property, whether the buyer intends to occupy the property. A separate written buyer agency agreement is required which sets forth the duties and obligations of the broker and the buyer.

Transaction Broker

A transaction-broker assists the buyer or seller or both throughout a real estate transaction by performing terms of any written, fully informing the parties, presenting all offers and assisting the parties with contracts without advising, including the closing of the transaction without being an agent or advocate for any of the parties. A transaction-broker must use reasonable skill and care in the performance of any oral or written agreement, and must make the same disclosures as agents about all adverse material facts actually known by the transaction-broker concerning a property or a buyer’s financial ability to perform the terms of a transaction and, if a residential property, whether the buyer intends to occupy the property. No written agreement is required, but Colorado’s Real Estate Commission encourages one.

Customer

A customer is a party to a real estate transaction with whom the broker has no brokerage relationship because such party has not engaged or employed the broker, either as the party’s agent or as the party’s transaction-broker. The broker must treat a customer to a transaction with honesty and fair dealing.

Water/Sewer Service

In most cases, the title company will transfer water and sewer services into your name at closing. If there’s an HOA and community water source, the HOA will sometimes handle any necessary transfer. If your new home has a well, contact me for help with transferring these services

Trash Collection

If your new home is in the city of Denver, the title company handling your closing will arrange for the transfer of these services. If there’s an HOA, they will handle the trash collection in most cases. Depending on your home’s location, you may need to contact private contractor for collection.
