Our list ing fee is 3% of t he purchase price, due at closing. Our fee-for-service is designed t o provide comprehensive and ef fect ive represent at ion t hroughout t he list ing and selling process.
By entering into a listing agreement, Pierce McLaughry Group provides exclusive representation. Our practice strictly avoids dual agency, meaning we will not represent any buyers in the transaction. Instead, we serve as facilitators/ transaction managers for unrepresented buyers only. In these instances, we apply a 1% surcharge on top of our standard 3% listing fee to effectively oversee the buyer's side of the transaction. It's crucial to emphasize that our loyalty and fiduciary responsibilities lie solely with you, the seller. However, managing communication and paperwork with buyers, their lenders, and attorneys still necessitates effort on our part.
Sellers have the option to include a Buyer's Agent fee in their listing as well.
While there's no requirement for Sellers to cover this fee, they might choose to do so. If you decide not to specify a buyer agent fee upfront, you can instruct us to inform buyer agents that you are open to considering a buyer agent fee as part of the offer, depending on the overall terms As we navigate recent industry changes, we believe these new rules offer a more straightforward way to understand how agents are compensated in each transaction However, it's important to note that many buyers may still include their agent's fee in an offer, and our seller clients should be prepared for this and ready to make a decision accordingly
