Thanks to the resources boom South Hedland finds itself in sixth place in this year’s Your Investment Property Top 100 Suburb report released this week. This is the result of a consistently strong property demand and the resources boom. South Hedland was established in the 1970s when Port Hedland became too large and needed to expand. The town now has a population of around 9000 people, with 29 years being the median age of residents. The town services the iron ore and salt processing industries in the area and is mainly residential. South Hedland is currently undergoing a revamp with the help of the Royalties for Regions scheme. The town is being redeveloped to allow for the expected expansion in population and new commercial and retail space will also be provided. The median house price in South Hedland in April 2012 was $784,500 and the median unit price was $627,500. The 12-month growth in South Hedland for a house was 13.37%, with a 10.09% growth in the year for a unit. The gross rental yield for both units and houses is above 10%, with houses renting for a median rent of $1600 and units for $1300. A loan by any name By Tracey Evans We all have a different assortment of needs when we wish to buy a home, and this is reflected in the many types of loans available to us. Loans are often given enticing names and some very clever marketing folk expect these names to evoke an image of a stress-free experience, full of the joys and none of the pitfalls. They use words like lite, value, classic, advantage, tailored and premium, which only reminds me I need petrol. Putting aside all of the marketing ploy, what you really need to know about a loan is that the lower the interest rate, the faster it can be repaid. A fi xed rate loan sets the interest rate for a predetermined amount of time, it could be between one to fifteen years, and the benefi t of this is that you will know exactly what your repayments are going to be, and can budget accordingly. After this time has elapsed

you can choose to stay with a fixed rate loan or move to a variable rate. If you get a variable rate loan and the interest rate falls it is a great opportunity to pay the loan off faster, as you can keep making repayments based on the earlier higher rate. Remember, however, that if the loan rate rises then so will your repayment amount, so put a contingency for this in your budget, from the outset. Make sure you won’t be penalised if you repay the loan early, and this includes repayment by selling the property before you have paid off the loan. If you wish to do some home renovations or invest elsewhere, then an equity line of credit can help you do this. You borrow against the equity in your home, using your home as collateral. This type of loan takes discipline, as you may end up repaying interest and never paying off the loan. Do your homework By Tracey Evans In most property guides, the advantages of investing in property have been espoused for many a year. Those of us a little more hesitant to venture down the investment property path sit back and see property prices steadily grow, and experts predict they will continue to do, and providing their investors with returns of 8% and higher in some areas. The general public perception of property investment is safe and it is a popular option for those who wouldn’t normally think of investing, or are first-time investors. There are good and bad areas in all investments to be considered but property is still considered by many to be relatively low-risk. Maintaining the loan without defaulting and by making the regular payments on time shows lenders you are reliable and builds credit history. You can also use the property as security on another loan. If you investment wisely, rental properties can fund you into your retirement and considering the current property climate this makes them an ideal long-term investment. Tax benefits are one of the many advantage to investing in property, as when you are filing your tax return, you can claim for interest paid on your home loan, property repairs
and maintenance, rates and taxes, insurance, agent’s fees, your travel to and from the property to do repairs, and depreciation of the building. If it is costing you more to keep the property than you are making from it, then negative gearing is the way to go. When the cost of servicing your investment loan is more than the rent you receive, this difference can provide a tax benefit by lowering your taxable income, as the loss on the property is taken into consideration. Note, however, with negative gearing you still have to cover the shortfall in the loan, so this needs to be budgeted for. If you take the total amount of your loan and divide it by the value of your property, you have your loan to valuation ratio (LVR); you can actually have less of your money tied up in the property and more of the lender’s, when you purchase with an 80% LVR. With every advantage to investing in property there are also disadvantages. If you need to retrieve money quickly you may have to wait months to get your money back from a property, unlike other investment options, such as the share market, where you can have your money returned as quickly as three days. If your tenants decide to move out and the house is unoccupied, or if you have some

Even though these costs are often regular in nature, and sometimes rather substantial, they are part and parcel of
property ownership, regardless of whether it is family home or you rent it out. The diversity of your investments is an area to think about; if all, or a significant part, of your money is tied up in property, especially in a singular locale, this can be dangerous if the property market crashes, as your losses will be substantial. Also, if you wish to dispose of your investment property always keep in mind the capital gains tax that is paid to the Federal Government on the sale of the property. Do not go into any investment with only half of the information; read, research and read up again, if you do your homework then you will venture down the property investment path with your eyes wide open.

Care for your investment By Tracey Evans According to Wikipedia, property management is the operation, control, and oversight of commercial, industrial or residential real estate as used in its most broad terms. Management indicates a need to be cared for, monitored and accountability given for its useful life and condition. Your investment is in effect a business, and as such it needs to be managed.
This role is taken on by a property manager, engaged by you. You get a property manager to take on the role of liaison between you as the owner and the tenant, meaning that you can distance yourself from the tenant in any communication or action that needs to be taken. From the beginning of a tenancy, your property manager will have been responsible for finding a tenant with a good history, both criminal and rental, as well as their ability to pay rent.
They will have the legal documentation available for the area in which the property is located and will understand and undertake any maintenance issues within a previously arranged budget. You need to know what this amount is so you don’t have any surprises when you see how much is going out in maintenance and fees. Evictions, non-payment, harassment, reduction of pre-arranged services, and public nuisance are legal subjects that gain the most amount of attention from a
property manager; which makes them all good reasons to use one. The company has to be licensed with a principal or licensee in charge to trade as a property management company and each staff member of the company has to have a certificate of registration. (Agents Act 2003, Part 4, Section 45) You will find that every state of Australia has different licensing requirements so to ensure your property is managed in a professional manner, use a licensed property manager.
What to expect from your property manager After conducting a search it can be said that a typical property manager’s role includes maintaining property rentals by advertising and filling tenant vacancies and negotiating and enforcing leases. Other roles include maintaining and securing premises, along with making periodic reports to the owner. What is GST? The Goods and Services Tax is a 10 per cent tax on most goods and services supplied in Australia from July 1, 2000. The consumer bears the cost of the GST through the pricing structure of the goods and services they purchase. However it is the seller of the goods and services that is responsible for remitting the GST collected from sales, to the Australian Tax Office. GST will apply to many (not all) types of property transactions. However, the treatment of property for GST purposes depends on whether it is private residential, commercial residential, commercial property or a farm. Will GST apply to the proceeds of the sale of the family home? No, the GST will not apply to the proceeds of the sale of existing residential real estate, including the existing family home, unless the home was built by an ownerbuilding in the course of their enterprise in which case it will be the sale of new residential premises, ie, a taxable supply. Will GST apply to fees for services provided by real estate agents? Yes. GST will apply to the agreed fees that real estate agents will receive, including the sales commission and property management fees. Will GST apply to the sale price of a residential investment property? Generally GST will not apply to the sale of existing residential property irrespective of whether it is a family home or an investment property. However GST will apply to the sale price of newly constructed homes, including investment properties, sold by a developer who is registered for GST. The Australian Tax Office has announced that owners of residential rental properties will not need an Australian Business Number, even if there is some minor business use of the property by the tenant. There will also be no requirementfor residential rental property owners to quote an ABN to any organisation that is providing residential accommodation for its own employees, such as the Defence Housing Authority. If a residential property owner wants an ABN, they are entitled to one as an enterprise, but they do not require one for PAYG purposes, Will GST apply to the price of newly constructed homes? Owning a property is often a long held dream for a lot of us. You will need a strategy to reach that long-term financial goal and try to stick with it. Once you settle on the idea of wanting to buy a property, there are decisions you will need to make, such as, is the property for investment or to live in. Buying a home to live in usually involves borrowing money, so you might as well buy something that suits you long term. A new or established property is another consideration and each has its advantages and disadvantages. A new property gives you a house that is all light, shiny and new and there shouldn’t be anything to do. So if that appeals to you then that is the way for you to go. Bear in mind though that you might have to put in your own garden, clothesline and sheds. Not to mention the special lights you want outside and the additional paving or
that fancy deck you were dreaming about. A lot of houses are pretty basic and if you aren’t used to living in a house, how will you know where you need more electricity points or lights. If you’re building in a new estate, remember that you may be living with not only a lot of dust but also a lot of builders’ noise. Maintenance should be at a minimum, but if there are any defects then the builder should cover anything that needs fixing. Buying into an older property means that you can gain immediately from doing any renovations or development. Buying older houses often means a larger block of land, but it can also mean buying someone else’s mistakes. The garden may need a lot of work, especially if it doesn’t work for you the way it is, or if you entertain in a different way. This goes for the inside of the house you buy too, as there are often changes needed unless the house has been renovated to a really good quality. Property scam hits local victim By Courtney Bertling People looking at buying, selling or renting properties are being warned of scams with many victims falling for them, including local Kelly Elliott. “I’m not afraid to say that I got scammed, they got me, but hopefully people will be able to learn from my mistake,” she said. For the last four to fi ve weeks, Kelly has been searching for properties to rent in Queensland and became desperate recently, needing somewhere to live and quickly. As well as calling a number of real estate companies and searching their websites, Kelly advertised on a well-known advertising website, urgently asking for a house to rent. After fi nding a house that she was interested in on one of the real estate websites, she asked a friend to check it out for her. It was perfect! But that night, Kelly received a phone call from a Malaysian lady named Cherry St Pier in regard to Kelly’s ad. Cherry stated that she wanted to rent out her family house as her family had recently moved to Malaysia. The house that Cherry was renting out was the house that
Kelly’s friend had checked out for her. Perfect! Now Kelly was speaking to the owner of the house and could go directly through to the owner instead of the real estate company. Over the next 18 hours, Kelly and Cherry started talking about family, their kids, their interests and started the application to rent to house. “During the application, she would skip over things very fast and talk about personal things,” Kelly said. “She made me think she was trustworthy and caring; talking about her work, her family and God.” Later that night, Kelly and her husband talked over the property, questioning if it was a scam. “I asked Cherry straight out if it was a scam, but she quickly flipped it around asking why they should trust me with their home,” Kelly said. “I found myself defending myself and forgetting about trusting her to whether it was a scam or not.” Within only a few weeks of moving to Queensland, Kelly and her husband were getting desperate, and now Kelly understands that it was the desperation that convinced her that this was not a scam. In order for the transaction
to work, Kelly had to transfer a deposit of $1600 into Cherry’s bank account with Western Union, and when the money went through, Cherry would send the keys and documents for the house. “I remember standing at the post office, a little bit inside me was saying no, but the desperation part of me was saying yes,” Kelly said. Twenty minutes after Kelly had transferred the money she received a text from Western Union saying that the money had been picked up by Cherry’s husband, Anthony St Pier. “I called Cherry and asked her when she was going to send the keys as Anthony had received the money,” Kelly said. “She said that her husband was in a meeting and that she had to get confirmation from him to whether he had received it or not. “That was the last I heard from her. “I called and emailed her, but there was no response.” What Kelly did next, she said she wished she had done from the beginning. She rang the real estate company. “At this point I was still hoping and wishing that everything was ok,” she said. “I asked if the owner was Australian based: no. “I asked if the owner was

Saving energy in PART 2 our homes We have all got the message that we need to live greener – after all that’s what the government is talking about with the carbon tax. But being green has to be easy or we just won’t do it, as most of us simply don’t have the time. The actions you take need to save you money and they need to have an impact on the environment. Saving money could be a pretty good incentive for a lot of us but unfortunately the impact we’ll have on the environment is rather low on most of our radars, unless of course it’s easy. We can try to conserve water, reduce our waste, recycle and reuse as many products as we can.
We can also learn to travel smarter. For example, buying a fuel-effi cient car and cooking effi ciently are poles apart in comparison; but the impact and the savings on buying the car are greater than for the cooking, but it is definitely easier to cook more efficiently for most of us. We can buy water-effi ient c appliances, compost, improve our watering practices and create a water smart garden, install a rainwater tank and water effi cient toilets and showerheads, install a solar hot water system, manage bathroom, toilet and laundry waste. Apart from driving effi ciently, we can car pool and car share, switch to a bike, use public transport or just use your car less. When you go shopping look for energy efficient
appliances and make sure you use your appliances efficiently; install a gas hot water system and insulation and solar power. Keeping chickens in your backyard and managing building, e-waste and hazardous waste can all help, as can starting a worm farm and minimising food waste. It helps to draught-proof your home, improve your air conditioning systems and keep them serviced; improve your window coverings to keep out the heat so that your aircon doesn’t have to work so hard. Hot Tip : For every degree lower a fridge or freezer is set, it needs 5 per cent more energy. The ideal is a fridge set between 3 to 4 degrees Celsius and a freezer between -15 to -18 degrees Celsius.
