Investments need managing All investors are looking for a return on their money and Real Estate offers an ideal long term investment that is based on the fact that people need a place to live. Depending on the market at any one time, the return on the investment can vary. Currently throughout Australia landlords are in the unique position of achieving high rental returns on their property. Demand for rental accommodation is due to the current economic environment, which is effecting lending, plus the low number of new houses being sold and constructed. We have been aware of high demand for rental accommodation in the Pilbara, just like other parts of the country, where the resources industry is growing. While everybody would like to get in on the ground floor the property investor still needs to be aware of the factors that will affect their investment. It is at times too easy to make a decision without first gaining the knowledge, to what will or
won’t be a sound purchase. There are many examples of rich returns for some but on reflection, when taking into account the large number of property owners, these stories are few and far between. Like other forms of investment, shares, gold, works of art, vintage cars, diamonds etc. Their value is driven by the market at any one time. As with any investment, it will lose value unless its performance is monitored and looked after. Property, while securing good returns over the period, will need to be managed and maintained to keep its value. How well this is done will be the difference of the property being a good or bad investment. The two things required with any real estate investment is the rental return and the value of the property when time comes to sell. It is only through good property management, by an agent who has your interests as a priority, will ensure your investment is trouble free and runs as smoothly as it should.
