George Cook Crawford Realty Many people, whether they live locally or further afield, believe the high rents and strong capital growth that are characteristic of the Pilbara residential property market are a new phenomenon. They see it as a potential bubble brought on by the resources boom driven predominantly by the iron ore majors. But nothing could be further from the truth. Back in the mid 1980s, new arrivals in town were shocked to find rent rates in Karratha were around three-and-a-half times the rent for a similar property in Perth. Back then, the sceptics said the situation couldn’t continue and the market simply couldn’t bear that level of rent, and prices would surely drop as new land was opened up and new accommodation provided. Fast forward to May 2012 and the situation is exactly the same. Rents are three-and-a -half times the Perth average and property is still being produced at a rate that can’t keep pace with demand. Landcorp is bringing land on to the market as fast as it can

produce it and their efforts will be aided next year by a start on the new suburb at Mulataga. All of this effort will bring significant new product on to the market at a time when demand for residential property will again increase, thanks to the huge projects either currently underway or due to start in the next 18 months. Karratha is set for an exciting time ahead, during which some people will develop a property

portfolio that will set them up for an early and prosperous retirement, but many more will wonder why they didn’t take the opportunity. At the moment, in Karratha, there is a window of opportunity, with enough houses on the market to give a potential buyer both choice and the ability to negotiate with the sellers. That window will soon start to close as more and more new contracts are let within

508,000 The Pilbara covers an area of 508,000sqkm.

60% Pilbara population growth We are currently living in the corner of Australia that is largely supporting the rest of the country. Since the days of large pastoral stations, the Pilbara has grown astronomically. Apart from the indigenous communities, the only other people found in the area were the families who used to run the stations. They would employ station hands, who lived and worked on the station in mostly basic dormitory style rooms, which were little more than sheds. These sheds had no air conditioning and if you were too hot to sleep, you would drag your swag outside and sleep under the stars. If you were lucky you had a bed of sorts in the open, on a verandah. The population may have grown at various times of the year when more hands were required. If you went to town it was probably only for a local rodeo, when you would then get to see your neighbours.

Local indigenous families used to live and work on the stations too, mostly in their own camps. Since the 1970’s when the mining boom began and the employment rules changed on the stations, the population of the Pilbara has increased tenfold. Nine new towns were created in the Pilbara –Dampier, Tom Price, Paraburdoo, South Hedland, Newman, Wickham, Pannawonica, Goldsworthy and Shay Gap (both now closed). Over twice the size of Victoria, the Pilbara covers an area of 508,000sqkm. It now has a population of about 52,000 with a ratio of males to females being 59:41. About 70% of the population is accommodated in the major towns of Port and South Hedland, Karratha, Newman, Paraburdoo and Tom Price. With so many workers required in the construction industry and the mining industry, these town have continued to grow.

Because of the demand for housing and the shortage of land for the purpose of building houses, the FIFO (fly in/fly out) component is expected to grow in numbers to 60% of the total workforce by 2015. These numbers do not reflect the possible total number of people drawing on town services, for example, by FIFO/ construction employment located within township catchment areas. Therefore the employment type defines the type of accommodation across the Pilbara. People are no longer content to be housed under the stars for extended periods of time. Families require one type of housing, single workers another and FIFO workers yet another. With the population continuing to increase, re-evaluation is constantly needed of numbers required to fill positions that are available and accommodation required by the workforce.

Industrial estate keeps pace with Pilbara growth A new industrial land release in Karratha will help meet demand created by major resource projects in the Pilbara region. As part of the state government’s Pilbara Cities initiative, stage four at Gap Ridge Industrial Estate will provide a further 10 industrial lots to keep pace with the region’s strong economic growth. Lands Minister Brendon Grylls said LandCorp was delivering the 260ha estate to boost the region’s supply of quality, strategic land for businesses supporting the oil, gas and mining sectors. “Gap Ridge will be one of Pilbara’s largest industrial developments, supporting demand created by more than $129 billion of current and potential

projects,” Mr Grylls said. “Located on Dampier Highway, and the only route between the Burrup Dampier Port and Karratha, the estate provides a range of fully serviced lots for businesses requiring efficient transport access. “The state government is delivering on its commitment to create modern, higher-density centres in Pilbara, supported by the delivery of light and general industrial land.” Previous stages at Gap Ridge have sold quickly, with only eight of the 41 released lots remaining. Companies that have already purchased land at Gap Ridge include Toll, Centurion, Monadelphous, Coates Hire, Karratha Panel & Paint and Killarnee Civil and Concrete Contractors.
