The state of the world economy has ramifications for us all, both in the way we live right now and our expectations for our future. The interest rate the borrower is charged has a direct impact on the ability of the buyer to not only buy their desired property, but their ability to service the loan. People with existing loans are also looking at either a saving or an increase in repayments, depending on which way the interest-rate cycle heads. Changes in interest rates, as well as other economic factors will always be with us, which is why good planning is essential. There have been many events over the years that have had an influence on our economy and real estate. They include: 1960: Strong overseas investment, property boom, credit squeeze. 1975: Property boom, oil crisis, another credit squeeze. 1980: Energy and metal shares boom, interest rates peak, recession. 1987: Share market crash, property boom. 1990: Property crash, recession, interest rates 16 per cent. 2000-September 2011: China fuels resources boom, GFC.

When looking back at these events, the saying “all problems are normal” starts to make some sense. Throughout these times people have still purchased property and will continue to do so. Bad sign budget may backfire Real Estate Institute of Australia CEO, Ms Amanda Lynch says the government has failed to introduce any new initiatives to address housing affordability in this year’s budget and has instead passed all responsibility onto the Reserve Bank.

Ms Bennett says this is now disturbingly lower than the long run average of 20.2 per cent. “We hope the May interest rate cut will make a difference going forward, but what these figures show is further evidence the government should not have handed sole responsibility for housing affordability to the Reserve Bank,” Ms Bennett said. Ms Bennett says the key line in all the Treasurer’s statements so far about the Budget’s impact on the direction of interest rates is that they have given the Reserve Bank room to cut rates further if it thinks that’s necessary. “While we are all grateful for better than expected employment figures, they will reduce the likelihood that the Reserve Bank will cut rates further at their next meeting,” she said. “By not addressing housing affordability directly in the budget, the government has left itself in a position where it is completely at the mercy of factors beyond its control.” Since peaking in the early ’90s, home loan affordability has been trending
