Principal’s property update The rental market has started to pick up over the last six weeks, our agency has noticed a 2 per cent decrease in the number of rental properties for lease.
Commercial leasing is strong, which is always a good litmus test on what lays ahead in the economy. In summary, let’s not kid ourselves, the market moves in cycles and we are in the trough right now, but the indication is that the market is still stable across all areas of property.
The hottest properties in demand are priced at $1,200 per week or at $1,800 with a swimming pool.
We expect the market to pick up with time and the completion of new projects, so it is important to look at the history and keep to long term investing in property.
Many of these applicants are existing tenants moving between properties in Karratha, but they also include new people coming to town. Some properties for lease are getting snapped up as soon as they are on the market, leaving a number of prospective tenants still searching for the next option. The sales market is steady, but the price must be comparable to similar properties for sale or to past sale prices for properties already sold. We all want a Maserati, but we need to keep it real. The bank valuations on properties are coming in low and many need a lot of work to justify the sale price.
